00:00Preparing for lift off in the Adelaide CBD.
00:06If we want to meet the housing shortage that we've got in our city in particular,
00:13we've got to have the suburbs going out but our CBD going up.
00:17The Premier taking to the tarmac to announce new building height rules,
00:20allowing for pre-approval of towers up to 15 floors high in some parts of the city.
00:25The push to cut red tape for developers designed with the airport in mind.
00:30There are no changes to flight paths, there are no changes to safety.
00:35We've just been able to simplify a process.
00:37A lot of developments eventually got through but they had to go through a very,
00:42very complicated and laborious process.
00:45So you had to be persistent to get through that and developers can be fickle.
00:49The announcement comes on the back of another labour policy
00:52designed to boost CBD housing supply.
00:55If re-elected, the government will set up a $500 million guarantee fund,
01:00underwriting apartment projects in a bid to get construction started sooner.
01:05It's a measure experts say will make Adelaide a more attractive choice for developers.
01:10Because finance can be such a big hurdle,
01:12there will be many apartment developers focusing now on Adelaide
01:15because the government is going to help them over that finance hurdle.
01:20Peter Kulazos says apartments are an increasingly popular choice
01:24and offer a shorter term solution to the housing crisis.
01:27You can build them quicker. Instead of building one house at a time,
01:31you're building 100 or 200 apartments at a time.
01:34The opposition says it supports development but wants risk to taxpayers minimized.
01:39Is it going to be mums and dads that are going to have to bail out
01:43multi-millionaire property developers?
01:45Four years ago, Labor was focused on an ailing health system
01:49as it battled to win government at the 2022 state election.
01:54That problem hasn't been fixed.
01:56But with another election looming,
01:58both parties are more focused on finding solutions to a different crisis,
02:03the one affecting South Australian homebuyers.
