00:08I love it, up in these hills.
00:10It's gorgeous.
00:12Every property has this beautiful view.
00:16Did you see the message, by the way, from Ted and Aaron?
00:20No, what were they saying?
00:21Let me read it to you.
00:22Hi, my partner and I could really use your help.
00:25We're currently renting and have been house hunting on and off for years
00:29with zero luck.
00:30We've literally seen over 100 houses.
00:32The market is nuts, bidding wars, bad flips.
00:34We've seen it all.
00:35We're fortunate to have recently inherited a home,
00:38but it's in really rough shape and comes with a lot of complicated history.
00:42I don't know what that means, but we could really use your expertise
00:46to help us decide what we should do.
00:49Hope to hear from you, Aaron and Ted.
00:51I'm curious to see what this place looks like and how much work it needs
00:54and what this mysterious history is.
00:57This is, this is, this is it over here.
01:00Oh, wow.
01:10We'll see you next time.
01:10We'll see you next time.
01:21We'll see you next time.
01:55Doors right here. This would be great.
01:57So are they wanting to sell this house or are they wanting to stay in it?
02:01I don't think they know.
02:02John, this is Drew. Come on in.
02:04Hello.
02:05Come on down.
02:06Hey, yes.
02:07Come on in.
02:07How are you?
02:08Hello again. Hi, I'm Eric.
02:09John's one.
02:09Nice to meet you.
02:10Ted.
02:11Nice to meet you.
02:11Good. Yeah.
02:13This is the place.
02:14Wow.
02:14Good. Welcome.
02:20I actually love the style of the home. I love the view. This is, I mean, people are paying for
02:24this.
02:27Looking out your back window, it's like a 180 view. When you're up here in the hills, that is what
02:31you're paying for. This is very much secondary inside the house.
02:34How long have you had this house?
02:37It's been in the family for 30 plus years. My parents bought this place.
02:42What's the plan? We were talking about that outside. I can tell just by looking at you that you have
02:47reservations. Are there something?
02:48Oh, I have big reservations about moving into this place. A lot of it has to do with the fact
02:53that he's had a life here. And I wasn't a part of that life. He's raised his kids here. I
02:59feel like a guest in this house.
03:01Right.
03:01I kind of just wanted us to have a fresh start somewhere.
03:05Tell me how long you've been in your rental.
03:08Eight years? Nine years?
03:09I think we've been in our rental home for about eight years now.
03:13Yeah. We've been looking for years for a house to start anew.
03:16This is our first place together that we're buying.
03:20Every time we tried to find a place, somebody would buy it out from under us or, you know, we'd
03:26find things that were wrong with it.
03:28So when this house came into the potential for us, it kind of spun everything around.
03:34I lived in it for a long time with my kids. And then when separated with my ex, I moved
03:39out. And then my ex, she passed away.
03:41I understand the financial implications and how it would be smarter for us to go this direction and fix up
03:50this home that we inherited.
03:52But it's hard to get past all the memories that are there. He lived a whole lifetime. He raised his
03:59kids there.
03:59I kind of feel the same way. I want to have a fresh start as well. But financially, the fresh
04:04start would be, let's fix up this house.
04:07Yeah.
04:07Yeah.
04:08So right now, it's just about compromise.
04:10We got to do something. We're paying rent on our rental. We're paying a mortgage on this house. We have
04:16to either sell it or renovate it or do something.
04:19Yeah.
04:20Yeah.
04:21And that's very relatable. By the way, we've had a lot of clients that have said the same thing. They've
04:25had their past lives and they want to create something new together for the next chapter.
04:28What is your design style? What do you want to see?
04:31For me, I like a home with character. I love the Spanish style. I'm not a fan of modern.
04:37Yeah.
04:37And mid-century modern is really not my thing either.
04:39Like the beams, for example, I would want to keep the beams and do something special with that.
04:44Yeah.
04:45Would you want to keep this or get rid of it?
04:48You know, I love having a fireplace. I know that's weird for California, but I love the coziness that it
04:53brings. It just, that seems like a monster.
04:56And there are ways to make that look like an amazing feature, not just an old, worn down fireplace, right?
05:05The kitchen is the pretty much original, I think.
05:08I mean, this house was built in the 50s, like 52, I think. And it looks like it.
05:13This countertop is disgusting.
05:15This has to go.
05:17See, we're starting the renovation today.
05:19Even the electrical here, you can see that someone's arced the electrical here. So I'm assuming this isn't grounded.
05:26What is this cable right here?
05:29You drilled for the microwave? You just drilled through the front of your cabinet?
05:34Whoever did it, yeah.
05:35Not only that, to get rid of the ground, they just put in a thing that eliminates the ground so
05:40they could plug it into an ungrounded...
05:42I can't even hear it.
05:43There are many fire hazards in this house.
05:44Listen to that.
05:45Yeah.
05:45You hear that?
05:46It's so dangerous. Have you had an appraisal done on this place?
05:49Yeah.
05:49I'm guessing it's around 1.5?
05:52Yeah, that's about right.
05:52Okay.
05:53And did you ever get a quote from a contractor as to what the work would be?
05:57A couple.
05:58Okay. Am I guessing there is the cheapest you came across is probably $300,000?
06:02And it got even higher than that.
06:03I personally would redo everything, make sure things are done right. But you could save some money by trying to
06:09keep those floors.
