00:04Residents of a Las Vegas condominium community have successfully halted a steep fee hike after their homeowners association attempted to raise dues by 78%.
00:13The Richmond Park HOA, which governs the Bavington Court condos, announced that monthly fees would jump from $275 to $490 starting in January,
00:24a move that shocked many residents, especially seniors and families on fixed incomes.
00:30The proposed increase sparked immediate concern.
00:33For many elderly homeowners, the added cost could have meant losing their homes.
00:37But instead of accepting the change, residents mobilized and cited a Nevada law that allows HOA budgets to be overturned through a majority petition.
00:46To block the increase, they needed 137 signatures.
00:50They gathered 151.
00:53As a result, the nearly $500 a month proposal has been rejected.
00:57Dues will remain at $275 for now, with residents expected to vote only on a smaller $22.50 increase.
01:07The victory was especially meaningful for 73-year-old Denise Holden, who lives on a fixed income and feared losing her home.
01:15She also criticized the HOA's management, questioning why such a large increase was needed when the community reportedly had just $11,000 in reserves and visible maintenance issues.
01:24Other residents shared similar frustrations.
01:28Carol Cotero, who earns $14.50 an hour, said the hike would have made basic living unaffordable.
01:35She pointed to broken lights, limited pool access, and security concerns as signs that the HOA had not been maintaining the community.

01:45However, residents acknowledge the fight isn't entirely over.
01:50Nevada law allows HOA's to issue special assessments for major repairs without a vote, meaning homeowners may still face additional costs.
01:59And with no cap on yearly increases, many worry similar hikes could return.
