00:00this time in the southeast we're searching across town and country my pair of first-time
00:15buyers are in love with the bars of southeast london whereas my bar has kissed goodbye to city
00:20life and is ready to settle in surrey it's all very romantic isn't it people being in love and
00:26kissing things goodbye no no there's nothing romantic about how something in the current market
00:31well not all in this weather and it's not just bad for buyers in london rents have shot up almost
00:3910 over the past year the biggest rise across england so as we search it's thought the average
00:46renting londoner is paying close to 45 of their take-home pay in rent which isn't great news for
00:54our pair of tenants savannah a solicitor and izzy a civil servant met online i think i asked you
01:00yeah and you said yes which is great yeah you also texted first i did and when they got together in
01:08person everything clicked we hit it off really well and now i've been together for two and a half years
01:14let's say two and a half years is about right however savannah arrived in izzy's life as part
01:20of a package the main reason savannah and i are still together stays because she has a beautiful
01:26dog billy so this domestic trio have been living happily together in bermondsey southeast london for
01:32just over a year we really like our flower it's a really good size plus they have a private garden
01:39that billy and savannah particularly enjoy give lots and lots of tomatoes over the summer and the
01:46upmarket facilities on the local high street are perfect for socializing too we're so lucky where
01:51we are now to be within 15 minutes walking restaurants bars good cafes however two bed garden
01:58flats so close to central london don't come cheap we're currently renting our flat which is very
02:06expensive that's why we want to move to buy our first property let's escape the parental trap that is
02:13renting in london in fact they expect their monthly mortgage payments to be less than their current
02:17rent but having delayed their search while saving up an impressive 45 000 deposit they've only viewed
02:24two properties in person we put an offer in on the first one that we saw because we just really liked
02:30it but unfortunately there was also six other offers i think we're just really aware that things
02:36move so quickly in london and are snapped up instantly you'll have to be even quicker than phil
02:41you've done phenomenally well to save up as much of a deposit as you have what would the top budget
02:49be ideal top budget is 450k if it was really like the perfect property we would potentially be willing
02:56to stretch up to 475 i've heard loud and clear what do i have to get right we want to be in a good
03:04location somewhere we can walk to some shops cafes things to do two bedrooms ideally because we both
03:11work from home we also have people to stay over quite regularly we need a green space or just
03:17immediate access to a park because we have our dog billy okay and and areas talk to them where where
03:23have you where have you been thinking focusing on peckham denmark hill nunhead east sledge mackey
03:30it's a fairly well trodden path of first time buyers because there is good value to be found
03:35in comparison with with other parts of london i understand you've only actually seen two flats in
03:40your own search we did quite a big search online but yes we have only seen two flats in person when
03:47kirstie and i meet people who have only seen one or two but done lots and lots of online searching
03:53and think that they've done all that computations and they've figured it all out i'll be really honest
03:57it can go either way you're totally realistic you're really focused we're on it this is going
04:03to be straightforward or it'll go the other way
04:06well it's up to you to make it a dream search keen to stay within a maximum budget of 450 grand
04:18they'd like a two-bed flat with a garden or easy access to green space to enjoy with billy the dog
04:24they also love shops cafes and restaurants within walking distance
04:29working part of the week in central london offices too they'd prefer a maximum 50 minute commute
04:35to find all that we're waving goodbye to bermondsey and heading further out where some delightful little
04:42corners of southeast london can be found meanwhile i'm focusing my search in surrey's ever popular
04:49commuter belt freelance brand consultant john has recently returned to the county where he's renting
04:57a house that he shares with his two dachshunds they are mum and daughter lily and winnie they are
05:03absolutely nuts i grew up about five minutes from where we're living now but london called when it
05:11was time to go to university after which john settled in greenwich i think the thing i most loved
05:17about greenwich was the greenery it was like living in like an olden time like beautiful georgian
05:23buildings everywhere in fact he loved it so much he bought a flat and then a house there it was a
05:30three-story georgian townhouse downstairs it was originally two rooms i knocked that into one so i
05:35had a big kitchen open plan diner however a split from his partner of five years meant it was time to
