00:05I'm taking you all to a hoarder's paradise today.
00:07Oh boy.
00:08And we have to be very careful when we get there.
00:11I saw the pictures and I can't even imagine what it's going to be like in person.
00:16Well, I'm glad that you prepped us for our walkthrough today.
00:20We're in our gear, got our long sleeves and boots on.
00:23I know, I got my boots on, I got my Tims.
00:25I'm ready for a 90s hip hop video.
00:28Yeah, we got to be ready for anything with this house.
00:31The silver lining, though, is that it's in the heart of Tampa.
00:33Yep, they're close to the zoo, it's close to Busch Gardens, it's close to USF.
00:38This house is in the center of Tampa, making it a great find.
00:41It's an easy drive to most amusement parks and attractions, and near some of the best dining the city has
00:46to offer.
00:47There is lots of options because of the location.
00:49So any buyer that buys this house could keep it as a rental property, they can keep it as a
00:55vacation rental.
00:56So this is a two-bedroom, one-bath home, but there might be a chance to convert it to a
01:003.2.
01:01Two ones are selling around, you know, between the high 200s to low 300s, depending on the work that's needed.
01:09And then if we were to convert it to a 3.2, you know, we can get maybe around 3
01:13.40.
01:14Remind me again how much this house is going for.
01:17We have the chance to buy this house from an agent as a pocket listing.
01:20And right now, they're asking $130 for it.
01:25If we buy it for $130, I still got to pay her a finder's fee of $5,000.
01:29So we'd be all in for around $135,000.
01:32Okay.
01:33Well, here's the thing.
01:34The seller lives out of state, and this is a house that she had another family member living in for
01:41about five years, and it just turned into a mess.
01:45And so I don't think the seller's going to clean out this house prior to us buying it.
01:49We're going to probably have to pad the renovation budget because I don't know, I'm guessing, but I don't think
01:56we might be able to get into every space, every room.
01:58It's kind of scary when you're talking out loud about this, we're really having to get this house, clean it
02:05out, and then try to discover.
02:09Figure out the budget.
02:09Right, and then figure out the budget.
02:11You make a good point because the engineer can't get in there to properly assess either until the house is
02:16cleaned up.
02:16Exactly.
02:16The surveyor can't get in there to do the survey until the yard is cleaned up.
02:21Yeah.
02:22So basically everything hinges on getting this place cleaned up.
02:25If we can convert it, it can still be a good deal.
02:27I think that should be the goal.
02:29The house should be coming up here in a second.
02:33Let's see if it looks the same as it does in the photos.
02:36Oh my gosh.
02:37Here's all the trash.
02:38Here it is right here.
02:40No.
02:42It's definitely worse than the photos.
02:44Yeah.
02:46This is zombie house flipping, Tampa.
02:54What the heck kind of house is this?
02:57Yeah.
02:57Domar, you said that there was junk, but this level?
03:02What?
03:04This house is rough.
03:06I mean, the roof probably has to be replaced as well.
03:10You can tell there's some wood rot in the front, and we don't even know if that's termite damage.
03:16Behind all of that, that's another layer.
03:18All of the chipped up paint on the whole house.
03:21Fence falling apart.
03:22Definitely going to have to get new windows.
03:24Before we even go in the house, I'm looking at a lot of money to spend.
03:29We're possibly going to spend $15,000 on just a cleanup and demo.
03:32Probably another $12,000, $15,000 on the roof.
03:35We're already at $30,000 just with those two items.
03:38I'm afraid to even see how much junk is on the inside, but we need to go in and check
03:42it out.
03:42Yeah.
03:42All right.
03:45Be careful of the landmines.
03:48Man, there's so much stuff.
03:50Oh, my gosh!
03:51I can't even get through!
03:53Just go in, high knees.
03:57This hoarded, two-bedroom, one-bath home is a modest 1,140 square feet.
04:02It sits on a large lot, which is sure to appeal to buyers.
04:07It stinks!
04:08Look at all this trash.
04:10Okay, and the flooring.
04:12We definitely need to replace the flooring.
04:14It's all ripped up everywhere.
04:15It's actually a nice-sized living room for a 1,200-square-foot house.
04:19All right, from living to kitchen.
04:22Oh, man, look at all this filth, junk all over the place.
04:28There's wood rot around these window frames, so we know we're going to have to replace everything
04:34in this kitchen, rip out all the cabinets.
04:41So the bedroom's got to be beyond this living room and here.
04:49Oh, all right.
04:50So this is bedroom one, right here.
04:54What is this thing that they've got?
04:56It's a pull-up bar.
04:57I would recommend that we remove that.
05:00Yeah, for sure.
05:01I mean, we've got to replace these windows.
05:04Yeah.
05:04I like the size of this room.
05:06All right, well, we passed by the bathroom.
05:08Let's go take a look at that.
05:09Okay.
05:10Oh, I'm not going in here.
05:11Yeah, this is...
05:13Noop, noop, noop.
05:14No.
05:14So we're going to have to completely gut this.
05:17It's pretty disgusting.
05:19Yeah.
05:19Yeah.
05:19I'm just hoping and praying that the plumbing is okay.
