00:00First out of Central Texas project. How do you micromanage a project that I can't
00:04touch, feel, and be 10 minutes away from? Wow, it's tight. This is a zero bedroom
00:09house. We're partnering with someone here in this local ecosystem. The
00:15fireplace has me up at night. Chip had this fun idea to let Ella tackle the
00:22little cottage as her first design project. It feels like this beautiful
00:27circle moment. What fits through a window that small? He was a good-sized

00:57Chilling with the puppies. We've got four dogs that are in line of
01:01sight, and we're missing a few dogs. We are. I think we're missing four. Even though we
01:07have kids and all these puppies at the farm, it does feel like it's just a
01:10quieter season for us. I think the idea that the past ten years has just felt so
01:15fast and furious with... Man, the business. Fixer, Magnolia, the kids growing so fast. And in a
01:21couple years, the oldest four will be out of the house, and it's made Chip and I think
01:25more about the future and how do we keep this connection as a family. Obviously, the
01:32farm will always be our central place, but the thing that we have loved as a
01:38family is skiing.
01:40We started skiing, I think, 2016 with the family, and now every year we've gone back to the mountains.
01:49It has become our thing. I wonder, is it the mountains that we love, or is it just the
01:55nostalgia that I feel that I grew up doing it, so I sort of want my family to?
01:58Yeah. Chip grew up skiing. I did not grow up skiing. Just that change of scenery is really nice.
02:04Yeah, and the snow. We don't get a lot of snow in Texas.
02:06Every time we've gone to the mountains, Chip has always peeled out one day where we go look at real estate just for fun.
02:11We always love dinner, no matter where we go.
02:14No matter where we're at. I would say Chip's dream has always been perched high on the mountain with the view all around.
02:21My dream has always been at the bottom of the mountain tucked away.
02:24I want the little house above the clouds up on the hill.
02:27I'm a valley girl. I'm not a mountaintop person. But it would be a dream to have a place where we could all go together.
02:32Not only our immediate family, but our parents, our sisters, their families.
02:36You know, I think I found the house. Why this house?
02:40It's been on the market for a while, so it just feels like the timing is really right for me to potentially make a really good deal on this property.

06:20So we would either have to go this way with this kitchen to give us the opportunity to really make this space work, or we've got to figure out another place in the house.

07:33And I think it was more like, oh, now I'm trying to force something that may just not be right.
07:38On the lower level, there's another small sitting room, two bedrooms and two bathrooms.
07:43Okay, so this is another bedroom.
07:46Still no closet and no bathroom.
07:49So this really, technically speaking, isn't a bedroom.
07:52And it's small.
07:53So I've got two people here, two folks here.
07:55That's four.
07:56And then trying to figure out this bathroom situation.
08:00Feels like a really large bathroom.
08:04You have your toilet, really good shower, double vanity with a lot of countertop space.
08:10This is pretty, but I almost feel like the bathroom feels bigger than the bedroom.
08:14And then down here, there's a nice walk-in closet.

08:19That is almost straight up.

08:31Another massive bathroom, double vanity.
08:38You have a soaking tub, you have a shower.
08:40You know, my kids are funny.
08:41They don't actually need this much space for a bathroom.
08:44So now I'm like, could this be a bedroom?

08:48I really can't get my head around a full bedroom because there's not really a bathroom or a closet in any of them.
08:54It's like everything feels hard and I don't know how we'd function in this space because we're just a bigger family.

09:04It's like this now reminds me of right when you walked into the house, you see that fireplace.

09:20This is where I see my family is like down here where we're playing games.

09:24So to me, this is a zero bedroom house that Chip has found.

09:36So this closet is enormous and this is where things start unlocking for me.
09:42I have all this space to work with.

09:46So this is where I'm thinking, this is where most of my kids could sleep.
09:49So this can then become the bunk room, a bathroom.