05:42reassess and he soon realized he wanted to return to his roots i'd always planned to come back to surrey
05:48at some point i had a really big mortgage i had a three-bedroom house and you just get so much more
05:53for your money out of london so with his greenwich house sales profits and a sizable mortgage on standby
05:59he's been searching one of the uk's most expensive counties with a budget of 1.2 million pounds i went to
06:06look at barn conversions georgian houses edwardian houses i would like something that's got some
06:11character to it on the inside though i would like something that's got that contemporary living space
06:16but that's proved a tough ask made more so by his desire for an annex as a future proof option for mum
06:23if there ever comes a point where i need a second income or a family member needs to move in it's um
06:29it's great for that so the what is sorted but the where isn't so clear i'm trying to find that sweet
06:35spot of near family easy to get into central london when i need to go in has got a greenwich
06:41richmond vibe there are places that i've liked but the the right place just hasn't hasn't hit me yet
06:48did somebody say location location location so here we are john i've got my tools lipstick phone coffee
06:57and water okay i'm all set up to help you you've been looking for five months you know sorry you've
07:03got a healthy budget 1.2 yeah but basically you need a house that looks like this yeah that's exactly
07:10what it looks like yeah lots of downstairs space have you decided what is your absolute dream location
07:17no you couldn't have just said yes to make me happy sorry that that's my problem i want somewhere
07:25that feels like greenwich feels like richmond has that really nice villagey vibe independent shops
07:31nice restaurants and i haven't found that yet okay when you decided leaving greenwich was a good plan
07:37why didn't you think oh i'll just go somewhere else in london it just made sense to go back to
07:44which is where i grew up yeah my mum's there my family are there i've got friends there what was the
07:49date of your house in greenwich it's 1806 it's listed i totally see your search now you've got
07:56to find that combination of the aesthetically really really really pleasing property which is going to
08:02make your heart sing but you may be in a situation which i used to describe as looking for a banana in a
08:09hardware store do you understand what i mean it's not there it's not that it's not there it's not
08:17necessarily meant to be that i think we should get looking i think we should get looking for this
08:24banana right okay let's go easy to slip up here kirsty i'd say john's had a lot of time to imagine
08:31his dream home and it's going to be a tall order to get reality to match even though he has that
08:37fantastic 1.2 million pound budget he's looking for a detached house that captures his heart at first
08:42glance with its period charm he'd love spacious modern open plan living spaces downstairs but
08:48would prefer no more than three beds upstairs along with a large garden with an annex or room to build
08:54one he wants a maximum one-hour commute to central london and he's hoping to find that greenwich vibe
08:59but recreating that in more sedate surrey is no easy task howdy partner hello come and join me
09:09how you doing chilly you despairing of who today uh i think that i've got a house hunter
09:19who is looking for something in the wrong place so you've got some educating to do
09:26yes much the same as me i think my couple have got a lot to learn they've only seen two flats mind you
09:32they've offered on one of them but big parts of southeast london okay yeah a lot to learn very quickly
09:38so right okay okay okay which we won't sort out whilst sitting on the park bench no you're right
09:44you're right we should head off come on then best foot forward oh dear i can see you as a teacher phil
09:50leather patches and all that and you'd make a formidable headmistress for my first lesson
09:57we're off to a particularly leafy residential pocket of southeast london brockley it's a popular
10:04area that savannah and izzy should definitely consider with its pretty streets great local
10:09facilities and excellent transport links we're here to see a flat in this handsome semi right
10:15my opening gambit is a top floor flat up there to win the heart of brockley conservation area the
10:24train station's about an eight minute walk the park's about a seven minute walk you're keen on
10:28broccoli is that right we don't know it super well but it's yeah it's very green and leafy yeah
10:33good commute good commute i thought quite an attractive building yeah that's great sounds good
10:38let's get in delivering pretty much everything on their wish list this victorian conversion is full
10:46of natural light with a bright sitting room and a well laid out modern kitchen it has a spacious
10:52main bedroom with fitted storage whilst the second bedroom is perfect as a work from home office
10:58and occasional guest room the shared back garden is divided so each of three flats has its own private
