01:41But what happens when a property is so underwhelming that even the real estate smoke and mirrors cannot make a
01:52buyer materialise?

02:09Meet Bob and Robin quite to the trailblazers.
02:12They met online over 20 years ago.
02:15Well, we met on RSVP.com back in 2004.

02:21For Bob, meeting someone new was particularly important.
02:26I'd not long lost my wife to cancer.
02:30But I was desperately lonely.
02:33I just...
02:33I didn't want to be that grumpy old guy sitting in the room.
02:39So I actively pursued looking for a partner.
02:43And the rest is history, really.
02:45Not ones to rush.
02:46They did date for seven years before living together.
02:50It was a mutual case of try before you buy.

02:56But when they did take the leap, there was no holding back.
03:00They found a four-bedroom split-level house on five acres in Noura Hill,
03:05about two and a half hours south of Sydney,
03:07and fell in love with it on sight.
03:11I always loved living in a country sort of environment.
03:15And this ticked all those boxes.
03:18With six kids and three grandkids between them,
03:22it's been the backdrop for a decade of wonderful family memories,
03:27including their own wedding.
03:33Batteries.
03:35Power.
03:35Then an accident turned everything on its head.
03:40Bob was volunteering with the SES.
03:43On one of those jobs, I had a misadventure where I fell back
03:48and broke the head off from a femur.
03:50So three weeks after that, I had a total hip replacement.
03:54Suddenly, the home they so loved became a huge obstacle.
03:58One of my biggest worries after he came home from hospital was that he would have a fall up and
04:03down stairs.
04:04Add to that their advancing years, and with heavy hearts,
04:09they've made the tough but inevitable decision to sell their beloved home.
04:13What we need is a single level, smaller place that we can look after in the next 15, 20 years.
04:23They settled on a listing price of $1.5 million, enough to see them through the years ahead,
04:29while still hitting a sweet spot for buyers.
04:39But after more than a year trying, they can't understand why no-one wants to buy it.
04:46We don't know what to do.
04:48All they know is they need help.
04:50I'm 74 now, so it's not going to get any easier.

11:11I can easily see why Bob and Robin snapped up their property right away.
11:17But why is it not selling now?
11:20It's a puzzle I'm hoping their agent, Bianca, can help me solve.

26:37It's a great house on a great block in an awesome location.
26:41But all people are seeing is its size and condition.
26:45And that means hard work and money.
26:48So Wendy and I have got to create some magic.
26:51We've got 90 grand between us, which sounds like a decent chunk.
26:55But on a place like this, it doesn't go far.
26:58But with a bit of sleight of hand and smoke and mirrors, I reckon we can pull it off.
27:09One of the big problems of this place is the size.
27:12And I have to really be smart with my budget.
27:15I have to make it stretch all the way from here down to the back.
27:19So starting here, I'm going to have a farm style wing on either side of my driveway,
27:23which will frame this house and make it feel so much grander.
27:27Then onwards.
27:29Down to.
27:32These garden beds are all going to be ripped out, refreshed.
27:35It's going to feel so much more modern and friendly.
27:41And what I think is the biggest asset of this house is this pool area.
27:48This area has the potential to sell the whole place.
27:51But not when you've got a monstrosity that looks more like an ugly public shelter
27:55than a poolside pergola.
27:59So that's definitely going.
28:01And I'm replacing it with a new light, louvered look.
28:04Perfect for summer entertaining.
28:06I'm removing the dense foliage from the existing garden beds
28:09and putting in softer plants with room to breathe.
28:13And with a bit of oil and elbow grease, I'm bringing that old deck back to life.
28:19Not only am I trimming this palm, but I'm actually providing Wendy
28:23with something that she can fan me with later on.
28:26It's fine.
28:28I just need to find some grapes.
28:33When you've got a huge, outdated house and not much budget, the challenge is knowing where
28:39to spend to actually get the result you're after.
28:41In this case, a sale.
28:44Right now, everywhere you look there's a negative smacking you in the face.
28:48But that's about to change.
28:51This is a beautiful country property with stunning views.
28:56And the house needs to start living up to them.
28:58I'm going to get rid of everything that screams 80s.
29:03Bring in some country charm.
29:05And of course, I need to tackle those bathrooms.
29:11I can't afford to do both.
29:13So the family one that hasn't been completely gutted will get a freshen up.
29:19But what was an empty shell off the master bedroom?
29:23That's getting a total transformation.
29:29This big blank canvas of a space was actually the master ensuite.
29:35And I need to make it feel worthy of the name.
29:41To save money, I've kept all the plumbing pretty much where it was originally before the demolition
29:47started.
29:47And really, it's all about getting some luxury.
29:51Because these days, the master ensuite is actually the biggest and most luxurious bathroom
29:58of the house.
30:00With a spa-like space to indulge, I'm making the most of it with a double vanity.
30:05Set against a feature wall.
30:07A toilet, a shower and a beautiful freestanding bath.
30:11Centred under the feature window.
30:14This is the room that the new owners need to fall in love with.
30:21That's hard work.
30:23The big problem I find with late 80s and 90s gardens is they're a bit of a mishmash.
30:28It's like someone's grabbed a plant, seen an empty spot and gone, yeah, that'll do.
30:34Thing is, plants grow, trees grow and before long they're tangled, overcrowded and worst
30:40of all, blocking what should be beautiful views.
30:44So, Dr Dennis has a bit of transplanting to do.
30:49Once I get the yucca and the Dracaena out, it will have a bit more space to be allowed
30:54to sort of flourish.
30:56A yucca called yucca because you think they're yuck?
31:00Look, they were great in the day, in the 80s.
31:03They were the end plant.
31:05That was like me.
31:06I was great in the 80s too.
31:11The good news about yuccas is they've got fibrous roots.
31:14So, even though they're heavy, you can dig it up yourself without the expense of an excavator.
31:29I've just got to get that to the skip up there.

