00:15When you're starting out because you don't have a lot of experience and a lot of the off-market
00:20stuff takes a little bit more work.
00:21But the problem with on-market deals is that everyone can get.
00:25There's a lot of competition for a small amount of potential deals.
00:30Off-market deals are when you spend time generating the deal yourself.
00:34So that means.
00:35Pulling city lists.
00:36City lists are things like code violation lists.
00:39Lists where you can reach out.
00:40Go out to the city and get out properties that have fire damage.
00:43Properties that have overgrown grass.
00:45What you're looking for is a motivation for why someone would be interested in selling
00:48their house quick.
00:49And that's.
00:50At a discount.
00:51There's city lists for people that are behind on their taxes.
00:53People that are behind on their utility.
00:55bills.
00:56So you reach out to the city.
00:57You get a list of these properties and then you have to find the owner information.
01:00And then contact them in some way where there's cold calling.
01:03Texting.
01:04You can go to the foreclosure office.
01:05location.
01:06Wholesalers.
01:07Wholesalers are people that go out and do the work of pulling the city list.

01:10finding the deals, contacting them.
01:11Basically they're deal finders for you,
01:13but they'll charge a fee for that.
01:14So you won't.
01:15Won't get as good of a deal if you did it yourself,
01:16but you save yourself some work.
01:18And then you can use websites.
01:19There's web.
01:20Websites like PropStream, which are like data websites
01:22where you can get information from people.
01:25That are behind on their mortgage,
01:26behind on their taxes or their vacant owners.
01:29And you can use that.
01:30To target people, or you can use a website
01:32like InvestorLift, which has wholesalers on it.
01:34And they.
01:35They put their properties on there.
01:36And then you have things like Facebook.
01:38There's a lot of Facebook groups
01:39where people will post deals.
01:40And then the last thing are connections that you have.