11:04section a fabulous find on their budget in this part of town with a guide price of 450 to 475 000
11:11pounds it's potentially pushing over the top of their preferred maximum budget of 450 grand but i'm
11:18hopeful the light interior and that garden will win them over so up on the top kitchen and then this
11:27is the living room great nice yeah very good size living room yeah quite quite neat actually
11:36i thought it was light bright yeah and quite a good place to start let's head through to the main
11:42merchant it's a whistle stop tour with mr spencer well there's lots more to see would your bed fit in
11:50here yeah definitely yeah it's decent size did it get you or not be honest the bedroom size is good
11:57i think the living room could work i think my heart is maybe not quite there yet but i'd like to see the
12:02rest of the flat in the garden yeah have a bit of time if you've got any questions let me know i'll be in
12:07the garden okay okay okay they're not quite feeling it yet phil but plenty of time for their hearts to
12:13get involved quite little isn't it yeah it's a bit small well i think it's a pretty solid start
12:22the second bedroom is a bit on the tight side because they want to use it as a guest room and
12:27there's an office doesn't matter there's a dishwasher in here either which yeah i guess
12:33is quite small but when combined with the private garden in super desirable broccoli i think the
12:39package is a good one well i'd say that garden has its work cut out
12:43so this area is demised to the top floor flap it's a really big space actually yeah it's quite big
12:51how do you feel about it overall i think we both felt that it takes a lot of our boxes yeah but
12:57the the second bedroom is a bit small and i haven't got the feeling i think without question
13:05the second bedroom is small and i promise you i'm going to show you flats with more square footage
13:09but they won't be in broccoli and they won't have a private garden like that yeah yeah which
13:14you can understand i think as long as we keep talking communicating as we go it'll become clearer
13:18yeah yeah learn about completely clever lovely garden but they clearly want more space inside
13:26phil don't you worry kirsty that just became my next priority
13:30we're in the southeast i am scouring surrey for john who may know more about what he doesn't want
13:44than what he does want having left london to be closer to family he's hoping to find that greenwich
13:50vibe in his home county whilst i'm with savannah and izzy in southeast london they have the heart
13:56set on living there but a budget that might struggle to catch up you're struggling with a cold i am
14:01struggling with a cold but i will struggle on because i'm made of strong stuff
14:05well you may need to be this week phil yes as my couple want to get out of london's runaway rental
14:14market my first place impressed outside but that wasn't enough second bedroom is a bit small
14:21as for me i'm starting my search in the charming village of chobham which has a hint of that greenwich
14:28vibe with its busy high street and would allow a commute to london for about 45 minutes all in
14:33we're here to see this detached 1970s chalet bungalow
14:37now this is not a looker not instantly no no but what's your first feeling
14:45um the main thing is the road it's right next to the road and it's quite loud
14:53i really don't like the pvc windows the door's a nice color it's not calling to me straight away
15:00if i said come with me into the kitchen definitely like i'm interested to see the
15:06size of the back it looks like it's got a lot of lateral living space so that's a deal we're going
15:11to go into the kitchen okay and then if it's still a no that's fine deep breath let's go let's go
15:21after that reception outside inside needs to impress but this truly stunning extension
15:29should wow with its open plan kitchen living and dining layout and its wall of bifolding
15:34doors that open onto the large garden perfect for his little pooches to pootle
15:39an inset utility a second sitting room a home office a bedroom and a bathroom complete the
15:47ground floor it's in the elusive bottom heavy pyramid shape he wants as upstairs has just three
15:53bedrooms and another bathroom on a large gated plot with a separate double garage suitable for
15:58annex conversion this quirky house delivers so much of what john has asked for listed at one million
16:04two hundred and fifty thousand pounds it's likely to sell within his 1.2 million budget
16:09so you come straight in this is probably the sitting room of the original house
16:16and then this you can see from here there are walls that are knocked down
16:23that's where they've extended yeah outwards
16:25oh that's nice it is it's all in absolutely immaculate nick it's all modernized but the garden
16:33is enormous and there's so much potential there i really like the kitchen it's nice and modern
16:40i mean this is lovely with the wide open yeah straight into the garden entertaining space
16:45i can just hear the road the roads are killer the roads are killer this kind of in out living is
16:51is really nice but the road it's a killer for me i can hear it