06:10It looks good. It's just dark. I would have done something a little lighter because otherwise it starts to feel
06:15dark in here all around.
06:16The counters and everything in here, this is super dark.
06:19When we moved in, everything was dark. I mean, the ceiling wasn't white. I mean, it was very 70s dark.
06:25If we found a house that checked off all your boxes and was everything that you want, would you be
06:32open to just not tackling this and moving into that?
06:35Yes.
06:36I'm hesitant. The houses we looked at in our price range, which is the same value you're talking about, $1
06:42.5, $1.7, are nothing as of you.
06:45Other properties in the area have been selling for over $2 million with a renovation.
06:49If you're out of the hills, your dollar will stretch a lot further looking at houses in other areas that
06:54your majority payment is going towards that view.
06:57So there are other houses out there, maybe even with more function or charm for what you guys want or
07:01something that makes you feel more at home.
07:03Yeah.
07:04Let's look at the bedroom.
07:04What else is here? Yeah.
07:06So you have kitchen, living.
07:10What is this?
07:15I'm no longer in a residential home.
07:18I'm back in the college locker room.
07:20What?
07:21What is this?
07:22This is crazy.
07:23I have never in all my life seen cubicles like this in a residential.
07:28Everything in here needs to go, for sure.
07:31It's a huge bathroom, by the way, but it looks tiny.
07:34When I'm looking at the scope of work for the kitchen and the scope of work everywhere, but especially rooms
07:39like this, the bathroom, it adds up real fast.
07:42I'm curious what you guys think.
07:43I mean, how much should we spend?
07:45It makes a huge difference.
07:46Do you want to stay?
07:47Do you want to sell?
07:48Because there may be some things to make your lives the way you want it that you would want to
07:52spend more money on, but it's not worth spending more money on if you're selling.
07:57Yeah, that's a tough call, really.
07:59Bedrooms are easy because you're not dealing with fixtures, expensive appliances.
08:07This is a really nice big room, too.
08:09Well, that's just the mirrors.
08:12This would be an easy fix-up.
08:14I'd like to get outside.
08:15I want to see the outdoor space because it looks like there are two tiers out there.
08:18I don't know about opening this door.
08:20It's been a while.
08:22Oh, my God.
08:23I got an inch.
08:25Hey.
08:25Step aside, brother.
08:27I'm going to take the easy path.
08:29See here.
08:31If it opened because Drew couldn't do it, that's going to be amazing.
08:35Oh, there.
08:35Oh, look at that.
08:37You got this, Jonathan.
08:41Hey, Erin.
08:42Wait a sec.
08:43Here.
08:46You two are out of luck.
08:47We'll see you later.
08:49Excuse me.
08:51I've been trimming up.
08:55I like the privacy up there.
08:57I like that you don't see neighbors or anything like that.
08:59It's just all view.
09:01Yeah.
09:01I think it would be really nice having some raised gardens and have your own produce and stuff.
09:06You have a great location, and you obviously have a house that's fallen into disrepair.
09:12I know as well, I am a stepdad, and when I met Zoe, the kids, they were living in a
09:20house that was not a house I had any memories in, and I can appreciate how you feel.
09:24We found another house, and now they love that house, and it's totally fine.
09:28You guys, the kids are out of the house.
09:30Yeah.
09:31I'd still be open to looking at other places and seeing what else is out there, and do I really
09:36want to commit to doing this.
09:38Looking at other houses, what's your criteria?
09:40I mean, honestly, I would love the same kind of thing with the three bedrooms, two bathrooms, open concept.
09:46She likes her fireplace.
09:48I do like the fireplace.
09:49So, dog friendly.
09:50Dog friendly, definitely.
09:51I'd love a walkable neighborhood and character.
09:55And I think it will really help you looking at other houses that aren't on the hill that have some
09:59different features, and it will show you what the value of those are in comparison to this.
10:03Yeah.
10:03Do you mind if I just look around?
10:04I haven't seen everything, and I want to make sure I really know the scope of what it is.
10:08Just be careful.
10:09There's fire hazards everywhere.
10:10I'm not going to touch anything.
10:15I get what Ted is saying, and he's right.
10:17They already have the equity in this house.
10:19They would have to basically go and repurchase something and then maybe take on a renovation,
10:23and there's a lot more hassle and legal fees and real estate fees, you name it.
10:27So there's a tough conversation that they need to have.
10:30This may not be the house.
10:31There's a good chance this is not the house because of the amount of work that has to happen.
10:35Their budget is $1.7 million.
10:37That's not going to get them much up here in the hills, so we need to look at some other
10:40neighborhoods that can stretch that dollar.
10:43But I don't want to lift a hammer on this house until Aaron and Ted make the decision of whether
10:48they're going to stay or they're going to go.
10:58What was it about this house that you thought Aaron would specifically like?
11:02I think it's the fact that it's fully renovated and the fact that it doesn't have history.
11:07Hello.
11:07Welcome to the party.
11:09Hey there.
11:09What's happening, guys?
11:10Welcome down to the hill.
11:20Could you see yourself living down here?
11:22We put bids on places down here, so definitely.
11:25The greatest difference between these two properties is walkability because you know in the hills it is a challenge.
11:33Here, sidewalks on both sides, tree-lined streets, so it's really great.
11:36The walkable thing is really nice about it.