05:21Yes.
05:22Because that could be a huge expense if it's not.
05:23So if the plumbing is okay, I'm all right with totally replacing everything in the bathroom,
05:28because that's normal, about five grand.
05:30Let's go take a look at the bedroom over here.
05:32Yeah.
05:32That's the number two.
05:34Oh, goodness.
05:36Do you hear that?
05:37So many bugs.
05:38Oh, my...
05:40Okay.
05:40There's a lot of flies and mosquitoes and stuff in here.
05:43This is a small bedroom.
05:44I don't like this.
05:45I don't like walking through a room to get to another room because it looks like there's another room back
05:49here.
05:49Wait a minute.
05:49Oh, wait.
05:50Hold on, hold on.
05:50So this is not the bedroom.
05:52It's supposed to be two bedroom, one bath.
05:53Yeah.
05:54It might be that room back there.
05:55This could be good.
05:56So this is an additional space.
05:58Let's see what's in that next room before we get excited about this space.
06:04Look at this.
06:05We have all this water damage right here.
06:07Oh, no.
06:08And so as we suspected on the outside, we're going to have to redo the roof.
06:12We definitely have to, you know, switch out windows, floors.
06:15The plus size with this room is how big it is.
06:18Yeah.
06:18It is pretty spacious.
06:20It is.
06:20So if we were going to add even at least another bathroom in this house,
06:26it would have to be in this space.
06:28Yeah.
06:28And we can take advantage of the other space that we just came from.
06:32Yeah.
06:33So you would literally take that space, this primary, because I know we're talking about
06:37changing it into a three-two.
06:39We would literally have to take both of these spaces, turn it into two bedrooms, and add that
06:45bathroom here without adding an extension to the house and working with, you know, the space
06:51that we have.
06:52Let's talk about reconfigurations and all that later.
06:54Yeah.
06:54Um, let's see if we can go outside.
06:55All right.
06:56Well, we can't go through this door.
06:59Never mind.
06:59We got to go off the front.
07:02Woo.
07:04Be careful.
07:06Watch your steps.
07:07There's like everything in this yard.
07:10Oh, we've got a pathway here.
07:11That's a good thing.
07:13Okay.
07:19Just as bad as the photos, maybe worse.
07:22My goodness, the cleanup cost.
07:25All right, well, obviously, there ain't nothing worth saving back here.
07:30We can call a scrap metal company, and they'll come take all this stuff off the property for
07:34us.
07:35That helps reduce our dumpster fees.
07:37Yeah.
07:37And we can make some money off of that.
07:39Yeah, but I do know at first glance, we've got to do something about this fence.
07:42Yeah, the fence is very deteriorated and falling apart.
07:47I know we always go back and forth.
07:50Do we do a fence?
07:51Do we not do a fence?
07:52I think in this situation, we have to do a fence.
07:55That's going to be a very expensive fence.
07:56It's a very deep block.
07:58Yeah, we need to just see how much money we have to work with.
08:00Yeah.
08:00But that is one thing.
08:01But let's definitely add it to less as a wish item.
08:03Oh, my goodness.
08:04All right.
08:05Let's go.
08:09Whew.
08:10Oh, man, that was a lot.
08:12I mean, I'm glad I was able to put my eyes on it, especially to figure out what this budget
08:16could be and everything that needs to be done.
08:18What are you guys thinking as far as, you know, numbers go?
08:20I'm going to buffer and put $120,000 as the renovation on this house.
08:25That puts us at a dollar or square foot on just repairs, which again is high, but I want
08:30to be high just to be safe.
08:32Okay.
08:33But that's based on a 3-2 budget?
08:35Yeah, that's a 3-2.
08:36Okay.
08:36So let's do this.
08:38Let's look at all of it.
08:39For sure.
08:40Keeping it as a 2-1, converting it to a 3-1, and even a 3-2.
08:45Yep.
08:45And we'll compare and we'll see what comes back, and then we can make our decision at
08:49that point.
08:50Okay.
08:50I think that's fair.
08:51That sounds good.
08:52All right.
08:52Cool.
08:52Let's get out of here.
08:53Let's go to the office.
08:54Okay.
09:22Let's go to the office.
09:24That puts us all in around $279,650.
09:29If we can convert this house to a 3-bedroom, 2-bath and sell it around $340,000, we stand
09:34to make a profit of about $60,350.
09:39We're going to need to maximize the use of the square footage in this house to get the
09:43big profit we're after.
09:45We're keeping the kitchen layout the same, but adding brand new cabinets, countertops,
09:49and appliances to elevate the space.
09:50Our main bathroom is also getting gutted, and is being upgraded with a new vanity, shower,
09:56toilet, and flooring.
09:57We're going to make some big moves in the awkward sitting area and primary bedroom.
10:01We'll start by reconfiguring the hallway, sitting area, and primary bedroom.
10:05We'll split the large primary bedroom into two bedrooms.
10:09The bedroom closest to the awkward sitting area will become our new primary, and the
10:13sitting area space will transform into a new ensuite bathroom.
10:24Thank you so much for coming.
10:26It's going to be a busy day.
