00:06Tucked into the misty inlets and evergreen shores of Washington's Pacific Northwest,
00:12Puget Sound is where the beach meets the great outdoors. From charming island towns to
00:17breathtaking wildlife, this tranquil region offers sweeping views, calm waters, and a deep connection
00:25to nature. Some waterfront homes along the Puget Sound can list for 10 million dollars,
00:30but these savvy buyers are seeking out hidden gems ready to turn untapped potential into sound side
00:37paradise. Get ready for a beachfront bargain hunt. Renovation.
00:51So what would be your number one thing if we were able to find a house? What would be? A
00:55big one.
00:56A big one? A big one. What do you think Everett? What would be your number one?
01:00It has to have good neighbors. Oh good neighbors is good. How do we know that though before we buy
01:07it?
01:07I'm Jared and this is my wife Laurel and we're from Long Beach, California.
01:11We're looking for a vacation home in the Puget Sound area of Washington. We've been married for 16
01:17years and together for 20. 20? I think so. I'm a real estate broker in Southern California.
01:27I am a private mortgage banker for a wealth management company. We have two kids,
01:32a 13-year-old daughter Lily and a 10-year-old son Everett. We love the beach. We spend a
01:37lot of time
01:38outside but we have a very very busy life. We feel like it's really hard to find time to get
01:44away
01:44with a vacation home. It'll force us to be on vacation more. I grew up in the Pacific Northwest,
01:52about 25 miles north of Seattle, a beautiful place called Mukilteo. It's right on the Puget Sound
01:58and Everett is the larger city that borders Mukilteo. We come at least, you know, once or twice a year,
02:04sometimes more. We both enjoy visiting so much that we came to the realization that we really should be
02:11looking here. What I love about it is the outdoor aspect of it. I would get home from school, throw
02:16my bag in the house and I would just be out and about just doing kid things. Jumped off the
02:21docks,
02:21went down and got slush puppies over at the pier. That's something that we really want for our kids.
02:28They don't really get that where we live in California. It's this magical place for us that makes
02:34us feel like we're home, not just because Jared's family is here, but it's just such a different way
02:40of life. It's a very relaxed pace. Rocky beaches, the woods, hiking, short ferry rides to other little
02:50islands and towns. Very cozy and campy feeling. There is a couple other places to look to,
02:57not just Mukilteo, right? I mean, there's a couple little cities that are on the south,
03:01which is where we love. Everett. It's definitely up and coming. I would love to get something that's
03:07three bedrooms just so we had, you know, even if the kids shared and then we had an extra room
03:13maybe
03:13for family to come visit. Grandma. Yeah, and your brothers. Yeah, my brothers. It'd be great for the
03:18kids to get to see them more close to the water. I think that would be my number one, but
03:23I feel like
03:24within our $700,000 price range, Ken, is that possible? Our all-in price point would
03:31be $700,000, including the renovations. There is not a lot of wiggle room in our budget. I feel
03:39like you were looking right at me. Being in real estate myself, I know that sometimes you can't
03:45find everything you want for the price. We'll probably have to do work. I personally will not
03:51be doing any of the renovation work, but Laurel does an amazing job of designing and has a vision of
03:59what she wants for the home. I love a project. I've called ahead to some of the real estate brokers
04:05in the area and they've set up some houses for us to tour. We're feeling very confident that this is
04:10the trip that we're going to find something. Fingers crossed.
04:15The first one we're going to is in Old Town. Mukilteo, your favorite. It's Lighthouse Getaway.
04:23Is there a view of the lighthouse? I think so. That's what the pictures show. So we'll have to see.
04:29That is a great area. Very walkable to the water. Yeah, which would be great for the kids. And I
04:34feel like
04:35they have so many cute little shops. And ferry over to Woodby Island. Yeah, that would be nice.
04:43So it's a three bedroom, one bath, 1,000 square feet. Okay. What's the list price? $6.85.
04:52Ooh, that is close. So that's kind of at the top of our budget. So we will see how much
04:56work it needs.
04:58Cool, cool. Oh wow. Like how it sits up high. Yeah, I do like it. Oh yeah. Can't beat this
05:07location,
05:07I mean. You can see the water from right down here. Oh wow. Beautiful. Oh it is. And I bet
05:13it's even
05:13prettier from up above. Yeah. Okay, these stairs are interesting. Yeah. And this is a very old retaining wall.
05:23The railing would have to be replaced. Kids could play on it. Yeah, that's what I'm afraid of.
05:28Yeah, this kind of steep slope here might be an issue. But look at the view. Oh gosh.
05:32This is where you can really see the panoramic view. Oh yeah. Look at the ferry going by, lighthouse.
