00:00Hello and welcome to the show. Many people are drawn to the world of property because it can be a really smart investment and a good way to future-proof your finances. So if you're looking for a place to start, why not try Under the Hammer?
00:30Success in property doesn't come down to luck. It's more about things like budgeting, research and doing some hard graft. So did today's buyers take the sensible approach? Let's find out.
00:55In York, I find a house with some pros and cons. In terms of layout, I think it works. That, however, doesn't.
01:06In North London, O'Wine finds a flat that's living in the past.

01:16And in Wolverhampton, Jackie finds a property of two halves.
01:21Yes. Very interesting that that is new. And that is so old.
01:26All these properties have been sold at auction and we'll find out who bought them and what they paid for them when they went Under the Hammer.
01:34Sold.
01:35The history of York is the history of England, said King George VI, and it's easy to see why.
01:46From Roman roots to Viking voyages and medieval marvels, the city has seen it all and now Holmes Under the Hammer is in town.
01:55I'm just a mile or so from the beautiful historic centre of York, so this is a really good spot.
02:04And I love the fact that we're on a cul-de-sac, so you've got no through traffic and it feels nice and quiet.
02:10Here is today's property. It's a three-bed semi-detached that came with a guide price of £150,000.
02:19Straight away, I think it looks quite inviting.
02:21Not only is your garden quite well maintained, you've also got a driveway for your car and the house looks in pretty good order.
02:29Let's see if it is inside.
02:30Inside, what do we have?
02:37Stairs leading up to the bedrooms and into a reception room or sitting area, which is nice and roomy.
02:44I like the proportions.
02:46And then things are certainly a bit dated.
02:49You've got swirls, textures on the ceiling.
02:53Quite retro these days, though I remember it first time round.
02:56My granddad would come round and do the swirls.
02:58Quite like it, really.
03:00Then into the kitchen on the other side of this.
03:05What is this?
03:06I'm really not sure.
03:08Unless it's holding up upstairs, and you'd really hope it wasn't, I'd be taking that down.
03:14Possibly.
03:15You might like it.
03:16The kitchen itself, I like the fact you've got units on one, two, three sides, but you could benefit from a new kitchen.
03:25In terms of layout, I think it works.
03:27That, however, doesn't.
03:31That's the way that it goes, and it's what nobody knows.
03:35They look suspiciously like stair spindles.
03:43It's not every day you see them in a kitchen, but everyone has their own style, so we'll leave it at that.
03:50One thing that would be nice, though, is a downstairs loo.
03:55And with a handy space under the stairs, that would be an addition worth seeing.
04:00But what is the outside space like?
04:03You don't have a back door as such, but you do have a side door towards the back of the property.
04:09And if I come round here, ooh, this is nice.
04:14This is a big old garden, isn't it?
04:16And if you like paving, then you're in luck, because there's a lot of it.
04:20Now, you might fancy turfing it a little bit, or putting some hanging baskets decking.
04:26You could just do anything you wanted, because this is a brilliant, sociable place to have a barbecue,
04:33to sit outside, for the family to run around.
04:37It's a real selling point.
04:38It's a great size, and if you wanted to extend, there's plenty of room to do so.
04:49A three-metre extension under permitted development wouldn't take away from your garden.
04:55But does this house actually need more space?
04:59Let's head upstairs and see what's already on offer.
05:02Upstairs, I like the fact you've got your landing, and you can see every room that comes off it.
05:13Let's start with this bedroom, which is a single bedroom.
05:17You might want to think about using it as something else, like an office space,
05:20or a playroom for the kids, or a nursery.
05:23Then you have a bathroom, which is actually a shower room, as it is.
05:27You have a spacious, standalone shower, which is quite nice, or you can make it into a wet room.
05:31Then the first double is a good size, and I like the kind of patchwork-y carpet.
05:38It reminds me of being a kid. That's the way things used to happen.
05:41You would have a different carpet in every room.
05:43So you've got beige in here, into the last of your bedrooms,
05:47which, well, it has the makings of a double bedroom, but it's awkwardly shaped,
05:52and I'm not convinced you would get a double bed in because of this.
05:56I would think about taking this cupboard away to square things off.
06:01However, just now, it houses an old-fashioned water tank.
06:05But if you got yourself a combi boiler, which is nice and compact and energy efficient,
06:10you could get rid of that water tank, square it off.
06:13You don't want to give yourself unnecessary work, but here, I think it'd be really valuable
06:17because you could put in your double bed and have two doubles and a single.
06:23Here's my bright idea.
06:29Even without that small alteration, the layout of the house flows well,
06:34and there doesn't seem to be any red flags for this lot
06:38that came with a guide price of £150,000.
06:43Let's see if a local estate agent agrees
06:45and get their thoughts on this three-bed, semi-detached property.
06:50It's a really good size. Layout's good for families.
06:55Obviously, it needs a little bit of work doing.
06:57We definitely feel there'd be the need for a new bathroom, new kitchen.
07:01Then we'd maybe advise looking at the boiler and the electrics as well.
07:04But overall, just a bit of general TLC will bring the home up to standards.
07:09If someone was to invest their time and money into this place
07:13and give it the love it needs once finished,
07:16how much could it be worth on both the sales and rental markets?
07:22Once the property has been refurbished,
07:24we believe it would rent for around £1,200 per calendar month
07:28and the resale value would be around £250,000.
07:34This three-bed semi is hardly in walk-in condition,
07:37but then again, it's not falling down either.
07:40I think this could be given a new lease of life and be a terrific home.
07:45Let's find out who agreed when it went to auction.
07:47This lot was part of her remote auction with bids taking place online.

