00:03This is what we ordered, and their new tile is lighter green.

00:08I was afraid to show you, but I knew I had to.

00:10Steve's going to be our connection point to get this project finished.
00:13I wanted to point out we had a visitor.
00:16Oh, my gosh. It's a bear.
00:18Any major hiccup, what are you thinking?
00:20The fireplace has me up at night because it's in zoning.
00:24That's not what it's supposed to look like.
00:25The biggest variable is the fireplace.
00:27Other than that, I feel like it's smooth sailing from here,
00:31but I shouldn't have said that out loud.
00:32Sounds like I get to keep both my fireplaces.
00:35You're going to jinx yourself?
00:36I don't want to jinx myself.
00:37Let's go.
00:39Oh, I love me somehow.
00:46What makes the mountain house so unique and perfect for our family
00:49is that it's got three distinct structures,
00:52and it finally feels like we're getting close on all of them.
00:54It's got the main house, which now has all of this beautiful wood
00:58that's blending perfectly.
01:00And then there's the large cottage,
01:01which is looking great with the new plaster that we added.
01:04And then the tiny cottage.
01:06This is the cottage that really spoke to Ella.
01:09So she's designed it.
01:11The paint, the wallpaper, all of that is done.
01:14Now it's just the little things that are going to really make it feel special.
01:19And today we're hoping to find some treasures
01:20at one of our favorite stores in Waco.
01:23I love you see art, trays for your coffee table,
01:26a holder for your soap, you know, just like anything.
01:30I don't really use bar soap, but...
01:32Oh.
01:34Well, you should.
01:35You can use this plate.
01:36It's like the ruffle, but do you think that it's too much ruffle?

01:44So you have a pairing, you know?

01:46We found a lot of these really cool little treasures
01:48that are going to be perfect in Ella's space.
01:56Since Ella's starting college in a month,
01:58today is a really important day
02:00to just nail down all of the final details to this little cottage.
02:03So we taped out the exact measurements.
02:06I wanted Ella to be able to see
02:07how the selections that she chose for the space work in it.
02:11So we have a plan to work off of.
02:14What made you go green and blue?
02:16That's so fun and unexpected, and I love that.
02:18I want it to feel, like, cozy and a little bit darker.
02:21Yeah.
02:21But then the kitchen to feel more, like, light.
02:23Yeah.
02:24So that's why we went with the cream.
02:26But then the green cabinets to tie it all together.
02:29You did a really good job.
02:30Ella has always been, from early on,
02:34very interested in design,
02:35but also just has that natural instinct.
02:37Now that we've got all the dimensions,
02:40this is a lot smaller than I remember.

02:53But it might be a little bit tall.

03:17She has found a way to make the space feel so dreamy and cozy.
03:22When it's a small space, you always hear people say,
03:24paint it light to make it bigger.
03:26Well, you chose to go dark.
03:28You kind of bucked the rules and said,
03:31but this is what I want.
03:33It's fun to see her come into her own style.
03:36On your first design project,
03:38you really stepped out to kind of just teach me something,
03:43which is like,
03:44don't be afraid in a tiny space to go big.
03:47Yes.
03:47And I love it because I feel like it's you.
03:49It's the cutest little space.
03:54And crew is going to love it.

04:07It's been about three weeks since our last trip to Colorado,
04:09and we've made a ton of progress.
04:11Most of the drywall is up.
04:15We started installing the oak paneling on the ceilings and the walls throughout the house.
04:21We added the trim in that primary bedroom,
04:23and the parquet floors went into the reading room.
04:27We're still waiting on those permits for the fireplaces,
04:31but we're really moving forward.
04:32It's just a fun day to be here and to see all of this activity.
04:37We got a lot going on, so get ready to enter the beehive.

05:01So we did this like a stair step install with the wood.
05:05I can't believe it.

05:07This feels special.
05:09How hard to do this downstairs.
05:11Like, I know we didn't plan for it,
05:13but anywhere where I'm doing this wood,
05:15this is going to feel dramatic.
05:17Because even looking up, but knowing the walls will be like that,
05:20there's almost no dimension.
05:22Do you want to see the old tongue and groove?

05:25So this is the tongue and groove that we were originally going to go with.
05:28Compare this to the stair step or the step entryway.
05:31I just feel like if you could add that little piece,
05:34it would just make it richer.
05:36So my question to Steve was,
05:37do we have enough material to accomplish this downstairs
05:40and in the main living and kitchen area?
05:42You just say you can or you can't, and I'll just get over it.
05:44I can do it.

