00:00First out of Central Texas project. How do you micromanage a project that I can't
00:04touch, feel, and be 10 minutes away from? Wow, it's tight. This is a zero bedroom
00:09house. We're partnering with someone here in this local ecosystem. The fireplace
00:15has me up at night. Chip had this fun idea to let Ella tackle the little
00:23cottage as her first design project. It feels like this beautiful full circle
00:28moment. What fits through a window that small? He was a good-sized bear. I knew
00:32you were gonna say bear. Wow, this place. I'm in a Bob Ross painting.
00:50Hi, cutie. Hi. Yes, I bought my coffee. I added some coffee to your cream. Chilling
00:58with the puppies. We've got four dogs that are in line of sight and we're
01:02missing a few dogs. We are. I think we're missing four. Even though we have kids and
01:08all these puppies at the farm, it does feel like it's just a quieter season for
01:12us. I think the idea that the past ten years has just felt so fast and furious
01:16with Fixer, Magnolia, the kids growing so fast. In a couple years, the oldest four
01:23will be out of the house and it's made Chip and I think more about the future and
01:27how do we keep this connection as a family. Obviously, the farm will always be
01:33our central place, but the thing that we have loved as a family is skiing.
01:46We started skiing, I think, 2016 with the family and now every year we've gone back to the
01:50mountains. It has become our thing. I wonder, is it the mountains that we love or is it just
01:55the nostalgia that I feel that I grew up doing it so I sort of want my family to? Yeah, Chip grew up
02:00skiing. I did not grow up skiing. Just that change of scenery is really nice. Yeah, and the snow. We
02:05don't get a lot of snow in Texas. Every time we've gone to the mountains, Chip has always peeled out
02:09one day where we go look at real estate just for fun. He always... We always love dinner, no matter
02:14where we go. No matter where we're at. Yeah. I would say Chip's dream has always been perched high on the
02:19mountain with the view all around. My dream has always been at the bottom of the mountain. I want the
02:25little house above the clouds up on the hill. I'm a valley girl. I'm not a mountaintop person.
02:29But it would be a dream to have a place where we could all go together. Not only our immediate
02:33family, but our parents, our sisters, their families. You know, I think I found the house.
02:39Why this house? It's been on the market for a while, so it just feels like the timing is really
02:45right for me to potentially make a really good deal on this property. I like that you're excited
02:49about it. Well, we're going to go check it out. Cheers. Cheers. Dink. Baby, you don't have to say
02:58dink. You know, the glasses do that kind of thing. Dink. It's just fun.
03:10So we're in the beautiful state of Colorado, and it's winter. Gorgeous day, babe. Look at this.
03:16But this feels like I want to get outside, be in the sun, be in the snow.
03:19But you really don't. You were just thinking about me skiing. But guess who may ski? Who?
03:25JoJo. Stop. Now, I'm not going to guarantee it. I'm not going to say anything. Lies. But I'm just
03:30saying I'm willing to try it. Lies. I'm willing to try it. Pinky promise. All right. We'll see.
03:39Okay, babe. I'm pretty convinced that this might be the deal that we've been looking for. You know,
03:44I think for me, the reservation has always been if we were to get a second home somewhere outside of
03:51Waco, I want it to feel like something that I put together for my family. So how do we tackle a
03:57renovation project outside of Texas? It's going to be exciting. We're getting close. Look at the
04:02mountains. Look at the woods. So now we're going down. You notice. All right. Here we go.
04:10This is the house? Well, the main house is basically just a little bit further into the
04:18woods here. But cottage number one and cottage number two. But what's the first impression?
04:24Be totally honest. I'm going to explain it. Uh-oh. You hate it. What? Oh, babe.
04:33I'm surprised by this. It's because every listing you've shown me is a view. Yeah. And this is.
04:41Gosh. Tucked away and hidden. Wait till you see it, babe. Come on. You ready to check it out? Yes. Okay.
04:49I didn't wear the right shoes.
04:53Now I know how Hansel and Gretel felt. That's what it feels like. Chip that sun coming in,
04:58those birds. Okay, babe. The main house has two bedrooms, two and a half baths,
05:04a wraparound deck, two additional guest cottages, plus access to the river.