08:03Rebecca snapped up this house.
08:06It's her first renovation project and she reckons it's just the ticket.
08:10I met her back at the property to hear what she has planned.

08:21You've got yourself what I think has the makings of a lovely home.
08:23So what's this for?
08:25Is this a home for you?
08:26Is it an investment?
08:27It's an investment.
08:28So we've not done this before,
08:31but we thought we'd take a bit of a leap
08:32and buy an investment property and try and flip it.
08:35When you say we, who's we?
08:37Who are you working with?
08:38So that's my other half, Rob.
08:39So we're working together.
08:41He's really good at renovating,
08:43so he'll be doing a proportion of the work
08:46and we'll be getting some builders to do the other bits,
08:49but he's doing it around a full-time job.
08:52What's your role going to be, Rebecca?
08:53So I'm a bit of a project manager, really.
08:55I like to ring around builders and get quotes
08:58and organise people binning.
09:00I'll be here with the keys.
09:01I'll be sort of doing all the background legwork.
09:04What was it about this property that you liked?
09:07I think for us, because we've not done this before,
09:09it was nice that there wasn't too much to do,
09:12so it feels safe.
09:14My other half can have a really good crack
09:16at doing stuff in here,
09:17but equally we can get some builders in to do stuff,
09:20but it won't cost loads and loads to have the builders in
09:23and there's no structural stuff, nothing with planning,
09:25so it just felt like a good choice for our first one
09:27to get us going.
09:29And another great selling point is the back garden,
09:32which is a fantastic size.
09:33Yeah, I think we'll just leave the outside as it is
09:36and whoever has it can decide what they want to do with it
09:38because it is done really well.
09:40There's an interesting feature just behind you.

09:44No, that's not staying.
09:45Yeah, that'll be ripped out
09:46and we'll have a new kitchen slash diner slash living room area.
09:51Lovely.
09:51Are you going to reinstate two rooms, a wall there,
09:54or are you going to open everything up?
09:55We're going to open it up completely,
09:56so we're just going to have an L-shaped kitchen
09:58and a lovely free flow through.
10:02Oh, nice, nice.
10:03And what about upstairs?
10:05So just now you've got a small bedroom,
10:07which you get a single bed into,
10:08and then you've got two other bedrooms.
10:10Now, one of those bedrooms is a good size.
10:11The other one, I think you'd struggle to get a double bed in.
10:14And yet, have you thought about taking down the walls
10:17to the little cupboard?
10:18Yeah, so that is going to go, actually.
10:20So we're redoing the heating system, new boiler,
10:23so that'll go.
10:25We're not sure what's going to happen with the cupboard yet
10:27just because the wall configuration, the cupboard...
10:30I think one of them's a structural wall.
10:32Oh, OK.
10:33So we're not sure if the cupboard can go,
10:35but at least if it can turn into some sort of, like, wardrobe.
10:38We've got the bathroom, which is a shower room.
10:40Are you keeping that as it is, or are you thinking about a bath?
10:43So this has been a bit of a bone of contention
10:45because, for me, personally, I wanted to rip it out
10:47and I wanted to put a bath in.
10:49I'm thinking, family, I've got a daughter.
10:50But it's done, and it was the one thing.
10:52It's all brand new.
10:53The whole thing's brand new.
10:54So we're just going to see how things go with the budget
10:56and decide a bit later into the project.

11:01You mentioned you've got a daughter.
11:02How old's your daughter?
11:02Yeah, so she's two now, and she's amazing.
11:05So she'll be on-site helping.
11:07She has viewed it with us.
11:08She's very much involved.
11:10She's run around all these rooms.
11:11And, yeah, she's part of the journey, so...
11:15Lovely.

11:16And what's her name?
11:16So she's called Orla Paige.

11:21So she's going to be involved, a real family affair.

11:27Yeah, so I'm actually a teacher by trade.
11:30And then after having Orla Paige,
11:32I've had challenges getting back into teaching
11:34for one reason or another.
11:36Yeah.
11:36And this is just sort of something that we see as a fresh start
11:41to maybe do alongside teaching at some point
11:44or it's something we'll do just as a job in itself.
11:48So we'll just see.

11:50You said Rob is balancing this with work.

11:54Yeah, so Rob's a maths teacher.
11:56So he's going to be quite busy because he's full-time, obviously.
11:59So evenings, weekends, the odd school holiday.
12:03So he'll be in here, busy, busy.
12:05What is your budget here?
12:08We really didn't want to have to go over £20,000.
12:11So our aim is to keep it as tight to that as possible.
12:14But we can go to £25,000.
12:16How long is it going to take?
12:17I think maximum 12 weeks.

