00:02Let me run you through the new changes coming in on the 1st of May while I update my bidding.
00:07Firstly, there's no more no-fault eviction. That means your landlord can't just kick you out.
00:10They need an actual legal reason to evict you, like not paying your rent. And even then,
00:14they need to go through the proper channels to do so. Plus, fixed-term contracts are also out.
00:17All contracts are now moved to a rolling tenancy. That means you can leave whenever
00:21you want, as long as you give two months' notice. Rental bidding wars, they're gone too.
00:25Now when you see a property online for £1,200 a month, that's all they can cost you,
00:28and no one else can bid more. Your rent can also only go up once a year now,
00:34and it has to be around market rate. If you think it's unfair, you can also challenge it.
00:40Oh, and you can now request a pet and your landlord can't say no without a good reason.