05:10I love the light fixtures. I love the front door. Look at the door, babe.
05:14I want to go see this thing. Okay, here we go.
05:19Hey, what do you think about the little foyer? I like a distinct entry. Yeah. Like I can imagine all
05:24the boots, all the like making this really functional, but cute. On this level, there's
05:28a sitting room off the entry, a galley kitchen, a giant living space, a deck and an office.
05:35I love this fireplace. Wow. These floors are awesome. I love the floors. What do you think
05:40about the ceilings and the beams? I like the beams. It's cool. The fireplace is there,
05:44but I wish it was in here. Like this is huge. I know. Like this is too big. I think this was their
05:51ballroom. I think they had a formal ballroom in this house. But for such a big space,
05:56the windows on that wall are tiny. All right. Come on. Let's go check out the kitchen.
06:06It's small. I love this, but that's not going to be a big enough range. The way you build
06:13everything out of the kitchen, this would be tough. It feels like too small for our family and all the
06:19cooking that I love to do. So we would either have to go this way with this kitchen to give us
06:24the opportunity to really make this space work, or we've got to figure out another place in the house.
06:30I'm going to keep looking. Let's go see the office. And then that's it. I'm going to see
06:35the river and you can do whatever you want. Hmm. Oh. Wow. It's tight. I mean, it's 12 by 12.
06:45So this is tiny. So I was thinking this could be the primary, but there's no closet or bathroom.
06:50It's almost like built for a family with no kids because you really have one or two bedrooms. Right.
06:55And then they would use this as like a study situation. Would you be fine with this being
06:59the primary, this size? I guess. What do you say? I feel like I just have to get creative,
07:05but I want to see what else is happening. I want to see the river. And the more you talk,
07:11the dizzier I'm getting, you're actually making me kind of dizzy, but you go check the river out.
07:15I want you to see, this is the bathroom. Look at this. There's no shower. Stay open-minded,
07:21babe. Don't forget a second ago, you cried good tears. So I felt like we had this like emotional
07:27high when we pulled in, but then when we stepped into the house and I was like happy feeling,
07:30happy feeling started leaving the room for sure. And I think it was more like,
07:34oh, now I'm trying to force something that may just not be right.
07:37On the lower level, there's another small sitting room, two bedrooms and two bathrooms.
07:44Okay. So this is another bedroom, still no closet and no bathroom. So this really,
07:50technically speaking, isn't a bedroom and it's small. So I've got two people here,
07:55two folks here, that's four. And then trying to figure out this bathroom situation.
08:00It feels like a really large bathroom. You have your toilet, really good shower,
08:07double vanity with a lot of countertop space. This is pretty, but I almost feel like the bathroom
08:13feels bigger than the bedroom. And then down here, there's a nice walk-in closet. See what else we've got.
08:20That is almost straight up. This is speed.
08:32Another massive bathroom, double vanity. You have a soaking tub, you have a shower. You know,
08:41my kids are funny. They don't actually need this much space for a bathroom. So now I'm like,
08:45could this be a bedroom? I don't know. I really can't get my head around a full bedroom
08:52because there's not really a bathroom or a closet in any of them. It's like, everything feels hard.
08:57And I don't know how we'd function in this space because we're just a bigger family. Okay. Another
09:03sitting room off a fireplace. It's like, this now reminds me of right when you walked into the house,
09:07you see that fireplace. I can only imagine the fireplace is right above it. It's literally like a copy and
09:12paste. Chip mentioned this room. The couple used as their bedrooms. I think this is what they were
09:18calling the primary. This is where I see my family is like down here where we're playing games. You have
09:23that beautiful view. So to me, this is a zero bedroom house that Chip has found. This is their closet. Oh my
09:35goodness. So this closet is enormous. And this is where things start unlocking for me. I have all this
09:44space to work with. What else can I create? So this is where I'm thinking, this is where most of my kids
09:49could sleep. So this can then become the bunk room, a bathroom. They step out into the living room. So let
09:56me do my math. I've got four down here now. Two can sleep in that bedroom. That's six people can be down
10:02here. Two people upstairs. That's eight. There's seven people in our family. I'm going to go find Chip.
10:09Wow. Would you look at this? What a dream.