12:24Well, you're juggling as well.
12:26Yeah, there's a lot of juggling.
12:27It is a lot.
12:29But we're used to juggling,
12:30so we just kind of get stuck in and do it.
12:33You just have to make it work.

13:45It begs the question, what's wrong with it?
13:48Well, let's go and see it.
13:49But first, we've got to find it.
13:52We're in the north London area of Bronzebury,
13:55just five miles away from the city centre.
13:57And the flat was guided at £240,000
14:00and comes with a 91-year lease.
14:03But it appears this one-bed first-floor flat
14:06is rather tricky to track down.
14:08Absolutely is a maze.
14:26Keep looking, old wine.
14:28You're nearly there.
14:31Ah, finally.
14:33Found it.
14:34Well, if we step into a small little hallway,
14:39we have the kitchen through there,
14:41the bathroom's there.
14:42I think that's the bedroom,
14:43bit of storage space there.
14:45It's quite a dark area,
14:46probably not helped by that lilac colour
14:48because lilac really does sort of suck a lot of light away.
14:51And the same applies to this room,
14:52which I imagine is your living room.
14:54Really dark colours on the wall,
14:57dark carpet underfoot,
14:58not really doing anything to take advantage of
15:01those gorgeous wall-to-wall windows there.
15:04This appears to be a self-closing fire door.
15:07So here, yeah, there's the front door.
15:09So you could just go round in circles if you fancied it.
15:12Bit of water damage here, I think.
15:14And I'm saying that because
15:16you can see where the skirting board has been replaced
15:19and actually the step up to the door,
15:21there's a section there.
15:22So you might want to have that looked at.
15:24But other than that, really, it's purely cosmetic.
15:27And this room could be such a gorgeous, light, airy space
15:31if you just change the colours.
15:32Back out here then, and...
15:41Oh, look at this!
15:42Well, I don't know if this is a little vent
15:45or if there was some sort of warm air heating system
15:48in this flat previously,
15:49but I quite like that, actually.
15:51You'd probably want to get a change.
15:52And you'd want to get these radiators changed as well.
15:54This has definitely seen better days.
15:56In fact, the outlet there,
15:58the pipe has been twisted and bent shut,
16:00so that's got to go.
16:02Bit of storage in there.
16:04We're in the kitchen now.
16:05And, oh, another heating quirk.
16:09Oh, my, look at this.
16:10So I know what this is.
16:11This is a airing cupboard,
16:14which also contains its own gas heater.
16:18It screams combustion to me,
16:21so that's going to have to go, I think,
16:23unless you just wanted to keep it to hang your clothes on.
16:26Not a bad-sized kitchen,
16:28but I'm seeing things I'm not liking,
16:31such as this big stain here,
16:34the wallpaper coming off the wall,
16:35water's coming in from the roof,
16:37and all I've got to do is look out there
16:40and see that all of these flats are flat roofs,
16:43which, of course, notoriously problematic
16:45as far as water ingress is concerned.
16:47So you'd want to have that looked at,
16:49but it all actually seems quite dry now.
16:52You've got your sink.
16:54You've got another bit of storage there
16:55in this stunning 1970s brown.
16:58Could make a bit of a feature of that
16:59when you were to redecorate, if you wanted.
17:02I imagine we've got a tank in here.
17:05There's your immersion.
17:06There's the boiler.
17:08Ooh, it's got to go.
17:10It's not good.
17:12More storage there.
17:13So it's an all right-sized kitchen.
17:15Can you do much to the configuration?
17:17No, not really.
17:19But I think you could switch things around
17:21a little bit in here,
17:22maybe put a cutesy little unit of some sort here
17:26so you could sit at a little breakfast bar.
17:28Nice.
17:32Here's the bedroom.
17:33Now, again, we are greeted by fairly dark colours,
17:38which isn't really doing much to kind of complement
17:40what is a lot of light.
17:42Look at all of this.
17:43And also, look how green it is out there.
17:45It's gorgeous.
17:47We are in London,
17:49where green space and seeing trees outside your home
17:52can sometimes be a bit of a premium,
17:54but we're getting that.
17:55Bucket loads of it here.
17:57It needs redecoration, 100%.
17:59Carpet's going to be changed.
18:01This wallpaper's got to be changed.
18:03You can see where it's been discoloured,
18:05where I think there's been furniture in this room, perhaps.
18:08But there aren't any horrifying signs in here
18:12other than the fact that it needs to be redecorated.
18:21So it might be paintbrushes at the ready for the bedroom and lounge
18:24and it's definitely going to need a new modern kitchen.
18:27Then there's the bathroom.
18:29Now, I'm particularly drawn to what we're seeing above us here in the bathroom.
18:32We have natural daylight coming into a room that's essentially landlocked.
18:37Now, my first flat that I renovated was not dissimilar to this
18:41and there was no natural light coming into the bathroom.
18:44And it was actually quite dark and depressing sometimes.
18:47But even with the lights off in here, you're getting that.
18:49Do you hear any bit of the rain on that if it's raining?
18:52Love that.
18:53As for the room, well, it needs complete redecoration.
18:57These tiles have got to come off.
18:59I think we need a new bathroom suite in here.
19:01So that needs doing.
19:02But that, for me, is a big bonus.
19:04The skylight does make a difference to the slight gloom
19:14that's lingering in this darkly decorated flat.
19:18But what is the best way to make this flat
19:20that was guided at £240,000 shine again?
19:24What does an expert from the auction house that sold it think?
19:29Classic auction lot, this one.
19:31It's an unmodernised one-bedroom flat.
19:33That needs loads of doing to it.
19:36But it's a classic doer-upperer, as they say.
19:39In terms of works, I certainly wouldn't be looking
19:42to reconfigure the flat in any way at all.
19:44I don't think that's really possible.
19:45I think you're just looking at really a full refurbishment programme.
19:50New kitchen, new bathroom, flooring, walls, plastering,
19:53all that kind of thing.
19:54And just getting it into a really good letable standard
19:56or for resale purposes.
19:58So this should really be a straightforward doer-upper.
20:01But could it generate a decent return?
20:05Once fully renovated, this property should sell for around the £350,000 mark.
20:10And should let for between £1,500 to £1,600 per calendar month.
20:14Well, I am not one to hide my feelings, darlings.
20:20And I think you know how I feel about this cute first-floor, one-bedroom apartment.
20:24It's got quite a lot going for it.
20:26Cute, leafy area and great transport links as well.
20:30But what lies behind this door does need quite a bit of work.
20:34A bit of modernisation needs going on in there.
20:35So, let's find out who wanted to breathe new life into this place
20:39when it went under the hammer.
20:45This lot was part of a remote auction with bids taking place online.

