01:43And it's easy to see why
01:45From Roman roots to Viking voyages

01:50The city has seen it all
01:52And now Holmes Under the Hammer is in town
01:55I'm just a mile or so
01:58From the beautiful historic centre of York
02:01So this is a really good spot
02:03And I love the fact that we're on a cul-de-sac
02:06So you've got no through traffic
02:08And it feels nice and quiet
02:10Here is today's property
02:12It's a three-bed semi-detached
02:14That came with a guide price of £150,000
02:18Straight away I think it looks quite inviting
02:21Not only is your garden quite well maintained
02:23You've also got a driveway for your car
02:25And the house looks in pretty good order
02:28Let's see if it is inside
02:30Inside what do we have?

02:39And into a reception room or sitting area
02:42Which is nice and roomy

02:46And then things are certainly a bit dated

05:16You might want to think about using it as something else

05:27You have a spacious stand-alone shower
05:29Which is quite nice
05:30You can make it into a wet room

05:34And I like the kind of patchwork-y carpet
05:37It reminds me of being a kid

05:41You would have a different carpet in every room

16:43Which, of course, notoriously problematic as far as water ingress is concerned
16:47So you'd want to have that looked at
16:49But it all actually seems quite dry now

17:52Can sometimes be a bit of a premium
17:54But we're getting that

18:05Where I think there's been furniture in this room perhaps

18:24And it's definitely going to need a new modern kitchen

18:29Now, I'm particularly drawn to what we're seeing above us here in the bathroom
18:32We have natural daylight coming into a room that's essentially landlocked
18:37Now, my first flat that I renovated was not dissimilar to this
18:41And there was no natural light coming into the bathroom
18:44And it was actually quite dark and depressing sometimes
18:46But even with the lights off in here
18:48You're getting that
18:49You're hearing a bit of the rain on that if it's raining
18:51Love that
18:52As for the room
18:53Well, it needs complete redecoration
18:57These tiles have got to come off
18:58I think we need a new bathroom suite in here
19:01So that needs doing
19:02But that, for me, is a big bonus
19:04The skylight does make a difference to the slight gloom
19:14That's lingering in this darkly decorated flat
19:17But what is the best way to make this flat
19:20That was guided at £240,000 shine again?
19:24What does an expert from the auction house that sold it think?
19:27Classic auction lot this one
19:31It's an unmodernised one-bedroom flat
19:33Needs loads doing to it
19:36But it's a classic doer opera, as they say
19:39In terms of works
19:41I certainly wouldn't be looking to reconfigure the flat in any way at all
19:44I don't think that's really possible
19:45I think you're just looking at really a full refurbishment programme
19:50New kitchen, new bathroom, flooring, walls, plastering
19:53All that kind of thing
19:53And just getting it into a really good letable standard
19:56Or for resale purposes
19:57So this should really be a straightforward doer-upper
20:01But could it generate a decent return?
20:05Once fully renovated, this property should sell for around the £350,000 mark
20:10And should let for between £1,500 to £1,600 per calendar month
20:14Well, I am not one to hide my feelings, darlings
20:20And I think you know how I feel about this cute first-floor one-bedroom apartment
20:24It's got quite a lot going for it
20:26Cute, leafy area
20:28And great transport links as well
20:30But what lies behind this door does need quite a bit of work
20:33A bit of modernisation needs going on in there
20:35So let's find out who wanted to breathe new life into this place

21:15This is the reason I purchased the property

21:36I am living with my parents close by
21:38However, I've bought this property for me and my wife, Jan
21:42To move into together
21:43She's currently working out in Hong Kong
21:45Which is where I met her
21:47I moved back to the UK around about a year ago
21:50And I'm hoping that next year she'll be able to move over and join me when the property's complete

21:54And in the meantime, are you going to be chatting together about what you want the place to look like?
21:59Design ideas, that kind of thing?
22:01Very much so
22:01Yeah, she's been sending me pictures of lots of design ideas that she likes