10:19Now I can see the river. Holy cow. Hi, Chip. Joe, you've got to see this. I see the river and I feel like
10:28there's like more reason to want this place. And I found it's possible for eight people to sleep in
10:36this house. In my mind, I'm just stubborn enough to where if I feel like it's for us, I'm going to
10:44make it work. Hey, Chip, I want to see the cottages too. Babe, it's like heaven down there.
10:51It's like each unit I'm seeing. It's adorable. Seems like the main house could work. And these
10:56additional cottages would give us even more space for guests and family like our parents. All right,
11:02let's check it out. I love these little stones. Look at the rocking chairs. That's where you'll find me.
11:09Oh, babe, this feels literally like a let's paint it. Tiny, cool kitchenette. It's got the butcher block.
11:14It's got these plaster walls. You've got the tongue and groove ceiling. It's like when the kids get older
11:20and they've got a family of their own, they stay here and you know, and then you just use the main
11:25house. It's like the headquarters. You've got all the options. Come look in here. Little bedroom.
11:30Like this all feels easy. Joey. Oh my gosh. You went that way? Yeah. Okay. Sorry. Okay. You go that way
11:39and I'll go this way. What? This is perfect. Wow. This is a little tight. And this tile definitely
11:47needs an update. This is kind of just like a let's paint wallpaper, a little refresh. All right,
11:52let's go check out the tiniest of the three. Okay. This is adorable. Oh, this is awesome. Look at this,
12:03babe. Could I put like a queen mattress up there? Seems like it's big enough. I kept the
12:09best for last. Oh my goodness. Look at this tiny little kitchenette, shower. Okay. So there's a full
12:16bath. This is perfect for me. I mean, so the equivalent of like this is where all right.
12:22I'll find you here. Yes. I love it, Chip. Yes. Out of all the properties in your entire career.
12:31Well done. Wow. Well done. You need to just hurry up and buy it. I would say the only thing that really
12:38does feel like a reservation for Joe and I is just the idea of doing a project of this
12:43magnitude outside of the central Texas area. I can't imagine. Well, how do you micromanage a
12:48project that I can't touch, feel and be 10 minutes away from? I think we've landed on the idea of
12:55partnering with someone here in this local ecosystem that knows the greatest plumbers and knows the best
13:01electricians and they can kind of be our eyes and ears while we're, you know, headquartered out of Waco,
13:06Texas. I love it. I don't want to sit here and chat too much longer because it is on the market
13:11and I don't want you. Let me get after. Missing the opportunity. Let me get after. Okay. I'm going
13:14to go back inside. I'm going to start dreaming. Adios.

13:36It's been about a month since we first saw the mountain house and Chip has closed the deal.
13:41So we're back in Colorado. The kids are here with us. So we wanted to come straight to the house.
13:47They were seeing it for the first time. The kids love the river, a little tricky to get down.
13:52We got a rental nearby and the kids did some skiing.
13:57Today, Chip and I wanted to come to the property and to walk through the final plans for how we're going
14:02to transform the main house and our new local contractor is going to stop by.
14:06Okay. How we doing? It looks and like feels different now that it's ours.
14:10I know. Things are starting to get real. I want to go into what's going to be the primary suite,
14:16but right now is the office. This wall goes. Ooh, demo. Okay. This is what I'm going to turn into the
14:23primary bedroom, but it needs a bathroom and a closet. All this will kind of be pushed into the
14:29hallway and into the bathroom. So it just gives you a little more breathing room in here.
14:33So you've got an opening here, shower, double vanity, tub, closet, water closet.
14:38But the guests, how do they have a restroom?
14:42You read my mind. It's right here. It's right here.
14:46Do you remember what's on the other side of this? Kitchen.
14:48We're taking that all out and adding a much larger kitchen in the living room.
14:52Now this becomes a little powder bath. There's a toilet, a little corner sink. It's tight,
14:57but it's nice because our guests have a place. So the railing goes.
15:01This railing goes? Uh-huh.
15:07Baby, don't fall down the stairs. I don't want to be a part of this.
15:11When you go places, what is that exactly? Unbelievable.
15:18I'm glad I got to demo that stair rail.
15:20Yeah, that really felt great. We're done.
15:23Ah! It wasn't like demo at all. It was like dim, eh.