20:53And for £260,000, the successful click of the mouse was made by Nathan.

21:08I love the fact that you and I are colour-coordinated
21:10and indeed colour-coordinated with the room.
21:13Why not?
21:14It's good, yeah.
21:16This is the reason I purchased the property.
21:18Well, it's a stunning colour.
21:20Are you going to keep it?
21:21No, of course not.
21:22It's going to go.

21:23It's very dated.
21:24Yeah, well, there's more to speak of on that front
21:28as far as the different rooms in this flat are concerned.
21:30But first off, congratulations.
21:32Thank you very much.
21:33Do you live nearby here?
21:34So, at the moment, yes, I am living with my parents close by.
21:39However, I've bought this property for me and my wife, Yan,
21:42to move into together.
21:44She's currently working out in Hong Kong, which is where I met her.
21:47I moved back to the UK around about a year ago
21:50and I'm hoping that next year she'll be able to move over
21:52and join me when the property's complete.
21:54Nice.
21:54And in the meantime, are you going to be chatting together
21:57about what you want the place to look like,
21:59design ideas, that kind of thing?
22:01Very much so, yeah.
22:02She's been sending me pictures of lots of design ideas that she likes.
22:06Love.
22:06What's the vibe?
22:08Generally, clean, modern, typical Hong Kong-style home.
22:12So, they tend to have hard floors there and light colours.
22:16Nice.
22:17And actually, because this is a kind of late, mid-century kind of build,
22:21you've got these square rooms, loads of light coming in.
22:23And I imagine that would take that kind of design quite well.
22:27Absolutely.
22:27Yeah.
22:27And it's very similar to the property styles that you get in Hong Kong.
22:31They tend to have square rooms to maximise the amount of space
22:34that you can get in properties out there.
22:36Really important question.
22:38Possibly, Nathan, the most important question.
22:40Are you keeping the gorgeous gas-fired airing cupboard?
22:45It is a period feature.
22:47And I know we like keeping period features.
22:50However...
22:50We do.
22:51I'm not sure that it's safe.
22:53No, I think you're probably right there.
22:56If it was a lovely, you know, period fireplace, maybe.
23:00But I don't think I've ever seen one of those before.
23:03It's the first time I saw one.
23:04In fact, I didn't realise it was a thing before I opened that cupboard and saw it.
23:08And hopefully it won't be difficult to remove.
23:10Yeah.
23:10Well, I'm thrilled to hear that it's going.
23:12Are you going to be doing that work yourself?
23:14Are you going to get people in?
23:15I'm planning on doing a lot of the work myself.
23:18Certainly, most of it seems as though it's going to be cosmetic, renovating.
23:22And I think that's something that I can do.
23:24Things such as the gas and the electrics are building to getting contractors to do.
23:29Do you work in an area that kind of, you know, means that this will be a bit easier for you or...?
23:34Not at all.
23:34So, I work in supply chain for a high street coffee company.
23:38So, it's completely out of my comfort zone.
23:42However, I have got some experience with DIY in the past.
23:45Brilliant.
23:46So, you've got a bit of DIY experience and you can get coffee for the builders.
23:50Perfect, I would say.
23:51Yeah, they're going to love it.
23:52Brilliant.
23:54Thinking of that then, what's your timescale and what's your budget?
23:58So, timescale-wise, I don't really want to rush this.
24:02I do have a full-time job, which I need to commit to as well.
24:05So, it's potentially going to be between six to nine months before everything's finished.
24:10Nice.
24:11Budgetary-wise, I'm thinking somewhere around about £15,000.
24:14Well, Nathan, I'm so excited to see what you're going to do to this place.
24:17I can just see your vision in my mind already with all that light coming in and these gorgeous light colours.

