Critics of Samuel Leeds have accused him of making it look too easy to secure No Money Down (NMD) Lease Option Agreements (LOAs) and Rent-to-Rent (R2R) deals. It has been suggested that some of his student' success stories may have been exaggerated, staged or sometimes even faked.
This video sets out to take a critical look at videos created by Samuel Leeds and examine if there is any evidence to justify allegations of misleading content.
The Samuel Leeds YouTube channel featured a popular video titled “Normal Guy buys a house with NO MONEY”.
The video appeared to document (under instruction by Samuel Leeds) how someone with no previous experience was able to find a “tired investor” and negotiate over the phone to secure a profitable Lease Option Agreement using no money down.
Following the success of the video Samuel Leeds filmed a further follow up video titled “Lease Option Agreements GOLDEN NUGGETS | Thoughtful Thursday #9”
In the later video Samuel Leeds interviews his employee, Dave, to discuss the deal, how profitable it would be and how he was able to find and secure a five-year lease option agreement with the “tired investor”.
At no point in either video or, in any of the surrounding marketing, was it ever mentioned that the featured property was in fact owned by Samuel Leeds himself. A more accurate reflection might be that Dave had been tasked with managing the property on behalf of his boss.
In both videos, every impression is given that the deal was secured with an unknown landlord/investor and this was only made possible due to Samuel Leeds training.
This is without doubt, highly misleading. It would appear that the content was designed to give unsuspecting viewers the impression that they too could achieve the same apparent success as Dave, simply signing up to Samuel Leeds training through the accompanying links that were provided.
This would seem to confirm that Samuel Leeds does indeed stage videos and fake student’ successes in order to promote his training business.
To some, the video content may appear to demonstrate what might be defined as ‘false advertising’ in the form of video content containing false, misleading, or deceptive statements, made intentionally or recklessly to promote the sale of services to the public.
