00:35Today we are in Caledon, British Columbia, where we're with Bibi and Catherine,
00:40who are looking to find a property big enough to house both their families
00:43and maybe even a couple of extra dwellings on the property as well.
00:47It's a tall task, but I think we're in the right spot. Let's see what we can find them.

01:08I'm so happy to be helping you on the house hunt. You have a very unique criteria for this specific
01:14house hunt.
01:17It's a very interesting story because we both started off in the same point but apart.
01:22So we both want to create a community, preferably off-grid, of people living in more tiny living.
01:30And we met on a Facebook group and we both took the same workshop.
01:35Just found that we had the same goals and the same dreams.
01:39And three months later, we're looking for a place to purchase.
01:43Sure, yeah. What we're looking for is a house that will become a communal house, right?
01:49Yeah, a clubhouse that everybody can use. Group suppers, events, a craft room, a workout room.
01:57There is a lot of no zoning in this area of B.C.
02:00And to have a lot of houses on the same land, you need a certain kind of zoning.
02:04So that's what we've been looking for. And it's just beautiful.
02:09There's four seasons, definitely four seasons.
02:11It's really close to pretty much all the amenities you would need.
02:15But still, there's wide open country spaces.
02:18We're looking for a house that is big enough for at least two families.
02:23Two living spaces would be great.
02:24Yeah. A couple bathrooms.
02:26Definitely enough land. Ten acres or above.
02:29Yeah, that would be perfect.
02:31Our budget, we're looking around $500,000 up to $1.3 million max.
02:42Caledon is located just a few hours east of Vancouver in British Columbia.
02:46It's a scenic and peaceful gem nestled in the Okanagan Valley.
02:51The area is famous for its fruit orchards, but it's also known as a wine region.
02:56Hence why it's home to some award-winning wineries.
03:00With plenty of outdoor activities and breathtaking views, it's no surprise that Kathryn and Bebe have decided to settle down
03:07in this amazing spot.
03:12Well, we've arrived at house number one.
03:15We have a nice little trail to walk up and get a really good vantage point of the property.
03:19What are our first thoughts?
03:20It's very white.
03:22It's very pretty looking.

03:27I think for me, mountains are always going to be a bonus.
03:30And it's basically 360 degree views, which is very rare.
03:35When I first arrived, kind of same than you, Kathryn, it felt white.
03:40They did a lot of work to make it look very modern.

03:48There's about 10 acres to work with.
03:50So if you want to expand, there's definitely room for it.

04:43I think if we chose to live here rather than do an Airbnb, I would add a lot of color.

13:01Today, I'm helping friends, Catherine and Bibi, find the perfect spot for an off grid house,
13:07with room for some potential extra accommodation.
13:11The two properties we've seen so far have had fair amounts of land and each with incredible views.
13:17This last house is no exception.
13:19And I do think the girls will really take to its design.

13:26For me, that's the cutest one.

13:29It looks so country-ish, like big deck.

13:35It almost feels like we're in like Austria or something now.

13:44Again, this one is kind of more like the last one where you could likely move into the house first
13:48and then expand from there instead of starting backwards and going to the beginning.
13:52I really like that the driveway, you knew that you were going to go kind of higher up with a

17:44What drew you here, and what's drawing everyone else to come to the area?
17:48It's the best of both worlds.
17:49We're really rural here.
17:51Caledon's got about 1,000 people that live here.
17:53The mixture of small-sized farms like we have, and then there's a little section of typical
17:57residential homes, so it's a nice mix.
17:59And we're only five minutes from Penticton.
18:00Yeah, so if you need anything, you can always shoot out there and grab it.

18:03But they're not coming down here to grab anything except delicious wine.

18:07Fourteen years ago, we rented a house here for a family get-together, and just absolutely
18:11fell in love with it.
18:12We just thought, this is where we want to be.
18:15So Black Market Wine Co., where'd the name come from, and what's the story behind it?
18:19So many people don't realize this, but it's still illegal to transport alcohol across provincial
18:24borders in Canada.
18:26Interesting.
18:26Yes.
18:27I did not know that.
18:28When we came out here just as vacationers, we would load up our car with cases and cases
18:32of wine.
18:32Friends and family were giving us orders, and we would go and we'd buy these really small
18:36wineries that you would never find in stores in Alberta.
18:38So we got nicknamed the Black Marketeers.
18:42What kind of wine are you specializing in?
18:43What are you known for?
18:44I make 14 different wines.
18:46Oh, 14?
18:46Wow.
18:47What we're really becoming known for is Merlot and a white grape called Bacchus.
18:51I mean, I can't wait to try some of those.
18:52Absolutely.
18:54This isn't a job, it's just a different way to live.

19:07Catherine and Bebe are finally here, and I can't wait to hear what property they've
19:11picked for the big move to Kalidin.

19:35I mean, house number one, it was newer, definitely had that newer build.
19:40We talked about it a lot in the aspect of, like, Airbnb right-of-way to kind of finance

19:45What was really appealing is no reno, nothing, we can already have two separate Airbnbs even.
19:52It could still work as a living space, but not for very long, I don't think.

19:58It was nice.
19:58Just a little too white, a little too new, modern for us.
20:03So, then we moved on to house number two.
20:06House number two took me a really long time to find.
20:09Way off the grid.
20:10Yeah.
20:10It was a really beautiful backdrop and it was about 50 acres, so, you know, five times
20:13the size of the land, older home, but right in the middle of the country.
20:17The view.
20:18Yeah.
20:19That one we talked about the most because I think having that much space opened up the
20:25door to, we started talking about a campground and, like, tree houses, hammockville.
20:31The space really made it feel so inspiring.
20:35Maxing out on our budget, that's scary.
20:38And then on to house number three.
20:40So, house number three was a little closer to civilization, but, you know, still, none
20:45of the neighbours could see you, felt like you were up in a tree house.
20:47What did we think about house number three?
20:48I like the tree house view.
20:50Yeah.
20:50When you step onto the deck.
20:52Yeah.
20:52It just feels like you're in the country.
20:54It was really interesting because, like, 10 acres seemed like a lot.

20:57Then 50 acres was like, oh, yeah.
20:59Going back to 10 acres, all of a sudden, it didn't feel like that much.
21:03But I like the house.
21:05It had five bedrooms.
21:06It was big enough for both of us or more families.
21:10Easy to expand.
21:11Less renovation to be done.
21:12Well, I mean, it's a tough decision.
21:14I'm wondering, like, if we narrowed it down to two, if that would make it easier.
21:18I mean, which of those would you say, maybe this one's not going to work?