11:38I love it.
11:38Walking the dogs.
11:39This house was built in the 20s.
11:41It's a three-bedroom, three-bathroom, plus the ADU.
11:44The thing with this house is you don't need to renovate.
11:45It's already done.
11:46You could literally move in right away.
11:48It's a fresh start.
11:51Oh, wow.
11:54Oh, this is really nice.
11:56The height, the beams.
11:58This wouldn't have been original, but now it's really impressive.
12:02Wow, this is great.
12:02I mean, it's perfect for family gatherings.
12:04I would love to start hosting Thanksgiving and Christmas here.
12:08This is a huge island.
12:10I do like how they've integrated the pendants directly to the beams.
12:14That's nice.
12:14Yeah, I like this backsplash, and I love the pot filler.
12:18Looking at this, what you've seen so far, is this the kind of house you would put an offer in
12:21on?
12:22Yeah, I love the way it's open.
12:23You've got to look at the rest of it.
12:25Well, look over here for one sec.
12:27In case you don't know, the toilet's here.
12:29It says it on the wall.
12:31I do want to show you guys one thing with this house that's a little different than what the listing
12:35had said.
12:36Does anyone really need a sign that looks like that to explain this is a toilet?
12:41You're okay.
12:43Oh, God, sorry.
12:45I'm so sorry.
12:46I didn't mean to scare you.
12:47This was a bedroom door, so this was the third bedroom.
12:50They decided they wanted this to be a closet, but you can open that to throw laundry in a basket
12:55or terrify people.
12:57It's perfect for Halloween.
12:59Come around.
12:59That is so crazy.
13:02I had to.
13:03I'm sorry.
13:05Come on through to the bedroom.
13:06Oh, it's a nice space.
13:08Nice wet room in there with a shower and tub.
13:11This is nice.
13:11Have you wanted a walk-in closet?
13:13This is really nice.
13:13She wants a walk-in closet.
13:14I definitely want a walk-in closet.
13:16It would be a dream.
13:17They're listing this as a three-bedroom, three-bathroom.
13:19It's not because this isn't an official bedroom anymore.
13:22So I would call this a two-bedroom, three-bathroom home.
13:25If you wanted, we could always convert it back or you could keep it as a closet.
13:29And maybe if you need that third bedroom, you could use the ADU as the third space.
13:36Nice private yard.
13:37The dogs would love it.
13:39They really would.
13:39It's a perfect space.
13:41They have the turf over on this side.
13:42And you can see in here, it's a studio-style ADU.
13:46How would you use this space?
13:47I think it would probably be a guest space.
13:49Yeah.
13:50His daughter comes down from Berkeley quite often, so it would be nice to have a space for her.
13:54Yeah.
13:55Seeing this compared to your family's home, pros, cons?
13:58For me, there's a lot of pros.
14:00Just something about starting over.
14:01A fresh start for both of us.
14:03What are you thinking?
14:04Because I can see the wheels spinning.
14:07This is not a no.
14:08I mean, I like the open concept, the high ceilings, the beams.
14:11The walkability and all that is great.
14:14It's not jumping out at me as this is the place.
14:18I would say there's probably not as much character here as what you would probably be looking for.
14:23Yeah.
14:23You say your budget's around $1.7, right?
14:26Yeah.
14:26The list price for this house is $1.85 million.
14:28I think we can negotiate the price down.
14:30Comps in the area are going for $1.7 to $1.75.
14:33But the thing is, it's all done.
14:35You don't have to spend even $100,000 on renovation.
14:38It's ready to go.
14:39That's the nice part.
14:39Your house, you would end up spending $200,000, $300,000 to try and make it something that you want.
14:44It is very tempting.
14:45Very, very tempting.
14:46I like the ADU.
14:47That's nice.
14:49Why don't we step out, be honest with each other for a second about this place, what you think,
14:54and then join us up front.
14:55We'll see you up front.
14:55All right. Thanks, guys.
14:56See you inside, yeah.
14:57Yeah, I don't know.
14:58There is a lot about this house that I really like, though.
15:02So how'd that go?
15:03I mean, Erin is loving it.
15:05She loves the area.
15:06She loves the house.
15:07I get what Ted's saying.
15:08It's not like the instant wow factor.
15:10I instantly fell in love.
15:11I mean, it's not, like I said, it's not, I'm not getting the fireworks.
15:16I think Ted's just too stuck on that house that was his family home.
15:19I think he feels he's going to lose out on all the equity if they just move on.
15:22In the same boat, I understand that Erin would want to have a fresh start in a house that wasn't
15:26from a past relationship.
15:27I mean, there's going to be pros and cons about every situation, but it's nice to move into
15:32a place that's pretty much done.
15:34Drew found this house, and I do think it's a very nice house, especially with the fact
15:37that everything is done.
15:39But, you know, we can show them more houses.
15:41I've got a house, actually, that I want to show them.
15:43It needs a little bit of work, but it's within their budget.
15:45It's going to look beautiful, and I think it could be a winner for them.
15:59Follow me.
16:02So you can already see, the reason you've got the steps is because you also have the view.
16:07Oh, wow.
16:08So unlike the last house, you're right in the heart of the hills.
16:13So you've got the view, you've got the elevation, and some steps.
16:18And some steps, definitely.
16:19It's probably really nice with all the little houses and the lights, and yeah.