05:45Because the tongue and groove we can use as this.
05:48So we're not losing material and we're not going to have to buy new material.

06:06At the very beginning, I didn't know to say no.
06:09So when she asked for something, I said yes.
06:12And I was romantically involved with this woman.
06:14So in some ways, I was trying to impress her every step of the way.
06:18But it was like, Steve is just kind of like that.
06:20He's like, let's do it.
06:21I do want to see the reading nook.
06:25Well, that's dramatic.

06:28This is that floor that you sent me.

06:31It's so beautiful.
06:33Wanted to get our eyes on the flooring in the little reading nook.
06:36It's this beautiful reclaimed parquet flooring.
06:39I really wanted to add texture and more story next to all the simpler paneling.

06:44It's like, man, these old floors really look like you've stepped back in time.

06:56The trim in the primary, it felt like this beautiful reveal.

07:02The goal was you see a little feminine, you see a little masculine detail.
07:06You've got the beams that are masculine.
07:07You have the wood that feels more textured.
07:09But then you have a little arch detail that makes it feel a little more cottage feminine.
07:13It's almost all masculine.
07:14You haven't seen it done.
07:16All you're looking at are the big shiny things.
07:18Are you going to screw it up from here out?
07:20It's going to be a little balance of me and a little balance of the ginger right here.
07:24Joe, remember last time we were here and that artist was sitting there hand painting these
07:28beams?
07:28It was like unbelievable.
07:30He was so meticulous, giving it the illusion of cracks.
07:33This really was least expensive option.
07:36Yeah.
07:37It just looks super sharp, man.
07:38And the space, super tiny.
07:40And we already knew it was going to be tiny.
07:42But it's going to work.

07:45Gives you that illusion that it feels bigger.

07:49So we have three samples on the deck for you guys to look at.

08:35And with this new fire pit, we have a lot to accomplish in the next six weeks.
08:39But it feels like everything's coming together.
08:41And we have a few more days here to finalize details for the rest of the house.

08:56They've gotten a lot done.

09:02Today's the walkthrough of the kitchen.
09:04The more I started thinking about what this home would become, it was really around the
09:08kitchen.
09:08You know, 15 to 20 people could be here at one time.
09:11And so the existing kitchen was not conducive to what I knew we were wanting to do.
09:15The cabinets are halfway installed, and they look very lodgy.
09:19Like, I like the way that that's coming together.
09:21It's just finalizing the floor stain.
09:23Okay.
09:24That feels too orange.
09:26Wondering if they can come in with a bleach.
09:28So it just feels a little more natural.
09:29Okay.
09:30Because it's making that look green.
09:33It is.
09:34The backsplash is about to get installed because we finally received those hand-painted tiles.
09:38This is the new batch of tile.
09:40They did try to eliminate some of the variation and darken and friction the color.
09:45So I think it turned out good.
09:47Okay.
09:47The tile has been one of those things where the color variation has been a bit of an issue.
09:52But I saw the tile today.
09:53It's beautiful.
09:54It's a lighter green, but it's still going to be pretty.
09:56I mean, I feel like it's going to still play off of what's happening on the outside of the windows.
09:59This was meant to be the kitchen all along.

10:02Moving that kitchen from where it was into this living room feels natural.
10:06I cannot wait to get to cooking in there and having that huge table right down the middle.

