00:07And you know what? You might be able to find them
00:10if you head down to your local auction room
00:12and buy your next home
00:14under the hammer.
00:30Properties in the orchestras come in all shapes and sizes.
00:43You never know what you're going to find
00:45and that's part of the appeal.
00:46So what appealed to the buyers
00:48on today's show?
00:51In Ebbervale
00:52I find all sorts of problems in this
00:54commercial space.
00:55There's clearly some reconfiguration
00:58required.
01:00In Tubbridge Wells
01:03Jackie's not too enamoured with the interior
01:06of this property.
01:07Everything is so dated.
01:09Everything needs to be ripped out.
01:12And in rural
01:13Abergavenny, Owines
01:15down on the farm, big time.
01:17I think this has all got to come down.
01:19I mean, look at the state of it.
01:20It's just full of rubbish.
01:23All these properties have been sold at auction
01:26and we'll find out who bought them
01:27and what they paid for them
01:28when they went under the hammer.

01:31Well done.
01:35First up, the Welsh County of Monmouthshire
01:37and the town of Ebbervale.
01:39With its name translating as
01:41Valley of the Wild Horse,
01:43I hope this first auction property
01:45won't be a bumpy ride.
01:47Well, slap bang in the middle of Ebbervale Town Centre
01:51is the property I'm here to see.
01:52And you know what?
01:53It's rare that you're just absolutely stopped in your tracks
01:57by the beauty of a building in a town centre.
02:00But look at that!
02:01Oh my word, it looks so out of place in lots of ways.
02:05But wow, it is a really interesting lot.
02:10Top floor is a two-bed flat.
02:13Already tenanted, so we can't see that.
02:15The ground floor is a commercial space.
02:18Let's explore that.
02:19Oh, by the way, guide price, 80,000 quid.
02:24Wow!
02:31Look at this entrance area.
02:33I don't have to go too much further.
02:35Beautiful stained glass little porchway
02:37with the tiled floor and everything.
02:40Just amazing.
02:41I mean, in its day,
02:42this would probably have been used
02:44by one of the high-end management
02:46from the local mines, maybe.
02:47So a grand building indeed.
02:50As I said, commercial use,
02:51although, I'd say there's lots of bedroom furniture
02:55and toys and over there a bit of a sofa.
02:58So, I don't know,
02:59it looks like it might have been used
03:00not quite for pure commercial.
03:04But a room here, another room off there,
03:07this large entrance area.
03:08Now, that does have the feel
03:10of a commercial kind of building,
03:11as does this little sort of welcome desk.
03:14But the front sitting room,
03:16I mean, you can see this is really quite pleasant.
03:19I mean, you've got the bay window there.
03:20Not in bad condition,
03:22although there's definitely
03:24an overriding smell of damp.
03:28So, I haven't seen anything
03:30which is too bad so far.
03:33So, hmm.
03:35I've got a feeling that
03:36there, there'd be dragons.
03:38Dragons.
03:42Dragons rage outside your door
03:47But I'm on my way
03:50To save you
03:52Kind of sea dragons, probably,
03:55with all the water that I can...

04:05The ceiling looks like it's about to fall down

04:15You'd expect that,
04:16because it's got rain coming in,
04:17but, um,
04:19just as you
04:19progress into the building,
04:21it just gets worse
04:21and worse and worse.