16:56right onwards and upwards john onwards and upwards road noise is clearly a problem that looking
17:03upstairs won't solve i suppose not though i had hoped the big garden would compensate
17:08this search isn't getting any easier
17:11back in southeast london with savannah and izzy we're heading to one of their top areas
17:18nunhead it has trendy local facilities good transport links and peckham rye common on the doorstep
17:25perfect for walking their dog billy here i'm upping the ante with a bigger flat in this ex-local
17:32authority block so given that we're in nunhead now i'm hoping that you're familiar with this
17:37patch yeah yeah very happy with the area yeah really good location and billy will be super happy
17:44because peckham rye is about a minute's walk there isn't as garden as such with this flat but there
17:50there's a patch of green out the back you've got a longer commute yeah but you've got the buzz and
17:55the familiarity of nunhead and where you want to be yeah i think we are definitely happy with the
18:00location and the commute probably they're really well built they're really well laid out i can't see
18:05what you think yeah this late 60s early 70s first floor flat features a large living room that wraps
18:14around into the semi-open plan kitchen the principal bedroom is big enough for a double bed and a wall
18:20of wardrobes whilst the second bed bigger than property ones could easily accommodate two work
18:25from home desks and an occasional guest bed too completing the layout there's a family bathroom
18:31and a walking cupboard ambitiously marketed as an office which is useful for storage if nothing else
18:37it's bigger than property one and though the larger footprint means no private garden there are lawns at
18:43the back for billy to use bang on budget to 450 000 pounds this flat offers pretty much everything
18:50they've asked for and in a favorite area too main room beautifully light bright stunning view yeah
18:59amazing view yeah yeah it opens out through to the kitchen you have a look
19:03it's nice to have like some kind of separation but it's also part yeah the light is nice social space
19:11450 000 is the asking price assess the bedrooms there is a huge storage cupboard internally what's being
19:19advertised as an office okay personally i find it difficult to spend the day in there
19:26but you know that's the second bedroom which is bigger than the one we saw before okay great we can
19:32do this i think you'd find it hard to spend a day in any office mr spencer depends who i'd have to
19:38share it with really kirsty oh nice yeah this is good it's like a bit overlooked but you can just close
19:45the curtains those curtains install sheer curtains you find well i don't know if i've entirely struck
19:52gold yet but there's definitely some happy smiling faces they look really chuffed about it so
19:58if they're happy i'm happy i'm feeling good yeah yeah really good the space is really good yeah and
20:05it feels much more spacious than the last one doesn't it yeah but it was the second bedroom that
20:10proved problematic in the last flat oh nice this definitely has space for like for two desks
20:18and a sofa bed yeah desks guest beds you should just go here and of course there's the other option for
20:25homeworking yeah you would use this as an office possibly yeah that's good i wouldn't so that's what's
20:32called looking to like phil how'd you get on good yeah really good it's lovely great location
20:41big space good night lots of light like lots we can do as well yeah lovely yeah yeah we have a
20:48definitely maybe yeah yeah i'm a contender absolutely yeah yeah oh that's great i mean i've got a couple
20:55more to see if you want yeah yeah but we've got a contender yeah absolutely we'll try and beat it
21:03i'm not i can't promise we will
21:07gunning for a half day phil well i've no such luxury back in surrey with john
21:13on our search for a very particular kind of home we're heading to the urban village of knap hill
21:19which has its own high street and offers a commute to london of about 40 minutes all in
21:24on the edge of the village sits this chocolate box charmer it's a cute cottage it is cute cottage
21:31is it cute enough for you though it's cute from the outside i'm worried about it not having or looking
21:39like it's got any extra space for an annex it's behind you oh it's behind me oh and i can hear the road
21:47again right okay so we're gonna have to nail down this road issue it's a big thing here
21:54in surrey there are roads everywhere everywhere okay i think we should go into that house
22:02but i think if this doesn't work we should sit down and i just want to do just a bit of a
22:09an ourselves search okay it is at the moment full full full eight you're prepping me for
22:15no i'm not no no i'm not because because this is enchanting looking yeah no it's beautiful
22:21it's not that winnie the pooh vibe
22:25well i'll take that for the outside and inside i hope that with a little bit of vision
22:29john will see just what a cracker this detached 18th century cottage could be
22:34beyond the hall the sitting room and dining rooms could be combined to create a large bright