10:19When we get back to Texas, the biggest thing on my list is furniture.
10:22I really want to find the perfect dining table for the kitchen.
10:25We're back in Texas, and I'm on the hunt for some big furniture pieces for the main house in Round Top.
10:35I love this little detail.
10:38I love finding older pieces with tons of character and giving them new lights.
10:43Mixing new stuff with antique accents creates great design moments for almost any project.
10:49Good news.
10:50We found a dining table.
10:51I think out of everything we were looking for, the table was the thing we thought we were going to have to custom build.
10:59It's going to be right down the center of the kitchen.
11:02It's like over 40 inches wide, which is perfect.
11:05So I think this will seat about 12, and we love it.
11:10It's been a long day.
11:11I have no other words to say, except it's been very successful.
11:14So it's almost time for Ella to head off to college.
11:22We finished the styling plan for her cottage, but there's one last finishing touch I want to work on right before she leaves.
11:29I love this little shelf, Ella.
11:30The scallop, I think, is really sweet, and I also know you love mugs and cups.
11:34So we needed a place to put those on the walls.
11:37Today, Ella and I are doing a little makeover on a piece that will go in the kitchen pantry in our cottage.
11:44We found this cute little vintage scallop shelf, but she didn't love the color or the finish, and so today we're painting it.
11:50This is where I want you to decide, do you want to paint it green, the color of your cabinets, or do you want to paint it cream, the color of the wall?
11:57I think I like the cream.
11:59Perfect.
11:59Ella, this is what I used to do the early days of Magnolia, where I was painting everything and then sanding it.
12:08I loved that I could take an old piece and just put a little paint on it and a little, like I would say, the fairy dusting of the sanding and watching that fly off the shelves, because I think that's what people love.
12:18They love that story and that character.
12:21I don't want it to be perfect, so I'm just kind of coming in.
12:26You want it perfect?

12:31It's like a little bit cleaner strokes.

12:35I love that she's taking control, and she has no problem telling me this is what she wants.
12:41I keep telling Chip, oh, she's going to come back and be my boss.

12:46I'll show you how I like to just sand some of the edges and to let that wood come through so it doesn't look like a piece someone just built for you.

12:53Once this is dry, you're going to come in and you're going to do it just, like, naturally.

13:05Getting to do this with her right before she goes off to college feels really meaningful, especially on a project like this that does feel so much about family and being together.

13:26We're in Colorado for just a few days to check on everything one last time before we come back for staging.
13:37There's a lot of things happening on the cabins and then the main house.
13:41Right before we left Waco, we got some really good news from Steve.
13:45Yeah, I wanted to let you know we were able to finally receive a permit for the fireplace.
13:49That is awesome.
13:51So now all the masonry for the fireplaces can start going in and the additional stair-step paneling I asked Steve for has gone up.
13:58In the small cottage, we added the arched openings Ella wanted for a more feminine feel to the space.
14:04And today, Chip is installing the cutie tile that Ella picked out.
14:09Ella left for college a week ago.
14:12Okay, here we are.
14:13We're doing all the finishing touches on Ella's dorm.
14:17Ella is done setting up her little coffee bar cart.

14:46This is Ella's project.

14:49Ella's tile selection, she's got maroon, baby blue mixed into this template.
14:55There's no Baylor green, there's no Baylor gold.
14:57She didn't go to Baylor University, her mom and I's alma mater.

16:22A lot has been going on downstairs in the main house.
16:25The wallpaper is starting to go up in the bunk room.
16:28We're laying the tile in the bunk room bathroom.
16:33Down by the river, we've been working on that fire pit that I'm really excited about.
16:38And we're hustling to get the foundation for both of these fireplaces completed on the exterior.
16:45Wow.
16:47Look at this, y'all.
16:49Coming together.
16:50That's massive.
16:51Yeah, this is amazing.
16:52It's a big, big.
16:53Because we got two fireplaces.
16:55So they're working on the foundation on the outside for the main fireplaces in the house.
16:59It's crazy to think that they need that much support to carry a couple of fireplaces.
17:05So you're saying upstairs it'll be more this side, and then downstairs it's this side, which is hence the width.

17:11We're actually going to angle the chimney flue under the deck and tie into this fireplace above.
17:16This is massive concrete right now.

17:18It looks like we're building a subway underneath this thing.
17:21Once we get this up, then we can go inside and do all the veneered stone and do the fire brick.

17:30So we decided to split up.
17:32Chip wanted to see what Steve had worked on down on the river with the fire pit, and then I wanted to check on the bunk room, and then a few other spaces downstairs.

17:42It's quaint, which is what I wanted.
17:44Bunk beds, when are they coming in?
17:46Bunk beds can be here in about 11, 12 days.

17:49This is being made in the shop, and it's going to come assembled.

17:54We got the green ceilings, and then you've got the entry into the bathroom.

17:59Yep, and we'll get in there and we'll put in some shelving to fit.

18:03So we started putting in your tile.
18:05It looks so cute.
18:07The bathroom tile wanted something, again, a little more feminine, a little more charming and cottagey.
18:11I just think it's so sweet, and it's a nice balance to all the wood on the walls and even on the ceiling.
18:17I'd say the downstairs is about 80% there.
18:19So I just feel like I'm moving into every space, and I can see the finish line.