04:27Strange kind of little...
04:29whatever you want to call this

04:31But then it's sort of like,
04:32oh, do I really want to go
04:33this far into the building?
04:34Yes, I suppose I have to
04:35just to show you what it is.
04:37It's down here,
04:38the kitchen.
04:39You wouldn't have expected
04:40a big kitchen,
04:41the fact it was a
04:42commercial property.
04:43So, you just might have expected
04:46something which is
04:47in slightly better condition.
04:49Uh, hmm.
04:52There's clearly some
04:53reconfiguration required
04:55and there's clearly
04:58a little bit of damp
04:58to sort out.
05:09There's no denying it.
05:10This place needs stripping
05:12right back to its bones.
05:14But beneath the mould
05:15and peeling paint,
05:16you're left with a generous
05:17footprint and plenty
05:18of potential.
05:20Before any of that
05:21can be realised, though,
05:22there's something else
05:23that I will need to consider.
05:27Now, let's vacate that area.
05:28A-S-A-P.
05:30Now, let's talk more generally
05:32about the building, then.
05:33Currently, it is, um,
05:35listed as a commercial unit,
05:37even though it looks like
05:38it's been used as residential.
05:39Once you take it on,
05:41you need to formalise that.
05:43And, you know,
05:44some councils might not want
05:47this to be converted
05:48into residential.
05:50You know, you are in a street
05:51of shops and other things.
05:53You know, is it important
05:54to have office space
05:55in the centre of a town
05:57like this?
05:57Quite possibly.
05:58So, it's not a given
06:00that they would allow you
06:01to convert this into residential.
06:02So, you know,
06:03you need to factor that
06:04into your plans.
06:05But, that said,
06:06it would make a really
06:07nice office space anyway.
06:08So, I think there's
06:09lots of options here.
06:11With a residential flat
06:12already in place upstairs,
06:14it's just the ground floor
06:15that needs exploring
06:16for potential conversion.
06:18In some cases,
06:20commercial spaces
06:21can become residential
06:22under permitted
06:23development rights,
06:24but it still requires
06:25local authority approval.
06:27A chat with the local
06:28planning officer
06:29is the best place to start.
06:31And soon you will find
06:32that there comes a time
06:34for making you rise up.
06:36But, in the meantime,
06:37we're turning to a local
06:38estate agent
06:39to get his take
06:40on what could be done
06:41with this mixed-use property,
06:43which came with a guide
06:44price of £80,000.
06:47Certainly, resolving
06:48the damp issues
06:49and the water leak issue,
06:51that is top priority.
06:53After that,
06:54then you've also got
06:55decoration through.
06:56I think the new
06:58owner of the property
06:58will transform it
07:00hopefully into
07:01a really nice
07:02residential apartment
07:04because in centre of town
07:06there's plenty of shops
07:07and, you know,
07:08office units around.
07:10So I think, really,
07:11a ground floor apartment
07:12will work so well.
07:15If you're able
07:16to make downstairs
07:17residential
07:18and create a second
07:19two-bed flat
07:20on the ground floor,
07:21how much does the agent
07:22think he could achieve
07:23on the sales
07:23and rental markets?
07:25Resale value
07:27would be between
07:28£80,000 and £90,000
07:29and if it went on
07:30to the market
07:31for rental,
07:32it'd be around
07:32£675 per calendar month.
07:36Well, a truly
07:37impressive building
07:38that has to be
07:39worth the effort
07:40to bring it back
07:41to its former glory.
07:43The first floor flat,
07:44sorted the ground floor,
07:45lots of damp
07:46and, of course,
07:47you have got the issue
07:48with the change of use.
07:49But let's see who bought it
07:50when it went under the hammer.
07:51This lot was part
07:56of a remote auction
07:57with bids taking place online.
07:59Sold to the online bidder.

08:04The successful bid
08:05of £90,000
08:06came from local
08:08entrepreneur Jesse
08:09and I caught up with him
08:10to find out his plans
08:11for the property.
08:13Jesse, good to meet you.
08:15Nice to meet you.
08:16Congratulations.