25:05We're heading back to York and this three-bed, semi-detached house that went to auction with a guide price of £150,000.
25:19A solid-looking exterior gave way to a rather dated interior, including this puzzling feature dividing the kitchen from the living room.
25:28What is this?
25:29Unless it's holding up, upstairs, I'd be taking that down.
25:35A big plus was its large back garden, which had been paved and re-fenced relatively recently.
25:41This is a brilliant, sociable place to have a barbecue, to sit outside, for the family to run around.
25:50It's a real selling point.
25:52It was Rebecca with partner Rob who bought the house for £182,000.
25:57Both teachers, by profession, they'd decided that this house was the one to take them on a new adventure.
26:04We've not done this before, but we thought we'd take a bit of a leap and buy an investment property and try and flip it.
26:10Hoping to keep their budget to £20,000, they had set aside 12 weeks to turn this place into a sellable property.
26:18Did they succeed?
26:20We're back four months later to find out.
26:22Yes, it's taken four weeks longer than expected, but Rebecca and Rob have made a big difference to what was a very tired and dated property.
26:47And the improvement is most striking in the revamped kitchen.
26:50We decided we want to keep it really open plan, so we went with an L-shaped kitchen, so that if people are entertaining or they've got children,
26:57it'd be just a really lovely space for the whole family to be together.
27:00I quite like the colour navy.
27:02I think it's quite trendy.
27:03It doesn't show up too many marks if you do have children, I suppose.
27:06So, yeah, we quite like it, actually.
27:08We think it's come out really nice.
27:09The couple also decided to make better use of the space under the stairs to create a downstairs loo.
27:18But there was much discussion about what to do with the upstairs bathroom.
27:22Yeah, so the bathroom was a bit of a dividing factor between me and my other half.
27:29He felt it didn't make financial sense to rip it out, whereas I desperately wanted to put a bath in and make it nicer.
27:34But when we looked at the project and the overheads and everything, it definitely made the most sense to leave it in.
27:38But we have put a nice new floor in to give it that sort of newer feel.
27:42But there isn't anything wrong with it, it's a sort of a new bathroom suite, so we left it as it was.
27:49And it might be surprising to hear what Rebecca is most pleased with.
27:55I'm most pleased probably with the stairs.
27:57My other half's amazing, like those stairs were really gross.
28:00And I took my little one out for two days while he cracked on with them.
28:04And he sanded it all back, repainted them, put the stair runner in.
28:08I really love the stair runner, it's beautiful.
28:10So, yeah, he's just done a really great job on it, and I love it.
28:16Outside, they chose to leave the front and back gardens as they were,
28:21figuring a new owner would want to put their own personal touches to the outdoor spaces.
28:26But they did pay some attention to the roof.
28:29We just decided that it would be nice to put a few roof vents in and upgrade that,
28:33because a lot of the other properties in the area have had that done, and this one hadn't.
28:38So we just thought it would be nice for ventilation, just to make sure that there was going to be no future issues there.
28:44Back indoors, everything was running smoothly, until they discovered there was no gas supply to the house.
28:51We actually plastered the full house before we realised there was no gas,
28:55so we couldn't get the heating on to dry the plaster out.
28:59So it did prolong the ability to get on with anything, flooring, decorating.
29:05We couldn't do anything until the boiler had gone in, because all the pipes had to be tested.
29:09So if we put the flooring down, we might have had to rip it back up if there was a leak.
29:14So it really did hold everything up.
29:17Another potential problem was how to keep two-year-old's daughter, Orla Page,
29:22occupied while mum and dad were busy with the house.
29:26We weren't sure how much work we'd get done with her around,
29:29but we gave it a go, and she was actually brilliant.
29:31She had toys here, she got to know the neighbours really well,
29:35she ran up and down the street maybe a million times with us chasing her around.
29:39So, yeah, it's just been really nice,
29:43and it's been nice to be able to sort of come in and not stress about how much work we got done in that day,
29:47but knowing that we were together as a family and just doing it in a way that felt right for us.
29:54It sounds like Orla Page was able to run Riot,
29:57but hopefully that wasn't the case with their budget.
29:59Yeah, so the budget was originally £20,000,
30:03and we did pretty good to get quite close to that.
30:07We've ended up spending just over £23,000,
30:09and that was just because of the unforeseen issues with the gas
30:12and adding a bit of extra roof working.
30:15But other than that, yeah, we're really pleased with how we've stuck to our budget.
30:21Rebecca and Rob have overcome the challenges of tackling a first-time renovation project,
30:26but will they have a profit to show for all their hard work?
30:30Time to hear from the estate agent who viewed the house earlier.
30:33The owners have done a great job bringing the property up to standards.
30:38They've put an open-plan kitchen, dining, living area downstairs,
30:41which looks to be of really good quality,
30:43and they've done the TLC required on the first floor.
30:46So I think it'll be an attractive property for buyers and renters alike.
30:51The couple have spent a total of £205,000
30:55and are looking to sell to reinvest the money into their next project.
31:00So how much does the agent reckon the house could go for on the local resale market?
31:05The sales marketing price for the property would be £250,000.
31:10£250,000 is about actually what we thought.
31:14We hope for a little bit more maybe,
31:17but we would be happy with that,
31:19especially given that it's our first time doing anything like this, yeah.
31:23That would give Rebecca and Rob a profit of £45,000 before tax and fees.
31:29And if they decided to hang on to the house as a rental business?
31:33The rental price for this property would be £1,200 per calendar month.
31:40Yeah, we're really happy with that.
31:41£1,200 a month is actually really good.
31:43It's quite a top end of the rental market for this area,
31:46so we'd be quite happy with that if we decided to keep it.
31:50But a 7% yield isn't enough to make them change their minds about selling.
31:55And after taking a break to recover,
31:58they'll be on the lookout for their next project.
32:00So will Rebecca be doing anything differently next time?
32:04I think if I was to do it next time,
32:06I would probably deal with all the individual trades separately
32:10as opposed to having one person come in and bring the trades in for me.
32:14I think that would be...
32:15Yeah, that would be good advice for anybody, really, if you're doing it.
32:18I think have the confidence to organise that stuff yourself
32:20because I think it could save you a lot more money on your budget.
32:23A trip to the West Midlands now and the city of Wolverhampton.
32:32The area was first settled during the Anglo-Saxon period,
32:36but it wasn't until the year 2000 that Wolverhampton gained its city status,
32:41after spending over 1,000 years as a town.
32:46Better late than never, I guess.
32:49Jackie, on the other hand, is right on time for our next auction lot.
32:54Right on time
32:56Well, I'm on a very busy road, just on the outskirts of Wolverhampton.
33:02Now, it might be busy, but it's a great spot
33:05because you've got everything right on your doorstep,
33:08and commuting is perfect.
33:10So this would be a really good location to find an investment property.
33:14And here is one.
33:16It is a three-bed mid-terrace that went to auction for a guide prize
33:20of, listen to this, between £34,000 and £39,000.
33:26You've also got side access.
33:28That's perfect for when you're renovating
33:30and also to get your bins out.
33:32Let's take a look inside.
33:37Wow.
33:39Shame there's no parking out there,
33:41but maybe there's something at the back, maybe some rear access.
33:44OK, so you come straight in to your living room,
33:48and it isn't a bad size at all.
33:51Nice high ceilings, you've got picture rail there.
33:54And I wonder...
33:56That's been, you know, covered up.
33:59It could be quite interesting,
34:00maybe an original cast-iron fireplace in there, you never know.
34:05This just needs some TLC.
34:09And then we're into the kitchen.
34:11There's understairs storage there.
34:14And the kitchen actually isn't a bad size.
34:16Yes, it's tired.
34:18You know, again, it just needs to be ripped out
34:21and start all over again.
34:23I love this sort of brick, original chimney breast.
34:26That's where they would have, you know, prepared the food.
34:28They'd do all their cooking there.
34:30You've got stairs going up to the first floor.
34:32Paint, new floors, gorgeous lighting.
34:35And then you go through to this section,
34:39which is like a utility.
34:40There's a washing machine there, boiler in there.
34:44Doesn't look too bad, but always, as ever,
34:46get it checked by the professionals.
34:48I quite like this being on its own,
34:51having that separate utility.
34:53The double-glazed windows can look good.
34:55And then when I step into this bit,
34:57it all feels very new.
35:00So you have got your bathroom, which looks new.
35:05The suite looks new.
35:06I think it's rather nice.
35:08Yeah, very interesting that that is new.
35:10And that is so old.
35:12While the bathroom and the utility room
35:23appear to have had a more recent update.
35:28The rest of the ground floor has clearly been left behind.
35:32And it's a similar story upstairs,
35:34where all three bedrooms have seen better days.
35:37Signs of damp are evident,
35:39particularly in the main bedroom,
35:40where both the ceiling and the walls
35:42show clear signs of water damage.
35:45And with no upstairs bathroom,
35:47there's an opportunity here to rethink the layout,
35:50perhaps by converting the smallest bedroom
35:53into a shower room,
35:54which could also open up new possibilities
35:56on the ground floor.
35:58But before we start moving walls,
36:00let's head outside and take a look
36:03at what's on offer there.