05:38And the sun. Should we go in? Yeah. Okay, you gonna get it? Let's check it out.
05:42Oh wow. Okay. Oh my goodness, look at the view. Amazing view.
05:49Okay. Very tight space. Yeah. I think if we put new windows in,
05:55that would really make it pop. I think we could set something up. The fireplace is nice because it has
06:01the paneling behind it. And then this would have to go. I feel like this would open up the whole
06:07space.
06:08Mm. And then you'd come in here and appliances would have to go. You don't like it? No, I'm not
06:16a
06:16fan of mustard. This actually is vintage and somebody would probably pay for that. Yeah, maybe you could
06:20sell that online then. Okay. Okay. And then the cabinets aren't so bad. I would say paint and new
06:28hardware. Oh wow. Okay. That is some vintage 70s carpet. That would definitely have to go. And you've got
06:37your own little personal deck, which does not look safe, but let's check it out. Okay. Careful out
06:45here. Let me try it first. Okay. Might be able to stand here for a little bit. This is. Okay,
06:49this
06:49definitely needs to be replaced. I don't think you can rebuild this. But look at the view from here. Wow.
06:55That's amazing. Oh my. Unbelievable. Let's keep going. I wasn't expecting
06:59there to be a view from this side of the house. I know. I don't think the pictures really did
07:03it
07:03justice. Yeah. Let's see what the other room told me. All right, let's check out these other rooms.
07:06Okay. All right, the bathroom. Oh, this is the one bath. Okay, this is pretty tight.
07:13Yeah. It's super tight. It needs a new vanity, new toilet. We're not going to keep the toilet. No,
07:20no, no, no. The tub enclosure and shower enclosure, I think I could bear with it. Maybe with some new
07:27fixtures. Be nice to have another bathroom. Yeah. Okay, this is the other bedroom. So this is a true
07:34bedroom. Oh my. There's a bucket in here and some water damaged. Oh, it looks like there's a closet
07:40right behind you. Oh, oh, look at this. Does that closet go into the other room? Yeah, it does. Oh,
07:45the kids better love this. I'm going to let you do that and I'm going to walk around. Okay.
07:53Oh, the view is beautiful. This would clearly be the primary room for us. And I can imagine
08:00laying in bed, TV up here, watching the ferry in the background. So three bedroom, one bath,
08:06thousand square feet, a very nice layout, $685,000. That is... Yeah, at the very top of our budget. Very
08:14close to
08:15and I feel like there's a lot of work that we have to do. Yes, but look at the view.
08:20Yeah. Goodness.
08:21That view is amazing. Sun shining on Woodby Island, ferry at the dock. I mean... All right,
08:26well, we still have a lot to look at though. Yes.
08:33The next one we're going to look at is in Everett and it's Howarth Hangout. So it must be very
08:41close to
08:42Howard Park, which is a big park. There's a little beach there as well. And we've never been there with
08:49the kids, have we? No, I used to go there as a kid and have dinner there at the park
08:54benches. So yeah,
08:55very cool area of Everett. Okay, well that one's a $3,200, so we would gain an extra bathroom. What's
09:03the
09:03list price? $525,000. $525,000. That is well within the budget, so I like that. Yeah. Oh, this one's
09:13really cute. Yeah, it's pretty nice from the outside. Actually, it's got really good curb appeal.
09:24Huge front yard. Yeah, no beach anywhere in sight, but probably a five, ten minute drive. Yeah, and then
09:33that means we could probably take our bikes with the kids, which would be nice. Yeah, ride bikes.
09:38I think the only thing I would do to the exterior would be paint. Paint? You don't like the yellowish
09:45green? Nope. Okay, let's see what's inside. All right. Oh, wow. Well, this is a really nice layout.
09:51Yeah. Hardwood floors. I think these are salvageable. I feel like they might be. I mean,
09:56they look like they're in really good condition. Okay. You know what I love is the fireplace. I feel like
10:00it's really big. I think I would maybe change just the hearth tile. Okay. Let's go this way
10:07into the hallway, it looks like. It's like bathroom one. Oh, okay, a bathroom. It's a decent size,
10:13actually. If you put a different vanity, you might be able to squeeze a little more counter space.
10:19Tile looks like it could be replaced. This house has two bathrooms. Okay. So it's nice to have one
10:26right off of the living room like that. Should we move on to one of the bedrooms? Okay, let's see.
10:31Oh, is it a bedroom? Yep. Yeah, it's a bedroom. Ooh. Okay. Now you can tell.
10:36Well, this looks like this is the original flooring. I don't know that these floors are salvageable,
10:41though. No, we would definitely have to replace that. So that's something to factor in.