15:29You won't do that in every room when I say that's going away.
15:32We're all just trying to be efficient here. We've only got so many hours. We live in Waco.
15:36Because from Jo's perspective, this isn't drastically different. I mean, a lot of the things that she does
15:41with a project happens on a screen or in an office. It's kind of me that's getting left out of the process
15:47to some extent. You demoed that railing like a champ. It's time to take a break.
15:56We're going to take the kitchen out.
15:58So you come around here. Here's our little half bath. Yeah, I got it.
16:01This all goes away. And then this will be a wood-burning stove. And then
16:05this will just become shelving for books. Okay.
16:08This becomes a little built-in bench moment. Cool.
16:12So this is like a little reading room and this is our bathroom.
16:16We'll add a wall here, tub by the windows, and a double vanity.
16:20So when you think about opening up that bedroom that we were just in, this is all for the primary
16:25bath. I mean, that's going to double the size of that space. I mean, the bathroom's going to be
16:29as big as the bedroom. Right. Okay. Keep coming. Okay. This is like a little sitting room. And then
16:36basically our living room starts here. I would not touch these floors. Okay, great. What's going to
16:41happen in here is this whole space is going to become a large open kitchen that will fit all
16:46of our kids plus the extended family. This is going to be a fridge, cabinetry, range, vent hood,
16:52countertops, and then your double ovens. Right down the middle, I'm thinking a long, beautiful table
16:58instead of an island. And then on the other side, there's sink, cabinets, dishwasher, so it'll feel
17:04balanced. Awesome. While I'm cooking or whatever, I want y'all to be like off the kitchen. Y'all are playing a game.
17:09We're going to add two chairs here, coffee table, sofa. We'll add floor to ceiling windows to bring
17:15in more light. And then where you're standing, moving those French doors over and adding a small
17:23little wood burning stove. But when you think about sitting around a beautiful fireplace,
17:27it's not a potbelly stove. When I think about a room like this, I think about a big fireplace on
17:33the end of this wall. You want a focal point. Yeah. I thought the potbelly stove was cute because
17:39it was minimal. I was doing the wood burning. Is it strange at all to have that big of a focal
17:44point right next to that big of a focal point? I just want to make sure it's possible. I've heard
17:49there's concrete here. Maybe it's not concrete. Hey guys. Hey. How are you? Perfect timing. I was
17:56going to say. Your ears may have been burning. Were you saying good things? Yeah. Hi. Nice to meet you
18:01in person. Steve's going to be the GC here in Colorado and he has decades of experience doing
18:06renovations in this area. So he's going to be our connection point and partnering with us to get
18:10this project finished. We were just debating. We've got this big, amazing room. It's just almost like
18:15we've decided on a fireplace that points in this direction. I mean, does this seem complicated and
18:21problematic? I don't think it'd be problematic. I think it would be totally doable. Okay. If we're
18:27already doing that work, then to go down to the bottom floor, could we add a fireplace in the
18:31downstairs den right below the one in this room? You want to double stack, which is totally, yeah,
18:37we can do that. And if he's approving, that's a change order on him, which feels great. Is that your
18:42change order? Yeah, well, which is very rare. Now I've become the change order king, it looks like. So
18:47number one is yours. I guess so. That's it. So it was nice to actually have that first interaction
18:52with Steve. And I think I thought it was more complex for that fireplace. We can look at it and
18:57go, is it worth this cost? Or do we just go back to what I had originally planned? This is our first
19:01out of Central Texas project. So partnering with you, it's like a new step in our little journey.
19:06We've been doing this for 25 plus years. You've been doing it even longer. But the fact that you're
19:10local and you're going to be here on our behalf means a lot, man. Oh, I'm looking forward to it.

19:20Bye-bye. You know, with us, with our business in Waco, obviously our family,
19:25everything that we're doing and managing there, the distance is going to be a huge challenge.
19:31We have to trust who's on the ground here. We're going to see a lot of photos, video. When we can come
19:36to kind of see it in person, we're going to maximize those times. We're aiming to finish the house by first
19:41snow, which usually happens in early fall. This gives us about six months. When we head back to
19:47Waco, I think the first thing I've got to tackle is I need to pick out flooring, tile, paint color.
