00:09Are you taking Parker to Taekwondo?
00:11Parker is crushing it at Taekwondo.
00:14It's three years old.
00:15You and I didn't start karate until we were seven.
00:17You know Charlie's doing Taekwondo, right?
00:18Oh, that's right.
00:19He loves it.
00:20You missed a call from Sarah.
00:22Oh, can you check it for me?
00:23Hey, Drew.
00:24It's Sarah calling.
00:25We had a family reach out about needing some help.
00:28They lost everything in the Eaton fire
00:30and they're in temporary housing right now,
00:32urgently looking for a home.
00:34The budget is good.
00:35It's $1.3 million.
00:37They have a house in mind that has an ADU,
00:39but they would need to turn it into a short-term rental
00:41to cover the mortgage.
00:43If there's any way you and Jonathan
00:45could squeeze in a viewing at the house,
00:47that would be amazing.
00:49Thanks.
00:50That's awful.
00:52So many of these families just feel absolutely hopeless
00:54because not only have they lost their home,
00:56but they've lost everything in it.
00:59I mean, I'd love to help them.
01:00I think we can get over the next couple of days, right?
01:02Let's get it done.
01:03Let's get it done.
01:34Let's get it done.
01:52Let's get it done.
02:01Hello.
02:02Hello.
02:03What's happening, guys?
02:04Hi.
02:05How's it going?
02:06AJ.
02:07Hey, how are you?
02:08Hi, Karin.
02:09What's going on?
02:10Karin, nice to meet you.
02:11So this is the house?
02:12This is the house.
02:16And you've seen this house how many times?
02:18Twice.
02:19Twice?
02:19We'd like to see what else there is, too, but, you know, it was definitely something that
02:22we wanted to revisit.
02:24I looked up the listing just to kind of know the area.
02:26This is now listed at low 1.2s, right?
02:29Mm-hmm.
02:29So it's listed below the average sale price in this neighborhood.
02:33At both times?
02:33You fell in love with it?
02:34Whoa, wait, wait.
02:35There it is.
02:38Yep.
02:38Is that why it didn't sell?
02:40Probably.
02:40Probably.
02:41Okay.
02:41But for you, is that a good thing because it's bringing the price down?
02:44Yes.
02:44We started searching for a house about 10 months ago.
02:48We had a couple places we really liked and got outbid.
02:52And, you know, it's like we're going hundreds of thousands of dollars over asking price.
02:56I'm really sorry about what happened with your house in the fire, but is it changing what
03:01you're looking for?
03:02Yes.
03:05January 7th, the Eaton fire took our rental.
03:10It was terrifying.
03:12And I think of what does a life or death situation look like?
03:16Yeah.
03:16And that was probably the closest that I've ever, yeah, it's definitely the closest I've
03:22ever been in my life.
03:24Embers the size of, like, tennis balls are flying.
03:27And at that point, like, I wasn't really thinking of, oh, we're going to lose our house.
03:32It was like, okay, let's survive and get out of here.
03:34I just remember AJ waking me up and saying, it's gone.
03:45I'm just realizing everything is gone.
03:54Sorry to hear that, you guys.
03:55It's just heartbreaking.
03:57Zoe lost her family home of 42 years in the Palisades fires, and her parents lost every
04:02single childhood memory.
04:04You know, it's rough.
04:06Yeah, I lost all my work.
04:08All my hard drives and all my work.
04:10Yeah, so that's what she does.
04:11She's a photographer for a living.
04:13And now we are in a temporary rental, and definitely I feel like I'm camping sometimes.
04:18You know, like, life in bags puts a little more pressure to really need to secure someplace
04:22to move to.
04:23You know, we'll discuss as we look at this, and we're going to show you some houses as
04:27well, that I think the big thing to think about is you either really stretch and find a
04:32way to spend a little bit more in a home that you can grow into, which is a good financial
04:37strategy if you can handle it.
04:38The other option is find something that's comfortably within your means.
04:42And if you find that, then you don't have to feel like you're stretched.
04:45But then you know at some point in the future, you're probably going to have to move again.
04:48I'm not sure if we're up for moving again.
04:51You have two kids?
04:52Two kids.
04:53Well, they're grown.
04:53They're adult now.
04:54Free!
04:55You're free!
04:56That's the thing.
04:57It's the houses that we looked at, you know, years ago, we now can downsize.
05:00What is it about this place you love?
05:02It has some character.