10:45Is this the primary? No, it is the primary. Yeah, this is the bathroom.
10:48The ensuite here. Yeah. Okay. The vanity is nice. I mean, it does have a hard, it looks like Corian.
10:55This is not a very good use of space for a restaurant. No, but it's nice to have a bathroom
11:01in the bedroom. True. All right. Okay, back down the hall. And what's this room? Oh, this is another bedroom.
11:11Oh, what? Whoa. A bedroom or a sunken living room? It's a bonus room.
11:18Now the flooring. Oh boy, this is subfloor. Well, now this is just subfloor. Yeah.
11:25Okay, so as we come around into the kitchen. Oh, is that a portable dishwasher? I believe it is.
11:34Hey, you can just take this. Oh, yeah. Interesting. I've never seen that before.
11:37Now, I know you're gonna be mad when I say this, but I feel like the kitchen is a gut
11:41job.
11:42Eee. So I feel like that would be something definitely we would have to factor in.
11:47That's gonna add up pretty quick. Yeah. So let's go back through the hall.
11:53I see brick. Oh, what? Exterior brick. Oh, so we're looking at an extension for this last room.
11:59Yeah. Now let's see. Oh, wow. So living room, but possibly a garage conversion? Yeah, I think you're
12:08right. I think this was the garage because that's the driveway that we look out to. This could be like,
12:16you know, a little hangout for the kids. Man cave or something. I think to the left is the outside.
12:25Oh, wow. Okay. So this is the yard. Oh, yeah. The yard is huge. Wow. The kids would love it.
12:34I mean,
12:34there's so many things we could do. Yeah. It's well below our budget of 700,000.
12:40That is true. Although I just, the numbers keep adding up in my head, gutting the kitchen,
12:47the addition, which we can see now of that added bedroom, sunroom, and then the additional
12:55conversion of the garage. I don't know. But I do like how close it is to the beach. It's in
13:00Everett,
13:01too. It's a lot to think about. So should we look at the other one? Yeah. Okay.
13:10Well, the next one is Pigeon Creek Cottage. It's in Everett, too. It is four bedrooms. Oh,
13:18a fourth bedroom. Yeah. Possibly an office situation or. Yeah. Two bathrooms. 2,152 square feet. Whoa,
13:28it's pretty big. So that's huge. And what's the list price? And the list price is 570,000. That's
13:36pretty good. Yeah. Oh, yeah. Wow. This is pretty. So this is Pigeon Creek Cottage. Okay. Really has
13:47great curb appeal. I feel like I like the color. So the yard is nice. It's nice that it has
13:52grass and
13:53this cute little pathway to the front door. Should we head up? Sure. Okay. Watch your head on a branch.
14:00Oh, yeah. I'm short enough for all of these. Okay. Oh, wow. This is really big. Oh, yeah. Oh,
14:10this is a nice living room. It flows right off of the entryway. Yeah. Is this flooring hardwood,
14:16or what is this? No, this looks like it's some kind of vinyl, but it's not bad. Okay. Let's move
14:22into the kitchen. Right into the kitchen. Oh, and it flows into the dining room, and this space is huge.
14:27Interesting island. Oh. Haven't seen anything like this before. Yeah. No, I haven't. It's like etched glass.
14:34Not really my style, but cool. Should we walk back through the entryway? Back through the entryway. Okay,
14:42Wow. I didn't notice this when we walked in, but look at how pretty this ornate woodwork is. Oh,
14:48this is really nice because look at this window at the top of the stairs gives a lot of light
14:53to up
14:53here. Yeah. Okay. Let's see. What's this first room? Creaky. Yeah. I mean, it's definitely an older
15:00house. It is a unique layout to the room. Well, it goes with the roof line. Yeah. It goes with
15:06the roof
15:06line. I don't know if this was some water damage or some patching here. I guess we'd have to look
15:11at
15:11the age of the roof. Okay. We'll see. Let's move on. Okay, the next bedroom. Another bedroom. And this
15:18one is really big, so this makes me think it's the primary. With the roof line, it seems like it's
15:24a
15:24little bit cramped. But they have a large bed, so that's making it feel a little smaller. Okay,
15:31should we move on to this room? Okay, this is very cute. It's very tight, and it's not bad. I
15:38mean,
15:38you can fit a little day bed in here. It would be really tight. Maybe a little office, little game
15:44room or something. Back into the hallway. Okay, so this is the bathroom, which is actually really
15:49huge, especially for an old house. The tile immediately, I feel like I would need to change.
