00:06Tucked into the misty inlets and evergreen shores of Washington's Pacific Northwest,
00:12Puget Sound is where the beach meets the great outdoors.
00:16From charming island towns to breathtaking wildlife,
00:19this tranquil region offers sweeping views, calm waters, and a deep connection to nature.
00:25Some waterfront homes along the Puget Sound can list for $10 million.
00:30But these savvy buyers are seeking out hidden gems,
00:34ready to turn untapped potential into sound-side paradise.
00:38Get ready for a beachfront bargain hunt.
00:41Renovation.
00:51So what would be your number one thing if we were able to find a house?
00:55A big one.
00:56A big one?
00:57A big one.
00:58What do you think, Everett?
00:59What would be your number one?
01:00She's big.
01:01It has to have good neighbors.
01:03Oh, good neighbors is good.
01:05How do we know that, though, before we buy it?
01:07I'm Jared, and this is my wife, Laurel, and we're from Long Beach, California.
01:11We're looking for a vacation home in the Puget Sound area of Washington.
01:16We've been married for 16 years and together for 20.
01:2020?
01:22I think so.
01:24I'm a real estate broker in Southern California.
01:27I am a private mortgage banker for a wealth management company.
01:31We have two kids, a 13-year-old daughter, Lily, and a 10-year-old son, Everett.
01:35We love the beach.
01:37We spend a lot of time outside, but we have a very, very busy life.
01:41We feel like it's really hard to find time to get away.
01:44With a vacation home, it'll force us to be on vacation more.
01:50I grew up in the Pacific Northwest, about 25 miles north of Seattle, a little beautiful
01:55place called Mukilteo.
01:57It's right on the Puget Sound, and Everett is the larger city that borders Mukilteo.
02:01We come at least, you know, once or twice a year, sometimes more.
02:05We both enjoy visiting so much that we came to the realization that we really should be
02:11looking here.
02:11What I love about it is the outdoor aspect of it.
02:14I would get home from school, throw my bag in the house, and I would just be out and about
02:18just doing kid things.
02:20Jumped off the docks, went down and got slush puppies over at the pier.
02:25That's something that we really want for our kids.
02:28They don't really get that where we live in California.
02:32It's this magical place for us that makes us feel like we're home.
02:36Not just because Jared's family is here, but it's just such a different way of life.
02:41It's a very relaxed pace.
02:44Rocky beaches, the woods, hiking, short ferry rides to other little islands and towns.
02:51Very cozy and campy feeling.
02:54There is a couple other places to look to, not just Mukilteo, right?
02:58I mean, there's a couple little cities that are on the south, which is where we love.
03:03Everett, it's definitely up and coming.
03:05I would love to get something that's three bedrooms, just so we had, you know, even if
03:10the kids shared, and then we had an extra room, maybe for family to come visit.
03:14Grandma.
03:15Yeah, and your brothers.
03:17Yeah, my brothers.
03:17It'd be great for the kids to get to see them more close to the water.
03:21I think that would be my number one.
03:23But I feel like within our $700,000 price range, Ken, is that possible?
03:29Our all-in price point would be $700,000, including the renovations.
03:36There is not a lot of wiggle room in our budget.
03:38I feel like you were looking right at me.
03:41Being in real estate myself, I know that sometimes you can't find everything you want for the
03:47price.
03:48We'll probably have to do work.
03:50I personally will not be doing any of the renovation work, but Laurel does an amazing
03:55job of designing and has a vision of what she wants for the home.
04:00I love a project.
04:02I have called ahead to some of the real estate brokers in the area, and they've set up some
04:07houses for us to tour.
04:08We're feeling very confident that this is the trip that we're going to find something.
04:11Fingers crossed.
04:15The first one we're going to is in Old Town.
04:19Mukilteo, your favorite.
04:21It's Lighthouse Getaway.
04:23Is there a view of the lighthouse?
04:24I think so.
04:26That's what the pictures show.
04:27Oh, wow.
04:27So we'll have to see.
04:29That is a great area.
04:30Very walkable to the waterfront.
04:32Yeah, which would be great for the kids.
04:34And I feel like they have so many cute little shops.
04:37And ferry over to Woodby Island.
04:39Yeah, that would be nice.
04:43So it's a three-bedroom, one bath, 1,000 square feet.
04:48Okay.
04:49What's the list price?
04:50$6.85.
04:52Ooh, that is close.
04:52So that's kind of at the top of our budget.
04:54So we will see how much work it needs.
04:58Cool.
04:59Cool property.
05:00Like how it sits up high.
05:01Yeah, I do like it.
05:04Oh, yeah.
05:06Can't beat this location, I mean.
05:08You can see the water from right down here.
05:11Beautiful.
05:12Oh, it is.
05:13And I bet it's even prettier from up above.
05:15Yeah.
05:16Okay, these stairs are interesting.
05:18Yeah.
05:19And this is a very old retaining wall.
05:23The railing would have to be replaced.
05:25Kids could play on it.
05:26Yeah, that's what I'm afraid of.
05:28Yeah, this kind of steep slope here.
05:30Look at the view.
05:32Might be an issue.
05:32Oh, gosh.
05:32This is where you can really see the panoramic view.
05:35Look at the ferry going by, lighthouse.
05:38And the sun.
05:38Should we go in?
05:39Yeah.
05:40Okay.
05:41You want to get it?
05:41Let's check it out.
05:42Oh, wow.
05:43Okay.