16:23Yeah, I'm sure it is.
16:24One of the biggest perks you have with this location is you can literally walk to the
16:30end of the street, and you probably saw the park that's there as you were walking here.
16:33Yeah.
16:34Everyone goes there with their dogs, tons of room to run around, so if you want somewhere
16:38to run the dogs around, this is your spot.
16:40There is good character inside.
16:42You wanted a Spanish style.
16:43Yeah.
16:43You had to be used to the stairs, but why don't we get inside?
16:45Do you want to have a look?
16:46Okay.
16:46Yeah, definitely.
16:47Sounds good.
16:49Oh, yeah.
16:50Wow.
16:50Oh, there's character.
16:51Oh, my gosh.
16:53There's loads of character.
16:55Oh, wow, yeah.
16:56You said you wanted wow factor when you walked into a house.
16:59Look at those beams.
17:00This is definitely wow factor.
17:02All original, even the stenciling and everything, that's all original.
17:06I just love that you've got that character.
17:08This is a 100-year-old house.
17:10It's three bedrooms, two and a half bath, over 2,000 square feet, built in 26.
17:16I love the fireplace.
17:17I love the Spanish style.
17:19This is way bigger than a lot of living rooms we would see in your price point.
17:23It is a nice room.
17:24So I am seeing something that I did not see at the last house, and that is a look of
17:29wonder
17:29and excitement.
17:30You don't see a lot of homes like this.
17:32You really don't.
17:33So I think the character is really making me excited because it's unique.
17:37It stands out from any other home that we've seen.
17:41I love the non-smooth walls.
17:44I love the archway into the kitchen.
17:45You could even improve your access to the landing so you can get straight in here.
17:51Nice size dining room.
17:52Wow.
17:52Some of the things that you'd see in more modern homes, which I think can still be done
17:57to these houses and if it feels appropriate, would be like opening this up a little more
18:00to connect the dining space through to the kitchen.
18:04What's the asking price?
18:05This is listed for $1.7.
18:07We'd have to do a little work here.
18:08That's the key word, a little.
18:10The place you currently have needs a lot.
18:11No, no question about it.
18:12Before we talk all the numbers and everything, let's head upstairs.
18:16Oh, wow.
18:17This is really cool.
18:18I love the built-in bookshelves.
18:19Look at that.
18:20Now, that could be a great loft office as well.
18:24Yeah, that's a good point.
18:25Yeah.
18:26That's really nice.
18:28And then you have decent-sized bedrooms in the big room over here.
18:31The one thing that's cool about this room is you have access directly to your own terrace
18:36out back here.
18:37Okay.
18:37And bathroom's just outside.
18:39Okay.
18:40This is nice.
18:41That's really nice.
18:42We're showing you this because it's a home with character that you will not find in any
18:45other newer built home.
18:47But even though it's got character, you can still adapt it to meet your needs.
18:51Could this be a contender?
18:53I mean, there's definitely things here that win me over.
18:55I love the Spanish style and the character of the home.
18:58From the outside, I wasn't a big fan just walking up because of the stairs and the proximity
19:03of the neighbors.
19:05Once you walk in, I was impressed.
19:06And we hadn't seen houses like this.
19:08Right.
19:08Because you were hoping for that fresh start of something of yours together.
19:11Mm-hmm.
19:12This could be that house.
19:13Yeah, definitely.
19:15God.
19:16Are you ready to put in an offer?
19:21They actually are leaning into this house, especially Erin.
19:24She's really, really into this house.
19:26It's up to them to decide.
19:27But if they want to keep the family house, then I think we just have to do everything
19:30we can to make that feel like a fresh start for Erin.
19:33Yeah.
19:33We can do that.
19:34Yeah.
19:35Boy, that would be a lot of work.
19:37Yes.
19:39I personally think that this Spanish house we just looked at is a top contender.
19:43I just don't know if Erin's going to get on board with the one in the hills.
19:47Yeah.
19:47What are you doing tonight?
19:48Date night with Linda.
19:50Oh, just the two of you?
19:51Yeah, just the two of us.
19:51We don't get enough time out to do things.
19:55It's Ted.
19:56Okay, great.
19:57Hey.
19:57How's it going?
19:58We literally just left you.
19:59What's up?
20:03Oh, yeah?
20:05And what do you...
20:05We decided...
20:07We're going to go with the house that we inherited.
20:10That was very quick.
20:11Yeah, Jonathan figured that you guys were sold on the Spanish-style home.
20:14Oh, no.
20:15It was a beautiful home, and I was definitely almost sold on it.
20:19I think we could probably make our home that we love just as much.
20:24We'd probably lose in the bidding war anyway.
20:26And we also made a deal that if it's not something that I am extremely happy with,
20:32then we'd be willing to sell it and move somewhere else.
20:36But I want to give it a shot.
20:37Can you tell me what is your budget for the renovation?
20:41I'd like to keep it under $250 right now.
20:45Okay, $250,000.
20:46That's where we are.
20:47We're going to do everything we can to make it the amazing home you always dreamed it could be.
20:51I'll talk to you guys soon.
20:52Okay.
20:53Bye, guys.
20:53All right.
20:54Thanks.
20:54Bye, guys.
20:55I am just going to put it on the record.
20:57I have a bad feeling about this house because you can tell there was illegal work done.