22:38open plan kitchen diner the current kitchen would become a wonderful snug complete with the existing
22:45inglenut fireplace a utility room and loo complete the ground floor whilst upstairs there are four
22:52bedrooms one with ensuite and a family bathroom too the gardens to the front and rear are mature
22:59whilst the cute brick garage and outbuilding is perfect for annex conversion subject to planning
23:05priced at one million pounds it's 200 000 under his top 1.2 million budget leaving headroom to remodel
23:12the house to his tastes so you would knock this wall down and have this as one room with your kitchen at
23:23that end so this would be your big entertaining room with your kitchen and your dining room and everything
23:30here it's not as 80 as i was thinking i was thinking you were saying okay john could be seeing the charm
23:37here kirstie it's light and that is an extraordinary thing because it's got leaded windows beams
23:46yeah it still feels quite small it feels small yeah right i've got unreal expectations no you haven't
23:54park your bum on that windowsill i'm gonna get my ipad stay there it's clear this house isn't getting
24:01john excited but we're two viewings in and hopefully he's getting more clarity on what he does want
24:06we're gonna go two beds men three beds max okay you're gonna stop me and you like the look of the house
24:17ignore the price just ah right right that's interesting that's in west sussex that's a lovely
24:24looking cottage that's 1.5 no no ignore that what do you reckon to that interior it looks i mean even
24:32though it's got similar windows light bright traditional but got modern vibes to it but that
24:38does look enchanting doesn't it absolutely enchanting it's not how i'd usually do it but if we can find
24:46one in this county that he likes the look of we might yet crack this search we're shortlisting a few
24:51and we'll see nothing that john is asking for is fussy or unreasonable he's looking for something very
24:59very specific and when you do that it can take a very long time
25:05but for now i'm hoping we find it tomorrow
25:08we've got one more chance and one of the houses we found together could yet do it
25:12i'm halfway through my search for a two-bed flat that will allow my first-time buyers to escape
25:26london's rental rat race savannah and izzy already have a front runner but i'm not down yet well i'm
25:33worried john may be done with me if i can't find something better than properties one and two
25:38he's determined to find a successor to his house in london's leafy greenwich close to family here in
25:45surrey but with two houses down and nothing in contention so far i've got john involved in choosing
25:51where we go next back in southeast london we're heading to beautiful black heath a fantastic area
25:58that is rightfully on savannah and izzy's list the village as it's known provides all the local buzz
26:04they could dream of as well as speedy trains to central london and the heath itself which is perfect
26:10for walking their dog billy and links to the delightful greenwich park too here i'm maximizing
26:16the space they can afford with this ex-local authority flat so given the such a good reaction
26:22to that flat yesterday i thought we should try a similar thing okay but in blackheath and and see
26:29how you dealt with that do you know much about black yeah i have some family who used to live around
26:34here i'm less familiar but it seems lovely the flat i want to show you is on the corner which is actually
26:40my favorite position in the building to be i'm a big fan of blackheath the high street is just a few
26:45minutes walk that way the heath that way the train station that way it's absolutely spot on i love
26:51it it feels quite similar to the area on with the property that we offered on yeah um just really
26:57lovely yeah good let's get off that encouraging signs and you're not even inside yet and once we are
27:05it should get even better as this plant offers something new stairs it's arranged over two floors
27:11there's a well-appointed modern kitchen and a spacious living room downstairs whilst upstairs
27:18there's a large main bedroom a second big enough for their two desks and occasional guest bed and a
27:23generous bathroom too there may not be any private green space but who needs it when you're this close
27:29to the glorious with a guide price of 425 to 435 000 pounds it's comfortably within their 450 grand top
27:39budget and with its split level housey feel it's well worth them considering this less familiar area
27:46first thing stairs lovely to have stairs yep beautiful kitchen yeah really nice and then living room
27:55nice it's good space good space yeah it's the biggest flat i'm going to show you it's also the
28:03cheapest flat i'm going to show you at 425 2435 that's really good so biggest cheapest it's got to be
28:10confused combination yeah yeah we've lost the garden so that's the compromise is the garden
28:17but the people here have a dog yeah the heath is yeah yeah it's not bad compromise gut feel i think
28:29not necessarily getting an immediate feeling there's a bit less light in the flat but yeah
28:34excited to see upstairs yeah i'll see the rest of it yeah it's like you need to see some more
