01:06Emerald Isle, North Carolina. We have two boys, Kacen and Camden. Kacen is 9 and Camden's 4.
01:12We got married back in 2014. We just celebrated our 10-year anniversary. I don't want any jewelry,
01:18give me a beach house instead. I have been a middle school math teacher about 14 years now.
01:24And I'm doing software sales for about 14 years. I mean, we stay pretty busy. Our boys are really
01:28active. Every night we're juggling like, who has practice? What are we doing? It's nice to think
01:33about getting a spot where we can come to the beach, decompress and reconnect and yeah. We could fish more,
01:40we could play in the ocean, build sandcastles. Emerald Isle is right off the coast of North Carolina,
01:46known as the Southern Outer Banks or the Crystal Coast. It's between Jacksonville and Moorhead City.
01:51It's about a 12-mile stretch that's just right between the ocean and the sound.
01:56We started coming here about seven or eight years ago. We really fell in love with the area.
02:02The vibe down here is- That was a game changer.
02:04It's not commercialized, right? It's very quaint. So once we experienced that vibe, that's all she wrote.
02:11What about going putt-putting? Yeah, who always wins though?
02:15Dad. No. Like I grew up going to the beach every year and I kind of brought Tyler into that
02:21lifestyle.
02:22Your dream was always to have a beach house and it became our dream?
02:27The beach is kind of like our oasis, our time to create memories as a family.
02:32I want enough bedrooms that we can sleep and then maybe we can invite like
02:35some of the rest of our family and some of our friends and everything.
02:38I want a golf cart. Golf cart neighborhood range to the restaurants.
02:43And an outdoor shower to get all the sand off you guys before you come in.
02:47So our total all-in for this project is $600,000.
02:53And that's the top. Like we cannot exceed that at all.
02:57No, ma'am. I think our biggest obstacle on this house hunt is to find something that isn't our price
03:03point.
03:03And being realistic about the amount of work that we can do since we do work full-time jobs.
03:07You know, we're five hours away. We're going to call in a lot of favors.
03:11Yeah. Some IOUs. You know, we've said a lot, hey, this house is for friends and family, right?
03:16So, but we're going to try to tackle as much as we can and learn trial by fire.

03:28I'm super excited, but the adventures begin. Where are we going first?
03:34First up is Lemon Breeze. So, Lemon Breeze is three bedrooms, three bathrooms. It's a little over 1,500 square
03:41feet.
03:42This one is on the sound side and it's less than a mile from the beach, so it's still a
03:47great location.
03:47And it is a little higher on our price range, so it's $575,000.
03:52That only gives us about $25,000.
03:55They've already reduced the price once, so maybe that'll work out in our favor.

17:57It is also the smallest.
18:00It didn't feel as small minus the third bedroom, but I do love the screened-in porch.

18:21After a lot of discussion and a lot of debating, we decided to go with Lemon Breeze.
18:27When we looked at other homes, they were a lot smaller and didn't have as much space to offer
18:32for our family.
18:32I guess we really couldn't see like room to grow.
18:35It has excellent square footage and it's got a lot to offer as far as having different areas
18:40where we can entertain, we can have family, we can have friends.
18:43But the backyard space too has the chill party vibe that we were looking for.
18:48Overall budget for this house was $600,000.
18:51When we looked at it, it was at $575,000 and after some negotiations, we ended up getting it for
18:57$535,000.
18:58So it leaves us about $65,000 to play with, but hopefully we'll be able to stay under that.

24:42We got the carpets out of the bedroom and the wood flooring up in the hallway in the living room
24:47area.
24:48We had a couple little surprises that, you know, threw us behind a little bit,
24:51removing some of the subfloor and everything.
24:53Yeah, nasty, nasty spots.
24:54But the kitchen, the vanities, everything came out pretty easy so far.
24:57The toilets, so we're pretty thankful about that.
25:00Because I don't know how we, like, tell which one.
25:02This is just, oh, this is a section B.

25:05You and Courtney just got started doing the cabinets.

25:26We're actually surprising ourselves and I think we're going to finish today with all of them.

25:40Honestly, we got a lot done and more than we expected.

26:02I went with all white cabinets with a beach grainy look on the face.
26:07The uppers are on a rail system.
26:09You know, first time doing that, so interested to see how it goes.
26:13The rail system is similar to like a cleat system.
26:16It's got the metal hooks on the back of the cabinets and they have little spacers in the back.
26:20So when you do the tile, you can kind of hide up the backsplash.
26:24It's totally different with the white walls, white cabinets, it's brighter in there.
26:28You instantly walk in and it brings a smile to your face.
26:31It really looks like a kitchen now.
26:34Jess is home with the kids, got her on a video call.
26:37We have some selections to make with the LVP.
26:39So the flooring came in.
26:42Or the samples.
26:45So just, I guess we need to make a decision because we need to put them in, right?
26:51So I'll flip it around and then you can see.