08:17So tell me
08:18why you wanted to buy
08:19this building.
08:20Ah, it's stunning.
08:22It is?
08:22Yeah.
08:23I used to walk
08:24past this building
08:24or, you know,
08:25buildings like this.
08:26I always wanted
08:27to buy one of these,
08:28especially the stone-fronted
08:30and the Victorian glass.
08:31That's brilliant.
08:32So it was actually
08:33this particular building
08:35that you'd recognise
08:36the style of
08:37and thought,
08:38I want one of those.
08:39Actually, yeah,
08:40like these kinds of building.
08:42Right.
08:42Stone-fronted, yeah.
08:43And then this come
08:44down to the market.
08:45Right.
08:46I can't resist.
08:46Well, it's certainly
08:47a huge, huge building,
08:50isn't it?
08:50I mean, what do you
08:52know about it?
08:53The history of these
08:54places was when
08:55there was a coal mining
08:57or steel mining happening,
08:59these particular type
09:00of flats was given
09:01to the managers
09:01of the coal mines.
09:03Obviously, we couldn't
09:04get upstairs
09:05because it's already
09:06tenanted out.
09:07Do you know about that?
09:08Yeah.
09:09Yeah.
09:09Tell me more.
09:10So basically,
09:11we bought the whole building.
09:12Underneath, there was
09:13a lot of work
09:14that needs to be done,
09:14so we decided to do
09:15the upflow flats first.
09:17So you bought it
09:18a while ago?
09:19Yeah.
09:19Right.
09:20It was roughly
09:20a year ago.
09:21Okay.
09:22And because less work
09:24was involved into it,
09:25so we decided to do,
09:26renovate that particular
09:27piece of building.
09:29Right.
09:29That has been all
09:30renovated now
09:31and it has brought
09:32back to the life.
09:33Yeah.
09:34A lot of back and forth
09:35with the utility companies.
09:37Right.
09:37Because there was a lot
09:38of depth on the meter,
09:39this and that.
09:39Oh, wow.
09:40But, you know,
09:41finally, everything is done
09:43and it has been tenanted out.
09:44It's tenanted out.
09:45Yeah.
09:45So what's your challenge
09:47with what's remaining then?
09:49The plans here is
09:50if council allow me
09:51to convert it
09:52into a flat,
09:53a residential flat.
09:54Right.
09:54We would like to do
09:55that one first.
09:56Are the council suggesting
09:58that that would be possible?
09:59We haven't done
09:59any pre-application yet.

10:01We've got two plans
10:02for this particular piece.
10:04One is obviously
10:04converting it
10:05to a residential bit.

10:07If they don't allow us
10:08that permission,
10:09we would rather
10:10leave it as an office.

10:12and at the moment
10:14I also own
10:14one digital marketing agency.

10:17And we are based
10:18in Abbeyville Innovation Centre.

10:22We are renting the flat there
10:23or the office there.
10:24Right.
10:25So I will be moving
10:25my other company
10:26to this place.
10:27So either way,
10:29it's a good result for you.

10:31So what are the plans
10:33for it then
10:34if you can get residential?
10:35How would you change

10:37We would rather
10:38leave everything
10:39what is already here.

10:43or renewating the things
10:44which need fixing,
10:45especially the ceiling
10:46and putting new kitchen
10:48and new bathroom.

10:52two storerooms
10:53outside the building.

10:55So we need to renew it there
10:56because I think that is
10:57in a very, very bad condition
10:59at the moment.
11:00Jesse is all set
11:02to bring this property
11:03back from the brink.
11:04But first,
11:05he has a serious case
11:06of damp to tackle
11:07caused by historic water ingress
11:10from the flat above.
11:11He plans to treat this
11:13with a damp-proof course
11:14and will replace
11:15the damaged floors,
11:17ceilings and walls
11:18to get the property
11:19ready for the rental market.
11:20So what's the budget
11:22for that work?
11:22In my mind,
11:23if it is residential only
11:25and within inside the walls,
11:28I think roughly 60k.
11:3060,000.
11:31And on the timescale?
11:32Four to five months.

11:34But presumably,
11:35before you do any of that,
11:35you've got to have the discussions
11:36with the council.
11:37That's correct, yeah.
11:38So what's next in your life?
11:40What plans have you got now?
11:42Well, I got two different companies
11:44which I own.
11:45One is a digital marketing agency.
11:47So I used to be an IT contractor.
11:49Okay.
11:50Now I've started hiring people
11:51and they are doing work
11:53on my behalf.
11:54Okay.
11:55And the second is
11:55a company for property.
11:57And I have that
11:58with one of my partners
11:59who is a builder himself.
12:00Oh, wow.
12:01So, you know,
12:01him and me,
12:02we team up very nicely.
12:04I usually look after
12:06all the legal stuff
12:07and to find out
12:08which property we should buy.
12:10You know,
12:10this is what we need to buy.
12:11And once I have done everything,
12:13right,
12:14once we've got
12:14the planning permission,
12:15he and his team can come in
12:17for this property
12:18and we can do the work.

