00:00housing crisis we've ever had we need to build homes faster and more efficiently
00:06for all budgets and all Australians and that's exactly what future house is all
00:12about our mission is to build three houses for three families in just three
00:20months but three different budgets using three different modern methods of
00:25construction now we may not solve Australia's housing crisis but we're
00:31going to give this a red-hot guy previously we met the brave families who
00:40are joining us on this mission the Fox family from the Blue Mountains New South
00:44Wales are building two modular homes on the same block so they can care for
00:49their disabled daughter Caitlin so here is where mummy's house is this is a bit
00:54strange isn't it because mummy's got a house and daddy's got a house their
00:58build at high-tech modular is flying ahead very happy with everything they're
01:03moving along really fast then there's the Cochini family from Canberra who are
01:08planning to build a precast concrete home they've been butting their heads
01:12against an endless bureaucratic brick wall which has cost their time their money
01:17and their sanity unless we get this resolved the next 24 hours I'm gonna
01:21have to go talk to the real estate and find out how much I can get for selling
01:24this block and us the juries in the northern rivers of New South Wales have
01:29also thrown our hat into the ring and we'll be building a revolutionary 3d
01:34printed concrete home this looks incredible mate the plans and the
01:38concept are spectacular but we've still got a bit of work to do on the process no no no no no no no
01:44tonight I give the boys a hand to keep things moving that's Jamie's one yeah he's a little
01:52bit out I can have to double check everything lucky he wasn't building the pyramids finally
01:57Sean's precast home starts to take shape it's a dream come true sounds so corny but
02:02it is while back on the farm
02:07we build a house in the time you went and bought five chickens mate and after jumping out of the
02:16blocks early it seems the foxes are one step forward and two steps back definitely a lot of
02:25anxiety going on that's really scraping the barrel
02:37in Canberra Sean's been through some stress recently with delays and cost blowouts to the
02:43new home but it's nothing like the trauma he's already experienced in his life and the method
02:49he's found of managing his anxiety it's lovely piece of timber it's a piece of spotted gum and
02:55this is going to be the doorknobs for the front door I just wanted to put my own artistic touch on
03:01it a little bit and just so we'll see how we go if not it'll all go in the bin and we'll just buy some
03:07Sean often retreats to the shed and creates beautiful bowls and implements by recycling discarded
03:14timber and then shaping it on a wood lathe it's one of my favorite hobbies called wood turning
03:21I like making things that are useful as well most of the stuff I make I just make it for friends
03:27Sean once had a job in emergency response management which he found very traumatic
03:34I think the thing that I found the hardest was asking your friends to put their lives on the line
03:42and knowing you're sending them into danger and that that is really hard with the stress of work
03:52affecting him Sean's troubles were about to multiply I had a motor vehicle accident so I ate a kangaroo
03:59at 90 kilometers an hour on a vintage motorcycle lost everything from the waist down I was staring down
04:09being wheelchair bound forever you have a choice you can sit there and you can feel sorry for yourself
04:17and the world will let you do that and they will support you in doing that well you can grit your teeth
04:23and you can get on with it and I chose to grit my teeth and get on with it woodworking for me is I mean I
04:35think everybody needs a creative outlet I think it's really important for you to make things and
04:40do things with your hands for me it's a major stress relief like I lose track of time here the that kind of
04:47the PTSD stuff calms down on the brain just gets right into the zone you put the oil on you get this magic
04:54grain come out that you just cannot replicate it's got to be real timber had to relearn how to walk and function and
05:04so I have my attitude to life now is my my job is to be the best dad I can give my kids the best life
05:13I can and try and have some fun in the process the oil will bring these colors out really richly
05:18for Sean and his family it's been a frustrating time battling red tape for over a year in the hope of
05:32getting a building approval while packed together like sardines in a rental accommodation so very
05:39exciting is for 15 minutes ago yes not long ago we finally got full approval finally formally in writing
05:48in writing we are approved to actually build something which is so exciting after so many
05:55delays and frustrations we're there yes in writing allowed to do stuff well hallelujah the green light
06:07but to get the go-ahead from council they had to excavate and drop the level of their block by
06:13about a meter costing them a whopping $31,000 they hadn't budgeted for I got to a point where you can
06:22only hit your head against a brick wall for so long and we've had so many of these little hurdles that
06:30weren't little because they were weeks and weeks and weeks to resolve what's next I'm a very very
06:38patient person and even this pushed me to the brink the plan for the Cochini family has always been to
06:48use resi-cast concrete panels for their walls they're made in Western Sydney in a factory called solid
06:54precast then trucked to the location and simply craned into place I'm at the factory to meet Mick who's
07:02building Sean and Sarah's house he reckons he can get their house to lock up in 10 days which I think
07:09is a very big call so I want to see how these walls are made this looks very exciting because I'd imagine
07:16this doesn't take long to pour a slab which then becomes a wall correct there's a lot in the process
07:22designing and engineering yeah and then that's obviously transferred to the bed all formed up
07:27yeah you see a lot of reinforcement in them yeah pouring and finishing is probably the easy part
07:32so the beauty of the resi-cast is it's full structural precast walls hold the load unlike
07:39normal the inside frames would hold the load yes slab moves frames move your walls are your structure
07:45correct yeah then it's all in one yeah correct talk about disaster resilience building for the future
07:57so that looks like a very heavy load yeah so the whole house will come on three trucks this is load
08:06number one Sean's going to be very excited when he sees it say mate yeah yeah see you champion we'll see you in
08:16Canberra back on our farm in the northern rivers I would like a small cappuccino please I'll be back later
08:31for lunch thank you bye with the old caretaker's cottage now gone it's time to prepare the ground
08:41for the new 3d printed house the site needs to be cut filled and compacted to create a solid base
08:48now the DA isn't quite approved just yet but light groundwork preparations can get underway for us to
08:55get ahead of it legally we're allowed to cut and fill the site up to 600 millimeters which is great so
09:02that's what we're doing we're preparing the pad that's a dump truck that's right
09:08there we go and our DA is going in as we speak so we're keeping our fingers crossed that we can
09:20expedite this as quickly as possible I think all DAs are very complex to be honest these days the amount
09:26of reports you've got to put together and compile and the amount of time and money that takes you
09:31know I've been in the building game now 30 years and I still find it complex Simon Croft the CEO of the
09:38HIA the housing industry association also feels the pain I think red tape white tape and green
09:44tape is what I talk a lot about you know it's never been harder to build a home yeah we need to simplify
09:49and streamline the approval process we need to simplify and streamline our building codes it used
09:54to be a 200 page document it's now over 2,000 pages my youth would nearly be full of the paperwork
10:00and that's just to build the home let alone the safety rules compliance and contract rules all of
10:06them just keeps adding up and you go we've got more builders leaving the industry than wanting
10:10to come into it Simon's dead right all I seem to hear about is how frustrated builders are sitting
10:16in offices doing days of paperwork rather than actually building homes this is impossible every
10:22council requires different things and it can sometimes take a year to two years to get your
10:28final approval through and once you get your DA you're not through the woods yet you've then got to go
10:35back and get your construction certificates for each phase of that build I've seen so many people
10:41just give up on their DA purely because they've run out of energy and they've actually lost the will to
10:48complete building the house they're exhausted and and quite frankly I am too coming up how space age
10:57tech is helping you protect your home I didn't realize the floods got that high no wonder I got
11:03it cheap and it's a momentous day for the Coutinho family as their forever home takes shape before
11:11their very eyes it's pretty amazing it makes it real I think just like it's a dream come true it sounds so corny but
11:18up on our farm at the northern rivers got your dump truck all right the family are in the car and we're off to buy chickens