05:04We did like the convenience of the neighborhood a lot.
05:07The more time we spent in Highland Park, there's a bit of a nightlife.
05:13There's restaurants.
05:15It's easy to get to from everywhere, which I really liked.
05:19It's still close to your dad.
05:21It's closer to my parents in Dodger Stadiums right down the street.
05:25Super close to Dodger Stadium.
05:26That was a big thing.
05:27I think Jonathan and Drew can help us a lot just by helping us, like, open our eyes to more
05:35possibilities.
05:36One thing that we really liked about this place is the potential for a short-term rental.
05:41There is an apartment downstairs.
05:43Oh, it's already a functioning apartment?
05:44I'm not sure how functioning it is, but there's space.
05:47Where's the access to that?
05:49It's through the front door.
05:50You can decide who's good cop, who's bad cop.
05:52Let's take a look inside.
05:55Upstairs is the main living area.
05:57This is sort of like a common area for the rent to rent.
05:59Yeah, there's a lock there and then a lock on that back door.
06:02Oh, that's okay.
06:03And if that locks and this locks, who gets to use this?
06:06That would be where we put AJ's office.
06:08I mean, as far as an office would go, this is a good size.
06:11Is there anything you lost that's sort of irreplaceable?
06:13The first time I cried after the fire was, I realized that I'd lost my entire Dodgers bobblehead collection.
06:22He said, my bobbleheads.
06:26And I went, at first I was like, but I realized how much that meant to him.
06:32You know, so I didn't, you know, give him any gravesting or anything else.
06:37But, you know, it was his.
06:38It was, I guess it was symbolic of like the, of everything.
06:44Well, I'm sorry to hear that you guys have to go through that.
06:46We collect as well.
06:47I mean, we collect medieval armor and swords and I know what it means to me if you're losing a
06:51passion that you've, you've had as a hobby or a collection for years.
06:54Would this work for you as an office?
06:56This would totally work for me as an office.
06:58Shall we keep going?
06:59Okay.
07:01I was trying to figure out how we could reconfigure so you don't have to share an entry with your
07:04tenants.
07:04Yeah.
07:05But you could put a door right here.
07:07But then they would have.
07:08Oh, but then there's the garage.
07:09The garage, right.
07:10I guess the door could just be here then.
07:11I know, but you're still sharing one area.
07:13It would be nice not to have them at all in the same space, but now I'm seeing your back
07:16area is up five steps.
07:18Yeah.
07:18You f***.
07:19Yeah.
07:20All right.
07:23This is their short-term rental.
07:24Correct.
07:25Yes.
07:25Oh, look at those cabinets.
07:27It's got a retro flare.
07:29Oh, it's a fridge.
07:30I don't think you want to open it.
07:31Yeah, you know.
07:32Oh, that smell.
07:34I mean, I think all of this will have to probably go.
07:36Well, especially if you're trying to rent this out.
07:39The bathroom's a very tricky space.
07:41The shower's the size of, like, an RV shower.
07:44Bedroom.
07:45Pretty standard size room.
07:46It's not huge, but it's not tiny.
07:47I mean, I think it has potential.
07:48It's just kind of dark down here.
07:51If this is a rental, you don't want to overspend on it, right?
07:53No.
07:53The whole point is to help save and offset your costs and not spend more on it.
07:56And did you look up what this would rent for in this area?
08:00$150, $200 a night.
08:01You're wanting to have a short-term rental ADU because you want to help offset some of your mortgage costs.
08:06Correct.
08:06Okay.
08:07What is your budget, by the way?
08:09What's your max budget?
08:101.3.
08:11Is 1.3, though, stretching you right to the max?
08:13It's taking us to the max.
08:15Yeah.
08:15Between that and college max, yeah.
08:17Would you also consider just getting a house that's a little cheaper or something maybe a little smaller that could
08:22work with you without the additional tenant hassles?
08:25I'm definitely open to see what's out there.
08:27Have you ever had a short-term rental before?
08:29No.
08:29No.
08:30It's a lot.
08:32I'm not saying it's a bad thing because you can actually make more money with that than a long-term.
08:35But there's a lot more work because of the turnover.
08:38I mean, we do have adult children, and when they come to visit, it would be nice for them to
08:43have somewhere to stay and not be on top of each other.
08:47You're going to have to spend a bit of money to make it look appealing enough that people would want
08:50to stay here, right?
08:51Is this where most of the work would have to happen, or is upstairs in rough shape?