21:02I'll head over there right away, and we'll start tearing things out.
21:05That'll also help us explore and see what we're dealing with.
21:07I think the challenge for us is Aaron still has one foot out the door.
21:11It's all about personalizing the design.
21:13I'm going to meet up with them and try and get a better sense of their style and design.
21:17Maybe pick out some pieces.
21:18We need to knock it out of the park to make her love it.
21:22Otherwise, I'd probably just sell it.
21:24Yeah, exactly.
21:28Come on in.
21:30Oh, wow.
21:31Look at this.
21:32All right.
21:33Quite the selection.
21:34There's a lot to choose from.
21:38So the whole point of this design is to get rid of the ghosts of the past.
21:43I think that there's a lot that can go into the aesthetic that can help it feel fresh.
21:47You have $250,000 for your budget, and it sounds like a lot, but we're doing a total new kitchen.
21:52We have your bathroom.
21:54We have a lot of areas of the house we're touching.
21:56That money's going to go fast, so I'm trying not to overspend anywhere possible.
21:59Yeah.
22:00We can keep your porcelain floors as is.
22:02They're in good shape.
22:03We could do a beautiful built-in for the TV.
22:05One thing with the fireplace, you weren't a big fan of the look of that fireplace, because
22:09I know you don't like mid-century.
22:10If you want to rip that out, it's going to cost about $10,000.
22:14What do you think of the idea of just a simple plaster?
22:17We'll apply a plaster compound directly over the existing brick to introduce a Spanish-inspired finish.
22:22This would be a fraction of the cost of building something new.
22:25We'll layer in both warmth and comfort with hand-selected furniture choices and accent
22:31pieces that will elevate the space.
22:33Because this home is all about enjoying the view, we'll extend the plaster finish to the
22:37exterior chimney and add natural textural tones and outdoor elements to soften things up.
22:44Yeah, I would love to plant some vegetables out there.
22:48Do you want to build some planter boxes?
22:50Ooh, I would love to.
22:51Okay, that would be fun, actually.
22:52Yeah, because we could have a couple right out there, and it will grow and add a little
22:55bit of depth to that fireplace.
22:57Yeah, that would be fun.
22:58Okay, nice.
22:59What are you going to do?
23:00I'm going to watch.
23:02I know we're here for furniture, but let's talk kitchen for a second, because we need to
23:06start from scratch.
23:07It always has been kind of dark, so something to lighten that up.
23:11Oh, yeah, definitely.
23:12We'll create better flow and function by replacing the peninsula with an island.
23:16Those old, crumbling counters will be upgraded with a low-maintenance stone.
23:21We'll brighten up the space with a mosaic backsplash, V-groove cream-color cabinetry,
23:26and add mixed metal finishes and two-tone counters to bring eye-catching contrast to the
23:31space.
23:32Oh, that would be perfect.
23:34Yeah.
23:34Oh, my God.
23:35I love it.
23:36Are you okay with some dark still in there?
23:39Because contrast will be an important part of the design.
23:41Design-wise, it's fine.
23:42Yeah.
23:42I've been thinking about doing things for a long time at that place.
23:46Yeah.
23:46Just, you know, we never had the money.
23:48I'm excited about it.
23:49It's going to be amazing.
23:50All that stuff out of the way, I want you to focus on the fun of shopping for your living
23:54room.
23:55Just look around.
23:56Color, texture, style, anything that jumps out to you, just let me know, because we can
24:00hone in from there.
24:01Okay.
24:01All right?
24:02Let's do it.
24:05I wouldn't mind something like this, and it swivels, then you can be looking at the fireplace
24:10over here, or you can turn, and you can look at the TV.
24:13Do you like that palette?
24:15No, I don't like that color at all.
24:16No.
24:16No, I think that's very 70s.
24:18Oh, yes.
24:19Back to the mid-century modern.
24:20I got to throw a bunch at you, and then I start to find out what you like.
24:25Are you okay with something like a wood tone?
24:27Like, what do you think of that there?
24:28I do like the wood tones.
24:29It'd be like a nice idea for a coffee bar, too.
24:33This is what I'm talking about.
24:34You need this in your life.
24:35She's like, absolutely not.
24:37Oh, okay.
24:38Oh.
24:39I'll buy that one.
24:40That's kind of nice.
24:41That's a great color, actually.
24:42I think if we go for the color here, we shouldn't go for a colorful sofa.
24:45Right.
24:46Yeah.
24:47I think I'm getting a bit better sense of their style.
24:49I need to get their head more wrapped around what the furniture design could look like.
24:52I just want them to have some fun.
24:54Okay, so you like this?
24:55Yeah, it's not bad.
24:56That's great.
24:57Yeah, that's mid-century modern, just so you know.
24:59Okay, let's move on.
25:11One, two, three.
25:21As we're doing demo, I'm seeing more and more signs that it's not going to be good.
25:25So when I left, I asked to make sure we have the electrician in, the plumber in.
25:29That way, when we come back, we know 100% what we're dealing with.
25:40Hello?
25:42Come on into the kitchen, if you can find the kitchen.
25:45Don't be afraid.
25:46Watch your step.
25:47What's your thought so far?
25:49I'm just in shock, really.
25:51I mean, I haven't seen it like this ever.
25:53Is it hard to see it like this?
25:55No, it's not hard.