05:44Oh, my goodness.
05:45Look at the view.
05:46Amazing view.
05:49Okay.
05:50Very tight space.
05:52Yeah.
05:53I think if we put new windows in, that would really make it pop.
05:58I think we could set something up.
05:59The fireplace is nice because it has the paneling behind it.
06:03And then this would have to go.
06:05I feel like this would open up the whole space.
06:08Hmm.
06:09And then you'd come in here and appliances would have to go.
06:14You don't like it?
06:15No.
06:16I'm not a fan of mustard.
06:17This actually is vintage.
06:18Yeah.
06:19And somebody would probably pay for that.
06:20Maybe you could sell that online then, huh?
06:22Okay.
06:23Okay.
06:23And then the cabinets aren't so bad.
06:26I would say paint and new hardware.
06:29Oh, wow.
06:30Okay.
06:31That is some vintage 70s carpet.
06:35That would definitely have to go.
06:37And you've got your own little personal deck, which does not look safe.
06:42But let's check it out.
06:44Okay.
06:44Careful out here.
06:45Let me try it first.
06:46Okay.
06:46Might be able to stand here for a little bit.
06:48This is...
06:49Okay.
06:49This definitely needs to be replaced.
06:51I don't think you can rebuild this.
06:52But look at the view from here.
06:54Wow.
06:55That's amazing.
06:56Oh, my.
06:57Unbelievable.
06:58Let's keep going.
06:58I wasn't expecting there to be a view from this side of the house.
07:01I know.
07:01I don't think the pictures really did it justice.
07:03Yeah.
07:04Let's see what the other room is.
07:05All right.
07:05Let's check out these other rooms.
07:06Okay.
07:07All right.
07:08The bathroom.
07:09Oh, this is the one bath.
07:10Okay.
07:11This is pretty tight.
07:13Eh.
07:13Yeah.
07:14It's super tight.
07:15It needs a new vanity, new toilet.
07:18We're not going to keep the toilet.
07:20No, no, no.
07:22The tub enclosure and shower enclosure, I think I could bear with it.
07:26Yeah.
07:26Maybe with some new fixtures.
07:28Be nice to have another bathroom.
07:30Yeah.
07:31Okay.
07:32This is the other bedroom.
07:33So this is a true bedroom.
07:35Oh, my.
07:36There's a bucket in here and some water damage.
07:39Oh, it looks like there's a closet right behind you.
07:41Oh.
07:42Oh, look at this.
07:43Does that closet go into the other room?
07:45Oh, the kids would love this.
07:48I'm going to let you do that, and I'm going to walk around.
07:50Okay.
07:53Oh, the view is beautiful.
07:55This would clearly be the primary room for us.
07:59And I can imagine laying in bed, TV up here, watching the ferry in the background.
08:04So three bedroom, one bath, 1,000 square feet, very nice layout, $685,000.
08:12That is.
08:12Yeah, at the very top of our budget.
08:14Very close to the top of our budget.
08:16And I feel like there's a lot of work that we have to do.
08:18Yes, but look at the view.
08:20Yeah.
08:20Goodness.
08:20That view is amazing.
08:22Sun shining on Woodby Island, ferry in the dock.
08:25I mean.
08:26All right.
08:26Well, we still have a lot to look at, though.
08:28Yes.
08:33The next one we're going to look at is in Everett, and it's Howard's Hangout.
08:40So it must be very close to Howard Park, which is a big park.
08:45There's a little beach there as well.
08:47And we've never been there with the kids, have we?
08:49Oh, I used to go there as a kid and have dinner there at the park benches.
08:54So yeah, very cool area of Everett.
08:58OK, well, that one's a $3,200, so we would gain an extra bathroom.
09:03What's the list price?
09:05$525,000.
09:06$525,000.
09:07That is well within the budget, so I like that.
09:12Oh, this one's really cute.
09:14Yeah, very nice from the outside.
09:15It's got a really good curb appeal.
09:24Huge front yard.
09:26Yep.
09:27No beach anywhere in sight, but probably a five, ten-minute drive.
09:32Yeah, and then that means we could probably take our bikes with the kids, which would be nice.
09:37Yeah, ride bikes.
09:37I think the only thing I would do to the exterior would be paint.
09:43Paint?
09:43You don't like the yellowish green?
09:46OK, let's see what's inside.
09:47All right.
09:48Oh, wow.
09:48Well, this is a really nice layout.
09:51Yeah.
09:51Hardwood floors.
09:53I think these are salvageable.
09:54I feel like they might be.
09:56I mean, they look like they're in really good condition.
09:57OK.
09:58You know what I love is the fireplace.
10:00I feel like it's really big.
10:01I think I would maybe change just the hearth tile.
10:05OK.
10:06Let's go this way into the hallway, it looks like.
10:09Like bathroom one.
10:09Oh, OK, a bathroom.
10:11It's a decent size, actually.
10:14If you put a different vanity, you might be able to squeeze a little more counter space.
10:19Tile looks like it could be replaced.
10:21This house has two bathrooms.
10:24OK.
10:25So it's nice to have one right off of the living room like that.
10:29Should we move on to one of the bedrooms?
10:30OK, let's see.
10:31Oh, is it a bedroom?
10:32Yep.
10:32Yeah, it's a bedroom.
10:34Ooh.
10:34OK.
10:35Now, you can tell.
10:36Well, this looks like this is the original flooring.
10:38I don't know that these floors are salvageable, though.