10:27As you can see, we have two dumpsters dropped off already.
10:30All of this area we want to clean up and put in that dumpster.
10:34We have handy can dumpsters on standby to swap these out as quickly as possible, as quickly
10:38as we can fill them.
10:39There's a lot of junk in the back and a lot of junk in the house, so we're going to
10:43break
10:43this up into two teams.
10:44Anthony and his team are going to handle everything outside.
10:46Jesus, your team will help us on the inside clean everything out and also demo the kitchen
10:50and the bathroom.
10:51All right?
10:52All right.
10:52You guys ready?
10:53Come on, y'all.
10:54Let's bring it in.
10:55Everybody, come on.
10:56Bring it in.
10:57One, two, three.
10:59Let's go.
10:59Let's go.
11:00All right.
11:10Woo, roaches everywhere.
11:23Hey, babe.
11:24Come look at this fridge.
11:26Huh?
11:27Do not open invitation only.
11:29What do you think's in here?
11:30Invitation only.
11:31Don't go in.
11:32You know I'm curious.
11:33Omar, what?
11:34Oh, look at all those maggots.
11:37Come on, shut it, man.
11:39Shut the thing.
11:40You with Pridget.
11:41Stop.
11:42That's a lot of protein.
11:50Oh, look at who it is.
11:52Where you been?
11:53Oh, outside.
11:54Going a little this and a little that.
11:56You got something to show you.
11:58Okay.
12:03Have you seen this?
12:05No.
12:06Stripped?
12:07Uh-uh.
12:08I hope you got a good deal on this piece of property,
12:09because there goes your electrical budget.
12:12Oh.
12:14What about the AC unit?
12:15AC unit's gone.
12:16It is right here.
12:18They're stripped, too.
12:19That's gone.
12:20They probably stripped the rest of the house, too.
12:22That's $10,000.
12:23Yeah, exactly.
12:24That's $10,000 for that.
12:25God.
12:26Another $3,000 for this.
12:28That's $13,000 for just right here.
12:31Dang, David.
12:32This is the only thing you saw so far?
12:33That's it.
12:34So far.
12:35See, I knew this was going to happen.
12:36The minute we start taking stuff out,
12:38more discoveries, more surprises.
12:41This is why I padded the budget.
12:43I'm glad you did this time.
12:45Let me know if you find anything else.
12:46All right.
12:47Nope.
12:48Before we can go looking for any more surprises,
12:50the team has to get done clearing out all the junk.
12:54It takes us three days to clear it all out.
13:00Now that it's open, we can go in and properly assess
13:02what we have to work with.
13:13Before we get in there, I need to take care of a little beast
13:17of a problem for Tisha.
13:20All right.
13:20Here we go.
13:23Come on!
13:26Tier 1 Pest Solutions immediately gets to work
13:28putting out bait traps and spraying for all the critters
13:31who have taken up unwelcome residents in this house.
13:33Hopefully, within a few weeks, there will be no trace of them.
13:50What's up, Leo?
13:52Hello, hello.
13:53I prayed for favor today.
13:55Okay.
13:56Because every time you show up, it's either a good day or a bad day.
13:59This is probably the worst hoarder house we ever bought.
14:01It's cleared up now.
14:03And now that everything has been cleaned out of the property,
14:07we can see all the issues that we have to deal with.
14:11There's quite a few things that we needed you to check out
14:13on the exterior and also on the inside.
14:16We wanted to do some reconfiguration.
14:18And you've been under it too, right?
14:20No, that's you.
14:20We saved that for you.
14:23Listen, there is no way in hell I am getting under a house.
14:26Look at me.
14:27The deal maker does not get dirty when he doesn't have to.
14:30We have a nice open crawl space.
14:33Oh.
14:35Oh.
14:38What do you see?
14:41So, the good news is those blocks are in really good shape.
14:45And I also see new wood under there.
14:47Thank God.
14:48Okay, that's good.
14:49Yes.
14:49The bad news is sewage has just been kind of,
14:51there's like a cut sewer pipe.
14:52So I can just tell we're probably standing in sewage.
14:55And you just, you just touched it.
14:56I just touched it.
14:57Did you say a cut sewer pipe?
14:59Yeah.
15:00I think you're, you're dealing mostly like structurally down there,
15:03you look good.
15:04Um, MEP, which is mechanical electrical plumbing,
15:06you look really bad.
15:07Remember, we padded the budget for this possibility.
15:09But the good news is that the foundation is sturdy
15:12and we are good there.
15:13Yeah, you're good there.
15:14Yes.
15:14I mean, you can, probably good enough to just play with the inside
15:16and start moving walls around.
15:17Yeah, that is great news.
15:19So, let's go ahead and get inside then.
15:22You see?
15:23Prayer does work.
15:24Now, I just hope that this flavor carries over
15:26when we move inside the house.
15:28So, initially, we were going to make the whole primary suite
15:31part of this room and this room.
15:33Well, you can.
15:34You just need to throw a beam up there.
15:37Load-bearing wall.
15:39Oh.
15:39That's an immediate problem.
15:41What did you say?
15:42A load-bearing wall.
15:43Load-bearing wall.