11:53feeding the chooks and collecting eggs Nashie and Bo are super excited whoa that's a lot of chickens here we go

12:11in Canberra a life-changing event is happening for the Coutinho family
12:18after five years of planning and a year dealing with DA approval including hold-ups and red tape
12:29finally the big day has arrived the construction of the Coutinho family home in Canberra is underway
12:36first one's about to go in so that's uh actually a bit of a relief mate we've had a week's worth of wet weather
12:43like the place was a mud pit yesterday morning so to get the crane down was a relief yesterday afternoon and
12:49now we're off and running mate so it's good
12:52we've been planning to build our house and you know dreaming about it for years and so
12:59finally seeing it become a reality now is just it's the most exciting I feel like we've been climbing
13:06this mountain and we're just starting to see the top
13:12it's pretty amazing it makes it real it's all been in theory until this point
13:16there's no turning back now that's for sure
13:31it's so big
13:33so Ted over there is our lounge room where we're gonna watch our feet in
13:37and there's the dining room we'll eat our lunch
13:39and then the next bit is where our kitchen will be
13:41how did they know that we're gonna have a new house
13:44oh we told them we told them that we're gonna have a new house
13:49Sarah was very dubious at first about the concrete precast option
13:54but now yeah now you can see it in real life
13:57I think all those nerves have disappeared
14:00it's very cool
14:05it's just so exciting
14:06darling

14:10it's just this is just the beginning

14:23another couple of hours the walls will be up
14:26we'll do the trusses today