10:41No, we would definitely have to replace that, so that's something to factor in.
10:45Is this the primary?
10:46No, it is the primary.
10:47Oh, yeah, this is the ensuite here.
10:50OK.
10:51The vanity is nice.
10:52I mean, it does have a hard, it looks like Corian.
10:55This is not a very good use of space for a restaurant.
10:58Well, but it's nice to have a bathroom in the bedroom.
11:02True.
11:04All right.
11:05OK, back down the hall.
11:08And what's this room?
11:10Oh, this is another bedroom.
11:11Oh, what?
11:12Whoa.
11:13A bedroom or a sunken living room?
11:16It's a bonus room.
11:18Now, the flooring, oh, boy, this is...
11:20Well, now, this is just subfloor.
11:22This is subfloor.
11:22Yeah.
11:25OK, so as we come around into the kitchen...
11:29Oh, kitchen.
11:29Oh.
11:29Is that a portable dishwasher?
11:33I believe it is.
11:33Hey, you can just take this.
11:34Oh, yeah.
11:35Interesting.
11:36I've never seen that before.
11:37Now...
11:37You're going to be mad when I say this, but I feel like the kitchen is a gut sub.
11:42Eee.
11:43So I feel like that would be something definitely we would have to factor in.
11:47That's going to add up pretty quick.
11:49Yeah.
11:50So let's go back through the hall.
11:53I see brick.
11:54Oh, what?
11:55Exterior brick.
11:56Oh, so we're looking at an extension for this last room.
11:59Yeah.
11:59Now let's see.
12:00Oh, wow.
12:02So living room, but possibly a garage conversion?
12:08I think you're right.
12:09I think this was the garage because that's the driveway that we look out to.
12:15This could be like, you know, a little...
12:17Hangout for the kids.
12:19Man cave or something.
12:20I think to the left is the outside.
12:25Oh, wow.
12:26OK, so...
12:27Oh.
12:28This is the yard.
12:29Oh, yeah.
12:29The yard is huge.
12:31It's huge.
12:31Wow.
12:32The kids would love it.
12:34I mean, there's so many things we could do.
12:35Yeah.
12:35It's well below our budget of $700,000.
12:40That is true.
12:41Although I just...
12:42The numbers keep adding up in my head.
12:44Gutting the kitchen.
12:47The addition, which we can see now, of that added bedroom, sunroom, and then the additional
12:55conversion of the garage.
12:56I don't know.
12:57But I do like how close it is to the beach.
13:00It's in Everett, which is nice, too.
13:02It's a lot to think about.
13:04So should we look at the other one?
13:05Yeah.
13:05OK.
13:10Well, the next one is Pigeon Creek Cottage.
13:14It's in Everett, too.
13:16It is four bedrooms.
13:18Oh, a fourth bedroom.
13:19Yeah.
13:20Possibly an office situation or...
13:22Yeah.
13:23Two bathrooms.
13:242,152 square feet.
13:28Whoa, it's pretty big.
13:29So that's huge.
13:30And what's the list price?
13:31And the list price is $570,000.
13:35That's pretty good.
13:36Yeah.
13:39Oh, yeah.
13:41Wow, this is pretty.
13:43So this is Pigeon Creek Cottage.
13:45OK.
13:46Really has great curb appeal.
13:48I feel like I like the color.
13:50The yard is nice.
13:51It's nice that it has grass and this cute little pathway to the front door.
13:55Should we head up?
13:57Sure.
13:57OK.
13:59Watch your head on a branch.
14:00Oh, yeah.
14:01I'm short enough for all of these.
14:04OK.
14:07Oh, wow.
14:08This is really big.
14:09Oh, yeah.
14:10Oh, this is a nice living room.
14:12It flows right off of the entryway.
14:14Yeah.
14:15Is this floor in hardwood or what is this?
14:17No, this looks like it's some kind of vinyl.
14:19But it's not bad.
14:21OK, let's move into the kitchen.
14:23Right in the kitchen.
14:23Oh, and it flows into the dining room.
14:25And this space is huge.
14:27Interesting island.
14:29Haven't seen anything like this before.
14:30No, I haven't.
14:31It's like etched glass.
14:34Not really my style, but cool.
14:36Should we walk back through the entryway?
14:40Back through the entryway.
14:41OK, so here's the front door.
14:42OK.
14:42Wow, I didn't notice this when we walked in.
14:45But look at how pretty this ornate woodwork is.
14:48Oh, this is really nice.
14:49Because look at this window at the top of the stairs
14:52gives a lot of light to up here.
14:54Yeah.
14:55OK, let's see.
14:56What's this first room?
14:57Creaky.
14:58Yeah, I mean, it's definitely an older house.
15:01It is a unique layout to the room.
15:04Well, it goes with the roof line.
15:05Yeah, it goes with the roof line.
15:07I don't know if this was some water damage
15:09or some patching here.
15:10I guess we'd have to look at the age of the roof.
15:13OK.
15:14We'll see.
15:15Let's move on.
15:16OK, the next bedroom.
15:18Another bedroom.
15:18And this one is really big.
15:20So this makes me think it's the primary.
15:22With the roof line, it seems like it's a little bit cramped.
15:25But they have a large bed.
15:27Yeah, it looks like a king.
15:27So that's making it feel a little smaller.
15:30OK, should we move on to this room?
15:33OK, this is very cute.
15:36It's very tight.
15:37Oh, yeah.
15:37And it's not bad.
