00:02 The state government expects some 45,000 affordable housing units
00:06 to be built in Selangor by year-end,
00:09 exceeding its initial target of 30,000 such units.
00:13 We expect that particular period, I still remember, to promise to build 30,000.
00:19 But in pandemic, after we change the policy,
00:25 we are confident to build 60,000.
00:28 But we are confident now by end of this year,
00:33 we manage to achieve 80,000 units of affordable house
00:38 developed by private sector from the policy of the state government.
00:43 Amiruddin, who is Songai Tua Assemblyman,
00:46 said the affordable houses developed under programmes such as
00:50 Rumah Selangor Ku, Rumah Idaman and Rumah Harapan
00:54 are priced at RM250,000 and below per unit.
00:59 On the proposed rejuvenation of old towns and areas in Selangor,
01:04 he said there were laws and policies that needed to be amended
01:07 at the federal level before such a move could be implemented.
01:11 A lot of issue, but the policy and the law have to be moved first,
01:19 or have to change first.
01:21 Now the law only allows for redevelopment after we got an approval
01:26 from the residents, 100% from the residents.
01:29 So for some residential or units,
01:34 that maybe the owner has already passed away,
01:37 and then the kids or the son or the daughter
01:43 not interested to stay there, that some of the building abandoned.
01:47 So I think, I thought the law we have to change under the KPP laws,
01:52 which is allow for redevelopment after got 100% agreement
01:58 from the owner of the programme.
02:01 Second, of course the infrastructure, the infrastructure in and out,
02:06 and to build more attractive buildings,
02:10 definitely we need certain incentives,
02:14 or some subsidies from the federal government.
02:24 So I think the issue is not to build the units,
02:28 but to transit the residents.
02:32 To transit the residents, definitely you have to build the house.
02:36 To build the house, that means the developer have to prepare,
02:40 it's not just a budget, but to have an extra budget,
02:44 to have a transit house.
02:46 So if we look, one of the success stories is Abdullah Hukum
02:50 and also Kerici who changed to become a South.
02:53 It was reported that the Selangor government
02:56 was requesting an injection of funds from the federal government
02:59 in the upcoming Budget 2024
03:02 to help in the rejuvenation of old towns and areas in the state.
03:07 Citing the older parts of Petaling Jaya and Ampang as examples,
03:11 Amiruddin said rejuvenation was necessary
03:14 to ensure that development in these areas could be combined
03:18 with the pace of development in the surrounding new areas.
03:22 He was speaking after witnessing the key handover ceremony
03:26 of 420 units of Pangsapuri Selangor Koo at Sri Temenggung
03:31 in Patu Caves on Friday.
03:34 Pangsapuri Selangor Koo at Sri Temenggung
03:37 is a joint venture housing project
03:39 between Rex Point Resources, St. John Burrard,
03:42 an associate company of Melati Ehsan Group
03:45 and Selangor State Development Corporation, PKNS.
03:49 29 families were squatting on land
03:52 that now houses Pangsapuri Selangor Koo
03:55 were offered a 900 sqft unit each
03:58 at a discounted price of RM65,000.
04:02 Also included in the compensation package
04:05 was an ex gratia payment of RM1,000 per family
04:09 and RM500 rental subsidy
04:11 until the project's vacant possession was delivered.