25:56It's crazy, though, you know?
25:57As we were pulling back layers, you see a lot of the stuff that was not done right.
26:02There was a ton.
26:03Oh, wow.
26:04Really?
26:04Like what?
26:05When we were initially walking through, I pointed out pretty quick that this was ungrounded.
26:09There were some issues.
26:10There is so much illegal wiring done in this house.
26:14And if it does end up sparking, your house burns down.
26:17I mean, I raised my kids here.
26:18But you didn't know.
26:19Yeah.
26:19Now that we're updating, we want to make sure everything's done right.
26:22Included in the budget that we already talked about was the rewiring of the kitchen,
26:26because we knew that we had to bring it up to today's code.
26:29Okay.
26:30Discovering everything else, the electrician has basically said, and the city is going to require it,
26:35the whole house has to be rewired.
26:36To rewire the entire house is about $14,000, over and above what's already budgeted.
26:43Oh, my God.
26:44You know, that's not as bad as it sounded when you started telling this whole thing.
26:48So $14,000 is...
26:49Well, it immediately gets worse.
26:51That's just the electrical.
26:52That's just electrical.
26:53We got a camera, and we scoped several different parts of your plumbing.
26:57Under the slab in the house is totally shot.
27:00This is where the second major problem comes into play, because we would basically have
27:06to trench and break up the concrete on an angle after the clean-out there, and from the
27:11bathroom over there on an angle this way.
27:13So we would have to redo all of the flooring.
27:16It's just hit after hit after hit.
27:18We're now looking at $43,000 on top of what you're already paying.
27:23Oh, my God.
27:24I can tell as well that this is a difficult decision.
27:28Yeah, it's overwhelming.
27:37It's a lot more than I expected.
27:40Sweetie.
27:41It is.
27:42For us, it's frustrating, because we don't like having to bring you this news, but what
27:45would feel worse is if you end up moving into this house and then realize that there's
27:48something behind the walls.
27:49Yeah, no, it has to be done.
27:51It has to be done right.
27:52So.
27:53Do you have money put aside for something like this?
27:56We have some money set aside.
27:58Yeah.
27:58And I wasn't expecting this much, and this added cost, and, you know, it's like, it's
28:04already, I'm one foot out the door.
28:06So this is just inching me closer towards that.
28:10If we can find any kind of silver lining, think about the flooring.
28:13You could lighten up the flooring and have something that feels a little brighter in the
28:17space.
28:17Yeah.
28:18I have no doubt that this is going to be an amazing place, amazing kitchen.
28:22It's going to look great.
28:23Okay.
28:25It's already a big decision to move into this place.
28:28That doesn't necessarily feel like my home.
28:31So now finding that there's so much to do and so much cost added onto it, it just, it's
28:38hard.
28:39It's hard to see that this is definitely worth it.
28:41And this is definitely my forever home kind of an idea.
28:45It's a ton of money.
28:46And I know that Erin is very upset.
28:49She barely wanted to renovate this place or live in this place.
28:52When she says she's one foot out the door, she's like three quarters of her body out the
28:56door.
28:56If we can just bring some cohesion to the design without any more big surprises, we can probably
29:00get them to enjoy this house when we're done.
29:26There's so much happening right now.
29:33Electrical plumbing is done.
29:34So the floors are patched up.
29:36The fireplace has been redone and looks stunning.
29:39Even though it's the same size as the original fireplace, the finish is so much more tasteful.
29:44The bathroom before was so weird.
29:48And so the new layout feels like what you would get in a brand new house.
29:51Side by side sinks, massive shower.
29:54It's going to feel super spacious.
29:55It obviously feels a little darker because we reduced the number of windows.
29:59But I think once we have all our finishes done.
30:02Well, that shower is three times as big as what it was.
30:05Yeah.
30:06And the tile is going to look amazing.
30:09That's our pattern for the floor.
30:11Up here, do we want vertical, horizontal?
30:15I do like vertical.
30:16Can I order that up?
30:18Yes.
30:19Pick up at the next window.
30:20No, pick up the window and bring it to this window.
30:22All right, pick it up the window.
30:24Okay.
30:32Bang on.
30:34Jeez, you're good.
30:35Let's keep firing through on the floors.
30:37Okay, I'm going to come around.
30:42I'm glad we did the right fix with the plumbing.
30:45And now the side benefit is they're going to have way better flooring when this is done.
30:50If Erin is going to fall in love with this place, I think this is going to be one of
30:54the biggest changes for her.
30:55The only thing that's left that's old is this post and beams.
31:00How do you envision us finishing those?
31:01I definitely want to get rid of the chocolate.
31:03It just feels a little dated.
31:05But I do think the beams need to still stand out as a feature.
31:08So if we do like a slightly darker than what the cabinets are for the beams and the posts, that
31:13could be our palette.
31:16I'm happy with how construction is going right now, but my big concern with Ted and Erin is particularly Erin.
31:22I just want to make sure all the work we're doing, everything's moving in a direction where she can actually
31:27picture herself calling this home.
31:29I keep having these worries that no matter what we do, she's going to have a hard time breaking down
31:35that wall emotionally.
31:36Would that upset you if you weren't able to achieve this goal?
31:39If we do all this work and then she doesn't fall in love with it, it just seems like, in
31:44my mind, it seems like a bit of a failure.