15:38I mean, you can fit a little day bed in here.
15:40It would be really tight.
15:42Maybe a little office, little game room or something.
15:45Back into the hallway.
15:46OK, so this is the bathroom, which is actually really huge,
15:50especially for an old house.
15:52The tile immediately, I feel like I would need to change.
15:56New vanity.
15:57Flooring is the same as downstairs,
15:59so you know what I'm going to say there.
16:00Flooring, toilet.
16:02This room's looking pretty expensive.
16:04OK, should we move back downstairs then?
16:07Sure.
16:10Oh, wow.
16:11This is a really nice deck out here.
16:13Yeah, the deck is really nice.
16:15Oh, my gosh.
16:15Totally redone.
16:16I don't see much wildlife out here.
16:18And I'm not sure how much I like being able to see the neighbors on either side.
16:23Yeah, this is a big space, but it feels real commercial back here.
16:28OK, so what are you thinking?
16:31A large home, old, needs a lot of work, well below our price point.
16:36Extra bedroom.
16:38Way larger than any other house we looked at.
16:41I feel like the curb appeal of this house is really nice.
16:44Nice.
16:44Let's not forget about Howarth Hangout.
16:47That had good curb appeal, too.
16:49I feel like it was the traditional look I'm looking for.
16:52And it did have that huge yard, which was amazing.
16:56Did need a lot of work, though.
16:57It did.
16:57It had those very unique rooms.
16:59Yeah.
17:00That had interesting layouts.
17:01I do think we would have to move some walls around there or put walls back.
17:06OK, what about Lighthouse Getaway?
17:09Love the view and the unique nature of it kind of sitting up on the hill.
17:16Yeah, but actually mentioning that it's up on a hill does bring with it other issues.
17:22Even just the stairs were a bit precarious and hard to climb.
17:27And there did look like there was plenty of work that needed to be done at the home as well.
17:32Yeah, and it was the smallest.
17:34So we really have to decide between whether or not we want the larger home versus being in a more
17:42desirable location with an amazing view.
17:45Yeah, that is going to be tricky.
17:54In our beach house, we were looking for a minimum three bedrooms, close to the beach, hopefully with a view.
18:01There was really one clear choice.
18:03And that is Lighthouse Getaway.
18:07We think Lighthouse Getaway is the best because of the million-dollar views.
18:12I mean, it's a five-minute walk down to the water.
18:15It's just a once-in-a-lifetime opportunity to basically be on vacation every time you're at your house, just
18:22looking at the water and the views.
18:24The house was listed at $685,000.
18:28We offered $615,000.
18:31And it was accepted.
18:34There it is.
18:36We got it.
18:36We got it, yeah.
18:38We finally have the keys today, so we're going to do a walkthrough and go over our long list of
18:43what we'd love to do.
18:45So let's look at the outside because I feel like that's where we kind of got to start, looking at
18:50the rock wall.
18:51Hopefully, we can maintain the structure because I do like it.
18:54Okay.
18:55And then the railing, of course.
18:58You don't like this railing?
19:00I feel like it belongs in a pool.
19:01It is kind of cold.
19:02So front yard, we're going to try to level out, right, and make grass.
19:07We have to paint the whole exterior.
19:10Okay.
19:10And change out the porch so the walkway is stepped down here, and you walk into the pathway down to
19:17the front.
19:18Okay.
19:19And then we demo the deck on the side.
19:24Demo on the deck on the side, for sure.
19:25Yeah.
19:26I'd love to make a fire pit area.
19:28Oh, yeah.
19:29Okay.
19:29With gravel and some Adirondack chairs.
19:33Oh, nice.
19:35We're home.
19:37All right.
19:38Can you believe it?
19:39Home sweet home.
19:40I know.
19:40It's finally ours.
19:42Now we've got it.
19:43Let's see.
19:43Okay.
19:44Replace that window without the grid.
19:46New flooring.
19:47Yeah.
19:48It would be great to do some kind of hard surface.
19:51And then I think painting the wood paneling, painting the fireplace, maybe making that an accent color, it might stand
19:59out more.
20:00Okay.
20:01You know I talked about demoing this.
20:03I would still love to get rid of this because I feel like this blocks the space so much.
20:08Make the kitchen look a lot bigger.
20:10New countertops, new window, new appliances.
20:14Okay.
20:15New sink.
20:16All right.
20:17New fixtures for the sink.
20:19And then flooring.
20:21I think it'd be great if we did hard flooring and we could extend it all the way into the
20:25kitchen.
20:26Don't you?
20:27I think big thing for us, though, is the recessed lighting will make a huge difference.
20:31So that should be one of our top priorities.
20:33And then that brings us to the next room.
20:37In the first bedroom, we're going to remove that carpet.
20:41We're going to paint, rip out the closet, and just kind of free up more space.
20:46Laundry room, we're looking at just changing out the floors and painting the cabinets.
20:52Mm-hmm.
20:53Should we go to the bathroom next?
20:55Yes.
20:55So I'm thinking we keep the liner of the bathtub in the shower.
21:01Okay.
21:02Hopefully change out the fixtures.
21:04Yeah.
21:05New vanity, new mirror, and new lighting.
21:09Okay.
21:10Let's move into what I think will be the kids.
21:13The hole in the roof room?
21:14Yeah.
21:15This actually doesn't need much work either.
21:18New windows, paint, hopefully no water damage, mold damage inside the attic space.
21:24Yeah.