31:37The old terracotta tiles have finally gone to God.
31:41Before the new floors go in, I'm turning my attention to the living area off the front entrance.
31:46It's the first thing buyers see.
31:49So, I need it to make an impact for all the right reasons, not the wrong ones.
31:55This room is actually full of potential.
31:58It's a really good size and the outlook is absolutely stunning.
32:03But the room itself, it's a bit boring to be honest.
32:06I need to work with what I've got.
32:08And what I do have is a really lovely dado rail.
32:12A dado rail is a simple, budget-friendly way to bring that country charm.
32:17If you don't have one, your local hardware store's got you covered.
32:23Same with the VJ board I'm adding underneath.
32:26It's an affordable way to bring character to a space without overpowering.
32:30It's not going to detract from that stunning view.
32:36What's more, it's going to give buyers that warm welcome we're after.
32:59The thing with the pool area and hard surfaces like this is they never look as good as when they're
33:04first laid.
33:05But what you can do is hire a gurney and pressure wash.
33:09Not only will it enhance the feature of the stone, but it'll make it feel so much cleaner and fresh.
33:15I am going to gurney this timber down as well.
33:17And I'm going to give it a fresh coat of stain, which will enhance the timber and re-nourish it.
33:23Plus, it's seriously satisfying.

34:18When you've got a large home, it's actually a luxury of living spaces to play with, but you do have
34:24sometimes overwhelming choice.
34:26The key is that every room has to have a purpose.
34:29What I wanted to do is, in this area, is create a really nice winter snow.
34:35This room's going to encapsulate that country charm I'm after.
34:39Imagine the fireplace, the views, curling up with a nice glass of red on a winter's afternoon.
34:47I'm putting in soft curtains around the bay window and laying warm, plush carpet straight over the old tiles.
34:53A great way to save money without having to rip them up.
34:57But it does pose a problem, and that is this fire surround.
35:01Because it's beautiful being glass, but it means that I can see straight through to these old dated terracotta tiles
35:07underneath.
35:08The solution is going to be a fire-resistant paint.
35:13So I'm just getting a really simple black paint, and then I'm literally just going to paint straight over the
35:18glass.
35:19One or two coats maximum, and this will be a really lovely centrepiece for what is going to be a
35:25beautiful winter snug.
35:28Upstairs, in the family bathroom, simple new floor tiles are being laid over the existing ones.
35:33Which is saving a lot of money.
35:36And then it's a budget-friendly facelift.
35:41It's going to be about spraying all of these dated tiles just a crisp white.
35:47A new vanity, a new shave cabinet, a new toilet, and everything else is pretty much as it is.
35:53And the trick is, when you're going to re-spray your bathroom, not only the surround, but we're also going
36:00to re-spray the bath.
36:01And the reason why we do that is even though that bath looks quite clean and white right now,
36:06once we've got a new coat of crisp white, that will look aged and a bit yellowed.
36:12So get it all done at once, and you'll save yourself time and money.
36:15Speaking of money, the master en suite is where most of mine's going.
36:20And it's coming together beautifully.
36:23All those bespoke tiles and fittings are giving this country home the luxury finish it deserves.

36:34But the original doors on here were concertina doors.
36:38They're not pretty.
36:40And they're really impractical.
36:42I actually hate concertina doors.

37:25The old structure that was here, it really did not suit this space.
37:29It actually felt like it was misbuilt and it was pieces of everything joined together.
37:33Now, we have a modern and fresh pergola, which is exactly what this pool area needed.
37:39What they're doing now is installing automated louvers, which open and close depending on the weather.
37:44So, you can be poolside, rain, hail or shine.
37:53Now, all the really messy work's pretty much done.
37:56It's finally time to put down the flooring.
38:00So, there was a time when the terracotta tiles in this room were all rage, which is a long time
38:07ago.
38:07And even though terracotta as a colour, and even in some circumstances tiles are coming back, the tiles that were
38:14here are not part of that resurgence.
38:17So, I wanted to give it a completely new look.
38:20So, I've gone with the Flooring Extract Luxury Vinyl Plank Collection, and I've done that for a few reasons.
38:27There are so many colours.
38:29I've chosen spotted gum because it blends beautifully with the timbers already in the house.
38:35Vinyl is also super hard-wearing.
38:38So, if you've got a family of kids running around, you want something that'll stand up to heavy traffic.
38:44It's also nice and warm underfoot, unlike cold tiles.
38:50And the best part is that not only does it come in lots of different colours, but it's super easy
38:55to install.
39:00This job's a great example of what you can do without a major reno.
39:05The place looks totally different.
39:08And the best part is, if you've got the time, most of what we've done here, you can tackle yourself.
39:14But I'm not quite done yet.
39:16Remember that driveway entry I mentioned earlier?
39:21And there you have it, my three-rail acreage fence.
39:24Not only does it give you a grander sense of entry, but it takes your focus away the negative of
39:30the driveway.
39:31And as you drive in, it helps take your eye line all the way to that beautiful ridge line at
39:38the back.
39:39This transformation wasn't about spending big, it was about getting rid of the 80s money pit and bringing in a
39:46breath of country air.
39:51A fresh colour palette, beautiful new flooring and softer lighting have helped bring that warm, welcoming feeling buyers connect with.

40:06And the updated family bathroom is clean, fresh and ready to go.