15:56New vanity. Flooring is the same as downstairs, so you know what I'm going to say there. Flooring,
16:01toilet. This room's looking pretty expensive. Okay, should we move back downstairs then? Sure.
16:10Oh, wow. This is a really nice deck out here. Yeah, the deck is really nice. Totally redone. I don't
16:17see
16:17much wildlife out here. And I'm not sure how much I like being able to see the neighbors on either
16:23side.
16:24Yeah, this is a big space, but it feels real commercial back here. Okay, so what are you thinking?
16:30A large home, old, needs a lot of work, well below our price point. Extra bedroom. Way larger
16:38than any other house we looked at. I feel like the curb appeal of this house is really nice. Let's
16:45not
16:45forget about Howarth Hangout. That had good curb appeal too. I feel like it was the traditional look
16:51I'm looking for. And it did have that huge yard, which was amazing. It did need a lot of work
16:57though.
16:57That had those very unique rooms. Yeah. That had interesting layouts. I do think we would have
17:02to move some walls around there or put walls back. Okay, what about Lighthouse Getaway?
17:09Love the view and the unique nature of it kind of sitting up on the hill. Yeah, but actually mentioning
17:18that it's up on a hill does bring with it other issues. Even just the stairs were a bit precarious
17:26and hard to climb. And there did look like there was plenty of work that needed to be done at
17:31the
17:31home as well. Yeah, and it was the smallest. So we really have to decide between whether or not we
17:39want the larger home versus being in a more desirable location with an amazing view. Yeah,
17:46that is going to be tricky.
17:54In our beach house, we were looking for a minimum three bedrooms close to the beach, hopefully with
18:00a view. There was really one clear choice. And that is Lighthouse Getaway. We think Lighthouse
18:09Getaway is the best because of the million dollar views. I mean, it's a five minute walk down to the
18:15water. It's just a once in a lifetime opportunity to basically be on vacation every time you're at
18:21your house just looking at the water and the views. The house was listed at $685,000. We offered
18:30$615,000 and it was accepted. There it is. We got it. We got it, yeah. We finally have the
18:39keys today,
18:39so we're going to do a walkthrough and go over our long list of what we'd love to do. So
18:46let's look
18:46at the outside because I feel like that's where we kind of got to start looking at the rock wall.
18:51Hopefully we can maintain the structure because I do like it. Okay. And then the railing, of course.
18:58You don't like this railing? I feel like it belongs in a pool. It is kind of cold. So front
19:03yard,
19:04we're going to try to level out, right, and make grass. We have to paint the whole exterior. Okay.
19:10And change out the porch so the walkway is stepped down here and you walk into the pathway down to
19:17the
19:17front. Okay. And then we demo the deck on the side. Demo on the deck on the side for sure.
19:25Yeah.
19:25I'd love to make a fire pit area. Oh, yeah. Okay. With gravel and some Adirondack chairs. Oh, nice.
19:35We're home. All right. Can you believe it? Home sweet home. I know. It's finally ours.
19:42Now we've got it. Let's see. Okay. Replace that window without the grid. No grids. New flooring. Yeah.
19:48It would be great to do some kind of hard surface. And then I think painting the wood paneling,
19:54painting the fireplace, maybe making that an accent color. It might stand out more. Okay.
20:01Then this. You know I talked about demoing this. Demo this. I would still love to get rid of this
20:04because I feel like this blocks the space so much. Make the kitchen look a lot bigger. New countertops,
20:11new window, new appliances. Okay. New sink. All right. New fixtures for the sink. And then flooring. I think
20:21it'd be great if we did hard flooring in it. We could extend it all the way into the kitchen.
20:26Don't you? Oh, yeah. I think big thing for us though is the recessed lighting will make a huge
20:30difference. So that should be one of our top priorities. And then that brings us to the next
20:36room. In the first bedroom, we're going to remove that carpet. We're going to paint, rip out the closet,
20:44and just kind of free up more space. Laundry room, we're looking at just changing out the floors and
20:51painting the cabinets. Should we go to the bathroom next? Yes. So I'm thinking we keep the liner of the
21:00bathtub and the shower. Okay. Hopefully change out the fixtures. Yeah. New vanity, new mirror,
21:07and new lighting. Okay. Let's move into what I think will be the kids. The hole in the roof room?
21:14Yeah. This actually doesn't need much work either. New windows, paint, hopefully no water damage, mold
21:21damage inside the attic space. Yeah. Whatever we choose to do on the flooring, I think I'm going to
21:27stick with carpet. Carpet for just a bedroom. Because I think it makes it warmer for the kids. Cozy. Okay.