22:06What's the vibe?
22:08Generally clean, modern, typical Hong Kong-style home
22:12So they tend to have hard floors there and light colours
22:16Nice
22:17And actually, because this is a kind of late, mid-century kind of build
22:21You've got these square rooms, loads of light coming in
22:23I imagine that would take that kind of design quite well?
22:27Absolutely, yeah
22:27And it's very similar to the property styles that you get in Hong Kong
22:31They tend to have square rooms to maximise the amount of space that you can get in properties out there
22:35Really important question
22:37Possibly, Nathan, the most important question
22:40Are you keeping the gorgeous gas-fired airing cupboard?
22:45It is a period feature
22:46And I know we like keeping period features
22:50However
22:50I'm not sure that it's safe
22:53No, I think you're probably right there
22:56If it was a lovely, you know, period fireplace, maybe
23:00But I don't think I've ever seen one of those before
23:03It's the first time I saw one
23:04In fact, I didn't realise it was a thing before I opened that cupboard and saw it
23:08And hopefully it won't be difficult to remove
23:10Yeah, well, I'm thrilled to hear that it's going
23:12Are you going to be doing that work yourself?

23:15I'm planning on doing a lot of the work myself
23:17Certainly, most of it seems as though it's going to be cosmetic, renovating
23:21And I think that's something that I can do
23:24Things such as the gas and the electrics are building to getting contractors to do
23:28Do you work in an area that kind of, you know, means that this will be a bit easier for you?

23:34So I work in supply chain for a high street coffee company
23:38So it's completely out of my comfort zone
23:42However, I have got some experience with DIY in the past
23:45Brilliant
23:45So you've got a bit of DIY experience
23:47And you can get coffee for the builders
23:49Perfect, I would say
23:51Yeah, they're going to love it

23:54Thinking of that then, what's your timescale and what's your budget?
23:58So timescale-wise, I don't really want to rush this
24:01I do have a full-time job, which I need to commit to as well
24:05So it's potentially going to be between six to nine months before everything's finished

25:18A solid-looking exterior gave way to a rather dated interior
25:23Including this puzzling feature dividing the kitchen from the living room

25:37Which had been paved and re-fenced relatively recently
25:41This is a brilliant, sociable place to have a barbecue
25:46To sit outside, for the family to run around