19:52So that's the next step in finalizing this process. It's weird to think that the next time we stand
19:57right here, it will have been demoed and here we go. Well, I should have said that word.
20:04Demo. Maybe I did my last demo. Oh, dear God. Cue the fifth midlife crisis for you.
20:10Maybe I can call Steve and sneak out on a red eye.
20:15You know, just demo a little. I'll find you something to demo, babe.
20:19So the rest of the week, we're going to just spend time as a family, hunker down. We're going to do
20:23some skiing, sitting by the fire. We're doing breakfast tacos to just fill up for the slopes,
20:29and then everyone's stressed, and we're leaving in 10 minutes.
20:39I'm terrified of most things in life, but this is the most scary thing.

20:56You're doing great.
21:07Today, I'm going to show you the final design on the mountain house. I'd say the hardest thing with
21:13this project has been we can't just jump over to the house to double check something or step in
21:19the space to imagine it, and so I want to show you today each of the spaces in the main house. So
21:25right when you step in, I'm excited about the entry just because I feel like it is that nod to
21:30mountain house. You've got light oak on the walls. It feels inviting. You go into the sitting room.
21:37We're going to add tongue and groove on the ceiling, and we're going to plaster the walls in a warm
21:42gray tone. The light oak wood is really the foundation of most of the spaces, whether that
21:47be the paneling on the walls or the existing flooring. The colors that we're going to contrast
21:53with are going to be a little darker. As you move into the main living space, we're going to add floor
21:58to ceiling windows, paneling on the walls and ceiling, and the bigger statement fireplace Chip's
22:04really wanting. And then leading into the new kitchen, you'll see the range, the vent hood,
22:08the paneled fridge, the double ovens, and a large dining table that can fit all the cousins and
22:14grandparents. But then I love this green tile that has, you know, a bit of a shimmer to it
22:20that will be a nice contrast to the wood. So I do feel like you're going to see this really beautiful
22:25blend of a mountain-style home that has all that beautiful oak wood and those harder surfaces,
22:33but then mixed with that more cottage vibe with the colors, the patterns, feeling masculine and
22:39feminine, cottagey mountain house. There's going to be a lot of kind of opposites attracting in this
22:44space. I want to show you what I'm doing with the space that the kitchen was in. Part of the space will
22:50be in the new primary bath, and then we're turning the other half into a reading room. So now as you step
22:56in, you'll see this nice little reading nook with custom fabric that feels kind of whimsical and fun.
23:01I'm going to do this antique parquet flooring. We're playing with paneling, some vertical,
23:06some horizontal, so that it just feels a little more interesting. It's a smaller space. As you move
23:11out of this little reading nook around the corner into the hallway, we're going to add this cutie
23:16powder bath. We're going to do an angled sink and a hand-painted towel backsplash. I love this tile.
23:21It's like this little scallop. There's some floral motifs on it that are hand-painted. Knowing I
23:26couldn't do this like in the main space because of the cost, I'm going to do this in the tiny powder
23:31bath so that we can get a lot of impact. So now we're moving into the primary. I'm going to add
23:37this beautiful light oak paneling that has a little bit of this feminine detail at the top with this
23:42curve, adding wallpaper, opening up the entry into the bathroom, which extends all the way through the
23:48old half bath and part of the old kitchen. We'll add a darker backsplash and then bring in some
23:53character with some brass sconces. I feel like now what we've solved for is we've created this primary
23:59suite, which didn't exist before. And then right below the primary downstairs is a second bedroom.
24:06We're going to add a walk-in closets and a walk-in bathroom, trying to create practicality for both
24:12of these bedrooms because they didn't have that to begin with. And in that hallway downstairs,
24:16we're adding a recessed nook that I think the kids will love. And then the laundry was in a closet
24:22in the hallway, which is too small. We have seven people in our family and then you think about all
24:27the stuff with skiing. So now I'm opening everything up, doing a burgundy backsplash, light oak paneling,
24:34and then a fun wallpaper. And then as you move into that den, I really want to cozy it up by adding a snack
24:41bar for the kids, more wood paneling on the walls, and then a fireplace to match the one upstairs.