21:24Whatever we choose to do on the flooring, I think I'm going to stick with carpet.
21:28Carpet for just a bedroom.
21:29Just because I think it makes it warmer for the kids.
21:31Cozy.
21:32Okay.
21:32And that's it for this room.
21:34All right.
21:35Okay.
21:36Let's move into the primary, our room.
21:38Okay.
21:39So I think paint, new carpet, new windows, and that's it.
21:45So let's go back into the living room and figure out our plan.
21:48So what do you think?
21:50We got it for $615,000.
21:52Right.
21:52That leaves us about $85,000 to do a lot.
21:56I'm concerned that we're likely not going to have enough money to fit into that budget of $700,000.
22:02No, I agree.
22:03It's adding up quickly.
22:04So what do you think about raising the price point?
22:07What are your thoughts?
22:08To what were you thinking?
22:09Maybe $50,000 more?
22:12I think it's realistic.
22:13And I mean, let's be honest, the view is a million-dollar view.
22:17Yes.
22:18Yes.
22:19But we wouldn't be spending a million dollars.
22:21Right.
22:21Well, usually there's only one chef in the kitchen, and that is Laurel.
22:25She's done a great job with our two previous homes, and I have full trust in her that she's going
22:31to make this an amazing home for our family.
22:33Well, we don't have a general contractor for the job.
22:36I'll be coming up here monthly, if not more than that, to work on the projects with the subcontractors, project
22:44by project.
22:45I'm going to have to let go of some of my control.
22:48And let them do what they do.
22:51And hopefully, fingers crossed, when I arrive, it's what I want.
23:02We're just at the start of the reno, so I'm a bit overwhelmed.
23:07It's that the deck is gone now, and that's going to make way for what I want to do out
23:13there.
23:13They demoed the bookshelf that divided the kitchen from the living room, and that kind of opens up the space.
23:20The window and doors, quite a few of them have already been replaced.
23:24Too many things to do on my checklist at this point.
23:29There's a lot of electrical work being done in here.
23:32There's that sliding that's going in.
23:34I mean, I just keep looking out at the great view and thinking, okay, I'm getting one thing checked off
23:39my list every time I come.
23:41So today, I'm going to focus on curb appeal outside while the electrician's on the inside working on the kitchen.
23:47Hi.
23:48Hi.
23:49Got some samples for you.
23:51So what do you think about the blues for the door?
23:54There's a dark one, and then there's the lighter one.
23:58It's kind of light for a door.
24:01I think the darker one probably is a better option.
24:04Yeah, that was kind of what I was leaning towards, too.
24:07And then for the siding, I was thinking gray because the blues we picked are kind of a gray-blue.
24:13See what you think.
24:17Yeah, I do think the dark ones, it's so gray out there.
24:21The lighter one looks the best to me.
24:24Okay, you're right.
24:26It does get pretty dark here.
24:27Let me show you the dark blue and the lightest gray together, and then that way you can kind of
24:33see them.
24:34With the white trim.
24:36Oh, yeah, that looks good.
24:38Okay, good.
24:39Decision made.
24:40Now there's just 150 more.
24:43Okay, I love you.
24:44Bye.
24:45Love you, buddy.
24:50Hey, Annie.
24:51How are you?
24:52Good, good.
24:53How's it going?
24:54It looks like you've gotten a lot done.
24:56I wanted to discuss where the chandelier would go.
24:58Okay.
24:59I'm thinking, because the recessed lighting is already here, the chandelier should go right
25:05in the middle of the window, right next to the recessed lighting, so it's parallel to
25:11it.
25:11What do you think?
25:12Yeah, I will do it.
25:13Somewhere right here.
25:14Yeah, perfect.
25:15In the middle of the window.
25:16Yeah.
25:16Okay, perfect.
25:18It's been a long day, but I'm excited to make a few more decisions and get things going.
25:32Okay, well, this is it.
25:33You go in first, Mom.
25:34Oh, wow.
25:35I can see the potential.
25:37Yeah.
25:38Wow, you have a lot to do here.
25:40I'm hoping to make some progress because I am a little bit overwhelmed today.
25:44I mean, I've got to make these important decisions.
25:47Jared's not here because he's with the kids.
25:49So who better to have than my mom?
25:51You can do this.
25:52You, I did get your genetics, so.
25:54Yes, I've done this a lot.
25:56Yeah, you have.
25:57My mom and I think a lot alike, and my sister even jokes that I'm a haircut away from being
26:02my mom, so I'm thinking she'll just maybe reassure me on my decisions or maybe see something
26:09that I haven't seen.
26:10Okay, so these are what I brought for the kitchen.
26:13I'm thinking like a very, very light gray.
26:17Nice.
26:17On the cabinet.
26:18The two grays I picked, they're very similar, but one has more of a cool hue and the other
26:24has a warmer hue.
26:26It is warmer.
26:27Yeah.
26:28So I think I do like the warmer one.
26:30I do too.
26:30I like that style of the gray with a little bit of gold, kind of like what's in my ring
26:35as the hole.
26:37And then I brought some counter samples.
26:40They're both quartz.
26:42This is one of them, which is more gray.
26:45And then this, it just shows a little more of the gold with it.
26:49I like this unifying theme around the gold hardware.
26:53Yeah, that's what I was kind of thinking.
26:54Well, now that you helped me make this decision, let's go look at the carpet that I really need
26:58your help deciding on.
27:00Great.
27:01Okay, so surprise.