21:32And that's it for this room. All right. Okay. Let's move into the primary, our room. Okay. So I think
21:40paint, new carpet, new windows, and that's it. So let's go back into the living room and figure out our
21:47plan. So what do you think? We got it for $615,000. Right. That leaves us about $85,000 to
21:54do a lot.
21:56I'm concerned that we're likely not going to have enough money to fit into that budget of $700,000.
22:02I agree. It's adding up quickly. So what do you think about raising the price point? What are your
22:07thoughts? To what were you thinking? Maybe $50,000 more? I think it's realistic. And I mean,
22:14let's be honest, the view is a million dollar view. Yes. Yes. So. But we wouldn't be spending a million
22:20dollars. Right. Well, usually there's only one chef in the kitchen and that is Laurel. She's done a
22:26great job with our two previous homes. And I have full trust in her that she's going to make this
22:31an
22:32amazing home for our family. Well, we don't have a general contractor for the job. I'll be coming up
22:37here monthly, if not more than that, to work on the projects with the subcontractors project by
22:44project. I'm going to have to let go of some of my control and let them do what they do.
22:50And hopefully,
22:51fingers crossed when I arrive, it's what I want. We're just at the start of the reno. So I'm a
23:06bit
23:06overwhelmed, but the deck is gone now and that's going to make way for what I want to do out
23:13there.
23:14They demoed the bookshelf that divided the kitchen from the living room and that kind of opens up the
23:19space. The window and doors, quite a few of them have already been replaced. Too many things to do on
23:26my
23:26checklist at this point. There's a lot of electrical work being done in here. There's that sliding is
23:33going in. I mean, I just keep looking out at the great view and thinking, okay, I'm getting one thing
23:39checked off my list every time I come. So today I'm going to focus on curb appeal outside while the
23:45electricians on the inside working on the kitchen. Hi. Hi. Got some samples for you. So what do you
23:52think about the blues for the door? There's a dark one and then there's the lighter one. It's kind of
24:00light for a door. I think the darker one probably is a better option. Yeah, that was kind of what
24:05I was
24:06leaning towards too. And then for the siding, I was thinking gray because the blues we picked are kind
24:12of a gray blue. See what you think. Yeah, I do think the dark ones, it's so gray out there.
24:22The lighter
24:22one looks the best to me. Okay, you're right. It does get pretty dark here. Let me show you the
24:29dark
24:30blue and the lightest gray together and then that way you can kind of see them with the white trim.
24:36Oh yeah,
24:37that looks good. Okay, good. Decision made. Now there's just 150 more. Okay, I love you. Bye.
24:50Hey, Annie. How are you? Good, good. How's it going? It looks like you've gotten a lot done.
24:56I wanted to discuss where the chandelier would go. Okay. I'm thinking because the recessed
25:02lighting is already here, the chandelier should go right in the middle of the window, right next to
25:08the recessed lighting, so it's parallel to it. What do you think? Yeah, I will do it. Somewhere
25:13right here. Yeah, perfect. In the middle of the window. Yeah. Okay, perfect. Thank you. It's been a long
25:19day, but I'm excited to make a few more decisions and get things going.
25:32Okay, well, this is it. You go in first, Mom. Oh, wow. I can see the potential. Yeah. Wow,
25:38you have a lot to do here. I'm hoping to make some progress because I am a little bit overwhelmed
25:43today. I mean, I've got to make these important decisions. Jared's not here because he's with the
25:48kids, so who better to have than my mom? You can do this. I did get your genetics. Yes, I've
25:55done this
25:55a lot. Yeah, you have. My mom and I think a lot alike, and my sister even jokes that I'm
26:01a haircut away
26:01from being my mom, so I'm thinking she'll just maybe reassure me on my decisions or maybe see something
26:09that I haven't seen. Okay, so these are what I brought for the kitchen. I'm thinking like a very,
26:15very light gray on the cabinet. The two grays I picked, they're very similar, but one has more of
26:23a cool hue and the other has a warmer hue. It is warmer. Yeah, so I think I do like
26:29the warmer one.
26:30I do too. I like that style of the gray with a little bit of gold, kind of like what's
26:35in my ring
26:35as the hole, and then I brought some counter samples. They're both quartz. This is one of them,
26:44which is more gray, and then this, it just shows a little more of the gold with it. I like
26:50this
26:50unifying theme around the gold hardware. Yeah, that's what I was kind of thinking. Well, now that
26:55you helped me make this decision, let's go look at the carpet that I really need your help deciding on.
27:00Great. Okay, so surprise. Whoa. What do you think? I think my grandmother had this. Oh,
27:08right. So what I'm thinking for this room though, I'm going to go with a vinyl. Good idea. Just because
27:14it's a little more wearable than hardwood. Yeah. This is just a really good option for us and
27:19is a little less expensive. So hopefully that will help our budget in the end. So what do you think?