28:39i think you'll be very impressed with the size of the bedrooms but you have a look
28:42okay great i'll wait downstairs i'll do there may be an upstairs but despite that their mood seems
28:48rather down but those massive bedrooms may yet bring savannah and izzy round
28:55wow still not as bright as the the flattened man head um but it's a really nice sized bedroom
29:01and lots of storage all yeah probably more than we need but yeah
29:06well this is going to be interesting it's not my decision it's not my money but i i really like
29:15this flat oh wow it's another massive bedroom it's bigger it's cheaper beautifully laid out it's in
29:23blackheath what will we do here to bring out the best of the space and the light i'm feeling like
29:32it is a sensible choice i don't know what they're going to do but i kind of hope they go for this one

29:46bedroom's okay aren't they yeah i'm not getting as much of a a feeling for i think it feels quite
29:54sensible um maybe a bit too sensible potentially i don't know what to say to that oh good
30:06savannah give me your gut feel i feel like it's not not quite there it's all right and that could
30:13change this i think is a very very strong flat i think if you were here you would naturally give it
30:18a lift in brightness and excitement yeah so if that is what's holding you back please don't let
30:23it you do need some time and i'm also conscious this is only the fifth flat you've ever looked at
30:29yeah yeah i think we just need to like let it settle down we're going to stay in blackheath but
30:35see something that is lighter brighter funkier sounds good yeah let's move on from suave mr spencer
30:42to funkier phil we're just full of surprises and hopefully it'll be a pleasant surprise for them
30:53meanwhile i've got one last chance on my house hunt in surrey with john
30:57when we searched together online he really liked the look of a house in pretty nudigate
31:02for a small village there's a fair bit here including a pub a village shop lovely old church
31:08and lots of characterful housing including one imposing beauty that caught his eye
31:13dating back to the 1500s though altered and extended over the centuries it has a huge footprint
31:19with a kitchen beamed living room a dining room and a garden room along with a utility cloak and shower
31:26room on the ground floor upstairs is the main compromise as the five bedrooms make it bigger
31:31than he wanted to take on and it all needs a good freshening up but something has to give for this
31:37search to move forward and this place stacks up with a studio outside for the annex and even a heated
31:43swimming pool listed at a guide price of one million pounds is 200 grand under budget there are compromises
31:50here on what john set out to find but if he can make them this could be the one hello hello come with me
31:58kitchen kitchen kitchen the original core of the house is 16th century and then obviously it got extended
32:10this was one of the ones that we saw yesterday when we were flicking through yeah it got five bedrooms
32:16because of course it isn't a pyramid and then obviously they've got the little cabin and the pool which
32:23is not everybody's cup of tea maybe not in this weather but it's there handy for summer yeah and
32:29the road is considerably quieter it is quieter yeah as we're in this house now what's your sort of
32:36gut on this one yeah it's nice i really like the garden it definitely feels much more the vibe that i was
32:43looking for housewise stylistically it feels much more like me do you want to go and have a look i'd like
32:49have a look around yeah well that sounds like progress kirstie yes but upstairs has a bit of
32:55work to do this house does feel quite different from what we set out to find major changes have to
33:02happen not just to compromise major changes and i'm the mug that has to break it to him well that
33:09message may be getting through kirstie it's a question of whether the changes this house demands
33:15are ones john's willing to make back on my search in southeast london with savannah and izzy i have
33:24one more viewing to go and once again we're in leafy blackheath where this low-rise block houses an
33:31absolute beauty of a flat so staying in blackheath still about 10 minutes walk to the high street
33:36but trying something really different okay it's a little green oasis tucked away down here that's the
33:45flat i'm going to show you ground floor with its own front door okay good so far good so far
33:50yeah it's really lovely real bonus of this is it also comes with a garage okay yeah so storage whether
33:57it's car bikes anything else that's great that's really cool i'm going to stretch the budget but
34:03we'll see if it's worth it inside okay let's get in a good start and i'm sure this fresh to the market
34:10late 70s flat will continue to impress inside with its functional arrangement and impeccable

35:21certainly think about everything it entails but it is really lovely it's really lovely we've clearly
35:27demonstrated that you can afford the space that you need in the areas that you like with the budget