27:03Whoa.
27:05What do you think?
27:05I think my grandmother had this.
27:07Oh, all right.
27:09So what I'm thinking for this room, though, I'm going to go with a vinyl.
27:13Good idea.
27:14Just because it's a little more wearable than hardwood.
27:16Yeah.
27:16This is just a really good option for us and is a little less expensive.
27:21So hopefully that will help our budget in the end.
27:23So what do you think?
27:24I'm just curious what color you would pick.
27:27I have the one I like in my head.
27:30I'm really drawn to this one.
27:33Okay.
27:34It brings the inside out and the outside in.
27:37That's a good neutral color.
27:39Well, that's the one I was going to pick too.
27:41My mom and I do think alike, and I think we made some good progress.
27:45Now I need to have Jared weigh in.
27:56We're back up in Mukilteo for the first time since the landscaping crew started their work.
28:02They've done a lot of hardscaping.
28:03They redid the stairs of our walkway to make it a smoother transition, re-pour the front porch, and then
28:10also change the way even the porch is entered.
28:15We've got all new windows completely redone.
28:20And really the highlight of the yard is going to be the new fire pit rock area that was put
28:25in.
28:25I'm excited to see how everything looks.
28:28Oh, yeah.
28:29It looks good.
28:31Oh, wow.
28:32Yeah, it makes a huge difference.
28:34Just the power washing of the front steps makes it look so much better.
28:38You can actually see what color it was.
28:40That transition up is just so much easier.
28:42Yeah.
28:43Totally flat almost.
28:44And then the pathway.
28:45Of course, we'll have to put a railing on this side.
28:49They were able to do the stairs to the front of the house just like I wanted.
28:54You know what?
28:55I'm glad we actually sprung the extra money for the non-slick concrete because it's a little bit wet right
29:01now and there's no slipping whatsoever.
29:03Yeah.
29:03It's totally safe.
29:04Yeah, they were really good at recommending that.
29:07Okay, so they also did the fire pit side.
29:08Yeah.
29:09Oh, wow.
29:09I know.
29:10That looks great, doesn't it?
29:12I think we'll be able to fit the fire pit in there and then four Adirondack chairs.
29:17And our back is to the best part of this.
29:19Even at night, you'll be able to see the ferries going by and the lighthouse.
29:23It's very beautiful.
29:24It is.
29:24We still have quite a bit to tackle.
29:27There's a lot of landscaping to be done.
29:29But what I think we ended up with is great.
29:32And we're excited to see what the progress is inside as well.
29:36Oh, wow.
29:38The counters came in and are they installed?
29:40Yeah.
29:41He put them in last week and they look really good.
29:45Yeah.
29:45And I ended up going with this one because it was more cost effective.
29:49It was about $400 cheaper than the other one.
29:53Ooh, I like that.
29:54And I think it still accomplishes everything we wanted.
29:56We went with a quartz counter.
29:58Super easy to clean and really durable.
30:01Well, this is all making me very happy.
30:03You know I like when it looks nice, but it is not going to break the bank.
30:07Yeah.
30:08You're always looking at the bottom line and I'm always looking at what it looks like.
30:13So I feel like the counters look really good with the backslash.
30:17This is like a chevron pattern.
30:19It's a natural stone.
30:20With the gray color that we picked for the cabinetry, it's going to look really good.
30:25Yeah, it looks better, the lighter gray.
30:27When you told me gray cabinets, I was questioning it big time, but it's looking better than I thought it
30:36was going to look.
30:36I didn't realize how nice of a view there is from the kitchen even.
30:41Yeah, maybe that'll make you cook more.
30:43I don't think so.
30:54Things are coming along and the crew is working on the porch overhang today, so that's exciting.
31:00While the crew's working outside, we're going to go take a look at the flooring and decide what we're going
31:05to do.
31:06Yeah.
31:06Figure that out.
31:07So we definitely want to go with the LVP flooring.
31:11Like we talked about, living room, entryway, hallway, and then take it into the kitchen and into the first bedroom
31:19with a slider.
31:21We're going to put down all new subfloor in here to match the height of the kitchen.
31:24Okay.
31:24And we're just going to interlock and float it all the way through.
31:27Perfect.
31:28Okay, let's look at the carpet.
31:30We're going to go with carpet in the two bedrooms that share the closets and linoleum covering the other linoleum
31:37in the laundry room.
31:38So it really comes down to style.
31:40You have the diamond and the square.
31:42I mean, don't all ladies lead toward diamonds?
31:45You said the diamond's not more expensive, though, right?
31:47No, they're all the same price point.
31:49Okay.
31:50If I was picking Arrowhead and then the Timber Ridge, what do you think, Mike?
31:57Arrowhead, for me, is the most neutral option.
32:00Okay, cool.
32:01That'd be great.
32:02That looks good.
32:03I wanted to talk to you guys about some options for the laundry room.
32:06Sheet vinyl or linoleum can be a dirty word, but the technology and the visuals have come a long way.
32:11So I brought out some great options for you guys today.
32:13Okay, good.
32:13And the beauty of this is one sheet, so if you ever have any water damage or anything like that,
32:19100% waterproof.
32:21Okay.
32:21Oh, nice.
32:22These have been very popular, kind of the hexagon marble looks, and it really looks like real stone when it's
32:28installed.
32:28Okay.
32:29I think this more with the gray in it, I think kind of goes with what we're looking for.
32:35What do you think, Mike?