18:37This fire pit and this awesome flagstone sitting area, I can see this being a really special addition to our family.
18:46I mean, when you think about memories and time spent with your family, it feels like there's going to be some special gains moments that occur on this property.

19:18Seeing the vision, seeing the future, and planning for it, that's really been the best part of this whole project, and we can't wait to come back in a few weeks to finish bringing our dream to life.

19:45Construction on the mountain house is almost finished, so I'm finalizing all the styling and everything we're going to be putting in the house.
19:53The thing I've kind of waited a little bit on are plants, which I wanted to source in Waco at one of my favorite greenhouses.
20:01I wanted Mikey to come with me today because she's the plant lady expert of America and Colorado and Texas.

20:11The vibe is like cottage meets mountain lodge.
20:14I think rubber plants feels good.
20:15I think anything that's trailing, anything that's sweet.

20:26Mikey would work there in the summer.
20:28She'd also play guitar for money, you know, and in parole.

20:35She and her friends would, like, go with mattresses.
20:38We would boulder, and we'd take our mattress, and it would be our crash pad.
20:42Can you imagine me doing that?
20:44A lot of plants actually adapt.
20:49Plants are just so sweet.

20:52My favorite thing, though, Mikey, because you have not seen this place, there'll be room for all of us.
20:57We never get to actually vacation together, but I feel like because there's these little side cottages, we could all fit.
21:04The week that we go to put all the furniture in, you probably can't come because you have six kids.
21:10But if you can come, will you help me?

21:31We finally finished all of our preparations in Waco, and over the last few weeks, trucks have made their way to Colorado for staging at the Mountain House.
21:45The distance has definitely been a challenge, but now that it's all ready to go, I can't wait to start bringing these spaces to life.
21:51So it's the first day of staging at the Mountain House.
21:55It's so exciting.
21:56I have been waiting for this day for, it feels like, a long time.
22:01This reminds me of every other fixer where we're moving into rooms that are still not completely finished.
22:06There's still so many workers in the house.
22:08And what we're trying to do just for our minds is maybe try to finish one room at a time as far as getting everything hung and all of the furniture placed.
22:18But I love the energy of just the hustle, the saw, everything about it.
22:23It's like work is happening.
22:25So this is where we're at.
22:27This room looks pretty much done.

23:05All of the intricate details of these legs now have this highlight on it because we sanded
23:14them down.
23:15Chip isn't here, but if he was, I wouldn't let him do this because to me, you have to have
23:20a light hand.
23:21You can overdo it, and then it just feels a little too shabby or something.
23:27So we're going to go try this out.
23:29This is such a tight timeline on just trying to get everything in the house.
23:33And so we have so many Magnolia family members here with us.
23:38I just think it's just like a fun party.
23:39Where do we start?
23:40Everyone's kind of tackling each room.
23:44We planned it pretty tight to where everything's like a map.
23:47Basically, when everyone got here, it was like, this goes in room one, this goes in room
23:50two.
23:51So it's so thought out.
23:52So they just cleaned out this portion of Ella's cottage, and I'm wanting to get the bulk
23:58of her stuff in here.
23:59She actually comes tomorrow, which I'm so excited.
24:02I haven't seen her since I dropped her off at her dorm.
24:05Really trying to get everything buttoned up in there today and tomorrow before she gets
24:09here so she can just have full reign in there.
24:12You know, this project has been very personal as a family and an extended family.
24:17This is where we come.
24:18It's not just about, I want it to be pretty.

24:23Now as I'm stepping in and it's all coming together, it's like, ah, it feels like it's right.
24:27We're about 80% done with the staging in the main house, but we're still waiting on the
24:37kitchen and the living room.
24:39In the meantime, we're focusing on the cottages.

29:36Now that the big cottage is done, I really wanted Chip to walk through it.
29:40We repainted the siding a really beautiful green, added new shutters, and then the hand-hewn beams on the porch.
29:47Love that we've been able to refurbish those cool rocking chairs.

30:01As you step into the house, we added the fireplace, which I think is the biggest statement in that room.
30:07And then the two new windows.