37:06and this would be good to go.
37:08But before it's all systems go,
37:12on the renovation,
37:13the buyer should investigate the flying freehold,
37:17which is where part of your property
37:18extends over or under a neighbouring one,
37:22as it can cause legal or mortgage complications
37:24regarding things like access rights
37:26and structural responsibilities.
37:29But what does an expert think needs to be done here?
37:32We asked one along from the auction house
37:34who sold the lot for his thoughts and valuations
37:37on this three-bed mid-terrace
37:39guided at £34,000 to £39,000.
37:42The property is a good, solid, traditional terrace,
37:45very typical of its vintage.
37:47However, internally, it is very tired.
37:50There's evidence of damp penetration
37:51and that will need exploring.
37:53I think the obvious layout change here
37:55is to bring the bathroom from the ground floor
37:57and losing the small box room bedroom.
38:01And it will make the living space downstairs larger.
38:04You'll create a dining area,
38:05perhaps put some doors onto the garden.
38:08So it will create a better feel
38:09of the downstairs space.
38:12And how much does the expert think the property
38:15could achieve once renovated
38:17on the rental and sales markets?
38:19Once renovated,
38:21I would expect this property to sell
38:23in the order of £140,000.
38:26And if it was let on the rental market,
38:29I would expect it to achieve £1,000 per calendar month.
38:33Well, there's no getting away from the fact
38:38that this three-bedder needs everything doing to it.
38:42But I think in the right hands,
38:44this house has potential
38:45and it could make a great rental investment
38:48or a perfect home for the first-time buyer.