15:44This is your old exterior wall.
15:46So that's going to be load-bearing.
15:48You add like $3,500 to your construction costs.
15:50You add another $7,500 in other things and you're there.
15:54Hold on.
15:55I know that we padded the budget, but before we just throw another $11,000 on top of all
16:00the other expenses we have, I mean, let's just walk the place.
16:03So, this is the big room that was added on and was used as a primary bedroom.
16:10Right.
16:10We wanted to convert this entire space into a more functional space.
16:14So, that part of the room would become a bedroom.
16:18So, you'd walk through this hallway.
16:20The hallway would stop about halfway in the room.
16:22Okay.
16:23And then the door to get into this space would be right here.
16:25The door to get into that room would be on the other side of the hallway.
16:28I mean, if it were me to save the money, if this is going to be a bedroom and that's
16:32going
16:32to be a bathroom, I would just make a doorway here.
16:35You'd save the existing wall.
16:37With the wall staying here, it's forcing this bedroom to be this small because we can
16:42make this room a nice size room if we expand it out that way because the bathroom don't
16:47need to be that big.
16:47Now, you're back to a beam.
16:49Sounds like we need to tuck the beam up.
16:51Besides this, the plan, the layout, seems fine.
16:56Okay.
16:57Yeah, so I have all I need.
16:58I mean, this is a pretty easy beam.
16:59We do these beam designs all the time.
17:00Your foundation's solid.
17:02I've got what I need to get this show on the road.
17:04Yes.
17:05All right.
17:06Awesome.
17:06So, we'll...
17:07I'll see you guys later.
17:08All right.
17:08Cool.
17:12With the specialist through, we can now get the crew back inside to continue working.
17:23What's up?
17:24Hey.
17:25We got a lot of trash to come out of this house.
17:26Yeah.
17:27I need to show you something about the water.
17:29So, let me show you.
17:40Whoa.
17:41Uh-uh.
17:44Where's the rest of the pipe?
17:46Oh, this whole thing is cut.
17:49You have no idea how this happened?
17:52I think with the machine.
17:53With the...
17:54When we were doing demo and Anthony had the skid steer, we were trying to get all the stuff.
17:59I bet you that it ran over the pipe.
18:01So, we're going to have to replace the pipe going all the way.
18:05All the way to the water heater.
18:06Oh, yeah.
18:07I want to burn this house down.
18:08Is there any other surprises I need to know about?
18:12Uh...
18:12The main pipe also is broke under the house.
18:16Hmm?
18:18Can you show me, please?
18:24So, I'm going to show you another little problem or maybe big problem.
18:29That pipe right there?
18:30Yeah.
18:31Yeah, that is completely corroded and rusted out.
18:35It's broken.
18:36This pipe needs to be replaced.
18:37Have you checked the rest?
18:38Like, how much do we have to replace of the plumbing?
18:41Uh, the whole house.
18:43Huh?
18:44Because also in the bathroom is too old.
18:47Well, I know that Leo told us about the sewer pipe, but I did not think we'd have to replace
18:50all the plumbing in the house.
18:52Jesus, can you show us what's going on in the bathroom?
18:54Sure.
18:55Yikes.
18:56So, you see the pipe?
18:57So, all the plumbing, including the water line from the front of the house all the way
19:01to the back, everything needs to be redone.
19:02Okay.
19:03This sounds expensive.
19:05We did pad the budget.
19:07We knew we were going to have a lot of issues because of all the hoarder stuff.
19:10We didn't know what was going on behind the walls and on the ground.
19:12But if these issues keep coming and keep adding up, it could be a problem.
19:18All right, Jesus, I'll let you get back to it.
19:20Take care.
19:22Jesus and his crew get to work replumbing the house.
19:25Then, Freeman is up for our new layout.
19:28Outside, the old siding has been ripped off, and Jesus' team works to fix the broken pipes
19:33leading to and under the house.
19:35Next up, we've got to tackle the curb appeal with the help of the Balfour Fence team.
19:41Hey, Jose.
19:42Hi, Keisha.
19:43Hi.
19:44How are you guys doing?
19:44Thank you so much for coming.
19:46Boy, am I glad to see you.
19:47Yes, sir.
19:48We're here to make it happen.
19:49You see how ugly this was?
19:51Yeah, we're going to make it 100% better for you guys.
19:53All right, well, let's go back here so we can talk about it some more.
19:56I don't want to be in their way.
19:57Just to confirm, though, the gate would go somewhere around here, right?
20:02Yes.
20:03Okay.
20:03All right.
20:04The fence is going to start somewhere along this line right here.
20:07We're going to be coming all the way around in the perimeter of the property.
20:10We're going to go to the back and check some of it out.
20:12Okay.
20:15Oh, man.
20:16Man, this is a big lot.
20:18I'm glad that you're here because we need it, man.
20:20This yard is, as you can see, just an absolute zombie.
20:25We have about 250 feet of fence that's going to be going up today.
20:28It should be a one-day project.
20:30We're going to start by taking out the old fence that was in very poor conditions that we can see
20:35behind us.
20:36Everything is going to go up with brand-new material.