27:24I'm just curious what color you would pick. I have the one I like in my head. I'm really drawn
27:31to this one. Okay. It brings the inside out and outside in. That's a good neutral color. Well,
27:39that's the one I was going to pick too. My mom and I do think alike and I think we
27:44made some good
27:45progress. Now I need to have Jared weigh in. We're back up in Mukilteo for the first time
27:59since the landscaping crew started their work. They've done a lot of hardscaping. They redid the
28:04stairs of our walkway to make it a smoother transition, re-pour the front porch, and then
28:10also change the way even the porch is entered. We've got all new windows completely redone.
28:20And really the highlight of the yard is going to be the new fire pit rock area that was put
28:25in.
28:25I'm excited to see how everything looks. Oh yeah. Looks good. Oh wow. Yeah. It makes a huge difference.
28:34Just the power washing of the front steps makes it look so much better. You can actually see what color
28:39it
28:39was. That transition up is just so much easier. Yeah. Totally flat almost. And then the pathway,
28:46of course we'll have to put a railing on this side. They were able to do the stairs to the
28:52front of the
28:53house just like I wanted. You know what? I'm glad we actually sprung the extra money for the non-slick
28:58concrete because it's a little bit wet right now and there's no slipping whatsoever. Yeah. It's totally safe.
29:04Yeah. They were really good at recommending that. Okay. So they also did the fire pit side. Yeah. Oh wow.
29:10I know. That looks great. Doesn't it? Oh. I think we'll be able to fit the fire pit in there
29:14and then
29:15four Adirondack chairs. And our back is to the best part of this. Even at night you'll be able to
29:21see the
29:21fairies going by and the lighthouse. It's very beautiful. It is. We still have quite a bit to tackle.
29:26There's a lot of landscaping to be done. But what I think we ended up with is great. Yeah. And
29:32we're
29:33excited to see what the progress is inside as well. Oh wow. The counters came in and are they installed?
29:40Yeah. Yeah. He put them in last week and they look really good. Yeah. And I ended up going with
29:47this one
29:47because it was more cost effective. It was about $400 cheaper than the other ones. I like that. And I
29:54think it still accomplishes everything we wanted. We went with a quartz counter. Super easy to clean
30:00and really durable. Well this is all making me very happy. You know I like when it looks nice but
30:05it is
30:06not going to break the bank. Yeah. As they say. You're always looking at the bottom line and I'm
30:11always looking at what it looks like. So I feel like the counters look really good with the backsplash.
30:18This is like a chevron pattern. It's a natural stone. With the gray color that we picked for the
30:23cabinetry it's going to look really good. Yeah it looks better the lighter gray. When you told me gray
30:30cabinets I was questioning it big time but it's looking better than I thought it was going to
30:36look. I didn't realize how nice of a view there is from the kitchen even. Yeah maybe that'll make
30:42you cook more. I don't think so.
30:54Things are coming along and the crew is working on the porch overhang today so that's exciting.
31:00While the crew's working outside we're going to go take a look at the flooring and decide what
31:05we're going to do. Yeah. You know figure that out. So we definitely want to go with the LVP flooring.
31:11Like we talked about living room, entryway, hallway and then take it into the kitchen and into the first
31:19bedroom with the slider. We're going to put down all new subfloor in here. Okay. To match the height
31:24of the kitchen. Okay. And we're just going to interlock and float it all the way through. Perfect.
31:28Okay. Let's look at the carpet. We're going to go with carpet in the two bedrooms that share the
31:33closets and linoleum covering the other linoleum in the laundry room. So it really comes down to
31:39style. You have the diamond and the square. I mean don't all ladies lead toward diamonds?
31:45You said the diamond's not more expensive though. No they're all the same price point.
31:49Okay. If I was picking arrowhead and then the timber ridge, what do you think Mike? Arrowhead for
31:58me is the most neutral option. Okay, cool. That'd be great. That looks good. I wanted to talk to you
32:04guys about some options for the laundry room. Sheet vinyl or linoleum can be a dirty word,
32:08but the technology and the visuals have come a long way. So I brought out some great options for you
32:12guys today. Okay, good. And the beauty of this is one sheet, so if you ever have any water damage
32:18or
32:18anything like that, 100% waterproof. Oh, okay. Nice. These have been very popular, kind of the hexagon
32:25marble looks and it really looks like real stone when it's installed. Okay. I think this more with
32:31the gray in it, I think kind of goes with what we're looking for. What do you think Mike? I
32:37think it's
32:37perfect. Typically our customers will be between these two products. I think this is a
32:42great color. That was easy. Can't wait to get this flooring out of here and get something new. I
32:47can't wait to start. I think Mike's going to do a tremendous job. He's been very open and honest
32:53throughout the process. Well, Mike, thanks for coming out. Thanks, Jared. I really appreciate it. I feel like
32:57if there was one thing that's going to change things other than paint, it would be the flooring.