44:08Back now to London and the Bronzebury area, where Owain, after a bit of a hunt, finally
44:19found a one-bed first-floor flat guided at £240,000.
44:25And once inside, it was clear that the flat was going to need a good modernisation.
44:30This is a airing cupboard, which also contains its own gas heater.
44:38Can't you see it on a little bit of history?
44:42There's your immersion.
44:43There's the boiler.
44:45Ooh, it's got to go.
44:48Can't you see it on a little bit of history?
44:53They may have been a bit of the flat's history, but they needed to be confined to the past.
44:59And its future?
45:00Well, that was in the hands of Nathan, who bought the flat for £260,000 at auction.
45:06I've bought this property for me and my wife, Yan, to move into together.
45:11She's currently working out in Hong Kong, which is where I met her.
45:15I moved back to the UK around about a year ago, and I'm hoping that next year she'll be
45:19able to move over and join me when the property's complete.
45:21Nathan was hoping a budget of £15,000 and a timescale of six to nine months would see the
45:27flat ready for him and Yan to move into.
45:30But 16 months have now ticked by, and finally, we're back.
45:36So, Nathan, what have we got?
45:38Let's start in the kitchen.
45:40So, the kitchen, we removed the whole kitchen.
45:43We put down new tiles in the kitchen and also extended that into the hallway, removing the
45:52door that was previously there, opening up the space.
45:57So, the drying cupboard that was in the kitchen, we removed.
46:00We were able to put in a washing machine and also a combi boiler.
46:07So, the bathroom, we put down new vinyl flooring and just generally re-grouting.
46:17There were mostly cosmetic changes that took place in the living room.
46:21We removed the old carpet, painted the walls in a natural stone effect and put down a wooden flooring.
46:37In the bedroom, we refreshed the walls and also put down a carpet as well.
46:42It's all looking very clean, fresh and uncluttered.
46:45How much influence has Nathan's wife, Yan, had on the look and the feel of the flat?
46:51So, Yan has had some inputs into the design, so the lights in the bedroom and also the living room she was able to pick out.
46:58In terms of what we've gone for that was inspired by Hong Kong, the only real thing that I can think of is the flooring that's in the living room.
47:07It was a wooden effect similar to that that we had in our apartment in Hong Kong.
47:10Currently, there are only a few nods to Nathan and Yan's life in Hong Kong, but it does have clean, simple lines from a design point of view.
47:26But was the refurbishment work just as simple?
47:28The biggest issue that we experienced initially was that the property had been disconnected from the gas network and what we thought was the main gas pipe actually was just an empty pipe.
47:43We got in contact with the gas supplier and they connected us to the gas and put through a new gas line which goes from the far corner of the house to the boiler.
47:51They also had a damp issue around the door which they resolved by having a damp course put in the wall and on the floor.
48:00They brought tradespeople in to sort out the heating, electricity and plumbing while Nathan and Yan got busy with the paintbrushes and decorated the flat themselves.
48:09It's been a team effort, but why did it take nearly double the time?
48:14I was really hoping to get the work done in six to nine months so that the work would be ready for when my wife came over from Hong Kong.
48:23Unfortunately, some things happened which meant it'd take a little bit longer than that.
48:27So firstly, I was in Hong Kong for a month and then later in the year I tore my ACL which set me out of action for about three months.
48:34Ouch! An ACL injury is an injury to the anterior cruciate ligament in your knee and it really immobilises you.
48:48And together with working full time as a demand planner for a coffee company, the work on the flat was put on the back burner.
48:56But how painful were all the delays to the proposed £15,000 budget?
49:00We've actually come in a little bit under budget and that's purely because we didn't really touch that bathroom at all.
49:07We just left it as it was and re-grouted.
49:09So actually the spend's come in around about £13,000 or £14,000.
49:15That's good, a slight underspend.
49:18But with a £260,000 purchase price, that £14,000 takes Nathan's total costs to £274,000.
49:27So, money well spent?
49:29What does the property expert who saw it last time think?
49:34So this is my second time back at the property and I've got to say they've done a reasonable job putting it back together.
49:40I'm glad they didn't try and reconfigure anything differently to how it was.
49:44It looks good to me.
49:45It does look good, but perhaps more importantly, it looks like a home.
49:50But with a £274,000 spend, does it look like a good investment?
49:56In terms of resale value on the open market, I would put this in at around the £350,000 mark.
50:02Wow, £350,000. That's more than I was expecting.
50:06No wonder Nathan's pleased with that valuation.
50:09That could see a pre-tax profit of £76,000.
50:13And should he ever decide to let the flat out, then the expert thought £1,700 per calendar month should be possible, which equates to a yield of 7%.
50:24But as the couple are planning to move in in the next few weeks, this will be Nathan and Jan's home for the foreseeable future.
50:31So what's next on the agenda for Nathan?
50:35So the next steps are to continue working on this place.
50:38There's a couple of things I still need to finish.