31:49I love that you're excited to take on a project.
31:51Oh my God, what is this?
31:53This is, you said you want to grow your own vegetables.
31:55I do, I do.
31:56I'm very excited about growing them.
31:57And you have so much room over here.
31:58It looks great.
31:59I love the way that turned out.
32:01I think it'll be nice to break up that surface in the back of the fireplace.
32:04Oh, that's a great idea.
32:05With a couple of planter boxes.
32:06So this is a raised bed planter.
32:07Cedar is a great material to work with too.
32:09You don't want to use something like pressure-treated wood because the chemicals can leach into your soil.
32:13Oh, interesting.
32:14And then you don't put the cedar all the way across on the bottom because you needed the water to
32:19go through.
32:19Exactly.
32:20Clever.
32:20I mean, this is pretty easy.
32:21You'll notice as well, if you look, we don't want any screw holes showing if we can help it.
32:25So everything's been affixed from the inside.
32:28So once we put up our fabric, you'll have this beautiful, clean aesthetic.
32:32You can fill it with soil, put whatever plants in you want, you're good to go.
32:35Okay.
32:35If you're cool with it because you said you want to learn, I'll show you how we built this one
32:39and then you can build a second one.
32:40Great.
32:40We start with the frame, 33 inches tall on our legs, so we'll cut those first.
32:45Okay.
32:46Show me what you got.
32:47Okay, so 33.
32:49Yeah.
32:50Go ahead and line that up.
32:52Just like that?
32:52Like, is that okay?
32:53That looks pretty great.
32:54Yeah, so hold really good and strong here.
32:57There you go.
33:02Literally perfect.
33:03Yes.
33:04So these will be the exact same size.
33:07Look at that.
33:07Perfect.
33:08I mean, if you went to the store and bought these at this size, you'd be spending almost 300 bucks
33:14each.
33:15This is custom size just for exactly what you want, and all in the materials are 150 bucks.
33:20So a little sweat equity, and you've got something that's customized for you.
33:23That's great.
33:23I love it.
33:23I already have all of these cut to exactly the thickness you need, so you'll just have to cut them
33:28per length and then assemble.
33:29Oh, perfect.
33:40Hey, I think I got them all in.
33:44Not too bad.
33:46Look at that.
33:56I'm glad we're changing these doors.
33:57This is great.
33:58I think that Aaron is going to be blown away, especially this island.
34:01The amount of people that can sit here, plus the peninsula.
34:04You want to see the countertop?
34:05Yeah, just a little peek.
34:06Yeah.
34:07Oh, look at that.
34:11Beautiful.
34:12That's gorgeous.
34:13This is the area where you want to get a little contrast, do something dramatic, because all of this stays
34:17light and airy.
34:18I mean, this turned out fantastic.
34:20If they want to sell, they'll sell fast, but they won't get back as much as what they would want
34:24to because we've spent extra dollars just to make this customized for them.
34:28All right, let's cover this up.
34:29Keep the secrets.
34:30Yes.
34:32So good.
34:38We were planning on buying a house.
34:40We've been looking for a while now.
34:42I mean, there was one house we bid on.
34:43There were 40 bids, and I think the house went for a million dollars over the asking price.
34:49There was one house we bid on, and we actually had the highest bid, and we lost the house to
34:54someone who matched us and paid all cash.
34:57I mean, we can't compete with that.
34:58No.
34:59I'm like, that's it.
35:00Let's take a break.
35:01I can't do this anymore.
35:02We took a break for two years.
35:04We're thinking, okay, let's let prices drop a little bit, and then we'll get back in.
35:07With the economy the way it is, it just doesn't go down.
35:11Now we have this house.
35:12To me, that's still a space for his family.
35:17I definitely feel what she's feeling about new starts.
35:21That's why I kind of think Jonathan and Drew are going to push it over the edge.
35:24It'll be special.
35:25It'll make it our own place.
35:38It's amazing to think of how transformational it is to just change the surface aesthetic.
35:45Yeah.
35:46It's way better.
35:46This is a total focal point.
35:47This looks like something you would see in a beautiful, beautiful hotel.
36:03What do you think of this hutch, by the way?
36:05They picked this out.
36:06I took them shopping, and they love this piece.
36:08Perfect.
36:08Perfect color.
36:09Perfect match.
36:10I love how it contrasts the lightness of the cabinets.
36:13Erin picking a piece.
36:14We're putting all the little things she wants to make this feel like home.
36:17If Erin doesn't want to stay here, I will buy this house.
36:19Yeah.
36:25Okay.
36:27I can hear Ted's heart beating.
36:28Dun, dun, dun.
36:29What about yourself?
36:29I mean, you've had, what is it, 40 years you've known this house?
36:32We've been talking about doing things to this house since my mom had it.
36:36You were very adamant that if it doesn't feel like a fresh start for you, if this feels like Ted's
36:41family home, that you just want to move on.
36:43Yeah, exactly.
36:44It's very different inside.
36:45Very different.
36:46Very different.
36:46Good.
36:47But all of the things that I think you pointed out that you love are obviously still here.
36:52So, fingers crossed.
36:54All right.
36:54Yay.
36:55Close your eyes, and we'll carefully take you down here.
37:02No peeking.
37:04Okay.
37:04Okay, take a couple more steps down.
37:06All right, are you guys ready?
37:08Woo!