30:21I was really thinking about our boys when I designed this cottage.
30:24This just feels like a more masculine-feeling space.
30:30We painted the ceiling and the trim a really pretty green.
30:34And then we plastered all of the walls and the main space, which is really, like, moody and earthy.
30:40And then added a few feminine touches.
30:43We added some gingham fabric to the window seat.
30:47I love that that was existing, so I wanted to really highlight that.
30:50Something about it is super charming, you know?
30:53The Dutch door that was in the existing kitchen in the main house is now here.
30:57And I feel like it feels just perfect in that spot.
30:59And we just galley-kitchened this by adding all new cabinets, because theirs were shot.
31:07Added this cute little scallop vent hood, which I love.

31:11And then this really pretty tile for the backsplash.
31:14Use the existing butcher block countertops.

31:21We had these for Ella's cottage, and her ceilings were too low.

31:29We kept the tub, sink, toilet all in place.
31:34Kept the existing vanity, added new countertops.
31:37And then we did a really pretty black and white tile on the wall.
31:40And then added new light fixtures and hardware.
31:43I just think this turned out great.

31:47And last but not least, the bedroom.

31:51Love this plaid wallpaper.
31:53Yeah, I feel like we just matched the green to the wallpaper.
31:57Even adding those pretty sconces just elevated a little bit.

36:23But then you have these like dainty little chairs.
36:26So it's like masculine, but then also charming and sweet.

36:33I want to show you what was the kitchen.

36:36You won't believe how little it was.
36:37So this walked into the kitchen.
36:39It was cottagey.
36:40It was really sweet.
36:41But I thought for this amount of space, a cozy reading room would be perfect.
36:45This was the original range.
36:49So we just put this little stove here, added shelving.
36:53We created this little nook right here.
36:57These beautiful floors are antique.
36:59We added paneling on the walls, a darker color, but then vertical and horizontal.
37:04So it just felt super interesting.
37:07And then here we created a cased opening to make this feel a little more defined.
37:13This is a tiny powder bath.
37:15Oh, look at the tile.
37:18Fun little sink.
37:18Yeah.
37:19So pretty.
37:20Okay.
37:20Now we're walking into the primary.
37:23That is beautiful.
37:25This is another space where it's like, oh, if you could imagine it before.
37:29This was all walled off.
37:30There's no bathroom.
37:31There's no closet.
37:32So we opened that up, added wallpaper and a sweet scalloped trim.
37:37We added the light oak onto the ceiling.
37:40And then again, we faux painted these beams to match.
37:43That balcony was already there.
37:45These windows were there.
37:47I think the biggest thing here is I didn't want to do a door to the bathroom because I
37:50wanted this space to feel larger.
37:52And now you walk into the primary bath.
37:56And then again, there were no closets.
37:57So adding all of this closet space, water closet, shower, a tub by the windows, added the double
38:04vanity, all this beautiful wood.
38:07All the wood and all the detail looks original.
38:10That was the goal.
38:11Okay, so now I want to take you downstairs.

38:17I love this gorgeous wood.
38:20Beautiful.
38:21Just kind of Swiss chalet inspiration.
38:25And then here, I want to show you another guest bedroom.
38:29So we just plastered the walls, painted this trim green, added new sconces here.
38:35There was no bathroom connected.
38:38And now we created a really pretty bathroom.
38:43With a double vanity in that same light oak, black countertops, these pretty mirrors, and
38:49a picture frame tile in the shower.
38:52That's amazing.
38:53Yeah.
38:53And then let's walk out into this hallway.
38:58Just cut into the stairs and created this little nook moment so it felt bigger.
39:03And then stepping in here, so this was their primary suite.
39:07Okay.
39:07But I turned it into living space.
39:10Wow.
39:12I can imagine all the kids.
39:15So this is kind of the game room, hot cocoa coffee bar.
39:19I love this hand-painted tile.
39:23If you look in here, this is the laundry room.
39:27This was actually their bathroom.
39:30But I felt like we needed a larger space for all of our winter clothes and boots.
39:35Added all of the paneling on the walls, washer, dryer, the sink.
39:39And then that vintage ski wallpaper.
39:41Cute.
39:43And then stepping into here, this was the primary bedroom, but now this is the den.

39:50I love that every room almost has a fireplace.
39:52Isn't that crazy?
39:53That's amazing.
39:53You know, Chip loves wood-burning fireplaces, so we added that new fireplace, the French doors.

40:12One thing I'm probably the most excited about, this was their closet.

40:22So four beds, these beams were there, I added some tongue and groove, added the pretty wallpaper, all the little sconces.