33:02So I'm really excited about how it's going to look when it's done. Major upgrade over the shack
33:07carpet in the one room. The flooring crew is here and they're here to tear out that nasty shag carpet
33:25and see if we can get to the subfloor. I'm really excited. We're going with the LVP. We've got kids,
33:31dogs. We're going to have all sorts of people running in and out there, tracking in dirt. It's durable,
33:36waterproof, easy to clean, and it also looks amazing. So the good news is they were able to just go
33:43over
33:43the linoleum, existing linoleum in the kitchen and bath with the LVP. So that saved us a little bit of
33:50money. Yeah, labor costs cut down big time. So for the trim, we decided to go with a very simple
33:56clean line trim. I think the trim will help us kind of tie in our beach modern look, update the
34:03space
34:04and tie in the paint and the baseboards together. Yeah. With the new carpeting in the bedroom,
34:11it's just super comfortable. It's padded. For the laundry room, we were able to lay the new linoleum
34:17right over the old one. So linoleum, I feel like, has come a long way. I never thought I'd be
34:22okay with
34:23it, but I actually love it. Well, I was really questioning the gray cabinets, but they look
34:29great. I mean, they're they're more than just growing on me. I love them. Really ties in the beach
34:33theme too. Yeah. For the outside, we are going with the light gray, and then we're just freshening
34:43up the trim with a bright white. The paint we chose is very durable. It's got great curb appeal,
34:48holds up to the elements amazing as well. I feel like by the time we're done, it's going to feel
34:53like a
34:53new house. All right. We're back in town in Washington. Yeah, we're here. The beautiful
35:03Pacific Northwest. Very exciting. Yes, the house is coming along great. Hopefully, it'll be done here
35:13soon. The landscapers are here clearing out some of the overgrowth. And they're making way for the new
35:21retaining wall. There was a lot of wasted space in the front yard, so leveling it out just kind of
35:26adds
35:26a whole new area for the kids to play. And with the retaining wall flattening out, it's going to be
35:31really safe for everyone. We can even out the grass a bit and even help with the curb appeal. The
35:38painters
35:38are here today, and I'm super excited. They're painting the fireplace bright white, and they're going to bring
35:45my coastal blue accent wall behind the fireplace to life. The electrical work is almost done,
35:53and I'm super excited. I feel like I can finally see a light at the end of the tunnel.
36:07Well, today's the day that we get to celebrate with our friends, and we're super excited to show
36:12them all the changes that we've made to the house. We've done a couple little just finishing touches
36:17this morning. Hey, so good to see you. Welcome home. Yeah. It's been a long wait. So my good buddy
36:25Davis is coming by today, and he hasn't seen the place yet. We grew up in this neighborhood, so he
36:30knows the area real well, so I'm really excited for him to check it out. Can you believe the view?
36:35Not really. I mean, the pictures just don't do it justice. They really don't. They don't. It's just
36:41massive, and this was kind of a slanted unusable yard. You couldn't really stand like this right now
36:48because it was so sloped down, and then this also, the pathway sloped down. The wall is new too, right?
36:55Yeah. That made like a visual difference, like a huge visual difference when you walked up. Yeah,
37:00curb appeal-wise, I think it just looks a million times better. And look at the stone path around the
37:07corner. Do you remember from the pictures this deck that was totally dilapidated over here?
37:12Yeah, should we go look at that? Yeah, let's take a look. Okay. So this is all new usable yard.
37:16Yeah. Check it out. Oh, that's so good. Captain's chair right there for you,
37:19so you take a look right there. I mean, sit here and just enjoy that water. Well, I have to
37:26stand to see
37:27my view. Oh my gosh, this is perfect. Yeah. Yeah, isn't it nice? I mean, it was a deck here
37:33before,
37:34which was usable, but even from this level, you can still see as much as you did before.
37:39So that was kind of a nice thing, and then I knew I wanted a fire pit. Yeah, I appreciate
37:43that. You
37:44know I like to build a fire. Oh, Northwest guy. This is going to be a good spot for some
37:47fire. I'm
37:48looking forward for you to see the inside. Okay, are you ready, Davis? Yeah, I'm totally ready. Let's do this.
37:54Oh, this looks so much better. Doesn't it? Oh my gosh, I can't believe it.
