01:27But sometimes, life forces us to do things we are not prepared for.
01:33To pack up our treasured memories and move on.
01:37And when that happens, the question isn't whether our path changes.

01:55Meet the Udin family.
01:57Abiba, Abiba, Mohammed, and daughter Tasnia.
02:01Ten years ago, when they built their forever home, there was no holding back.
02:06I had a dream to build a big house.
02:08I mean, it doesn't matter what.
02:09But, you know, I was born in Bangladesh.
02:11My mother-in-lawed my mother.
02:13People coming from overseas.
02:16Stay can stay.
02:18Their chosen location was what was then a brand new estate in Edmondson Park, 39 kilometers southwest of Sydney.
02:26It's a six-bedroom house.
02:29My daughter and my son stay here.
02:32And there was still room for us to transition into, like, when we become older, maybe our parents could move
02:38downstairs.
02:39Me and my brother, Mahi, have the upstairs.
02:42For ten years, a growing Tasnia and brother, Mahi, enjoyed making memories here.
02:50Then, an unimaginable tragedy upended their lives.
03:03So, about 18 months ago, I was driving back home.
03:07I saw a crash.
03:12And in my head, I thought, thank God, that's not Mahi.
03:15But when I didn't see his car in the home, I just knew in that moment that Mahi was on
03:20that motorway.
03:30I guess you don't realise how much someone means to you until they're gone.
03:46I took my time with him for granted.
03:52Because, you know, your siblings stay with you your whole life.
03:59Straight after Mahi passed away, I think our house had maybe 200 people in it at all times.
04:06The first time that it was truly, truly just us three was the day after he was buried.
04:15I wake up, I go downstairs, and I'm like, damn, like, this house is quiet.
04:23There's nothing in this house.
04:27And just like that, the once joy-filled walls of the family home gave way to a sense of terrible
04:34sadness.
04:35It's like a ghost house now, you can see that.
04:42Everywhere I go, I can see his memories in this house.
04:52The family tried to sell, hoping for a way forward.
04:57But in a market flooded with new builds, interest was scarce.
05:04Three months later, one failed auction, one low-ball offer,
05:08and still they are trapped in the place where everything has changed.
05:25This is Edmondson Park.
05:28It's sort of on the fringes of the ever-expanding southwestern suburbs.
05:34One issue when you try to sell in a new housing estate like this
05:37is the constant availability of new land and new homes.
05:44As well as creating a lot of competition,
05:47this abundance of brand-new property can make it harder to sell the older homes.
05:55Not to mention another glaring issue for sellers.
05:58How to get noticed in a sea of identical houses.

08:47plus the formal lounge and guest bedroom.
08:50And five more bedrooms and a third generous living area upstairs.

09:02The trouble is, although it is big, it's seriously lacking personality.

09:56The neglect in the Uden's backyard is perfectly understandable,
10:01given the nightmare they've been living the past 18 months.
10:06But I think there's a much bigger problem than the backyard.
10:13Look, I understand selling the house is a major deal to the family at the moment,
10:17in light of what's happened.
10:19So just tell me a little bit about what's happened so far with selling.

10:39You know, look, the market's a bit tricky at the moment.
10:43There's quite a lot of houses to sell in the area.
10:45It's got a bit of competition.
10:47So if we can get you a sale, what's your plans next?

11:12The problems with this house, well, they're not exactly massive.
11:17It's barely 10 years old, but Bland does date quickly.
11:22But we have to do everything we possibly can to help this adorable family in this situation,
11:30which means we've got to get every cent out of this place.
11:42Edmondson Park is such a new suburb.
11:45The first recorded sale was as recent as 2012.
11:49It's a sort of young, multicultural area.
11:52It's now got its own shopping centre, train station.
11:55In fact, you can get to the centre of Sydney in around 40 minutes.
12:00To be honest, the area feels a bit more upmarket than I actually gave it credit for.
12:06There's quite a lot of big houses here.
12:11And they're predicting in the next four years, this area could have an extra 10,000 residents,
12:17even though all the houses do look the same.
12:22So my question is, is a price tag of 1.7 million for an established home even achievable in this
12:30area?
12:30I'm meeting up with the family's agent, Jordan, to find out.
12:36The housing market in these new areas always fascinates me because usually you have a problem
12:42because when there's lots of land and new builds available, the established home market can suffer.
12:46Is that happening in Edmondson Park at the moment?
12:50I found that, yeah, that was the main issue last time when you can go down the road
12:53and build a home that fits your entire spec for a little bit extra and people would normally opt in
13:00for that.
13:01Is there a price difference between the new builds and the established homes?
13:05If you're looking to build, say, a home like the Uden family, you'd be looking 2 million on that land
13:12size.
13:13Okay, so there's an advantage.
13:14So at the moment, the established home market here would have a slight price advantage.
13:19But, of course, you've got to stand out from the crowd, haven't you,
13:22and attract that new home bar, even if the price tag is lower.
13:27So, at 2 million for a comparable new build, the Uden's target of 1.7 does seem reasonable.
13:35But how can we get buyers to fall in love with this older family home?
13:41The answer might lie here in neighbouring suburb Kasula.