24:46Since this was the primary and you went into this back room, it was their primary closet,
24:51which I feel like was the largest space in the entire house. So now we're transforming that huge
24:56space into a bunk room and a bath for the kids. We'll have a window here, four bunks with that same
25:02oak paneling, and a floral green wallpaper to bring in some color. Just these more saturated,
25:08earthy colors. And so that's really what you'll see on display is, you know, what would you find in
25:14nature? So it just feels like a beautiful reflection of what we're seeing outside. And then all of that
25:19plays well together. And now we're going to hand all of this over to Steve and then get rolling.
25:24Now that Joe's finalized the design, Demo is in full swing in Colorado. Upstairs,
25:38we're tearing out the walls in that living area, ripping out that old kitchen, which will now be
25:43the new reading room, taking down the wall between the office and the half bath so we can turn that
25:49into the primary suite. Downstairs, we're really transforming that space, demoing one of the large
25:55bathrooms and connecting it to the bedroom, taking out what used to be the primary bath to make room
26:01for a new laundry room. And we're turning that massive closet into an awesome bunk room for the kids.
26:07We're getting to the point where this project can really take off and run.
26:11Joe and I are in Waco. So today we have a call with our contractor, Steve, to get an update.
26:19Good to see you, Steve. We made a mess of your house.
26:24We're about 95% done with our demo. Oh my gosh, I was jealous.
26:28We're trying to do a little bit of frame. So this is where your new primary bathroom is going to be.
26:33So we've got this wall between the old kitchen and the old bathroom that we're going to have to do
26:38another header beam up here to carry the ridge. Okay. In order to make that open primary suite
26:44happen, we've got to take out that wall that's currently bearing a ton of weight. Yeah, we'll
26:48have to take this header all the way down to the floor and put in a footing down below. So we have
26:53structural support here as well. So this was a bit of an unknown until we opened it up. We'll have to
26:59make some adjustments. And I know you want to have an eight foot ceiling in the primary, and that's what
27:04our goal is. How tall is it currently? Seven foot six. So we really have to do something to raise it.
27:10Okay. Let's just keep marching. Sounds good. The idea that it's seven and a half foot ceilings
27:15versus eight foot ceilings, you know, in so many ways, you're like, why would you spend the extra money
27:20for that extra six inches? But in the same token, I think it's going to be important that we do that.
27:26And so I love the way he's optimistic and addressing these issues. I mean, this is why we hired Steve.
27:32We'll be there soon to kind of look at these issues in person. We can't wait to see the house,
27:36but we're excited about getting back up there. We'll see you guys. Yes, sir.
27:41Demo's now almost complete. And with that, we've got to go and look at the space,
27:46make sure that the next steps that we plan for from a design standpoint actually makes sense.
27:51We're back in Colorado for the week and Steve's crew has started framing out the spaces downstairs
28:04and prepping for the plumbing we'll need for the new bathroom next to the bunk room. And then upstairs,
28:09the new entryway to the primary has been framed. Today, we're meeting with Steve. He's going to show
28:14us some of the things that he found during demo. We're also going to finalize paint color for the
28:19exterior. But first, Steve wanted to show us something in the reading room.
28:23We had a visitor over the weekend.
28:25Oh, and you can see he left his little paw prints on the wall.
28:30What fits through a window that small?
28:32You know, he was a pretty good sized bear to fit through that window.
28:35I knew you were going to say bear.
28:36So he came in from the outside, wandered around the house, and then he went back out the window.
28:41As I come out the front door, he's coming down the front steps. He's looking at me. I'm looking
28:45at him. I yell. And then he just kind of wanders off like I didn't even bother him.
28:50Oh my gosh. What he doesn't know is he's like touched on a very deep-seated fear in my heart and

29:14The day we were leaving to come to Colorado, I had woken up from a dream, a nightmare.
29:19This is a reoccurring dream that I have. And it was a bear that was chasing me and it chased me into
29:24this home. I'm saying all this because it was a foreshadowing
29:29that probably while I was having that dream, that bear was climbing through that little window into
29:35this house. Steve, the green is the exterior paint color. Yeah. I love it. Okay, great. I like it on
29:43Final answer. Final answer. On all three of the structures.
29:46Uh-huh. So we have witnesses. We're good?
