The primary focus of CDR LLC is purchasing non-performing notes secured by first position from Hedge Funds, Regional and Local Community Banks nationwide.
Banks have been actively selling off large pools of defaulted notes at substantial discounts and will do so for the foreseeable future. We believe this will continue for several more years due to the new capitalization laws instituted by the government.
As a private lending company, CDR LLC can provide creative solutions not offered by the banks. CDR LLC will purchase the notes at significant discounts (30-65% off fair market value). A portion of the discount will be given to the homeowners creating a win-win for everyone. The loan modification allows the homeowner to remain in the property with a reduced payment, while establishing a loyalty of appreciation to CDR LLC motivating them to maintain their loan.
CDR LLC utilizes as many as 6 different exit strategies. The primary strategy is after buying a note, we can rehab the note, keep it for cash flow or flip it for a one-time profit. The second exit strategy is through the sale of the house as an REO via deed-in-lieu or foreclosure.