25:51It was Rebecca with partner Rob who bought the house for £182,000
25:57Both teachers, by profession, they decided that this house
26:00Was the one to take them on a new adventure
26:03We've not done this before
26:05But we thought we'd take a bit of a leap
26:06And buy an investment property
26:08And try and flip it
26:10Hoping to keep their budget to £20,000
26:13They had set aside 12 weeks to turn this place into a sellable property
26:18Did they succeed?
26:20We're back four months later to find out
26:22Yes, it's taken four weeks longer than expected
26:40But Rebecca and Rob have made a big difference
26:43To what was a very tired and dated property
26:46And the improvement is most striking in the revamped kitchen
26:50We decided we want to keep it really open plan
26:53So we went with an L-shaped kitchen
26:55So that if people are entertaining or they've got children
26:57It'd be just a really lovely space for the whole family to be together
27:00I quite like the colour navy
27:02I think it's quite trendy
27:03It doesn't show up too many marks if you do have children, I suppose
27:06So yeah, we quite like it actually
27:08We think it's come out really nice
27:09The couple also decided to make better use of the space under the stairs
27:15To create a downstairs loo
27:17But there was much discussion about what to do with the upstairs bathroom
27:22Yeah, so the bathroom was a bit of a dividing factor between me and my other half
27:29He felt it didn't make financial sense to rip it out
27:31Whereas I desperately wanted to put a bath in and make it nicer
27:34But when we looked at the project and the overheads and everything
27:36It was definitely made the most sense to leave it in
27:38But we have put a nice new floor in to give it that sort of newer feel
27:42But there isn't anything wrong with it
27:43It's a sort of a new bathroom suite
27:44So we left it as it was
27:47And it might be surprising to hear what Rebecca is most pleased with
27:54I'm most pleased probably with the stairs
27:57My other half's amazing
27:58Like those stairs were really gross
28:00And I took my little one out for two days while he cracked on with them
28:04And he sanded it all back
28:05Repainted them
28:06Put the stair runner in
28:08I really love the stair runner
28:09It's beautiful
28:10So yeah, he's just done a really great job on it
28:12And I love it
28:14Outside, they chose to leave the front and back gardens as they were
28:20Figuring a new owner would want to put their own personal touches to the outdoor spaces
28:25But they did pay some attention to the roof
28:28We just decided that it would be nice to put a few roof vents in
28:32And upgrade that
28:33Because a lot of the other properties in the area have had that done
28:37And this one hadn't
28:38So we just thought it would be nice for ventilation
28:40Just to make sure that there was going to be no future issues there
28:42Back indoors, everything was running smoothly
28:47Until they discovered there was no gas supply to the house
28:51We actually plastered the full house before we realised there was no gas
28:55So we couldn't get the heating on to dry the plaster out
28:59So it did prolong the ability to get on with anything
29:02Flooring, decorating
29:04We couldn't do anything until the boiler had gone in
29:08Because it had all the pipes had to be tested
29:09So if we put the flooring down
29:11We might have had to rip it back up if there was a leak
29:14So it really did hold everything up
29:16Another potential problem was how to keep two-year-old's daughter, Orla Page, occupied
29:22While mum and dad were busy with the house
29:25We weren't sure how much work we'd get done with her around
29:28But we gave it a go
29:30And she was actually brilliant
29:31She had toys here
29:32She got to know the neighbours really well
29:35She ran up and down the street maybe a million times
29:38With us chasing her around
29:39And so, yeah, it's just been really nice
29:42And it's been nice to be able to sort of come in
29:44And not stress about how much work we got done in that day
29:47But knowing that we were together as a family
29:48And just doing it in a way that felt right for us
29:51It sounds like Orla Page was able to run Riot
29:56But hopefully that wasn't the case with their budget
30:00Yeah, so the budget was originally £20,000
30:03And we did pretty good to get quite close to that
30:07We've ended up spending just over £23,000
30:09And that was just because of the unforeseen issues with the gas
30:12And adding a bit of extra roof work in
30:15But other than that, yeah, we're really pleased with how we've stuck to our budget
30:19Rebecca and Rob have overcome the challenges of tackling a first-time renovation project
30:26But will they have a profit to show for all their hard work?
30:30Time to hear from the estate agent who viewed the house earlier
30:33The owners have done a great job bringing the property up to standards
30:37They've put an open-plan kitchen, dining, living area downstairs
30:41Which looks to be of really good quality
30:43And they've done the TLC required on the first floor
30:46So I think it'll be an attractive property for buyers and renters alike
30:50The couple have spent a total of £205,000
30:55And are looking to sell to reinvest the money into their next project
31:00So how much does the agent reckon the house could go for on the local resale market?
31:06The sales marketing price for the property would be £250,000
31:09£250,000 is about actually what we thought
31:14We hope for a little bit more maybe
31:16But we would be happy with that
31:19Especially given that it's our first time doing anything like this
31:21That would give Rebecca and Rob a profit of £45,000 before tax and fees
31:28And if they decided to hang on to the house as a rental business
31:32The rental price for this property would be £1,200 per calendar month
31:40Yeah, we're really happy with that
31:41£1,200 a month is actually really good
31:43It's quite a top end of the rental market for this area
31:46So we'd be quite happy with that if we decided to keep it
31:49But a 7% yield isn't enough to make them change their minds about selling
31:55And after taking a break to recover
31:57They'll be on the lookout for their next project
32:00So will Rebecca be doing anything differently next time?
32:04I think if I was to do it next time
32:06I would probably deal with all the individual trades separately
32:10As opposed to having one person come in and bring the trades in for me
32:13I think that would be good advice for anybody really