29:48Are you good? I don't know. I'm kind of 50-50 on it, but
29:51Do you feel like it's too army green? It's the story of our lives here.
29:54If she gets complete clarity, I get a little insecure. This green versus the brown, like this
30:00is a perfect example. This is the brown basically of the house. And in my opinion, when I turn this
30:04direction and look at it, I think it looks great. It kind of feels like a cabin in the woods.
30:09Can we do this color, the front little tiny cottage? Oh, there you go.
30:13Just so when we drive up and then we can see all the trees behind it. What I would love to see is when
30:18you pull into the property, what does that look like with that green? And then hopefully Chip will
30:22love it. But this will be one where I think Chip wants to keep the house brown. And I'm telling you,
30:28there's like zero percent chance for we're keeping the house this color. Stop. I'll be inside if y'all need

30:39Well, so I'm just kind of big picture curious. Yeah. You know, as my parents and
30:43in-laws have both gotten a little bit older, you know, I'm just trying to figure out how do we
30:48configure this awesome trail to where not only could you and I get down here easily,
30:53but also somebody maybe older than us. So what do you think we should do here?
30:58We're thinking about running a timber kind of a border on the downhill slope.
31:02I see. And then we can make all of these steps a little wider. And then when we have it really steep
31:07and it feels uncomfortable, we can do like a pipe rail for someone to hold on to.
31:11The river is really why we bought this place. Golly. It's heaven. It's just like a dream.
31:23In true Colorado style, we had a surprise spring snowstorm last night,
31:27but today I'm excited because I'm here with my daughter Ella. Chip has always told Ella,
31:32hey, before you go to college, I want you to flip a house, do a project. She's always
31:38mentioned that she wants to do something in design. We've actually looked for houses in Waco,
31:43didn't find anything, but Chip had this fun idea to let her tackle the little cottage as her first
31:49design project. Ella, I feel like this will be a space that guests can come. So what do you think?
31:56What is like the feel, first of all? I think I'd love it to feel like a little cottage. Okay.
32:03Moody or light? I think I love like greens and blues. I think it'd be fun.
32:09Show me. Wait, there was one that was like, yes. Oh, you want it moody. There's really no wrong answer.
32:17You get to do whatever you want. If you want to paint it black, I'm going to let you paint it black. You know,
32:22there's this general rule, like in smaller spaces, the lighter the color, it makes it feel bigger. I
32:27don't know if our goal is to make it feel bigger. We want it to feel like moody. So I want you to feel
32:33like if your gut is dark, we go dark. We're very similar in our styles. We both love plants. We love
32:39charming cottagey things. We love story. This is your homework. Okay. Okay. I need to know what kind
32:45of flooring, paint color, light fixtures. And then do you want to keep these closets? What do you want?
32:53I feel like I would want to take them out. So my biggest hope with letting her tackle this cottage is
33:00that it builds confidence in her. In here, I need paint color, countertop option. I need tile in here.
33:08Uh-huh. And then this is the whole wall tile. This whole wall, you can pick a tile for,
33:15but we don't tile that. Okay. Bathroom, same as kitchen. I need tile. Pick out a cool mirror.
33:21Are you accepting the challenge? Or you're like, never mind. I don't want to do it. I'm accepting
33:25your challenge. The idea that my daughter, who is now an adult, has decided to take on what her
33:33mother does. And I get to teach her. I don't know. It just feels like this beautiful full circle moment.

33:51So it's our last day in Colorado before we head back to Waco. So today I'm here with the Design Girls,
33:56Kristen, Laura, and Lindsey. They've been with us for almost 14 years, and I'm just so grateful they
34:01wanted to be a part of this. A lot of our decision-making has been in Waco, getting a good idea
34:06for colors and textures. So this is the first time we're together walking the space. We basically just
34:13have a very small amount of time to make a lot of decisions. While we're doing that, Chip and crew
34:18are down by the river trying to catch some fish. What's the biggest fish you've ever caught in your
34:23whole life? It was this big. That's as big as you. And then look, buddy, in case we need it, okay? We'll be ready.