42:31hands-on building
42:32experience gives
42:33them a head start
42:34the pair want to
42:35have the first
42:36dwelling finished
42:36within a year
42:37and hope the total
42:38cost for both
42:39conversions will lie
42:41between 350 and
42:42400,000 pounds
42:44and how do you
42:45both know each
42:46other so me and
42:46Mike we went to
42:47school together
42:48Mike's a year
42:49younger than me
42:50but we was in
42:50school together
42:51and then we went
42:52to college together
42:53and then me and
42:53Mike teamed up
42:54together as a
42:54bricklayer so
42:55we was working
42:56as a two-in-one
42:57gang and we was
42:59on sites working
43:00as a team and
43:01then me and
43:01Mike had the
43:02well we had the
43:02opportunity to take
43:03a site of our
43:04own on and we
43:05took that on and
43:06then it just
43:06snowballed from
43:07there so we
43:07went from having
43:08perhaps like a
43:0920 unit site
43:10and now we do
43:11like 20 up to
43:13like 250 hours
43:14of sites so it
43:16has snowballed
43:17quite fast and
43:18quite big like to
43:19a certain extent
43:20yeah absolutely
43:20and I guess that's
43:22great because you
43:22guys have worked
43:23together for a
43:24long time so any
43:25issues or snags
43:26with this place
43:27you're just going
43:27to take it all in
43:28your stride
43:28and knock on
43:29each other really
43:29and help each
43:30other out so
43:30I think we got
43:32the tools to do
43:33it like so
43:34excellent well guys

