02:05gonna be a ton of activity on this house. The text says it's a three-bed, one-bath,
02:10about 1,800 square feet. They want 980 for it. The average home price in the area is about 1
02:17.3,
02:18but some of the houses go for almost 2 million. So at 980, I know there's gonna be a ton
02:24of people
02:25that want to go look at it. So if we want it, we have to act super quick. Gotta act

08:41we would make around 45 grand, which is well below our $100,000 minimum. We need a minimum of $100

08:51of margin, because if we get the ARV wrong, and we're on market sitting, and you reduce price one
09:01time by 50 grand, poof. Now you're at 85, right? $50,000 is out the window. Yeah. So you need
09:08to have
09:09a really big margin for the just-in-cases. It's called the oh s*** fund. It is. If down there
09:17is usable
09:18square footage, and we could turn it into a rental unit, that would bump the selling price up by like
09:24$100,000, which is a big difference. That's a huge wild card. I know we have to make an offer
09:30right now.

09:35but I'll tell you the truth, if we didn't have whatever it is right there, I don't think we'd do

11:32right? But we're gonna get dirty. We're gonna do some demo, and we'll get a good head start.
11:36It's really about just demoing kitchen, bathroom, and getting all the carpet out.
11:40In the kitchen, we're gonna tear down this wraparound counter and open it up to make one
11:45big room. The bedrooms are staying where they are, but the half bath will split into two to create an
11:51ensuite for the now primary on the left. This weird area becomes a laundry room and a fourth bedroom,
11:59turning from a 3-1 to a 4-2, which will increase the resale value tremendously. I'm gonna sign you
12:06two upstairs, but we have yet to get into that space. On tax records, it shows that there's more
12:12square footage to this house. I hope it's some sort of living area and not a small storage space.

14:54to get bids for this project. We need to be at 180. I have 255. This one's 271. And one
15:02at 165. Wait,
15:05what? Why is that one so cheap? His timeline, so he can't start for like a month and a half.
15:12That doesn't work. So what are we going to do? I mean, we have a super tight construction timeline. We
15:21can't afford,
15:22I don't think on this one, to roll the dice with a new contracting crew, especially if they're not
15:28coming in where we need them to. I talked to Chad, the other contractor, and he referred me to this
15:33other guy, Dave, who can meet you at your 180,000 price. Yeah. But we've never worked with that.
15:40We've never worked with that. But we still have experience with Chad, so I trust that route over
15:45this route for this specific house. I'll get on the phone with him and see if I can meet the

17:25is going to put us right back to a $45,000 profit, which I mean, we wouldn't have done this
17:32deal in the
17:33first place. So what can we do? Like we have to come up with a solution quick. So, I mean,
17:38the good news is that because the plumbing is already existing, you can do something with one
17:42bathroom. What if we have it as a rec room? You can still have a bathroom down here. Okay. And
17:47then
17:47you can have a dedicated wet bar. So wet bar would just be your sink and a refrigerator. There'd be
17:53no
17:53cooking appliances. Obviously ADU is more valuable, but a recreation room, it's additional living space.
17:59It can be an office. It can be used for multi-gen still. Yeah. What does that look like for
18:04our
18:05sales price? I mean, it'll drop a bit, but we're still looking right around 1.44 million. I think
18:11it's the best of what we could do. There's just some unknowns that you just can't see. It's
18:18unforeseen. All right. Rec room it is. While framing is finishing up and electrical is ongoing at the

19:19We designed this color after the rich history and culture of the Kalama name, the significance of it,
19:25and I feel that same way about Kaimuki. It feels so rich, old. There's a lot of history and culture.
19:32So I think
19:32we run this everywhere. Living, dining, kitchen, bedrooms is all this. And then starting in the kitchen,
19:38we'll contrast the dark oak with two-tone calves, a taupe on the uppers and a light oak on the
19:44lowers.
19:44And then this is the backsplash with a black countertop. Sick. Yeah, that is crazy. Next,
19:51I want to go into the primary bathroom. Use the same light oak cabinets and black countertops.
19:57We'll match the dark counters with a smoky stone-like tile on the floors and into the shower pan.
20:02And then we'll wrap the shower walls in like a bluish brown picture frame-esque tile. I feel like it
20:07pulls in both the cabinets. That flooring has all the different variations of color. Yeah,
20:14it almost looks like there's some browns in here, too. Exactly. Moving into the hall and
20:18downstairs bath, we'll use the same floors and the tub surround as the primary, but in white.
20:24And then for the wet bar in the rec room, we'll do the same calves and the counters as the
20:28rest of
20:28the house, but use a white decorative, almost mosaic tile in the backsplash. And that's all she wrote.