32:36I think it's perfect.
32:38Typically, our customers will be between these two products.
32:41I think this is a great color.
32:43That was easy.
32:44Can't wait to get this flooring out of here and get something new in it.
32:47I can't wait to start.
32:49I think Mike's going to do a tremendous job.
32:51He's been very open and honest throughout the process.
32:54Well, Mike, thanks for coming.
32:55Thanks, Jared.
32:56Really appreciate it.
32:57I feel like if there was one thing that's going to change things other than paint, it would be the
33:02flooring.
33:03So I'm really excited about how it's going to look when it's done.
33:06Major upgrade over the shag carpet in the one room.
33:08Yes, yes.
33:20The flooring crew is here, and they're here to tear out that nasty shag carpet and see if we can
33:26get to the subfloor.
33:27I'm really excited.
33:28We're going with the LVP.
33:30We've got kids, dogs.
33:32We're going to have all sorts of people running in and out there, tracking in dirt.
33:35It's durable, waterproof, easy to clean, and it also looks amazing.
33:39So the good news is they were able to just go over the existing linoleum in the kitchen and bath
33:46with the LVP.
33:48So that saved us a little bit of money.
33:50Yeah, labor costs cut down big time.
33:53So for the trim, we decided to go with a very simple clean line trim.
33:57I think the trim will help us kind of tie in our beach modern look, update the space, and tie
34:05in the paint and the baseboards together.
34:08Yeah.
34:09With the new carpeting in the bedroom, it's just super comfortable.
34:12It's padded.
34:14For the laundry room, we were able to lay the new linoleum right over the old one.
34:19So linoleum, I feel like, has come a long way.
34:21I never thought I'd be okay with it, but I actually love it.
34:25Well, I was really questioning the gray cabinets, but they look great.
34:29I mean, they're more than just growing on me.
34:31I love them.
34:32Really ties in the beach scene, too.
34:33Yeah.
34:38For the outside, we are going with the light gray, and then we're just freshening up the trim with a
34:44bright white.
34:45The paint we chose is very durable.
34:47It's got great curb appeal, holds up to the elements, amazing as well.
34:50I feel like by the time we're done, it's going to feel like a new house.
34:54All right.
35:00We're back in town, Washington.
35:02Yeah, we're here.
35:03The beautiful Pacific Northwest.
35:06Very exciting.
35:08Yes, the house is coming along great.
35:12Hopefully, it'll be done here soon.
35:16The landscapers are here, clearing out some of the overgrowth.
35:19And they're making way for the new retaining wall.
35:22There was a lot of wasted space in the front yard, so leveling it out just kind of adds a
35:26whole new area for the kids to play.
35:29And with the retaining wall flattening out, it's going to be really safe for everyone.
35:32We can even out the grass a bit and even help with the curb appeal.
35:36The painters are here today, and I'm super excited.
35:40They're painting the fireplace bright white, and they're going to bring my coastal blue accent wall behind the fireplace to
35:48life.
35:51The electrical work is almost done, and I'm super excited.
35:54I feel like I can finally see a light at the end of the tunnel.
36:07Well, today's the day that we get to celebrate with our friends, and we're super excited to show them all
36:12the changes that we've made to the house.
36:14We've done a couple little just finishing touches this morning.
36:18Hey, so good to see you.
36:21Welcome home.
36:22Yeah.
36:22It's been a long wait.
36:24So my good buddy Davis is coming by today, and he hasn't seen the place yet.
36:28We grew up in this neighborhood, so he knows the area real well, so I'm really excited for him to
36:33check it out.
36:34Can you believe the view?
36:35Not really.
36:36I mean, the pictures just don't do it justice.
36:39They really don't.
36:40They don't.
36:41It's just massive, and this was kind of a slanted, unusable yard.
36:45You couldn't really stand like this right now because it was so sloped down, and then this also, the pathway
36:52sloped down.
36:53The wall is new, too.
36:55That made like a visual difference, like a huge visual difference when you walked up.
37:00Yeah, curb appeal-wise, I think it just looks a million times better.
37:04And look at the stone path around the corner.
37:07Do you remember from the pictures this deck that was totally dilapidated over here?
37:12Yeah, should we go look at that?
37:13Yeah, let's take a look.
37:14So this is all new, usable yard.
37:16Yeah.
37:16Check it out.
37:17Oh, that's so good.
37:18Captain's chair right there for you.
37:19Yeah.
37:19So you take a look right there.
37:21I mean, sit here and just enjoy that water.
37:26Well, I have to stand to see my view.
37:28Oh, my gosh.
37:28This is perfect.
37:30Yeah.
37:30Yeah, isn't it nice?
37:31I mean, it was a deck here before, which was usable, but even from this level, you can
37:37still see as much as you did before, so that was kind of a nice thing, and then I knew
37:41I wanted a fire pit.
37:43Yeah, I appreciate that.
37:44I know.
37:44You know I like to build a fire.
37:45Oh, welcome.
37:45This guy.
37:46This is going to be a good spot for some fires.
37:48I'm looking forward for you to see the inside.
37:50Yeah.
37:51Okay.
37:51Are you ready, Davis?
37:52Yeah, I'm totally ready.
37:54Let's do this.
37:55Oh.
37:56Surprise.
37:56This looks so much better.
37:59Doesn't it?
38:00Oh, my gosh.
38:01I can't believe it.
38:03Now.
38:03These windows just give you everything.
38:06Yeah.
