00:00Renting a house in 2025 just got a massive upgrade.
00:03And for once, tenants are actually winning.
00:06If you've ever fought with a landlord over bizarre deposits,
00:08random rent hikes, or surprise house visits, this one's for you.
00:12Under the new Model Tenancy Act rules, the biggest relief is the cap on security deposits.
00:17Landlords can't ask for more than two months' rent for residential properties anymore.
00:22Another big change is that every rent agreement must now be properly drafted,
00:26digital, and registered online within 60 days.
00:28No more verbal deals or WhatsApp agreements.
00:31Rent hikes are also to be strictly regulated.
00:34Your landlord can increase rent only once in 12 months and even then,
00:37only after giving you a 90-day written notice.
00:40Tenant privacy is also protected now.
00:42Landlords can't show up unannounced.
00:44They must give a 24-hour notice before entering the property, except in real emergencies.
00:49Plus, the Act clearly lists who is responsible for which repairs,
00:53so you don't get stuck paying for things that aren't your fault.
00:55Bottom line is, renting just became way more transparent, fair, and tenant-friendly.
01:01So, if you're house hunting this year, make sure your new agreement follows these rules.