23:08We have to do something. It's going to cost us more money to fire a contractor than to put up

23:17these guys right now and bring in some extra labor to kickstart this project and get done way quicker.

23:32project forward.
23:33We're four weeks into this project and one of our best crews is now available. So we spend a little
23:40bit of money right now, get the project done, kick it into high gear, finish. It'll save us
23:47probably 10, 15 grand on the back end. I'm just frustrated that we even have to do that
23:52in the first place. We got to dig ourselves out. Like we're not in good shape on this one.

24:54With progress moving forward on the house, we're meeting with our landscaper, Regan,
24:57to get a coat to trim these massive mango trees that are blocking all of the view. Improving
25:04an obstructive ocean or mountain view in Hawaii can add a ton of value to a house. In this case,
25:12I'm thinking we're adding about $60,000 to the sales price. All right, man, let's go talk about these
25:19humongous mango trees. Right? I mean, they look healthy. I mean, they're fruiting, they're healthy,
25:23but this one right here, you see right here, it's cracking the foundation of the wall right
25:27here already. Yeah. You know, and who knows, it's only a matter of time before it starts pushing the
25:32wall. It's already going like that. Yeah. I mean, this is a humongous tree. I would remove this one.

26:57So we're moving into what was originally supposed to be our final week, but cabs have officially arrived
27:02and are getting installed. And while that goes on at the house, Tris had an
27:06awesome idea for a special feature in our kitchen and our downstairs rec room. Today,
27:14we're headed out basically to North Shore to meet Joshua. He is a woodworker and we're on a mission.
27:21Look at this. This is the coolest. I mean, this is the mango house, so I feel like we need
27:27to incorporate
27:28mango. What's up, buddy? How's it, man? How are you? Good to see you. Yeah. One thing about mango
27:34wood is that it holds a ton of moisture. So we have all this mango wood, but it's going to
27:39take
27:40at least a year for this wood to cure. To dry out. And we just do not have that time.
27:46So we're looking
27:47to trade the mango tree wood that we're cutting down in the next week or two. And he gives us
27:52some
27:53finished mango wood. It's going to add a super unique design element and save us a lot of money,
27:58like two thousand dollars. It's the good old-fashioned barter system. Yeah. I give you this,
28:04you give me that. So we're thinking a countertop for the wet bar that's downstairs and then a hood
28:10vents around. So actually, I have some pieces over here that I think would be ideal. Oh, wow. Look at
28:16that. So you still have to use a lot of imagination. This is right off the mill, but when we
28:21put a little
28:22bit of water on it, it really shows you a hint. It's going to be there. When we put the
28:26finish on. Oh,
28:27yeah. Look at that. Wow. Yeah, that's wild. It really just comes alive. Yeah. Yeah. And this,
28:35you can tell. So this is called compression curl. So there was a branch coming off here.
28:40And over the years, as that branch is swaying in the wind, the fibers like break and then regrow.
28:46Wow. And it gives it that compression curl. All these trees have stories. It's telling a story.

39:33So, with that in mind, I'm feeling like instead of being at the 1-4-4 or 1-4-5

41:01All of the pre-marketing he did was excellent, and we ended up getting an offer above our list
41:08price of $1490 at $1,510,000, which is going to help pull us out of the money pit.
41:16So to break it all down, we bought the house for $980,000 with overages of $13,000.

41:26Our holding and selling costs were $230,000, making our total profit $87,000.
41:35I mean, especially with this house, because of the mango trees and all of the issues with
41:41construction and it potentially being a money pit.
41:45Now knowing that a local couple is going to be able to enjoy this house, it really meets the mission,
