For many Tasmanian voters, housing will be top of mind when they come to cast their vote in the state election. Many feel they have been shut out of the housing market as the cost of buying a home or renting has become increasingly unaffordable.

00:00For the past 12 years, Amelia Bird has been a renter in Tasmania.
00:07Over that time, costs have risen.
00:09She now spends half her income keeping a roof over her head.
00:14You don't want to find yourself in a situation where you don't have a home
00:18and so it is really kind of trying to put that as that priority before everything else.
00:24It means there's little left over to save for a house deposit.
00:28It's hard though when you scroll through the listings and you see the prices
00:34and they just keep going up and up.
00:36Tasmanians have watched the housing market change dramatically over the past 10 years.
00:42The median house value has almost doubled from more than $315,000 to over $609,000.
00:49And for renters, the median rent across the state has gone up from $266 a week
00:55to close to $470 a week, an increase of 76%.
01:01And the rental vacancy rate in Hobart is less than 1%.
01:04There are over 5,000 households waiting for social housing.
01:08Priority applicants are waiting on average 97 weeks.
01:12The ABC's Your Say platform has heard from voters wanting housing reforms.
01:18Jane says, build social housing now.
01:22David says, stop suburban sprawl.
01:25Build more high density housing and improve public transport.
01:29And Anne says, put a levy on unoccupied houses.
01:33Holiday homes and Airbnb should attract additional taxes.
01:38Three years ago, the Liberal government committed to building 10,000 social and affordable homes by 2032.
01:45But counting towards that target are things like residential lots and crisis units.
01:51We think that there's better ways to assess how many homes need to be built.
01:57What the data shows is that social housing is not keeping up with population growth.
02:04This election, both major parties are promising to cut red tape so Tasmanians can build homes faster.
02:10And the Greens say they'll push for stronger limits on short-stay accommodation.
02:15Amelia Bird would like to see more government investment in cooperative housing.