13:46At a property that was snapped up despite being over 20 years old.
13:54So, this was built in 2001, so it's an older house.
13:59But the reason I brought you to this one is because clearly your market's volatile at the moment.
14:04I wanted to get sales evidence that was really recent.
14:07This is sold so recently, the current owner's packing his boxes now.

14:16Although this house is smaller, it offers a like-for-like floor plan with six bedrooms and two open plan
14:24living areas.
14:26That is a small bedroom six, or they've currently got it as a gym.
14:31The difference is, its well-curated spaces create a polished, high-end feel and a lasting impression.
14:40Yeah, everything looks so modern.
14:42And despite being 10 years older than our property, here it looks and feels like everything is brand new.

14:54Now you've seen the house, general comments thoughts.
14:57It doesn't look like a 20-year-old house, yeah.
15:00So what's interesting is the house is twice as old as yours, but all the kitchens and bathrooms and fittings

15:17But this property is well-maintained.

25:07which means that it's very hard for buyers to connect to.
25:12So I think the first problem for me to solve
25:14is really about adding some warmth and softness to the interiors.
25:20Because when you walk into the house,
25:22you don't get a sense of statement.
25:24You don't get a sense of personality.
25:27It's exactly the same for the exterior.
25:30I've got to add a bit of pizzazz to the front
25:32and make sure that people come inside
25:33to see what magic Wendy's going to create.
25:36And then we've got the backyard to tackle,
25:38which is a bit of a jungle at the moment.
25:41So we've got to make that a lot more refined
25:43and make it feel like it's a bigger space
25:45and make it feel it is conducive to family life.

27:03What I want to do is bring some warmth
27:05and some colour into the space.
27:07And that starts with the flooring.
27:09A beautiful laminate flooring
27:11that's going to go all through the house
27:13so this whole space will be transformed
27:16and it will be welcoming.
27:22As we're competing with new builds,
27:24I really want to modernise any spaces
27:26that feel dated, such as the kitchen.
27:29Then, on the surface,
27:32this home ticks a lot of boxes.
27:34It's open plan, it's a really great layout,
27:37but it just lacks character and actually purpose.
27:40So, I need to fill these empty, cavernous rooms
27:44and inspire new buyers with the perfect family dream.
27:48Because when this house feels like a home,
27:51that's when people will fall in love.

28:00The one thing Wendy is not lacking inside is space.
28:04And nor am I,
28:05but this alfresco area out here
28:07is a little bit cold and forgotten.
28:11So, I'm going to turn it into a fabulous entertainment space
28:14for family get-togethers.
28:16That brings me to the backyard.
28:19Here's where we actually do have issues with space.
28:23Families looking for a six-bedroom home
28:26expect a decent backyard.
28:28So, I'm going to use a little landscape trickery
28:30to sort that out.
28:34But first, we've got to get on top of these weeds.
28:38They're putting buyers off, even coming out here.
28:42Not to mention the issues out front.
28:46From the street, the house is clean and modern,
28:49but it also looks the same as every house in Edmondson.
28:58We need to inject some charm and personality here.
29:02So, we're ripping everything out.
29:04I've got a mango!
29:06And starting afresh.
29:10I'm a natural at pulling weeds.
29:12And before you know it,
29:14this street frontage will look good as new again.
29:17Are these rocks outdated?
29:19They seem like...
29:20Yes!
29:20They've never been in day.

29:28This kitchen is actually a really great kitchen.
29:31It's a really good size.
29:32It's a really good layout.
29:34But having these dark, faux, timber, shiny surfaces
29:38just makes it feel really dated.
29:40So, I'm going to replace all the end panels and doors
29:44with a modern, warm neutral at the bottom
29:46and a caramel timber look up top.
29:49And I'm going to add texture along the front of the island
29:52with a beautiful feature facade.
29:55Then I'm going to change out the dark tiles
29:57and the pendant lighting.
29:59And this kitchen, with very few changes,
30:02will feel like a brand new kitchen.
30:10This is great.
30:11As budget is limited,
30:13I'm using almost all of it downstairs.
30:17I got it!
30:18Where it will have the most visual and emotional impact.
30:24Upstairs, the bedrooms are already neutral
30:26with good lighting and consistent flooring.
30:30A little styling in cosy, calming tones
30:33is all that's needed here.
30:37So, that leaves plenty of time
30:39for Tasnia to pack up her bedroom
30:41and all its memories,
30:43including one very special keepsake.
30:47It's incredible that it exists.