34:36I think let's start in here. Any final questions? I have the range hood taped out. Yes. This is where
34:41your wall of millwork is going to go, your fridge, your double oven. I just wanted to see before we press
34:48go how you feel about that size. I think drop it four inches. Okay, great. Fireplace? Yes. I think
34:55go wider. Chip would want it a little bigger. Okay. So we changed from a wood-burning stove to the mason
35:02fireplace on the upstairs and the downstairs level. Chip wanted it to be a little bigger, and then I
35:08think the overall design is going to just be, you know, the square base bringing in just a little bit
35:14to make it feel a little more feminine and not so bulky. Let's move on to plaster. That little sitting
35:20room right off the entry, just trying to find the perfect shade for the plaster that we're going to
35:25be doing on the wall. Option one. It's gorgeous, but it looks like concrete. Yeah, I see that.
35:31There's something about the way you feel when you're in a space versus just looking down at a 3D rendering
35:36or even pictures. Second option. I think that's pretty. My muscle clock is ticking.
35:45Hurry, muscle clock is ticking. Okay. Well, that is heavy. Right? Thanks. Option three. We've built this
35:51design over the last couple months together. Just helps us either go, it's exactly what we want,
35:56or we need to modify it a little bit. Oh, I don't like that one as much. Yeah, that has a little more
36:00brown in it, which I like. Okay. So second option is my favorite. Okay, y'all. Let's go downstairs
36:06because I want to look at the colors we're choosing for the sitting room down there.
36:11I think we designed this room to be moody, bluish color where it's the dark paneling. I think we'd go
36:19lighter tongue and groove creamy. Creamy. Just so it feels like really pretty smooth. Yeah. Into that
36:27all wood paneled living room. Okay. Good job, y'all. So as we are wrapping things up here, headed home,
36:37I feel like the team feels really good about the next steps. Anytime I get to spend time with them,
36:42it's always like my favorite thing to do. But honestly, the highlight of this trip is crew
36:49caught two rainbow trout down at that river. Let's go. I mean, you can't wish for anything better than that.
36:59How amazing is that?
37:07Steve and the crew had been super busy with all the framing. On the main level, we added a new cased
37:13opening leading into the primary hallway. The supporting beam for the expanded primary bath went
37:18in. The living room walls had to be open for the larger windows and we removed the wrap on the beams
37:25to expose that original wood. We started installing the new electrical and plumbing and outside the guys
37:31have been crushing it on that updated river path. And here in Waco, Ella has been working on the design
37:38for her tiny cottage. Today, Joe and I are checking in with Steve to hear the latest. All right. Hey,
37:44Steve, how you doing, buddy? Good, Chip. Joe, how are you guys? So we always love connecting with Steve.
37:49It's fun to see him there at the property, giving us these, you know, weekly updates. Do you remember
37:55that main beam that was going between the kitchen and the great room? Yep. Well, as we opened it up and
38:00we unboxed it, we found this steel artist work done around this ivy. Wow. Wait, no kidding.
38:07That's crazy. It was wrapped with an oak plywood, so we never knew it was in there.
38:13It's always fun when you tackle these projects and as you are peeling back layers, you see story,
38:18whether that's wallpaper, metal art. I always think, you know, that's part of the history of
38:23the house. So how do we play that up and honor it? Any way we leave it and kind of bring it back
38:27to life or would that screw you up, Joe? I don't think it screwed me up. I think it just,
38:32it doesn't feel like the vibe. I think I wanted it pretty simple up there. So I am trying to think,
38:37like, do you put it, you know, somewhere on the side of the house, maybe on the back porch down by
38:42the river. We do hooks on it and it's, for me, practical for drying flowers, hanging them upside
38:47down. For the kids, it's the rods, the fishing rods. It's Chip's waiters. We can hook squirrels upside
38:53down from it. We won't do that. Maybe it'll be a bear deterrent. She only wants to do things that were
38:58decorative and logical and I only want to do things that are illogical and sort of like dangerous. If it's not
39:04hard to remove, remove it, Steve, and then we'll figure out a fun place to kind of honor the history
39:10and the art. It should come down as one big piece and then you guys can decide what you want to do
39:14with it. Okay. I also want to see the green paint on the small cottage. We'll have it done next week.
39:20How do you feel about the trail? I think you're going to like it. So you got plenty of room,
39:23really solid. Yeah, I can't wait to see that. I love that you love that the way it's coming together.