20:39It's all pressure-treated, six-foot-tall privacy.
20:41Every single board is going to be nailed by us to ensure that we're going to be coming at level
20:45and everything is going to be really pretty.
20:47Well, I don't want to get in the way of making this go into two days, so let's get out
20:50of here.
20:51One day, one day.
20:52So you can get to it.
20:53Thanks again, man.
20:54Appreciate you.
20:55The Balfour Fence team has a lot of ground to cover as they rip out our old rotted fence
21:00and install a new six-foot-all privacy fence.
21:03This added feature is going to make our home extra appealing to anyone with pets or children.
21:09And now, Tri-County Meadows and First Class Roofing have begun work on replacing our dilapidated roof.
21:18What's up, fellas?
21:19How's it going?
21:20Glenn, first class roofing.
21:22Glenn, nice to meet you.
21:22Mark Brown, Tri-County.
21:23Mark, now I will say, my wife is the one who ordered and requested a metal roof.
21:28We've never done a metal roof before, so this is our very first time, so I got some questions.
21:33What makes this roof better than a shingle roof, and what type of product is it exactly?
21:37Well, on this project, we'll be using the TCM 16-inch wide standing seam metal that has all the HVHZ,
21:45that's high-velocity hurricane zone wind ratings that will not only give you the performance
21:50that you're looking for during a storm, but also give you the energy savings that's available
21:55from using a painted system metal.
21:57All right.
21:57What color options do you have?
22:00We offer 21 different color options.
22:02Do you have matte black by fan?
22:04Yes, we absolutely do have matte black.
22:06So I don't know what my wife requested, but I would like to add my little touch to this.
22:10Can we add some matte black?
22:12Absolutely, and it's a very energy-efficient color as well, believe it or not.
22:16See?
22:16I love that.
22:19With the old shingles removed, the team at first-class roofing replaces the damaged plywood.
22:26Then lays down an underlayment for our tri-county metal roof.
22:29Then it's time for our matte black metal roof to go down.
22:38We've done a lot of big work on this house already, but we've still got more to go.
22:42If we're not careful, that $120,000 renovation budget could disappear fast.
22:58Hello, sir.
23:00Hello?
23:01Um, what's with this text that you just sent me?
23:04So I'm out and about enjoying my day, and I get this text from Dolmar talking about we need to
23:11rethink the budget for Jones and my involvement in it and not to freak out.
23:15But, yeah, duh, I'm going to freak out.
23:18The way that it was worded, like, am I on or off or what's happening?
23:30Am I on or off or what's happening?
23:33You're on, but we have to limit some of the things we're doing.
23:38Our costs, our expenses has already drastically risen.
23:41So I just want to get ahead that we have to scale back on some of our design choices and
23:46decisions.
23:47Don't me and Keisha always stay in budget?
23:53You guys try.
23:55You hide stuff.
23:56You often hide stuff, but there's effort.
24:00You don't need to send me these kind of texts.
24:03You're just being paranoid.
24:05Amanda, it's, I'm just trying to be cautious.
24:08Me and Keisha will figure out something that's within budget and we'll still get this design going.
24:14You'll be fine.
24:15You'll be fine.
24:16See, this was a great talk.
24:17Maybe I read into things a little too quickly, but that's what happens when Dolmar sends cryptic texts.
24:23I just always assume he's coming after my design budget.
24:29I can't win with you.
24:30All right.
24:31We're going to win together and I got to go.
24:45What's up, man?
24:46You taking a look at our crappy windows?
24:48Good morning.
24:48Yeah.
24:49What's up, man?
24:49Dolmar.
24:49This is my wife, Keisha.
24:50Good morning.
24:51Nice to meet you.
24:52I am glad you're here.
24:53Yeah.
24:53These windows look like they need a little upgrading.
24:55Yeah.
24:56They would not have survived any hurricane or simple windstorm.
24:59No, I think your cell phone has a better glass than these windows do.
25:03Well, we got about nine or ten windows total in the house, but they're all different sizes.
25:07So I'd really like for you to get inside and measure just to see exactly what we have to deal
25:12with.
25:12Yeah, of course.
25:13We can do that.
25:13Awesome.
25:14Awesome.
25:14Let's go ahead.
25:14All right.
25:15Let's take a look.
25:18The guys took the old windows out already.
25:21And next up is measuring, manufacturing, and getting you guys installed.
25:25Yeah.
25:26We've got a pretty big one here.
25:27Yeah.
25:28So here, I mean, we have a couple options we can do.
25:30You can go really big fixed glass in the center, operable windows on the side if you want to bring
25:34in more light.
25:35You guys just want to open up for more breeze, we can do that as well.
25:38I mean, it all depends on what you guys are looking to do with your windows and doors in the
25:41house.
25:41I like the first thing you said, more light.
25:44Nice.
25:44All right.
25:44So, yeah, we can do that.
25:45That's very easy to do.
25:46So here, we can do a double-hung tilt window.
25:48Okay.
25:49So that window opens from the bottom and from the top.
25:51So if we do have a chef that really doesn't know what he's doing, we can open up and let
25:56the house vent out.
25:57And that's perfect for you.
25:59That's the perfect window for you.
