00:01I think it's one of the worst houses we'll probably ever encounter in our
00:05entire career. This house excites the crap out of me. I'm Kamal Haikalama, right?

00:17Oh my god. We buy and renovate homes in the most challenging place in the country,
00:23Hawaii. The shipping is more than the actual material cost. We want to restore
00:28homes for local families. The real estate here is crazy expensive. So to make this
00:35work we have to take on some of the most rundown homes on the island. Can you hear
00:39us? Disgusting. How do we do it? Our giant family. I have 87 first cousins. Yo what's
00:49up cuz? More than anything we want our children to be good human beings. Exactly.

01:18That's Pearl Harbor right there. Yeah. Look at how big the house is. I mean they're all massive. It's crazy.
01:28Today we're on the west side of Aiea. Really historic suburban part of town. It's located just up the street
01:37from Pearl Harbor and the Aloha Stadium.
01:39The houses down on the flat part of Aiea are normally selling around a million dollars.
01:46But as you head up the hill the houses start to get more expensive because you get unreal views up
01:54here.
01:54I mean they're selling for around two mil. You know our good friend Brooks. Love Brooks.
02:00So he gave me a call. Wanted to show us this house. Okay. He's done a couple projects already right?
02:06He has. He's a mortgage broker right? Right. So he knows a ton about lending. But not so much about
02:12renovation and design.
02:13I think he sees us as a good opportunity to execute on his family's house. It's basically a house that's
02:22been in their family and they are thinking about selling it.

02:43So what are you kind of looking for? What's the situation? So grandpa actually built it.
02:49Wow. He designed everything. For the most part I think they just built this massive home. Yeah.
02:54And it was just them because at that age all the kids just kind of went off and did their
02:57own things as adults do. Right.
02:59But grandma and grandpa's passed away so it's time to just kind of move on. Okay. And we need to
03:04sell the property. Yeah.
03:05The family's looking to get a million eighty for it. I mean I looked it up a little bit. It's
03:09a five bed, three and a half bath,
03:11just under four thousand square feet and it's on a massive lot. Yeah it's big. It's huge.
03:17Yeah. Got really great bones. Um I think just more needs updating. Yeah. There were some water issues
03:22at one point but I'd like to partner with you guys and collaborate to rehab it. On the renovation part.
03:28Yeah. Um. Um. I mean we could definitely put this on the MLS but I know how thoughtful you guys

03:35with properties let alone somebody who has a connection to it. Yeah. So you guys were the first thought.

03:46Typically we don't like to do partnerships because there are so many moving pieces from funding to construction to design.
03:56We like to be in control to ensure that we're going to have a successful project. This is a massive
04:03house.
04:04That in itself is a huge challenge. You add in that Brooks has an emotional connection to this house
04:11like no other. So that could very much so complicate things.
04:17And we're in. Oh my gosh. Wow. Holy crap. These are 20 foot ceilings. It makes it feel massive in
04:28here.
04:28This house in its prime you could tell was like it.
04:33Forward. Architectural digest it. This elevated living room. Look at this wallpaper. Look at that tile.
04:41Look at these light fixtures. This is like an 80s time capsule. I've never seen anything like this.
04:49But there's noticeable signs of wear. I mean cracks in the paint around the beams. There's a lot of stuff.
04:55But the fact that Brooks grandpa designed and built it is so rad. I've never been in a raised living
05:03room.
05:03Look at the view. Oh my gosh. Dude we are set up on the top of the mountain. Well that
05:10is what's going
05:11to help sell the house. So far so good. Yeah. What's behind this wall? All right. Kitchen.
05:18Definitely dated. Dated cabinets. Older cabs. Older countertops. It's also an underwhelming island.
05:25It looks solid though. I don't think we'd have to do too much here. And I don't know if we've
05:29ever
05:30said that before. Ever. Never. Not in the kitchens we normally buy.
05:35Oh. What do you think this room was? Like a loungy living space? Look at these built-ins.
05:42These are expensive. Something like this would probably run for about 10 grand. You don't just
05:48see furniture made like this anymore. Yeah. We should figure out how to incorporate it back if we move
05:54forward. Super cool. Yeah. We haven't even gone down the stairs yet. Yeah. Let's continue on. Yep.

06:07What? Bruh. Massive picture window. It's panoramic. Is that a bathroom around there? Yes. You have
06:15a huge bathroom. Obviously needs to be updated but like we're in really good shape. I mean yeah.

06:27I feel like I'm now in a closed off dark maze. So it looks like there's four bedrooms on this

06:33and two bathrooms. I'll go right. And I'll go this side. You go left. Okay. Babe, what do you see

06:38there? Two bedrooms and a bathroom. I got two bedrooms and a bathroom on this side. I think we're starting

06:46see where that 4,000 square feet is coming from. But like there is another one more floor. Oh my