30:52On Mahi's first day of Year 7,
30:54they made everyone write to their future selves.
30:59And he wrote that he wants to be a lawyer,
31:02make lots of money,
31:03and buy my mum a farm that has lots of space.
31:07He wants to give me a lot of cash
31:08because I like too many things.

31:12And it was just, I think it was really heartwarming
31:15knowing how well he knew us back then.
31:17What an amazing thing to have.

31:27I can't imagine what you've all been through,
31:30but he would be so proud of how you hold it together.

31:49This outdoor entertainment area
31:51feels more like a brick cave.
31:55So, we need to open it up
31:57and create an illusion of space.
32:01It's out with the old window and the infill wall
32:04and in with new appliances,
32:08a barbecue and a bar fridge.
32:11Then, with the help of some funky new tiles,
32:14elegant furnishings,
32:15we'll put the fresh back in this alfresco.
32:20I can feel the space breathing already.
32:27This house felt echoey and cold
32:30and no more so than in the entranceway.
32:35Where the staircases, steel railings
32:37and dark timber treads were adding to the problem.
32:44An easy fix is covering it
32:46in the same laminate we're using downstairs.
32:50And I'm going to take it all the way to the top
32:53to join the existing floor there.
32:57Then, I'm going to replace the railings with glass
33:00so it no longer feels closed off,
33:02transforming this staircase
33:04into an elegant centrepiece that feels inviting.
33:12I'm also updating the beige-tinged walls
33:16with a soft white paint called Cotton Sheets.
33:24But in the smaller rooms, I'm going to mix it up.
33:27A carefully considered colour scheme
33:29is the key to getting new buyers
33:31to emotionally connect with a home.
33:34I've got this colour called Earl Grey
33:36and I really like it because it's still quite light,
33:39but it just brings in a bit of depth to the room.
33:43A single feature wall in the smaller downstairs rooms
33:46will trick the eye into thinking they're bigger.
33:51And even though this is grey,
33:53it has a subtle, warm brown tone
33:56to add a cosy feel to these reimagined family looks.

36:40to reach out and touch.
36:42And it's a trick you can use to make anywhere feel inviting,
36:46even places you might not expect.
36:49And this is a great example.
36:51The fluted finish on the back of the island
36:54just makes it feel tactile and welcoming.
36:59Just like the added texture from the new cabinet doors
37:02with their updated handles.
37:06One tip for putting new doors on old cabinets
37:09is to reuse the original hinges.
37:12Another is to use this nifty gadget,
37:14which takes the guesswork out of positioning them
37:17and helps keep them square.
37:19It just means that you're more likely
37:21to get everything to fit properly.
37:23And you'll save yourself a world of pain
37:26when the new doors slip perfectly back into place
37:29in the old cabinets.
37:39We need this house to not just stand out
37:41from established homes in the area,
37:43but to compete against new builds as well.
37:49So, the fences, front and garage doors
37:52are all being painted in a modern charcoal colour.
37:58We've got contemporary lighting and new street numbers.
38:03And plants that look like they're meant to be here.
38:07The weeds, on the other hand.
38:11The ugly white pebbles have made way for neatly mulched planting.
38:17And I've gone for something a bit special
38:19in the spot most visible from the street.
38:23If you want a striking feature at the front of your house,
38:26then this is your go-to tree.
38:28It's a Tristeniopsis laurina luscious.
38:31Now, not only does it have a beautiful, rich, glossy leaf,
38:34but in summer, it has a lovely, white, creamy, fragrant flower.
38:42This is a premium landscape option
38:44and it's going to help this street frontage stand out from the crowd.
39:00One of the issues with this whole open plan space
39:04was there was just no definition.
39:06And this TV area is a really good example.
39:08This whole void was just, it was just void.
39:12Adding a customised cabinet is a simple fix to give the space purpose.
39:17This is literally just flat pack cabinetry straight off the shelf
39:21with an off-the-shelf benchtop to go with it.
39:25And since I've been able to match these finishes
39:28to the colour palette in the kitchen,
39:30this home theatre space will feel like a cohesive part
39:33of these now more clearly defined living area zones.
39:41Now, all that's left are the finishing touches
39:44to help new buyers picture themselves here making memories.