26:00Because every time you cook, you got a chance to open up the windows, the doors, everything in the house
26:05has to be open.
26:06I do think you're mistaking me for you, sweetheart.
26:09Listen, I do not burn down the house.
26:11I'm not the one cooking burnt food.
26:13I mean, the food's not burnt.
26:14That's not what I meant.
26:16Wow.
26:16That's not what I meant.
26:17You just keep digging.
26:19You're shoveling, Dolmar.
26:20You're shoveling.
26:21I'm talking about the smoke.
26:21The smoke from all the frying and cooking.
26:24I ain't going to be walking into this one.
26:26I'm staying out of that.
26:41Hello, hello.
26:43Hi, I'm in here.
26:44Hi.
26:45How we doing?
26:46How are you?
26:48Keisha.
26:49Dolmar.
26:49Chris, Cabin Select.
26:50How you doing, man?
26:51Sorry about all this mess, by the way, but we wanted to get you in here as quickly as possible
26:54because we want to move ahead with the plans for the kitchen.
26:57I mean, I see you got the range over there, so that should be fine.
27:00And I assume we're going to wrap the cabinets around through this door.
27:04Refrigerator can go right there.
27:06Maybe cut back that wall a little bit to kind of open it up.
27:09I can create a nice built-in look for you with that.
27:12And I have to create some kind of a space over here.
27:16I don't want to crowd it with too many cabinets, so I have to be careful where I stop them
27:20over there.
27:20I can give you a nice laser shoes in here in the corner.
27:23Definitely some drawer banks for pots and pans just to kind of keep it rolling.
27:27Nice.
27:28Well, what color options do you have?
27:30Right now, I can say what's popular.
27:32The white shaker is still popular, but it is transitioning to a slim shaker.
27:36So you're going to have the three-quarter to half-inch frame instead of two-and-a-quarter or three.
27:41And we have it in white.
27:42We have it in a nice navy blue.
27:44I don't want to do white.
27:46I have a green as well.
27:48It's like a sage green, very light.
27:50I would love to see some samples and see some options for sirks.
27:54I guess we'll just wait for your quote and let you continue measuring.
27:58While our cabinet order is made, new white siding gets put on the exterior of the house.
28:07Condotto Windows is here to install brand new windows throughout the house.
28:14Then, new insulation goes up in every room.
28:32All right.
28:33Well, a little long.
28:35Installation's done.
28:36And approved.
28:37Let me see the rest of the house.
28:43All right.
28:45Looking good.
28:46Yep.
28:46It is coming along.
28:48So we passed inspection.
28:50We passed inspection.
28:51So now it's just drywall, texture, paint.
28:54Drywall's already here.
28:55That'll be done very quickly.
28:57And I saw the flooring as well.
28:58Flooring's here.
28:59That can be put in.
29:00Look at you.
29:01And yeah, cabinets are already on their way too.
29:03All right, Keisha.
29:04You've been on it.
29:04Man, I was trying to just go.
29:06We've got to get this thing done.
29:08I think about two weeks left on this house.
29:10We'll be done.
29:11You never know.
29:12As long as the house doesn't blow up, I think we'll be.
29:15Listen.
29:16You tried to jinx.
29:17Come on.
29:18Yeah, let's knock on wood.
29:19That's not wood.
29:20That's not wood.
29:22Let's hope for the best.
29:23All right.
29:24Let's get the guys coordinating and get out here.
29:29With the installation done, our crew puts up new drywall throughout the home.
29:33Then, new durable LVP flooring is installed.
29:39And tile goes down on the floor in our new bathroom.
29:43Cabinet Select then starts work on our sage green cabinets.
30:07Yes, I like it.
30:09Yeah.
30:09When I look at all the other houses in the area, this one's already starting to pop now.
30:13The combination with the metal roof and the side end, it looks really nice.
30:18We just got to finish up the porch.
30:20Yeah, do something with this landscaping.
30:22I don't know what we're going to do yet, but let's save that for last because we have
30:25to look on the inside and see what's going on there.
30:27Let's go inside.
30:30Oh, we have floors.
30:31Wow.
30:32They look good.
30:33Yeah, they do.
30:34Oh, my goodness.
30:35Have you seen these cabinets?
30:37Yeah, they look really nice.
30:39They look together and look at how pretty.
30:40It's a lot better than plain white, that's for sure.
30:43Do they have any installed?
30:46Oh, yeah, they do.
30:48Okay.
30:50So they've got to finish installing.
30:51Yep, they got the Lazy Susan in.
30:54These are all the bottoms.
30:55Oh, I can't wait.
30:56It's going to be so pretty.
30:58So, so pretty.
31:00Do you see that?
31:03What?
31:04You see that right there?
31:06What?
31:11Oh, this is not good.
31:13What is it?
31:14It's cracked.
31:18Have you seen these cabinets?
31:20Yeah.
31:21So pretty.
31:23Oh.
31:24What is it?
31:25Do you see that right there?
31:27What?
31:30It's cracked.
31:31This cabinet is broken.
31:34Oh, it looks like a hairline crack.
31:36It doesn't look that bad.