26:56I would like to go for the lighter personally and the right looks the lightest.
27:00It kind of looks like barn wood.
27:02The cool thing about this one is when you put it in, it's got that beveled edge.
27:05So it kind of makes it look more realistic as well.
27:09I think it's actually like $1.50 cheaper a square foot anyway, so.
27:15That sounds like a go for me.

27:19We are putting in the shower pan in the primary bathroom.

27:41Well, where the shower hole is, it hits the pipe, you know, where the toilet is.
27:45And so we got to maneuver it with a P-trap and hook it back into the main trunk line.
27:52The original tub that we took out, the drain was closer to the wall, but the new shower pan
27:57was 12 inches.
27:58And unfortunately, the sewer line for the other bathroom was right underneath it.
28:03So we had to do some configuring to get around that sewer pipe.
28:09Probably about three quarters of an inch.
28:11No, more than I would say at least an inch.
28:12Okay, try an inch.
28:14Okay, let me see this one.
28:21We probably used about eight elbows, but probably only about 12 inches of pipe,
28:27because they were all short little stubs to make it happen.

28:57Got the vanities in, got the sinks hooked up, and obviously now we're tackling the beadboard in the primary.
29:07That's a three-man job that we've come to learn, so super happy to have the help.
29:12So we chose beadboard to cover the popcorn ceiling.
29:15It really brightens up the space, gives it a beachy, cottagey feel, really helps out with those short ceilings.

30:21So the game plan for today is we're going to try to get the tiling started.
30:26We have Kristin, our designer, coming in.
30:28She helped us select the tiles, and she is here to help us kind of pick out all the finishing
30:33touches just to make the bathroom complete.
30:34These are edges for your shower, so you don't see the raw outside edges.
30:39So you would have like this right here.
30:43This is what it'll look like from the front of the shower.
30:47And this will just be like on the outside?

30:51I really had no clue until we got into this tile world with her how many different options
30:56there are with tile.
30:57We're picking out finishes to kind of match all the other finishes and the different ways that
31:02we could lay it.
31:03I feel like if we do them vertically like you said, it might make the shower look bigger.
31:07It will make the ceilings look taller.

31:10I didn't realize like the orientation of the tile.
31:12How, you know, how many different ways there were to do that either.
31:15Let's bring in the other tiles so we can check out a pattern and see.
31:20The one for the guest bathroom?
31:21Yes, ma'am.

31:22Yeah, this tile's made so you don't create a pattern.
31:25It's supposed to be kind of free form and have organic movement.
31:29Soon as we try to start doing certain patterns, you'll end up with a diamond or a chevron.
31:34So try to avoid like having the big shapes in the center and everything.
31:38In the guest bathroom, that tile, it has lines that are going every which way.
31:42It's very like geometric feeling.
31:43So we have been flipping them, rotating them, just to kind of see which way gives us like
31:49the most organic feel and is a little bit easier on the eyes.
31:52Honestly, I kind of like the lines matching up like this.
31:55And it's intentional, but like it's kind of more natural.

32:00We decided to go without the bigger shapes and kind of play off of some of the smaller lines
32:05and just having a few of those geometric lines line up.
32:08And then as far as your grout colors, the darker will pick out the darker here.
32:13This will blend a little bit more and go with these joints.
32:18And I think we like this tile because it was lighter and we wanted more of like the whitewash look.
32:22And I feel like honestly, this grout kind of gives us that a little bit more since we did do
32:26a color on the walls.
32:28That'll kind of lighten it up too.
32:30Yeah, just here I don't think you're going to notice any of the grout joints.

32:33It's going to go with these thinner.
32:36I think definitely let's go with the lighter grout.

35:11we decided to go with more of a neutral color.

35:36It was the easiest upgrade for about $100. I mean, it just made such a difference.

35:45We were originally going to do butcher block and try to do the countertops ourselves and figure them out.
35:49But honestly, we decided to hire out and go with the local shop to do the countertops for us.
35:54We really wanted to find like a durable countertop. And this was kind of a splurge for us.
35:59So we decided to go with quartz. We kept it nice and light. And we were really lucky that we
36:03were able to find
36:03something that we liked within our price point.
36:06I think the best part, we got both of the kitchens done for about $3,900. So,
36:10well worth it to contract that out and get higher quality.
36:13Living back in those stressful moments, now we've come out to the other side.
36:17I would be so happy if I never had to paint another wall again.
36:20I feel like that's honestly been the theme of this house. Paint, paint, and paint. Now we need
36:23to touch up paint. Then we need to go back and do more paint. And then we've decided to change
36:27the
36:27color of a wall and paint even more.
36:29Tapping gallon number 11 for the primer?
36:32Yes, we're at 11 gallons in on primer. But now jobs are actually coming together and we're starting
36:37to finish things and we're actually starting to see some progress.
36:40I know, it's looking good.
36:42It's pretty rewarding.
36:54First house renovation. We survived. We did it. Spring break came and passed,
37:01so we did not meet that deadline. But it's spring break on the island.
37:05It is, yes. So I can rationalize that.