37:08All right, take a deep breath.
37:10Let it out.
37:12Open your eyes.
37:13Oh, my God.
37:18Open your eyes.
37:20Oh, my God.
37:23Oh, my God.
37:25It looks so different.
37:31Oh, my God.
37:31How inviting does this feel?
37:34Wow.
37:35Remember your fear that the fireplace was still just going to be a beast in your face?
37:39Yeah, look at the fireplace.
37:40It looks amazing.
37:46The lighter beams.
37:47I can't even believe this is our house.
37:50Erin, come on around here.
37:51Grab your chair.
37:52You said because there will be a fireplace as a focal point and a TV as a focal point,
37:56you need something for those chairs.
37:58Yeah.
37:59Swivel.
37:59Swivel.
38:00Swivel.
38:00Swivel.
38:01Fireplace.
38:03Yeah.
38:04And it's the color you pointed out that you like, too.
38:07No, it's great.
38:08Let's head into your dining room.
38:13Get right in here.
38:14Wow.
38:15Look at the number of people you can fit around the table.
38:18The view that you have of this beautiful big window.
38:29I can't wait to live here.
38:31Wait.
38:31Wait, what?
38:33You can't wait to live here.
38:35Yes.
38:36Wait, Ted, how does that make you feel to know that the love of your life
38:40actually could see herself in this room?
38:42No, it's amazing.
38:42It's all amazing.
38:46You guys.
38:48No, I mean, it's just unbelievable.
38:51It's freaking unbelievable.
38:54Yeah.
38:56Come on right here.
38:57We're going to go into the kitchen, but I know this is a lot to take in.
39:03How transformed does this feel?
39:06Oh, my God.
39:13By pulling this back, you're not trapped because it's not a peninsula.
39:17You can walk all the way around.
39:18Yeah.
39:18I just can't wait to start cooking.
39:20Wow.
39:21You guys as well have great taste.
39:24That's the one you picked out?
39:25Yeah, that's the one that I picked out.
39:27Oh, my God.
39:28Look at these floors, too.
39:29Right?
39:30I was waiting to see how long it was going to be before you noticed the floors.
39:33It turned out really nice.
39:35Wow.
39:35Yeah, it was almost like a blessing in disguise because we had to rip up the old floors.
39:38Yeah, that's perfect.
39:40It is perfect.
39:41And we haven't even looked at your bedroom and bathroom yet.
39:43Oh, my gosh.
39:44That's right.
39:45That's right.
39:46Come on down after you guys.
39:52Oh, my God.

39:55Wow.
39:55Wow.
39:58Look at how different it is.
40:08Wow.
40:09I just can't believe this is the same space.
40:11This is the bathroom.
40:12I cannot believe this.
40:14It's obviously a huge shower.
40:15Every tile here is hand-fired.
40:17That's why they're all different thicknesses, shapes, sizes.
40:20And I think that irregularity makes it even more beautiful.
40:24It does.
40:24Oh, like, it's huge.
40:25It's like a fancy hotel.
40:27I know.
40:27It really is.
40:33Step into your brand new, beautiful bedroom.
40:36Oh, my God.
40:36Okay.
40:39Oh, wow.
40:41Oh, look at this space.
40:44I love the light.
40:45How pretty.
40:48Oh, my God.
41:03Oh, my God.
41:04Oh, my God.
41:04Oh, my God.
41:04Oh, my God.
41:04Oh, my God.
41:05Oh, my God.
41:06It's all around here, too.
41:08Oh, yeah.
41:09Tons and tons of storage.
41:10Oh, wonderful.
41:12To save some money, we kept the original floors because they were in great shape here.
41:16No need to replace them.
41:17But the dark tone down there is really beautiful, complementing the lighter tones up here.
41:21Yeah.
41:21Yeah.
41:22Yeah.
41:22This whole thing about staying here, loving this property, the main reason this property
41:26is so great is because of that view.
41:31I would like to point out the best craftsmanship in this whole process.
41:36We brought in a special team.
41:39Do you know which one was yours?
41:40That one.
41:41This is yours.
41:41Definitely.
41:42Yeah.
41:43It's great.
41:43That looks much better than that one.
41:44It does.
41:45Hands down.
41:46This was a hack.
41:47Whoever put this together.
41:52We had a big test with this house.
41:54Yes.
41:54You had a pact.
41:56You guys agree that if you are not happy and it doesn't feel like home, you will sell
42:00and you will move on.
42:01How do you feel?
42:02I feel so happy.
42:04I can't wait to move in officially.

42:12Because I'm moving in.
42:16I think we should take off, let you enjoy your new home.
42:19Enjoy your rosemary.
42:20Thank you, God.
42:21Yeah, oh my God.
42:22Enjoy.
42:23Thanks for the fun.
42:24Are you available if I need you to build any more of these?
42:26Yeah, yeah.
42:27Just call me anytime.
42:28We'll call you, yeah.
42:29All the best.
42:30The house looks completely different.
42:33So, yeah, just walking into the space, it does feel like I just bought this house as
42:40opposed to it's a house that he's always had.
42:43The change is something that I've been wanting for a long time.
42:47That's where the emotion came from.
42:48Well, now it's just about making new memories.
42:50Yeah.
42:51It's just that kind of next chapter for us.
42:53And I mean, it's a great way to start out.