31:37I mean, the guys can just fix it.
31:38I'd rather just go that route because who knows how long it's going to take to get a replacement.
31:43This house is so close to being done.
31:44I mean, we still have to get, you know, lighting fixtures and countertops and all that stuff.
31:47But I don't want to wait another couple of weeks for a cabinet.
31:51I got the guys to fix it.
31:52All right.
31:54So pretty.
31:55And then look.
31:56All right.
31:56So this is the bathroom vanity.
31:58So we went with oak.
32:00I didn't even notice this one.
32:01Yes.
32:02Okay.
32:032-0 for both bathrooms.
32:04And then we're going to do sage green in the kitchen.
32:06So what do you think?
32:07In a week?
32:08Let's just see what's going on with the rest of the house first.
32:11Just, you know, really gauge how long we have.
32:12All right.
32:17Ah, I love this space.
32:20It makes me so happy.
32:22I mean, the reconfiguration that we did.
32:25I agree.
32:26We took a whole room and divided it into two bedrooms.
32:29So now we've got two bedrooms.
32:30We've got a primary bedroom with a bathroom and primary closet.
32:34That was definitely the best use of the space that we had to work with.
32:37And that's going to help us on the resale as well.
32:39Let's take a look at the bathroom.
32:41Okay.
32:41Look, we've got his and her closets here.
32:44How about both his closets?
32:48His closets, no.
32:49This is looking good as well.
32:52Yeah, I'm so glad we made this decision to put this bathroom in.
32:55So we've got the bathroom floor tiled down, the surround.
33:00Now half of it's done because we're still waiting on the top half.
33:03What color?
33:04It's sage's green to bring in the color from the kitchen.
33:08All right, so let's talk next steps.
33:14We don't have much left.
33:16Yeah.
33:16You know, I got to get on the phone with the countertop guys and see if we can get them
33:20out here.
33:21They've been waiting for our cabinets to be installed.
33:23So cabinets should be finished today.
33:25But I need them to fix that little hairline crack that you're freaking out about.
33:30All right.
33:30Get the countertops out here.
33:32Yeah.
33:32Get them installed.
33:33We need doors.
33:35Yep.
33:37All of the cover plates, some more trim, the lights.
33:41Yeah.
33:42All right.
33:43So what do you need me to cover?
33:45I got my notepad out.
33:47I just need you to sit pretty.
33:49You're good.
33:52We get the small crack in our cabinet fixed, and then the team brings in our new countertops.
33:59In the front yard, we clear some trees and overgrown brush.
34:04And then lay down saw to increase our curb appeal.
34:08It's time to start on the driveway next.
34:11The crew clears the area, and then the team from Alux Pavers comes in to put down brand new light
34:17and dark pavers for our driveway.
34:19Back inside, we add some wainscotting for texture in our brand new hallway.
34:31We've made the most of our space here at the Jones House, and now the team from the staging company
34:36is here to showcase it.
34:39They expertly place light and neutral furnishings throughout the house.
34:45These items are neutral enough not to turn anyone off, but just inviting enough to encourage some buyers to make
34:51an offer.
35:08Wow.
35:09Nice.
35:10Come on now.
35:11Look at this.
35:12I mean, it was a junkyard before.
35:14A junkyard?
35:15No, it was a landfill.
35:16There was broken down cars, boats, bikes.
35:19When you drove by this house, you were scared.
35:21There was wood rot, chipped paint.
35:24It was bad all over.
35:27Now look at it.
35:28Now we've got a yard.
35:29Yeah.
35:30Not an actual yard.
35:31We've got brand new sod.
35:32And to add to the landscaping, we added this beautiful paver driveway with the black border to match the matte
35:40black roof and a beautiful brand new fence.
35:43And we got brand new windows from Condado Windows.
35:46I mean, the siding is pristine.
35:48We've got these little flower beds.
35:50I mean, when you just drive by this house, it just screams, welcome home.
35:53I love everything that's going on outside, but I want to get inside.
35:57All right.
35:58Let's go.
36:05Nice.
36:06Look.
36:07Yes.
36:07Wow.
36:08Wow.
36:14Wow.
36:19I remember the first time I walked in here, there was junk everywhere.
36:23You could barely walk around.
36:24You couldn't even see the floors.
36:26No, you couldn't even see the room.
36:29Yeah, there's certain rooms we couldn't even get into or barely because there was junk everywhere.
36:35But now it's so bright.
36:37Super cozy.
36:38It's very cute.
36:39Yeah, the staging company did a really nice job in staging this space.
36:43It goes perfectly with the floors.
36:45It is so beautiful.
36:47Although we didn't really change the layout of this room, everything in here is brand new.
36:52I love it.
36:54Let's go see the bathroom.
36:57Remember before it was just nasty and cramped and tiny and small?
37:02It was the only bathroom of the house.
37:04Yeah.
37:04Yeah.
37:05I didn't even want to come in this bathroom because it was disgusting.
37:09Oh, wow.
37:11Brand new tub.
37:11We've got tile here.
37:13Look at the vanity, mirror, light.
37:15It looks great.
37:15All right.
37:16So let's see the rest of the house.
37:18Yes.