43:46a new venture for
43:47Mike and Ant
43:48they have worked
43:49together for many
43:49many years of
43:50course but never
43:50on a project like
43:51this one but
43:52anything they do
43:53will have to
43:54adhere to the
43:55planning permission
43:56that's already in
43:57place and of course
43:58adhere to current
44:00building regulations
44:01there is a lot
44:02to do on this
44:03place we'll find
44:04out how they got
44:05on later in the
44:06show
44:06back now to the
44:13Kent town of
44:14Royal Tunbridge
44:14Wells and a
44:16three-bed mid-terrace
44:17guarded at
44:17150,000 it got
44:20Jackie a little
44:21puzzled right from
44:22the start
44:23there are two
44:29doors
44:30why is that
44:31let's take a
44:32look
44:33it didn't really
44:35matter which of
44:35the two doors
44:36you went through
44:37as behind both
44:38was a house in a
44:39really poor state
44:40with years of
44:41neglect evident
44:42both inside and
44:43out
44:44but for young
44:45couple Sam and
44:46Charlotte this
44:47230,000 pound
44:48auction purchase
44:49seemed like the
44:50perfect start to
44:51their property
44:52development journey
44:53is this the
44:54thing going
44:55forward is to
44:56get properties
44:57do them up
44:58and build a
44:59portfolio
45:00yeah so we're
45:01going to sell the
45:01first couple and
45:02then from there
45:03start looking into
45:04rentals but I've
45:05got to focus on
45:05the present now
45:06wow and then will
45:07you do that as a
45:08joint venture together
45:09then will they
45:09hopefully that's the
45:10aim yeah
45:11with plans to open up
45:13downstairs and
45:14modernise throughout
45:15they had given
45:16themselves a
45:1750,000 pound budget
45:18and a six to eight
45:20month timescale
45:21now six months on
45:23we're back
45:23outside they've
45:26opted for
45:26landscaping rather
45:28than a drive
45:29it certainly looks
45:30more welcoming
45:31and inside
45:32the wall was not
45:33through in the
45:34kitchen so it's
45:35now kind of a bit
45:36of a kitchen diner
45:37there's room to put
45:38a table and chairs
45:39there if you wanted
45:40and doesn't that
45:47work well
45:48modern clean and
45:50fresh
45:50left the living room
45:53the same so apart
45:55from that the
45:55structures remain the
45:56same
45:57the same structure
46:00but new windows
46:01heating doors and
46:03a complete refurbishment
46:04has lifted what was a
46:05rather gloomy interior
46:07and upstairs well the
46:12light touches continue
46:13kept the three bedrooms
46:15upstairs because we
46:17thought if it was a
46:18family unit it's best to
46:19keep that layout
46:20the bedrooms are
46:27looking good but what
46:29about the signs of damp
46:30on the walls
46:31it was all just
46:32surface level so
46:33second we got the
46:34wallpaper stripped off
46:35everything was actually
46:35dry so there's not
46:37really a massive
46:38task to do
46:38and with a much
46:44improved bathroom
46:45the inside is complete
46:46but what about outside
46:48at the back
46:49the most physical
46:51challenge was definitely
46:52the garden
46:52but it's all leveled
46:54out and looks good
46:55now
46:55wow they've really
46:59transformed what was
47:00and neglected and
47:01run down property
47:03but with both Sam and
47:05Charlotte currently in
47:06full-time work as a
47:08financial trader and
47:09recruiter respectively
47:10who did the work
47:11Sam's uncle was
47:15helping us mainly for
47:16the project so he's
47:17really good at being
47:18hands-on in terms of
47:19all different types of
47:20things so we did get
47:22externally plumber
47:23electrician all of
47:25that and his mum also
47:26came and helped with
47:27like the more the
47:27finishing touches
47:28I wasn't here as much
47:30in terms of hands-on
47:31as I'd hoped
47:31but I mean I helped
47:33with the painting
47:34the wallpaper stripping
47:36all kind of the
47:36decoration parts
47:37but we did the design
47:39together
47:39specifically the kitchen
47:41and then Sam's been
47:43here most of every day
47:44each week
47:45yeah as their first
47:47refurbishment project
47:49this has been a massive
47:50learning curve for the
47:51pair so what new
47:53skills and takeaways
47:54did they get from this
47:55experience
47:56I mean everything
47:58grouting
47:58fitting the kitchen
48:00flooring
48:00just finishing touches
48:02and the painting is
48:02you know
48:03a lot to take in
48:04but happy I've done it
48:05yeah and I think
48:06the timeline of things
48:07as well
48:07definitely took a little
48:08bit longer than maybe
48:09we were expecting
48:10so hopefully
48:11I think the things
48:12that we've learned
48:13from this one
48:13going forward
48:14for the next one
48:15we're hoping to
48:15decrease the time
48:16even though they did
48:23do it within their
48:24proposed timescale
48:25Charlotte feels
48:26moving forward
48:26they could be more
48:27time efficient
48:28after all
48:29time can be money
48:31was that the case
48:33here when it came
48:34to their 50,000
48:35pounds
48:36we did get slightly
48:39over budget
48:40just from the addition
48:41of the retaining
48:42wall at the front
48:43obviously the larger
48:44patio at the back
48:44so we were 5,000
48:46to 6,000
48:47pound over budget
48:47a 56,000 pound
48:52spend on top
48:53of a 230,000
48:54pound purchase
48:55price
48:55brings this project
48:57in at 286,000
48:59so money well spent

49:05to this property
49:06I can see the new
49:07owners have done
49:08a fantastic job
49:09really it's unrecognised
49:10but when you walk
49:10inside
49:11they've got modern
49:13finishes
49:13got a nice
49:14kitchen here
49:15when I first
49:17came here
49:17it was kind of
49:18like a dark
49:18dingy room
49:19that wasn't
49:19really part
49:19of the house
49:20didn't feel like
49:21it
49:21they really
49:21integrated that
49:22made use of
49:23the space
49:23done a wonderful
49:24job
49:24at this stage
49:26of their property
49:26development journey
49:27Sam and Charlotte
49:28are keen to sell
49:29this one on
49:30to fund future
49:31projects
49:31so how much
49:33could they have
49:34in the pot
49:34after they sell
49:36their 286,000
49:37pound investment
49:38so this property
49:39has been done
49:40to a nice standard
49:41I could see it
49:41selling quite quickly
49:42if I was putting
49:44it on to the
49:44for sale
49:45in a local market
49:46I'd probably put it
49:46on a region
49:47for 385,000
49:48hoping to achieve
49:49somewhere around
49:49375,000 pounds
49:51we do ideally
49:52want to do
49:53around the mark
49:53of 385
49:54so anywhere
49:55within the region
49:56I'm sure
49:57will be very happy
49:57the top end
49:59would mean