35:31that you have it's now a question of boiling down and filtering through which are the more
35:36important elements of your brief to get right yeah but i promise you i'm here to help they couldn't be
35:42in safer hands phil that's a nice big bathroom isn't it it is yeah because they'd only seen two
35:50properties i felt it was important for me to show a good selection of different styles different
35:55types of properties nice big bedroom yeah it's a really good size it's really nice i think it's
36:02just out of our budget yeah but it's what we could get it for i would think but then you add into that
36:08different price brackets in different areas and the whole thing becomes a bit of an avalanche
36:12of information you could definitely put two desks in the sofa bed in here we would probably have to
36:18redecorate because it's not like exactly how we would yeah it's not our style i know i'm showing
36:23strong flats they're good options i just don't know what they're going to do about it well you may

37:43blackheath blackheath but at four nine five we'd need to get a good deal it seems my couple have
37:49made their decision go on then i think we really like um the last property that we sought property
37:58for in blackheath blackheath the more expensive one of course it's a lovely lovely flat yeah it's got an
38:05awful lot going for it there's still things we can do to make it our own but there's still a lovely
38:09space as it is i think we could also see ourselves in the blackheath flat for longer i can as well
38:15yeah but top end of budget yeah so what do you want to do about it our top top budget is 475.
38:24it's priced at 495 000 pounds but i believe its value sits more around the 475 mark however i think
38:32we should avoid pitching in at their maximum budget so we need to find the right opening offer
38:38it's a difficult one because it is so fresh to the market yeah i know they've got two viewings
38:43books friday and saturday i've spoken to the agent a couple of times and and they also found it quite
38:49difficult to value i think we'd be doing well to get it for less than 475 457 460. it's probably 460.

40:40may yet surprise you it's actually really nice looking from the back this house no from the outside

41:00but i think it's closer it's definitely closer yeah the other two but the number that are
41:08stylistically what you're looking for is tiny yeah no i agree this one may be closer but john's search
41:15is set to continue i think that it's probably not out there with the current criteria but i think that
41:25as your search continues you will refine it yes you know you will hone it down a little bit
41:34and then you will see it yeah i think that's true that's how i found the house in greenwich
41:39that did take me a year but um when i saw it i was like that's it that's it instantly yeah there's
41:47always a compromise and john's may simply be a long search for his dream home only time will tell

43:29it's been five weeks since my search with john if criteria or location didn't change i thought he was
43:35in for a long search so i'm pleased to hear he's opened himself up to some new areas particularly the
43:41village of cranley originally i discounted cranley because i thought that it wasn't as well connected
43:45actually having taken the time and tried out the commute it actually does work it's not a direct
43:50link to london so wasn't on our original list this new area has brought new possibilities for john
43:56there was a barn conversion that i absolutely loved unfortunately in that time when i was kind of getting
44:01to know the area did go under offer unlucky for john this time although being sure about where he wants
44:07to be is a serious step forward i've put a lot more research and understanding into that area now
44:12so i'm clear on what i can get there and that's exciting my message to kirsty would be thank you for
44:18getting so hands-on with my search it's helped focus on the kind of house i want so yeah keeping
44:23my eye out for that elusive triangle to pop up that was always the challenge but with this change in his
44:29criteria i'd hope john's new search won't be so long after all that's for savannah and izzy their 470
44:40grand offer was rejected but they loved the flat and pushed themselves up to 480 000.
44:48and we got out there by a cash buyer who go for the full asking price we were quite sad but also
44:55we knew that we'd put everything on the table but they took a new fan confidence and ran with it
45:01we just got on it and started seeing a lot more facts since searching with phil it helped us to
45:07narrow down what we wanted from a flat phil had also opened up a lot more locations to us and one of
45:13those viewings led to a flat in new cross priced at 425 to 450 that felt like the one we decided to go
45:21in at 4 30 because we we didn't want to lose out on another flat and it was accepted right away
45:27with three beds and a private garden it's a bit of a doer upper but we are happy to do the work and
45:34it's within our budget and we're quite excited to design a new kitchen and bathroom to be honest
45:41well best of luck with the refurb i'm delighted to see they brought their search to such a happy end