14:30just set up a tent inside
14:33this resi cast construction method
14:36is so incredibly fast
14:38because all the concrete panels for the walls
14:40are made in a factory
14:42and then they're trucked to the site
14:44and craned in
14:45it only takes a few hours
14:47and the walls for the house are up in place
14:50the precision is truly amazing
14:53everything here is an engineered solution
14:55we get a set of house plans
14:57we transfer them into what we call precast working drawings
15:00those drawings that have a thousand measurements on them all to the millimetre
15:04that's what you pay for
15:06precise factory made prefab
15:08if we've got a chance of solving the building crisis
15:12techniques like resi casts that reduce construction time
15:15need to be used by big volume home builders
15:18so I've invited one of the biggest home building companies in Australia
15:22Clarendon and Domain Homes
15:25to check out this resi cast system
15:27they've built over 35,000 homes
15:28but they've never seen anything like this before
15:34so these guys over here
15:35the ones in the vest
15:36they're all watching
15:37because they're learning how to do this for other people
15:40so other people can build their houses like we are
15:43what are your first impressions of the resi cast?
15:46very impressive
15:47very impressive

15:51it actually went together as quick as what it did
15:53and in the time it did
15:54so and it's easy
15:56he is certainly less exposed to the weather as well
15:59and you know less trades on site
16:02I mean that's the one thing that kind of stood out to us today
16:05there's less moving parts
16:07today has proven that it's got some potential
16:09so yeah we're going to have a go
16:11we're going to put one up over in Rouskill
16:13and let's see how we go

18:06West of Sydney in the Blue Mountains
18:08Michael and Helen Fox have separated
18:10but you wouldn't know it
18:12because they're still living in the same house
18:14and caring for their disabled daughter Caitlin
18:15it's been over a year now and I'm kind of used to it
18:21probably not a lot different to what it was
18:25nice
18:27they're building two identical modular homes on the same block
18:32so that Caitlin will feel just as comfortable in either home
18:36now I'm a big fan of modular prefab homes
18:39they're high quality and suit all budgets
18:41but the foxes like many home builders are finding that as they progress
18:46money's getting tight
18:48we were trying to do everything possible to do everything right by the council
18:54yeah the expenses just keep coming up
18:56there was an application fee to council
18:59oh an acoustic check
19:01they demanded a landscape plan
19:03dish drain
19:04dish drain
19:05dish drain is cool
19:06dish drain
19:07arborist report
19:08contribution fees
19:09but it's been way over 13 months
19:12and it's costing so much more in rent
19:15I started to feel like it was a money pit
19:21Aussies across the country get blindsided by these hidden costs and delays
19:26and Helen's budget is certainly under pressure
19:29the independence I really want it to be there but there's a lot involved
19:33you know it's not just moving house
19:34it's not just separating
19:35it's going start a new career get a job
19:39so financially
19:41I'm trying to do what I can
19:44yeah
19:46they each have a final payment of $50,000 to make on delivery of their homes
19:50there's definitely a lot of anxiety going on you know paying that last installment because that's really scraping the barrel
19:56the good news is that high-tech modular have been incredibly fast their homes are due for completion in just five weeks
20:06the walls have been covered in the plywood bracing on the outside and one of the houses had the insulation added to
20:13it even started with a little bit of cladding on the outside so you could really get a sense of how it was going to look
20:22Rex has been amazing
20:26the whole team sort of like really feeling quite nice it's almost like going to visit friends
20:31I got one bone to pick though
20:34this one's called

20:37because it's the most important
20:38that one's called the secondary
20:39it doesn't work that way right?

20:43we'll call it primary one, primary two
20:46I feel like bananas in pyjamas right now

20:55there's no doubt that our weather is changing
20:58and so when we're building our future houses
21:01we need to make sure that we build with the weather in mind
21:03but there's one company who's using state-of-the-art technology to match house locations to weather events and potential risk
21:12Wow! I'll tell you what, it is blowing an absolute gale out here
21:17talk about weather extremes
21:19I'm actually here in Brisbane at CBD at Suncorp Insurance's head office
21:25to learn a little more about their disaster management centre
21:28so we're in the disaster management centre
21:33which is our epicentre for how we manage event response across Suncorp
21:38so no matter where the event is
21:41we have all the data and information here that enables us to mobilise faster and get to our customers as soon as we possibly can
21:48including things like geospatial mapping, satellite and aerial imagery
21:52whoa, what's geospatial mapping?
21:53so that enables us to look across the country and have an aerial view of how it all is sitting at the present
22:02I see, wow
22:04geospatial mapping?
22:06this place is seriously impressive
22:08I feel like I'm at NASA Headquarters
22:10so the blue hue you can see on the screen here, that lily's pulling up
22:13that is flood mapping, that's how the flood water is peaking
22:17Suncorp Insurance have developed this amazing technology
22:20to help protect our homes and lay the foundations for a stronger and more resilient future for Aussie families
22:28this is the floods down in New South Wales this year
22:31oh, the one that just happened?

