01:11Unbelievably, at the same time, we're building a house.
01:15And us, the Duries, in the Northern Rivers of New South Wales, are building a 3D concrete printed home.

02:37Our farm in the Northern Rivers is our little piece of paradise.

02:45My mate Dazza is finishing off taking down the old caretaker's cottage.
03:00So we can build a new 3D printed concrete house in its place.
03:04I can't wait to get started.
03:08But first, we need to salvage everything that's worth saving.

03:19All the hardwood.
03:21And there's always some gold nuggets to be found amongst the rust.
03:25After the cottage came down, I thought, well, I'm going to salvage all of that beautiful hardwood because it was at least 70 years old and it's in perfect condition.
03:38And hopefully we're going to find ways to reuse that in the new build.
03:41OK, that's a beauty.
03:46Well, these are going to become the jams, the door jams, for all the new windows and doors.

03:57So that gets fixed up against the 3D printed wall.
04:00And then inside here is where the new windows get fixed in.
04:02And then your architraves go on the outside.

04:12But these beautiful old beams aren't the only thing we're saving.
04:17All the concrete, timber and steel in this old shed will live to build another day.

04:39I think dreaming up your vision at the start is always the favourite process.
04:44Talking about your hopes and dreams and how you see yourself living on the land and then coming up here every time to site.
04:52And we all seem to decompress a little bit and relax.
04:55But now all of a sudden it's a build site and the stress seems to have followed us to our tranquility.

08:26We'll have all of our own kitchen, lounge room, dining, bathroom and laundry.

11:28When we first met Nick, he inspired us with the capabilities of 3D concrete printing.
11:34And I want to use those capabilities to bring nature into our build.
11:39I love the idea of having these beautiful concrete trees mixed in with a real tree that
11:47might sit in the centre of the house.
11:49Would that work?
11:50It would.
11:51No, no.
11:52Genuinely.
11:53You know, the printer doesn't care.
11:54It'll do whatever you put in there within reasons.
11:56Nick claims that with 3D printing, almost anything is possible.
12:01And in our initial design session, I gave him a clear plan of exactly what I'm after.

12:45Well, this is the tree that started the whole conversation.

12:54I love the way the roots come down, and it feels like it's just completely bedded into

13:03And this is what we try to mimic, you know, in the 3D.

13:11You'll look out from the window through these concrete columns with a tree that's shaped

13:27And the idea of having the roof rest on a forest of concrete trees, I love.

14:40And then put the roof on top of it.

17:17They've chosen the Snowgum 60 design.
17:21Two bedrooms with built-in robes, separate bathroom and laundry, open-plan lounge and kitchen
17:27with an island bench.
17:28There's a lot packed into this 60 square metres.
17:31Oh, it's fantastic.
17:32It's, yeah, really good.
17:34Very happy with everything.

17:37It's brilliant to come and see what stage they're at.
17:40They're moving along really fast.
17:41It's incredible, the amount of work these guys have put together in less than a week.
17:46The modular building process is not unlike building a lightweight house.
17:51The only difference is it takes place indoors.
17:54Last week, it was just raining cats and dogs.

17:59But then our factory was just busy ass.
18:01You know, we were still continuing to build and, you know, we didn't have any issues.
18:04We didn't have to stop because of the inclement weather.
18:07Okay.
18:08That's one of the biggest advantages that we take with the modular.
18:12With Michael and Helen's house construction forging ahead, they're keen to decide on their flooring.
18:19And Carpet Court has made an onsite visit with their mobile showroom to help them choose.
18:25So this particular range here is the Parky collection.
18:29A feature that I think is really important with this product, it's got the wood shield top coating on it.
18:35So you're going to find it's going to be really hard and sturdy for you.
18:39With their daughter Caitlin in mind, the Parky floor is the perfect option as it's resilient and easy to maintain.
18:46The other thing that I love about this product is it's sustainable.
18:51So it actually uses 25% less wood than other standard timber floors.
18:57Wow.
18:58So it's really a matter of choosing what sort of colorings we're thinking for both the homes.
19:06Yeah, I like probably a lighter color because I'm going to have dark walls.

19:12But also a natural looking timber.
19:15It was an opportunity to choose different ones so we could be, you know, as we're splitting it up, it's one of the advantages.
19:22We can choose whatever we want, blow what the other wants and we'll do our own thing, you know.

19:30I was thinking originally going for something a bit darker, but I've actually come back to the natural oak.

19:50Because I liked its warmth and lighter tone.