13:36It's been about a month since we first saw the mountain house and Chip has closed the deal.
13:40So we're back in Colorado.
13:42The kids are here with us.
13:44So we wanted to come straight to the house.
13:46They were seeing it for the first time.
13:48The kids love the river, a little tricky to get down.
13:51We got a rental nearby and the kids did some skiing.
13:56Today, Chip and I wanted to come to the property and to walk through the final plans for how we're going to transform the main house and our new local contractors.

14:08It looks and like feels different now that it's ours.

14:13I want to go into what's going to be the primary suite, but right now is the office.

16:19So when you think about opening up that bedroom that we were just in's wall.
16:23This is all for the primary bath.
16:25I mean, that's going to double the size of that space.

16:28I mean, the bathroom's going to be as big as the bedroom.

16:35And then basically our living room starts here.

16:41What's going to happen in here is this whole space is going to become a large open kitchen

16:48This is going to be a fridge, cabinetry, range, vent hood, countertops, and then your double ovens.
16:54Right down the middle, I'm thinking a long, beautiful table instead of an island.
16:59And then on the other side, there's sink, cabinets, dishwasher, so it'll feel balanced.

17:05While I'm cooking or whatever, I want y'all to be like off the kitchen, y'all are playing
17:08a game.
17:09We're going to add two chairs here, coffee table, sofa.
17:13We'll add floor to ceiling windows to bring in more light.
17:16And then where you're standing, moving those French doors over and adding a small little
17:22wood burning stove.
17:24But when you think about sitting around a beautiful fireplace, it's not a potbelly stove.
17:29When I think about a room like this, I think about a big fireplace on the end of this wall.

19:02So partnering with you, it's like a new step in our little journey.
19:05We've been doing this for 25 plus years.

19:23You know, with us, with our business in Waco, obviously our family, everything that we're
19:26doing and managing there, the distance is going to be a huge challenge.
19:30We have to trust who's on the ground here.

19:35When we can come to kind of see it in person, we're going to maximize those times.
19:39We're aiming to finish the house by first snow, which usually happens in early fall.
19:44This gives us about six months.
19:46When we head back to Waco, I think the first thing I've got to tackle is, I need to pick
19:50out flooring, tile, paint color.
19:52So that's the next step in finalizing this process.
19:55It's weird to think that the next time we stand right here, it will have been demoed

20:35I am terrified of most things in life, but this is the most scary thing.