38:03Now, these windows just give you everything. Yeah, I mean, it's hard to believe that really
38:08all we did was change out the windows. Yeah. And that the grids made such a big difference.
38:14The LVP fluorine too, which is perfect for the kids. It's perfect. Thank you. Yeah.
38:19Nice manly couch. Yeah. Very masculine. Can't believe this big couch fits in here. Yeah,
38:25no, it's perfect. I'm pretty sure Jared didn't pick out this rug because this rug is fire and it's just,
38:29it's working with all the colors and I don't think it was him. No. He just, again, he was doing
38:34his,
38:35how much is that? Yeah, exactly. And how much is that? Every decision was hers in here. She turned it
38:39from original condition to what you're seeing right now, which is pretty much a brand new home. If you recall,
38:45it was just that brown paneling and just regular brick fireplace and now look at it. No, the color
38:52scheme is way better. Well, we painted it the bright white so that it popped more and then the,
38:57my favorite, the navy wall. I love that. I want to check out the kitchen. Okay. I can already tell
39:02I like it. It feels much bigger, but these are actually the original cabinets and we just had them
39:09painted. Really? Yeah. Wow. They look, they look new. I mean, honestly. Yeah. And the hardware is,
39:15I know. And the hardware too. Okay. Adding the hardware. They didn't have any hardware before.
39:20And then new quartz counters, which I know you like quartz counters. And you know, I like the
39:24herringbone light splash. Similar counters to what we have in California. Yeah, almost exactly the same.
39:30Similar, but they're warmer. Should we move to the laundry room? Which is maybe one of the biggest
39:35rooms in our house? It's huge. I know. Yeah. The cabinets, we didn't do much too. We just painted
39:41them and then new hardware to match the same color as the kitchen. Yeah. And then the linoleum.
39:49I didn't think that linoleum would come out of my mouth as something I would want to choose,
39:54but I feel like it updates the space a lot. This looks really like expensive, honestly. Right? It makes
40:00it way more modern. No, it looks so good. And then should we move into the office slash guest room?
40:05Where you will be staying? Okay. Slash your room. Slash my room. I like it.
40:10Anytime you want. You know I'll be here. Oh, I can do some work in here. Oh,
40:14I got my fireplace right next to it. Yeah. Yeah. Yeah. You can go right out.
40:19Ocean view. I love that. That's great. Yep. Okay. So what we was here before,
40:25I don't know if you remember, but there was a built-in cabinet that was kind of like a closet.
40:30We pulled that out. That sucks up so much space. It did. It was such an odd spot.
40:35Then also this room had one of a kind, orange, green, and yellow shag. I don't know if the
40:44pictures didn't do that justice either. That's like a timeless classic. I don't know. You didn't
40:49think about keeping it? Well, I was thinking of keeping a swatch. Okay. I want to see your bedroom.
40:55Yeah. Let's move to our room. Wait. Well, the bathroom's on the way. This is perfect.
41:00Yeah. So what else do you need? Yeah. Yeah. But in here, we just change out the toilet,
41:06the vanity, and, you know, new fixtures to make it fit. I feel like you got this vibe kind of
41:12flowing
41:13through the house too. I like that. You know I like gold. Little touches. Yeah. The laurel touches.
41:17Yeah. Gold touches in there. Perfect. Nice because we were able to,
41:20again, run the LVP through here. Yep. And they were able to just put it right over
41:24the existing floor in there because it was the same height. So it worked out.
41:29So this is our room. Of course you have the best view.
41:34Well, we couldn't give it to the kids. No, I agree. No, I absolutely agree. This is perfect. Oh my
41:40God.
41:41So main change in here, other than paint, you know, throughout and putting the carpet in,
41:46we went with kind of a little low pile with a slight design on it. Very comfortable. Which is,
41:52I know. Yeah. It's got some nice cush to it. We took the window out and they lowered it a
41:57bit,
41:57so we had a better view. Watching the sunset and some sports on TV, it's like...
42:02You got to view the lighthouse from your bedroom. It's perfect.
42:07Yeah. Woo!
42:09It's just really excited that the house is done. We get to spend a lot more time here
42:14and seeing our friends and family really enjoy and have the kids play out in the outside.
42:20Oh! Let's go, bud! Good job!
42:23We were expecting to spend $135,000 on the overall job and it ended up costing about $160,000.
42:32So some of the additional costs that ran over were we had to clear out the attic from rodents and
42:38riffraff that were in there. All new insulation throughout. You know, we ended up putting in all
42:44new electrical. I mean, it's really amazing to come full circle, a place where I grew up,
42:49to now be able to own a home here and take in that view. Just really special.