50:27any obstacles
50:28that weren't intended
50:29so just hoping
50:31to continue that luck

50:39it's all very
50:40a bit of me
50:40not stuck to one thing

50:51where earlier
50:52Owain took a wander
50:53around this cluster
50:55of farm buildings
50:56up for sale
50:56at auction
50:57with a guy price
50:58of £330,000
51:00on offer
51:01was a traditional
51:02stone barn
51:03a block of stables
51:04and this dilapidated
51:06construction
51:07we have asbestos overhead
51:09so that's not ideal
51:10I think this has all
51:11got to come down
51:12I mean look at the state
51:13of it
51:13it's just full of rubbish
51:15with planning permission
51:17already in place
51:18to convert the old barn
51:19into two residential dwellings
51:21it was an ideal project
51:22for brickwork contractors
51:24Anthony and Mike
51:25who bought the lot
51:26for £349,000
51:29well we're looking
51:30to turn them into
51:31two four bed properties
51:33we are thinking of
51:35utilising the loft space
51:36in the one
51:37because it's huge
51:38not only that
51:40but the boys also plan
51:41to convert the stable block
51:42into their office
51:43and a storage space
51:44for their business
51:45they've set aside
51:47a budget of £350,000
51:48to £400,000
51:49and weren't in
51:51any great rush
51:52hoping to finish
51:53the first residential unit
51:54within 12 months
51:5613 months on
52:00we're back
52:00to check on progress
52:02well the first stage
52:12of the project
52:13is complete
52:14with the stable block
52:15now functioning
52:16as the HQ
52:17for Anthony and Mike's
52:19brickwork business
52:20and the adjoining shed
52:22is now a warehouse
52:23for their supplies
52:24we converted that
52:26straight away
52:26so we could use it
52:27for office space
52:28for the barns
52:30and for our own works
52:31we've insulated the floor
52:33raised the floors
52:34installed stud work
52:35all the way around
52:36and then we've cladded it
52:37with that lovely feather edge
52:38that's on there
52:39work is continuing
52:43in the stone barn
52:44to create the two
52:45four bed houses
52:46but progress has been slow
52:48held up in part
52:50by some flying visitors
52:51who have taken up residence
52:53and are reluctant to leave
52:55so we're running behind
52:56by about probably
52:57five to six months
52:58because
52:59we had to
53:00apply for a bat license
53:02which put us on stop
53:03in the UK
53:05all bat species
53:06are protected by law
53:07please don't make me go
53:10outside
53:12leave me on my own
53:15it is illegal
53:17to trap
53:17handle them
53:18or disturb their breeding sites
53:20and resting places
53:21unless it's done
53:22under special license
53:24having recently
53:25been granted
53:26the Durbat license
53:27by National Resources Wales
53:29Anthony and Mike
53:30have had to carry out
53:31the work under
53:32restricted timings
53:33to ensure disturbance
53:34during sensitive times
53:36like breeding or hibernation
53:38is kept to a minimum
53:39now we've commenced works
53:41we've got certain
53:42deadlines we need to hit
53:43before the bats decide to start
53:46taking roost again
53:46don't make me go outside
53:50as well as bats
53:54the boys had to deal
53:55with the fact
53:56that existing work
53:57in the old barn
53:58wasn't up to scratch
53:59the stone barn roof
54:01was made of a
54:02Spanish slate
54:03we was open to keep it
54:05but we had to take it off
54:06due to it not being
54:07installed correctly
54:08by whoever owned it before
54:09so we stripped the slate
54:11back off
54:12took the insulation out
54:14installed a new
54:15bitumen felt on it
54:16which keeps the bats happy
54:18reinstalled the slate
54:20back on
54:20and managed to save
54:22probably about 60%
54:23of the slate
54:24that we took off
54:24they weren't so fortunate
54:27with the work
54:28that had been done
54:29on the interior
54:30we basically had to
54:32take it all out
54:34and start again
54:34the steels
54:35and the joists
54:36were all installed
54:37at the wrong heights