38:06I mean, it's hard to believe that really all we did was change out the windows.
38:11Yeah.
38:11And that the grids made such a big difference.
38:13The LVP fluorine, too, which is perfect for the kids.
38:18It's perfect.
38:19Yeah.
38:20Nice manly couch.
38:21Yeah.
38:22Very masculine.
38:23I don't need this big couch fits in here.
38:24Yeah, no, it's perfect.
38:25I'm pretty sure Jared didn't pick out this rug because this rug is fire and it's working
38:30with all the colors and I don't think it was him.
38:33He just, again, he was doing his how much is that and how much is that.
38:37Every decision was hers in here.
38:39She turned it from original condition to what you're seeing right now, which is pretty
38:43much a brand new home.
38:44If you recall, it was just that brown paneling and just regular brick fireplace and now look
38:51at it.
38:51Yeah.
38:51The color scheme is way better.
38:53Well, we painted it the bright white so that it pops more and then my favorite, the navy
38:58wall.
38:59I love that.
39:00I want to check out the kitchen.
39:02Okay.
39:02I can already tell I like it.
39:03It feels much bigger.
39:05Wait, these are actually the original cabinets.
39:07Turned out nice.
39:08Solid.
39:08And we just had them painted.
39:10Really?
39:10Yeah.
39:11Wow, they look new.
39:12I mean, honestly.
39:13Yeah, and the hardware is.
39:15It's amazing what they can do.
39:15I know.
39:16And the hardware, too.
39:17Okay.
39:17Adding the hardware.
39:18They didn't have any hardware before.
39:19And then new quartz counters, which I know you like quartz counters.
39:23And you know I like the herringbone light splash.
39:25I know.
39:26Similar counters to what we have in California.
39:28Yeah, quartz.
39:29Almost exactly the same.
39:30Similar, but they're warmer.
39:32Should we move to the laundry room?
39:34Which is maybe one of the biggest rooms in our house.
39:37It's huge.
39:37I know.
39:38The cabinets, we didn't do much to.
39:41We just painted them and then new hardware to match the same color as the kitchen.
39:47Yeah.
39:47And then the linoleum.
39:49I didn't think that linoleum would come out of my mouth as something I would want to choose.
39:54But I feel like it updates the space a lot.
39:56This looks really, like, expensive, honestly.
39:59Right?
39:59Totally.
39:59It makes it way more modern.
40:01No, it looks so good.
40:02And then should we move into the office slash guest room where you will be staying?
40:07Okay.
40:07Slash your room.
40:08Slash my room.
40:09I like it.
40:10Anytime you want.
40:11You know I'll be here.
40:12Oh, I can do some work in here.
40:14Oh, I got my fireplace right next to it.
40:18Yeah.
40:18I can go right out.
40:19Ocean view.
40:19I love that.
40:20That's great.
40:21Yep.
40:22Okay.
40:23So what was here before, I don't know if you remember, but there was a built-in cabinet
40:29that was kind of like a closet.
40:30We pulled that out.
40:32It sucks up so much space.
40:33It did.
40:33It was such an odd spot.
40:35Then also, this room had one-of-a-kind orange, green, and yellow shag.
40:43I don't know if the pictures didn't do that justice either.
40:46That's like a timeless classic.
40:48I don't know.
40:49It was.
40:49You didn't think about keeping it?
40:50Well, I was thinking of keeping a swatch.
40:53Okay.
40:54I want to see your bedroom.
40:55Yeah, let's move to our room.
40:57Wait.
40:57Well, the bathroom's on the way.
40:59This is perfect.
41:00Yeah.
41:00So what else do you need?
41:02Yeah.
41:02Yeah.
41:02But in here, we just change out the toilet, the vanity, and, you know, new fixtures to
41:10make it fit.
41:11I feel like you've got this vibe kind of flowing through the house, too.
41:14I like that.
41:15You know I like gold.
41:15Little touches.
41:16Yeah, she's got little touches.
41:17Yeah.
41:17Gold touches in there.
41:18Nice, because we were able to, again, run the LVP through here, and they were able to
41:23just put it right over the existing floor in there because it was the same height, so
41:28it worked out.
41:30So this is our room.
41:32Of course you have the best view.
41:34Well, we couldn't give it to the kids, are you going to think?
41:38No, I agree.
41:38No, I absolutely agree.
41:39This is perfect.
41:40Oh, my God.
41:41So main change in here, other than paint, you know, throughout, and putting the carpet in,
41:46we went with kind of a little low pile with a slight design on it.
41:51Very comfortable.
41:52Which is, yeah.
41:52I know, it's got some nice cush to it.
41:54We took the window out, and they lowered it a bit, so we had a better view.
41:59Watching the sunset and some sports on TV, it's like heat.
42:02You've got a few of the lighthouse from your bedroom, it's perfect.
42:07Yeah.
42:09It's just really excited that the house is done.
42:12We get to spend a lot more time here and seeing our friends and family really enjoy
42:17and have the kids play out in the outside.
42:20Oh!
42:22Let's go, bud!
42:23Good job!
42:23We were expecting to spend $135,000 on the overall job, and it ended up costing about $160,000.
42:32So some of the additional costs that ran over were we had to clear out the attic from rodents
42:38and riffraff that were in there, all new insulation throughout, you know, we ended up putting in
42:44all new electrical.
42:45I mean, it's really amazing to come full circle, a place where I grew up, to now being able to
42:50own a home here and take in that view, just really special.
