00:00 Towering over suburban Adelaide, this empty building in Fullerton once housed thousands
00:07 of South Australians with disabilities.
00:10 Now in private hands, it's set for what the developer describes as high-end housing.
00:15 The first five levels there will be aged care, above that will be residential, and then there
00:22 will be some more retirement and residential on the remainder of the site.
00:26 $22 million from the sale of the 2.8 hectare property will be spent supporting people with
00:32 disabilities, with a working group to decide where that money will go.
00:37 That money is so desperately needed to support so many goals and aspirations of people in
00:44 our community living with disabilities.
00:46 But advocates and local residents say they're concerned the redevelopment won't include
00:51 affordable housing.
00:53 By excluding this development from some of those requirements to make allowances for
00:59 people who are on lower incomes, we just miss an opportunity.
01:04 I would have hoped that in this situation as in other developments that there would
01:08 be provision for affordable housing.
01:12 While the state government encourages significant developments to provide 15% affordable housing,
01:18 Mr Dragoning says it's not a requirement.
01:20 There will be two bedroom apartments up in the residential, they'll be the cheapest
01:25 units.
01:26 We haven't done any costings on anything like that at this stage.
01:30 I do think there needs to be flexibility and nuance across the whole of the planning and
01:37 the development sphere so that we make sure we attract good development.
01:41 The Minister says hundreds more affordable homes and public housing are on the way in
01:46 other developments around the state.