06:54This is another living room. I like it because there's a ton of different options that we could
07:01do down here. This is where all the kids hang out. Or game room or something. I think they call
07:06these a
07:07rumpus room. I mean this is definitely one of the more rough spaces. You got to scrape the ceilings,
07:14flooring. Change the windows. I mean there's a lot of work down here. But now I finally see what I
07:19wanted to see, which is the deck. I want to get out to that deck. Yeah. Wow, babe. This is
07:25what it's about.
07:27This is everything right here. This is why people live in Hawaii. I mean you can see the Arizona
07:33Memorial, all of Pearl Harbor. You see Ford Island. I know. You see it all. The lot goes all the
07:39way
07:39down to that street down there. The bummer is. It's not usable. But I don't know if the person buying
07:45this house is buying it for a yard. They're buying for the size. They're buying for the location.
07:51They're buying it for the view. What do you think we could sell this for? This is the thing. Houses
07:55in this
07:55area sell over two million dollars. ARV is going to be like right under two million. The family wants a
08:02million eighty. If we're looking at a 12-week timeline, that'll be about $250,000 in holding
08:09costs, selling costs. Our renovation is going to be for sure is $350,000. That's a $320,000 profit.
08:18Which is a no-brainer. But it's not 100% ours. And if we have another party providing feedback and
08:27chiming in on things, it just could become really stressful. I mean, we know there's three parts to
08:33the deal. There's the money. There's the deal itself. Yeah. And it's the construction experience.
08:40He brought the deal. Exactly. That's 30%. Just to keep it clean. Right. I mean, he's still walking away
08:46with just under $100,000. And we're walking away with $220,000. On a deal this size with that much
08:55renovation costs, we need that buffer. I mean, that's a really good margin. This house is super
09:00unique. And I think it would be very helpful to Brooks and its family. I'm down to take it on.
09:06You just have to figure out the partnership. I'll give them a call. We'll set up a lunch and then

10:15looking for. The one-third is from you guys. I mean, I'll be completely transparent. If that was the way
10:22it was going to be, then we probably wouldn't be a part of the deal. There is a level of
10:30control
10:31that we need at this price point and how much risk is involved. There's a lot of risk on my
10:38side too.
10:39There's literally no way we'd be able to do it for that.
10:46I don't know if I've stressed it enough to you is this isn't just about the money. This is a
10:52family
10:52legacy. This is a property. So having less than 50%, it's almost like taking away the bloodline
11:00component for it. And that's where I would need to be at the very minimum
11:04in order to feel good about this whole thing.
11:07Okay. So you're saying, I mean, 50 you'd be good with.
11:1350% is, yeah, I'm actually comfortable with that. It feels good inside.
11:16So you're bringing half of the money. You brought the deal. We'll bring the other half of the money
11:22and we'll have final say on construction and design.

11:40After talking it through, Brooks and I made a deal to purchase the property at $1,080,000
11:46and a 50-50 partnership. Brooks's family was super stoked that we were able to pay them
11:52exactly what they needed. And with that, it's time to clear out the house and start demo.

12:26The main change for this level, it's the kitchen. So the footprint is staying here.
12:33We're going to tear down this wall, opening it up to the hallway,
12:36and shift the island over to make the space feel even bigger than it is now.
12:41When you go down into the primary, I want to make the two closets one large walk-in closet,
12:47and then open up the bathroom to create the space for dual vanities and a freestanding tub.
12:52And on the floor with all of the bedrooms, I want to push that wall back and make it feel
12:57less cramped
12:57with clear entries into each room. We can gut all the bathrooms, we can gut the kitchen.
13:02All the built-ins that Brooke's grandpa had are being kept.
13:06Do not break those. Trav and I can get started on taking those down.
13:10So there's not much change to the layout at all.

15:02They're tearing down all the drywall to inspect to see if there's any other water damage.
15:08Once that's done, they can start framing for new windows and bedroom placement.

16:05This looks like the tile that's already in the house.

16:10It's the front landing tile we're salvaging and keeping.
16:13That's the inspo for this entire house.

16:16Moving on to the kitchen, I think we go with a white oak cabinet.
16:19And then we do a two-toned countertop.
16:22So a clean white on the perimeter that also is the backsplash.
16:27And then we do a dark gray concrete-like on the kitchen island.
16:32We have bronze finishes with the statement piece being a bronze hood vent.
16:39It's bold.
16:40Like, we've never done something like that.
16:42And then over there in the dining room off the kitchen, I want to do wine racks.
16:46Floor to ceiling, wine racks that frame out this big picture window.
16:49That makes it look very beautiful and is a statement in this dining room area.
16:54I like it.
16:55And then to wrap it all up, I think the downstairs can make a great game room,
17:00hangout spot, recreation area.
17:03I'm thinking pool table or poker table or on a dry bar.
17:07And then I'm still working on the rest, but I think it's a good start.
17:11That all sounds unreal.
17:13I think the house is going to be amazing.
17:15The next step is scaffolding.
17:17Yeah, I gotta get a trap on that.
17:19We've never worked on a house that's this high off the ground.

17:23So I made sure that we had 10 grand in the budget for scaffolding.
17:27We're going to be having to paint the exterior any time now.

17:32I'm feeling a super dark earthy green with a black trim.
17:36But break up some of the color patterns.
17:38So I need to know where we're landing with that.

18:55I feel like that's like a commercial-style pricing when I'm doing a whole building.

19:02To hit the ARB that you're trying to do, you kind of have to pull out all these bells and
19:07whistles
19:07and change out windows and make sure there's fresh paint on the house.
19:10And so to not do that would hurt us even more, I feel like.