54:37so they had all
54:39been cut out
54:39we've managed to
54:41reuse the steels
54:42and we've also had to
54:43have more steels on it
54:44we had to rip out
54:45all the upstairs stud work
54:47haven't been able
54:48to save any of that
54:48so basically
54:49renew the lot
54:50they've also added
54:53a single saw extension
54:54to the main barn
54:55which will be used
54:56as a large kitchen
54:57diner and living area
54:59for one of the
55:00residential properties
55:01to make room
55:02for this new addition
55:03they had to demolish
55:04the derelict barn
55:05so the barn was
55:08built off a concrete
55:10and steel frame
55:11construction
55:11which was quite
55:12difficult to take down
55:13it had a half tin roof
55:15on it
55:15and a half asbestos roof
55:17so we had a
55:19asbestos contractor
55:20come in and
55:20remove the asbestos
55:22and dispose of it
55:23safely
55:23mike estimates
55:26that they are
55:27four to six months
55:28away from completing
55:29the first dwelling
55:30but he's still confident
55:31that 350 to 400,000
55:34pound budget
55:34will be on target
55:35originally they were
55:37planning to sell
55:38the two houses
55:39but now they're
55:39not so sure
55:40we haven't had a little
55:42think about it
55:43at the moment
55:43we're kind of
55:44bit on the fence
55:45we may look down
55:47the holiday let route
55:48rather than the
55:50cell
55:51so for the moment
55:54anthony and mike
55:55have a new home
55:56for their business
55:57but the two four
55:58bedroom houses
55:59are still months
56:00from completion
56:01time to check in
56:02with the local
56:03estate agent
56:03to hear what he
56:05makes of the
56:05progress so far
56:07people love a good
56:08barn conversion
56:09regardless of whether
56:10it's somewhere they're
56:10looking to buy
56:11rent or even stay
56:12as a holiday rental
56:13there is always
56:14going to be demand
56:14mike is confident
56:17they're on track
56:17with their 400
56:18grand budget
56:19which would bring
56:20their total spend
56:21to 749,000
56:23but what could the
56:24houses be worth
56:25on the local
56:26resale market
56:27depending on the
56:28standard of finish
56:29i could see each
56:30of these barns
56:30fetching anywhere
56:31between 550 and
56:33600,000 pounds
56:34i was hoping more
56:35long of around
56:36650 each
56:37but i can settle
56:38for 600 each
56:39the total sale
56:42price could reach
56:431.1 to 1.2
56:44million pounds
56:45creating a pre-tax
56:46profit of between
56:47351 and 451,000
56:51and for rental
56:53on the rental market
56:55i would expect
56:55each four bedroom
56:56barn to fetch
56:57somewhere between
56:581250 and 1500
56:59pounds per
57:00calendar month
57:01those figures
57:02would give
57:03anthony and mike
57:04a return of between
57:05four and five
57:06percent and what
57:07does the agent
57:08think the houses
57:08could fetch
57:09if used as
57:10holiday lets
57:11with us being
57:12surrounded by the
57:13brecon beacons
57:13national park
57:14there is certainly
57:15a demand
57:15and depending on
57:16the season
57:17you can see
57:17anywhere between
57:181500 and
57:193000 pounds a
57:20week
57:21so yeah the
57:22holiday let
57:23figures are more
57:24appealing to us
57:25as you can probably
57:26imagine
57:26and that's probably
57:28the route we may
57:28well go down
57:30with a variable
57:32pricing structure
57:33from low to
57:34high season
57:34and based on
57:35an industry
57:36recognised average
57:37occupancy rate of
57:3832 percent
57:39the returns
57:40could bring in
57:41a yield of
57:41over 6 percent
57:42so does mike
57:43think the hard
57:44work up to now
57:45has been worth
57:46it
57:46we're used to
57:48working on big
57:48projects but we're
57:49used to working on
57:50new build projects
57:51whereas this project
57:52is working with
57:53someone which is
57:53very old and
57:54being messed about
57:55with quite a lot
57:56so i don't know
57:57i'm a bit on the
57:58fence on whether
57:59i've enjoyed it or
57:59not
57:59it's had his tears