50:40I need to change some of the windows in the apartment, for instance.
50:44I'm going to move into the property and just enjoy living in the area.
50:47Time to head back to Wolverhampton, where Jackie saw a three-bed mid-terrace, which came with a guide price of £34,000 to £39,000.
51:01The house was dated and in need of a spruce-up throughout, apart from the surprisingly new bathroom at the rear.
51:08Yeah, very interesting that that is new and that is so old.
51:16Looking to bring the rest of the house up to scratch with the successful bid of £107,000 was Salim and his son-in-law, Azeem.
51:26They'd already done a fair share of property renovations in the area and plan to add this one to their growing rental portfolio.
51:33So what is the plan for this house?
51:41Definitely need a new kitchen in here.
51:42Yeah, yeah.
51:43And I think it's just general.
51:46We will always replast to check the wires.
51:48If any wires need running, we'll run them and stuff like that.
51:51Yeah.
51:52Salim would take on most of the labour himself and hope to have the work finished within four weeks,
51:58while Azeem would deal with the legal side and manage their £20,000 budget.
52:04Now, six weeks later, we're back to see how they got on.
52:16We stripped the whole house down, wallpapers and the ceiling and everything.
52:21We filled up where we needed it and replastered everything, basically, and paint everywhere.
52:28The kitchen was a bit old, tattered out, looked like a bit of a mix-match or whatever the guy had lying around.
52:38We've ripped it all out, put a new kitchen in, up-to-date, modern, sleek look.
52:42There was a big chimney there.
52:44We've basically just covered it up and made it a nice, sleek, you know, just plain wall now,
52:49so it makes it look a much better finish.
52:51The plumbing and electrics were all checked in advance of the renovation,
52:57and luckily the boiler was in full working order, which helped them to save some money.
53:03Much like the bathroom to the rear of the property, which was tidied up and kept as is.
53:09There wasn't enough space, really, to move it upstairs.
53:17I know the third bedroom is quite small, but the bedroom is obviously much more value to have in a house.
53:27This is sort of the standard finish we normally typically use.
53:31Generally, most of the properties we do, we do use the same units and same carpets just to keep it all in line.
53:38And we find the quality lasts well, so we know the suppliers, and it just works for us.
53:44Just ready for the rental market.
53:46There was damp on the walls and ceiling, but that turned out to be due to condensation,
53:51as the house had been unoccupied for a while.
53:55They replaced the ceiling, and once the walls were dried out, they re-plastered them.
54:02Outside, the garden was given a much-needed tidy.
54:08The rear extension has been repainted, and the odd enclosed area that Jackie found is, thankfully, no more.
54:18But unfortunately for Azeem and Saleem, this wasn't the only thing they had to get rid of outside.
54:24Yeah, the flat roof, we expected it to be just tidied up and maybe just go to clean the gutters out, but it was a bit worse for wear, so we decided to just rip it out, put a new roof on.
54:36The challenges of it was really just the extra cost and a bit more labour on it, but it had to be done, so we got it done.
54:42Originally, Saleem intended to do most of the work on this project himself, but due to other commitments with another property, the pair relied on trusted tradesperson, Mr Singh, to carry out the majority of the work here.
54:58He's a contractor that we use just to help us out sometimes when we get a bit busy.
55:02Mr Singh was able to complete the work, minus some minor snagging, within the pair's four-week timescale.
55:12But did the extra pair of hands on this project lead to extra costs when it came to their hoped-for budget?
55:21We originally estimated around a £20,000 budget, and I think we came in around £18,000 at the last time I checked the figures.
55:27It's not fully done yet, so there's just a few little bits, and just waiting for the final bill from Mrs Singh, to be honest, but I think it's coming about £18,000.
55:36This brings the father and son-in-law's total investment in this three-bed mid-terrace to £125,000.
55:45So, with the property ready to hit the rental market, what sort of returns can they expect?
55:51We asked along a local agent to get his thoughts and valuations. Now the work is complete.
55:56It's his first time on a property. The standard is good. It's not a high standard, but it is the standard that I personally would use for a rental.
56:05Kitchen is improved. There's good flooring throughout, which is a useful addition. And yeah, it's been refurbished to a nice standard.
56:16So, how much does the agent think the property could sell for?
56:20If this property hits the sale market, I would expect it to achieve in a region of around £150,000.
56:30Very low, to be honest. I think there's a two-bed just about three doors down for about £170,000 recently.
56:37I think with this finish, I think it's very low.
56:39The agent's figure would see Azeem and Saleem with a pre-tax profit of £25,000.
56:47But as they intend to hold on to the property, it's the rental figures that are most important here.
56:54On a rental market, I would say a price of around £1,000 per calendar month.
56:59Potentially a little bit more, depending on if there's any more features improved.
57:03That's pretty spot on. Yeah, I think it's about £1,000 to £1,100 is generally the three-bed market around here, so it's right.