20:47Today, I'm going to show you the final design on the mountain house.
20:50I'd say the hardest thing with this project has been, we can't just jump over to the house
21:05to double-check something or step in the space to imagine it.
21:07And so I want to show you today each of the spaces in the main house.
21:11So right when you step in, I'm excited about the entry just because I feel like it is that nod to mountain house.
21:20You've got light oak on the walls.
21:21It feels inviting.
21:22You go to the mountain house and you go to the mountain house.
21:25You go to the mountain house and you go to the mountain house.
21:27And you go to the mountain house and you go to the mountain house and you're going to the mountain house.
21:32You're going to have a little bit of a walk on the walls.
21:35It feels inviting.
21:36You go into the sitting room.
21:37We're going to add tongue and groove on the ceiling.
21:39And we're going to plaster the walls in a warm gray tone.
21:42The light oak wood is really the foundation of most of the spaces, whether that be the paneling on the walls or the existing flooring.
21:50The colors that we're going to contrast with are going to be a little darker.
21:54As you move into the main living space, we're going to add floor-to-ceiling windows, paneling on the walls and ceiling.
22:01And the bigger statement fireplace Chip's really wanting.
22:04And then leading into the new kitchen, you'll see the range, the vent hood, the paneled fridge, the double ovens, and a large dining table that can fit all the cousins and grandparents.
22:14But then I love this green tile that has, you know, a bit of a shimmer to it that will be a nice contrast to the wood.
22:22So I do feel like you're going to see this really beautiful blend of a mountain-style home that has all that beautiful oak wood and those harder surfaces.
22:32But then mixed with that more cottage vibe with the colors, the patterns, feeling masculine and feminine, cottagey, mountain house.
22:41There's going to be a lot of kind of opposites attracting in this space.
22:44I want to show you what I'm doing with the space that the kitchen was in.
22:48Part of the space will be in the new primary bath, and then we're turning the other half into a reading room.
22:54So now as you step in, you'll see this nice little reading nook with custom fabric that feels kind of whimsical and fun.
23:00I'm going to do this antique parquet flooring.
23:03We're playing with paneling, some vertical, some horizontal, so that it just feels a little more interesting.
23:08It's a smaller space.
23:09As you move out of this little reading nook around the corner into the hallway, we're going to add this cutie powder bath.
23:16We're going to do an angled sink and a hand-painted towel backsplash.
23:19I love this tile. It's like this little scallop. There's some floral motifs on it that are hand-painted.
23:24Knowing I couldn't do this like in the main space because of the cost, I'm going to do this in the tiny powder bath so that we can get a lot of impact.
23:32So now we're moving into the primary.
23:35I'm going to add this beautiful light oak paneling that has a little bit of this feminine detail at the top with this curve.
23:42Adding wallpaper, opening up the entry into the bathroom, which extends all the way through the old half bath and part of the old kitchen.
23:50We'll add a darker backsplash and then bring in some character with some brass sconces.
23:55I feel like now what we've solved for is we've created this primary suite, which didn't exist before.
24:00And then right below the primary downstairs is a second bedroom.
24:06We're going to add a walk-in closet and a walk-in bathroom, trying to create practicality for both of these bedrooms because they didn't have that to begin with.
24:13And in that hallway downstairs, we're adding a recessed nook that I think the kids will love.
24:18And then the laundry was in a closet in the hallway, which is too small.
24:23We have seven people in our family and then you think about all the stuff with skiing.
24:28So now I'm opening everything up, doing a burgundy backsplash, light oak paneling, and then a fun wallpaper.
24:35And then as you move into that den, I really want to cozy it up by adding a snack bar for the kids, more wood paneling on the walls, and then a fireplace to match the one upstairs.
24:46Since this was the primary and you went into this back room, it was their primary closet, which I feel like was the largest space in the entire house.
24:54So now we're transforming that huge space into a bunk room and a bath for the kids.
24:59We'll have a window here, four bunks with that same oak paneling, and a floral green wallpaper to bring in some color.
25:06Just these more saturated, earthy colors.
25:09And so that's really what you'll see on display is, you know, what would you find in nature?
25:14So it just feels like a beautiful reflection of what we're seeing outside, and then all of that plays well together.
25:20And now we're going to hand all of this over to Steve and then get rolling.
25:32Now that Joe's finalized the design, Demo is in full swing in Colorado.
25:37Upstairs, we're tearing out the walls in that living area, ripping out that old kitchen, which will now be the new reading room, taking down the wall between the office and the half bath so we can turn that into the primary suite.
25:50Downstairs, we're really transforming that space, demoing one of the large bathrooms and connecting it to the bedroom, taking out what used to be the primary bath to make room for a new laundry room.
26:02And we're turning that massive closet into an awesome bunk room for the kids.
26:07We're getting to the point where this project can really take off and run.
26:14Joe and I are in Waco, so today we have a call with our contractor, Steve, to get an update.

26:22We're about 95% done with our demo.

26:47Yeah, we'll have to take this header all the way down to the floor and put in a footing down below so we have structural support here as well.

37:09On the main level, we added a new cased opening leading into the primary hallway.
37:15The supporting beam for the expanded primary bath went in.
37:18The living room walls had to be open for the larger windows.
37:22And we removed the wrap on the beams to expose that original wood.
37:27We started installing the new electrical and plumbing.
37:30And outside, the guys have been crushing it on that updated river path.
37:34And here in Waco, Ella has been working on the design for her tiny cottage.