22:37if we look at Shoreline Drive here
22:39that's residential housing all along Shoreline Drive
22:42wow, they were all underwater
22:44there was a level of flood impact
22:48the Disaster Management Centre has been built by Suncorp to help their customers prepare for and respond to massive weather events
22:57speed is really important and early information is really important
23:01so if we do see some weather and we do think it's going to be significant
23:04we will proactively message our customers
23:06so, while I'm here, I might just see what the flood risk is like on my property
23:12so that's my boundary running through here
23:14and I was looking at building a little glass house somewhere around here
23:20but I didn't realise the floods got that high
23:23this is 72 acres and look how much of it's underwater
23:26it's really interesting
23:28no wonder I got it cheap
23:30coming up, I'm back on the tools and the boys couldn't be happier

23:45and in Canberra, a new house has sprung up in just hours
23:48but there's a problem with the roof trusses
23:51it's a bit of a jigsaw puzzle at the moment
23:54might be a little bit slow working out bits and pieces, to be honest

24:07back at our Northern Rivers farm
24:09my earth moving team Dazza and James have been hard at it
24:12trucking hundreds of tons of soil to build the site for our new home
24:23how we going lads?

24:46like we're starting to get a really nice elevation here you know
24:48yeah
24:49I won't deny the fact that
24:51this project is placing more pressure on our family again
24:55and having just come out of another build
24:58I'm getting quite a few raised eyebrows
25:03about the fact that we're embarking on another
25:05I was promised this would be fast and painless
25:08let's just say that
25:10and it's already proving to be
25:13not that
25:15you must admit though it's all happening a little faster than it did before
25:19I mean we were in the DA process for two years
25:22we still could be
25:24she's right
25:26my builders are now on site
25:29and have started getting all the precise measurements they'll need
25:32to guarantee accurate lines and levels
25:35for the construction of our new 3D printed home
25:38and luckily for the team
25:40I've helped make things a little faster
25:42with pinpoint accurate set outs
25:44they're doing the set out and the profiles this morning
25:47so you want that peg pulled out now?
25:49yeah we're going to have to remove that

25:53so today's a big day because we're actually setting out the site
25:57putting in what we call profiles
25:59profiles sit at the corner of all the blocks
26:02at various intervals
26:04where we might do cross sections throughout the slab
26:07and those profiles will stay there permanently throughout the entire build
26:11that measurement's back from the 1200
26:14once again he's about 1500 out
26:1615 mil
26:181500 millimetres
26:1915 mil in James' hands
26:221516 mil
26:24lucky he wasn't building the pyramids

26:30I've come to know over the last 30 years

26:53now while the base layer for our new home progresses
26:55we're waiting on the all-important DA to be approved
26:58and unfortunately
27:00that's still a work in progress
27:03it's easy to apportion blame for the housing crisis
27:07but it's far better to focus on the solutions
27:10and that means being open to changing our minds
27:14prefab construction is really taking off
27:17and there's some stunning high-end custom builds hitting the market
27:21I'm about to meet Steve Bridger from Salt Air Modular
27:25a company that's building award-winning prefab homes
27:28in a factory on the Sunshine Coast
27:31it's not anything different or to be scared about
27:34it's just something that's been put together
27:36without the weather beating it up
27:38and it's been put together with a whole lot more supervision
27:41and when a client comes along and says
27:44mate I want this and I want a bit more architecture
27:46and his name might be Jamie Dury
27:47do you start pulling your hair out and go
27:50mate we don't do custom
27:52what happens here?
27:53the hair's all gone
27:54you've already met me haven't you?
27:56and that's the thing I mean basically we're out
27:58we're trying to build up and scale
28:00so we are just saying yes yes yes we can do it
28:03we've recently completed
28:05and it's won a Master Builders Award
28:07a 16 module two-storey home
28:09wow
28:11that's right and I've got to put my hands together
28:13for CommBank for being the one bank
28:14for being the one bank who's come and further investigated
28:17to actually say well there are some acts
28:20there are some protections
28:22it is actually a relatively safe space
28:24here's a product and I can tell you now
28:26the minute that came out
28:28we have had a whole host of inquiries
28:30of people who could get finance for a traditional build
28:33who can now get finance for a modular build
28:37what we're trying to do is scale up
28:38yes
28:40and to scale up
28:42you need to be at a really affordable price
28:45the catch is
28:47that you need big scale
28:49and be doing lots of volume
28:51to get that affordable price
28:53so in a way the more volume
28:55that the modular industry can get
28:57and this is what CommBank is helping to provide
28:59it actually decreases the cost of housing
29:02and is better for housing affordability
29:04it's a win-win for everyone isn't it?