20:13But now, builder Mick and owner Sean have hit a major red tape hurdle.
20:19Do you know much about the solar encroachment?
20:22As much as any layman's person can.
20:25My understanding is it's about preventing my house blocking the solar effect on the neighbour's house.
20:32That's right.
20:33So you don't want to block the night.
20:34Yeah, which kind of makes sense.
20:35Yeah.
20:36Because I'm designing this house to maximise the solar effect.
20:38We want to let everybody else do the same thing.
20:40In Sean's case, the solar encroachment rules require his house to be built two metres from the neighbour's fence to a wall height of just 1.8 metres.
20:50So this has to go down another 900 to reach the finished floor level.
20:54I mean, look, I'm about two metres tall.
20:58Oh, yeah.
20:59Two metres out.
21:00There's a shadow there.
21:03It doesn't even hit the neighbour's yard.
21:04And we're in the middle of it.
21:05It doesn't even make it up my fence.
21:07My fence is doing more damage to the solar envelope than the house will.
21:11True, isn't it?
21:12This really is red tape gone mad.
21:15So really half a metre down will be your finished floor.
21:18You're going to be down in a hole, mate.
21:20Yeah.
21:21And what you're saying is I could probably bring the house up and change that, but I'd have to go through a DA.

21:28Sean now faces some difficult choices.
21:32Endure the long delay of applying for a DA or lower the level of his house and cop the extra cost of excavating hundreds of tonnes of additional soil.
21:47I'm just going to spend the money and not wait.
21:50Well, it's cheaper for you to spend the money than wait.

21:53It's three times as much in rent.

21:57It's not even day one and we're already, and we're already 20 grand in the hole, which is not even a hole yet.

22:18I'm heading to Queensland to see how another modular construction business, Ollie Homes, is growing to meet demand.
22:27CEO Dale Funston explains how far they've come since he joined 15 years ago.
22:34So back then, how long did it take to build one of these?
22:37A small one of these, about eight months.
22:39Eight months?
22:40Eight months.
22:41And what are you building them at now?
22:43Probably the four piece one, eight weeks.
22:46Unbelievable.
22:47Yeah.
22:50Combank has led the way when it comes to modular housing loans and business lending.
22:55We know that housing supply is a real challenge.

22:59And prefabricated housing is one way which we really think can help mobilise supply.

23:14Yeah, I mean the first thing is we wanted to do something about Australia's housing crisis.
23:18And then what we also discovered is that manufacturing is alive and well in Australia in this segment.
23:24Combank's funding is enabling Ollie Homes to expand their operations.
23:34You're now helping him build a second facility, is that right?
23:36We are.

23:38It's going to be 550 home a year capacity.
23:41Wow.
23:42So that's going to more than double the capacity that they have here today.
23:46So we feel very privileged to be a part of that.
23:51Having seen the designs for my 3D concrete printed house, I'm visiting the factory where all the magic happens.

26:08And this is the first pillar of our new home.

26:15So this really is the very first 3D printed prefabricated house in Australia, if not the
26:22world, as far as I know, because it's prefab.
26:26Everything's built in the factory and then brought out to site.

26:35We're always guinea pigs.
26:37Nick and his team at 3D Contour spend months pouring over concrete chemistry to get their
26:44mix exactly right.
26:45It's a high performance in water.
26:47Almost 50% recycled.
26:48We've got a lot of herbs and spices in there.
26:50It dries to 60 MPa almost.
26:52Wow.
26:53So it's really, it's really tough.

28:04So the moment I saw all of that 3D material fall into a pile of cow manure, I just felt like this is never going to work because, you know, we couldn't even get up 500 millimetres and we need to get 3.1 metres high.

28:26So the layers below weren't cured enough yet.
28:28So this was always going to fail?
28:30I thought I'd get to a metre, but I was 500 millimetres short.

28:32Well, I guess that's why we do tests, right?

36:34also another gate down the other end that they've knocked over the cows I think. Right.
36:44This is like three and a half grand's worth of fruit trees. I thought this would be great in a
36:50couple of years time we'll start bearing fruit and off we go. We've probably lost a year of growth.

40:58The blaze themselves have been designed to mimic an aircraft wing, a 2.1 metre diameter fan. And just
41:05bear in mind you need a really big room and some pretty high ceilings to get that one in. Yep.
41:09So, Jamie, this one here, it's basically eight layers of mozo bamboo layered on top of one another
41:17to produce this finish. And from a sustainability perspective, it's certainly best in class. Yep.

42:40An admin issue has resulted in the trees on Sean's plans being numbered differently in two different
42:47reports. In the automated system that you have to fill it out on the thing,
42:52you have to mark which trees they need to assess. And that creates the number of the tree. It doesn't
42:57take it off the plan that you submit. It just creates in whatever order you put them on them.
43:02You drew them on their map. Yeah. That's all it is. Not hard. There's no legal
43:10reason to do this. To stop this from happening.
43:14Sean's been trying unsuccessfully to navigate the ACT's fast-track building approval process
43:24for 12 weeks. Longer than the 10 weeks it takes to build a ResiCast house.
43:32He's now run out of time, money and patience.
43:35So right now, unless we get this resolved in the next 24 hours, I'm going to have to go talk to
