00:00Daryl, we're down here at the Four Corner Collective, which you've been working on for about three years now.
00:05What appealed to you about this property?
00:08When I initially came to view the property, I knew that my property portfolio was expanding quite significantly.
00:14And I wanted to look for the perfect building to bring my team into.
00:17And after looking around the city centre, this one caught my eye.
00:20And I'd seen it have been on the market for quite some time.
00:23And when I come in and viewed it, I just got a really good feel for the building.
00:26And I wanted to bring something into Sunderland that's not really here.
00:32And I wanted to bring like a niche set of people into the ground floor commercial units.
00:37So it represents this end of the city centre.
00:40Because obviously on the other side of the city centre, you've got Mackie's Corner, which is fantastic.
00:45I just want to bring something smaller, but to the same sort of standard over at this side.
00:50And just keep Sunderland moving on the up really.
00:52And Sunderland born and bred and I love investing here.
00:54And I just want to see the city grow as much as I possibly can.
00:58And with obviously the shape folds, the new bridge, I feel like it's really on the up.
01:03And I've been seeing it for years.
01:05And I feel like people are starting to listen now and see things change in the city centre, which I think is absolutely fantastic.
01:12And even upstairs, we're creating like a really, really niche apart hotel scheme.
01:17And I always thought in Sunderland City Centre, you couldn't really find anything nice.
01:22I remember years ago, I was looking for somewhere to rent as a young professional.
01:26And there was nothing that really caught my eye.
01:28I got us fired up to think I would like to live there.
01:30So if you've got Leeds, Manchester, Newcastle, I feel like you can find these exclusive quirky apart hotels where I don't think they're quite here in Sunderland to the standard and the specification that I'm bringing to the party, which you've obviously seen to be a kiddie.
01:45So I'd like to release this building at Christmastime and have a nice festive feel about it.
01:52So really looking forward to seeing how it turns out.
01:54We've took our time with this one just so we've got it right.
01:57But the lessons I've learned on this job has been significant in my growth as well as a commercial residential property developer.
02:06And the demand that we've seen has been absolutely insane.
02:10Like even downstairs with the new release of Fretta, what comes from Ruhi in Roker Park, like the scheme wasn't ready.
02:19But the owner was definitely someone that I wanted to get involved in the ground floor scheme, which I also thought would really help the apart hotel side by creating some really high-end luxury accommodation and having the facility to have a really nice healthy breakfast downstairs as well.
02:36So I feel like it's all starting to click together.
02:38It's took time, but I really think it's going to be absolutely fantastic when we come to release it at Christmas.