29:15in Canberra all the walls for the Cochini family
29:18have been craned in and installed in a little over five hours
29:22there's nothing quite like the feeling of a plan coming together
29:27the last minute
29:29a lot of moving parts to get us to this point
29:31a lot of hard graft
29:33it's just incredible to see that touchdown
29:37I bolted on and we've essentially got a house
29:41how good is that?
29:43and now the trusses that support the roof have arrived
29:47Mick gets them pre-built to save time
29:50however, there is a problem
29:52they're 22, 23, 25
29:55which ones are they here?
29:57Mick promised to get all the walls and trusses up in one day
30:01it's like a box of goodies when the truss truck turns up
30:05it's obviously half a dozen packs of trusses
30:08and the truss you want will be on the bottom of the pack
30:10it's a bit of a jigsaw puzzle at the moment
30:13so it might be a little bit slow working out bits and pieces
30:15to be honest
30:24good to get some trusses on
30:25a little bit late but that's okay
30:27we'll still get them done
30:29we've got a couple of hours before it's dark
30:33the problem is there's a couple of big gaps between these trusses
30:36for a couple of big skylights so it's not normal
30:38we've got to spend a little bit of time spacing that out for the skylights
30:41if it was a normal roof we'd just keep going
30:45but this is going to take a little bit of time now
30:47probably a dozen to go
30:49so we'll do that on Monday
30:51come on Mick, you did say one day
30:53but I suppose a day and a half is still very good
30:57there was nothing here yesterday
30:59it was a mud pit
31:00you know, 24 hours later
31:02there's a shell of a house
31:07coming up, an external cladding that's strong
31:09chemical free
31:11and good enough to eat
31:12that's great
31:14natural
31:16plus stone bench tops that resist paint stains
31:19and extreme heat
31:28it's mind blowing how much the high tech modular team
31:31have achieved in just five weeks
31:33and it's not just the foxes houses
31:36the whole place is buzzing
31:37the future is this
31:41the future is you know modular housing
31:44now you know I love sustainability
31:46and the house of the future needs to be kind to the planet
31:49so when I first met Rex
31:51I set him the challenge to make his modular builds
31:54as environmentally friendly as possible
31:57three months on and I'm here to see if he actually listened to my sustainable solutions
32:02what are we doing in terms of insulation
32:03so we've upgraded the insulation and that will be foil board underflow insulation as well
32:09so we're turning this snow gum 60 into the greenest version you've ever done
32:14sustainable house exactly right
32:16now I hear there's been some positive news on the windows
32:19yes we've got the windows
32:21double glazed
32:22double glazed as well
32:23on day one you insisted on that and we got that
32:26good on you mate
32:27yeah we've got the double glazed
32:29you are leaping ahead in environmental bounds

32:35he's also upgraded the homes with an external cladding that's beautiful
32:39environmentally sustainable
32:40and a case study in Aussie manufacturing
32:44taking on the world and winning

32:49exterior cladding
32:51termite proof, chemical free, strong and affordable
32:55you guys are making world class external cladding
32:59and it's not every day you can get cladding that's
33:0297% natural material, 3% paraffin
33:05that can actually bend
33:06yeah absolutely
33:07like this
33:08the process begins with waste

46:19you're looking at a hundred percent wool carpet
46:21which is australian made which is what we love here at carpet court
46:24you find with this it's hyper allergenic
46:27and it's got a natural stain resistance and a fire resistance as well with the product
46:33i'd love to have a bit of a look at the different colours
46:36this just kind of gives you an idea
46:39i think this middle one is actually looking like it's going to be the best option i like the little flex in it
46:44and i think it'll hide the stains or damage
46:47earlier sean was busy at the lathe attempting to craft some peace of mind
46:53some custom door handles to add a personal touch to his new home
46:57and now they're ready to be installed
47:00so these are the door handles so this is
47:04the two handles so there's a matching set
47:09that's the front of the door the external at the top and that's the back
47:13so it took probably about 20 hours of work to get to this point
47:18yeah really happy i'm glad i could make something for the house
47:22like it's one of those things that you always want to do as much as you can
47:25so these are the things that i can add a little bit of my art
47:28and my um creativity to our home