37:20Wait, stop.
37:21We didn't have a hallway before, remember?
37:23That's right.
37:24This one wasn't here.
37:25We were standing in the yellow room.
37:28Yellow room.
37:29Oh.
37:30It was a weird configuration of this space.
37:34We had to put a hallway in so we could reconfigure this whole entire place.
37:38I'm glad that we put this accent here because it kind of gives a moment as you're walking
37:42through this hallway.
37:44Mm-hmm.
37:44So let's walk through the hallway.
37:46Walk through the hallway.
37:48I remember walking in here and there was like black organic growth in the corner.
37:52Remember that?
37:53Because of the roof that was leaking.
37:55This bedroom was actually combined with this room over here to be just one big space.
38:00Right.
38:01It was one large primary bedroom.
38:05Oh, look at this.
38:06Oh, my God.
38:07Very nice.
38:09I still can't believe we added another bedroom in this house.
38:12I mean, that alone is going to increase the value of this house a lot and make it more
38:17marketable and desirable for buyers.
38:18In order for us to fit this third, we had to chop that primary bedroom.
38:24Everything in here is brand new.
38:26I mean, it literally wasn't here before.
38:27So.
38:28Right.
38:28It's a great addition to the house.
38:31And what I love the most, we were able to create a primary suite.
38:35With a bathroom.
38:36With a bathroom.
38:37Let's go after you.
38:41This is a mess.
38:42Where we're standing used to be the closet.
38:45Black organic growth over there.
38:47There's termite damage over here.
38:50This is nice.
38:52Really beautiful.
38:53This was the closet.
38:54And then the room sort of started here.
38:56And now we framed it up to add this room and convert it into a beautiful primary suite.
39:01With new fresh paint.
39:03We got a fan.
39:04Lovely windows to bring in that natural light in.
39:07Mm-hmm.
39:08And then, of course, we have this primary bathroom suite.
39:11Yes, this new bathroom.
39:13Mm-hmm.
39:14There's no before because there wasn't a bathroom before.
39:18No.
39:18I mean, there was no bathroom before.
39:20And by adding this bathroom by this primary bedroom, it adds thousands to our bottom line.
39:27I also love the colors.
39:29The buyers are going to absolutely love having a separate bathroom and separate closets away from everybody else.
39:37But the best room is saved for last.
39:40Ah, the kitchen.
39:41The kitchen.
39:42All right, let's go.
39:44What it was before was a one-wall kitchen that lacked function.
39:50Oh.
39:50And not just the one wall.
39:52This thing was disgusting.
39:54The whole kitchen needed to be gutted.
39:57Oh, yeah.
39:58Now we were able to add cabinets, a lot of storage, and make this a return so you could even
40:05have a sitting area.
40:07So much counter space to do prepping and cooking and all the things.
40:12It's really nice.
40:13And I love all of the colors and combinations as well.
40:16So maybe we'll select more cabinets from cabinet select in the future.
40:20We need to get to the backyard.
40:22I agree.
40:23Let's go.
40:25You remember the broken down boat?
40:27Yes.
40:27The broken down bike?
40:29Yes.
40:29All the broken down things.
40:31It was just a mess.
40:34We have a backyard.
40:35You could breathe.
40:36You could actually walk through it.
40:38I can't believe how large this backyard is now that all the stuff is out.
40:43The buyers can do so many things back here.
40:46We have this new fence from Balfour Fence.
40:49It looks amazing, and it's going to be great for any buyer.
40:53We did so good with this house.
40:55We really did.
40:55We did.
40:56Before and after.
40:57This whole formation was a lot.
40:58Bring it in.
40:58High five.
40:59Good, good, good.
41:00You may be hanging, girl.
41:03Well, we got to get this thing listed now.
41:05Let's get this baby listed and sold.
41:07Let's go.
41:09After all the work we put into this house, we ended up listing it for $340,000 and right
41:15away got multiple bids.
41:16We secured a buyer within one week of listing the house for $355,000.
41:22That's $15,000 more than our initial resale estimate.
41:26We purchased this boarded house for $135,000 and then did around $120,000 worth of work.
41:33Our agent fees and closing costs will be around $17,750, and our loan interest on this longer
41:40flip comes in around $7,650.
41:43This brings our total budget to $280,400.
41:48This means we stand to make a profit of $74,600, making this a killer deal for the dealmaker.
41:59Sweethearts, I have a surprise for you.
42:01A surprise?
42:02Hold on.
42:03You're not taking me to another crazy house, are you?
42:07No.
42:07No, not at all.
42:09We're going shopping.
42:10But we're not going shopping for clothes.
42:13Do you remember those rats that we displaced at the Jones house?
42:18We got rid of their home, their haven, their sense of safety, their shelter.
42:24It's been eating away at my soul, my spirit.
42:27Are you serious?
42:28Yes.
42:28I've been tossing and turning in bed for a while.
42:32I think to fix that, we're going to go get a pet rat.
42:35The what?
42:36Yes.
42:37We're going to go get a pet rat right now.
42:38No, sir.
42:40I'll let you name it.
42:41Baby, that's going to have to eat away at your soul.