08:56Upstairs seems to be fun.
08:57Yeah, downstairs.
08:58Oh, that's good.
08:58This is most of the work for sure.
09:00I like hearing that.
09:04Oh, I can see the beams have been painted.
09:06Look up here.
09:06This is nice.
09:09This gives me more confidence with this house because there isn't a lot of obvious stuff to fix up here.
09:14I love the high ceilings.
09:16I like the beams.
09:17I think these fixtures are fun.
09:19How much of your budget are you wanting to spend downstairs on renovation?
09:22You can probably get this for 1.2.
09:24Or just a little over that.
09:26So $80,000, whatever it takes you to 1.3, that's it.
09:30We can go a little over.
09:31We can go a little bit over.
09:32Is there any work done outside?
09:34No.
09:39The Tiffany blue.
09:40Obviously, nothing has been done here.
09:42It would be really hard to do anything more than just adding some plants back here.
09:45What would your dream be back in this area?
09:48What we want is to be able to bring people outside.
09:50Friends and family and hang out, watch a game.
09:54That's something that we like to do.
09:56I think this is a great house.
09:57There are a lot of pluses.
09:58Obviously, with the train right behind, there are some negatives.
10:01And the basement needs a lot of work to have an actual functional suite that people will want to rent.
10:05Right.
10:06I would love to see the rooms.
10:08If you don't mind, we'll just poke our heads into the rooms.
10:10Sure.
10:10But I think this is an amazing house.
10:12It has opportunity.
10:13Fantastic.
10:16Oh.
10:18It's big.
10:20Aesthetically, I get why they like it.
10:21It feels move and ready.
10:23It feels like it's everything that aesthetically they want.
10:26There are little things here and there that are not great.
10:29I feel like we can get something where they don't have to deal with the renter.
10:33I want to show them a house that has a separate ADU because I feel if they didn't have to
10:39have the hassle of a short-term just to make a bit more money and they could get a really
10:42solid long-term tenant but a separate unit from your house, I think that would be better.
10:48How did that go?
10:49I'm not necessarily disappointed that they didn't have a positive reaction to the space.
10:54But I think, you know, not everyone has our kind of quirkiness feeling for this neighborhood.
11:01I do like this place a lot.
11:03I think that it has so much potential, but I also need to see some other places just to see
11:09if there is anything out there that they can find for us and what else is out there.
11:13Right.
11:21Okay, guys.
11:21Check it out.
11:22Well, first thoughts?
11:24It looks cute.
11:29Potential.
11:30Yeah.
11:31It's nice.
11:33It's different than what we've been looking at, but...
11:35You have three parking spaces.
11:37But when you look out here, so we're still Highland Park.
11:41You have good access.
11:42Freeway's just over that way.
11:43So, I mean, as far as convenience, I'd say this is just as convenient as the other place.
11:47Question.
11:48Is there opportunity for income property?
11:52Is there an ADU, guest department, anything like that here?
11:55No!
11:56Just checking.
11:57That's why I'm showing you this place.
11:59Unless you want to rent out your garage to somebody.
12:02I know people that would rent it.
12:04The reason I want you to see this place is because you can get a little bit better of a
12:08deal.
12:09Okay.
12:09It doesn't really need much work.
12:11Okay.
12:11And then you don't have to share your space with somebody.
12:14Okay.
12:18Check this out.
12:19Oh, wow.
12:23This is open.
12:24I love it.
12:25Very open.
12:26Very different.
12:27Yeah, very different.
12:28Entry than that other house.
12:32I always love when there's a niche for your dining table, and this has got lots of natural light, too.
12:36What do you think of the layout when you have the dining room, kitchen, and living room all connected?
12:42I definitely like open concept, where you can see everything.
12:45You'll notice some weird things that they did.
12:47Why would you put your cabinets three feet above the counters?
12:50I like how you're literally moving in and testing everything.
12:54I'm checking everything out.
12:55Overall, you could move in.
12:57You could enjoy this.
12:58It could be totally fine.
12:58Yep, totally.
12:59Minor changes to fix it right up.
13:01The living room is really big.
13:04They're not even fully utilizing the space the way they could.
13:09My question, does the panther table come?
13:13The panther table is amazing.
13:16We used to have a big couch.
13:18I know.
13:19One thing you'll notice is just a comfortable space.
13:22When you have a space like this, you can configure it to whatever you want.
13:25And that's why I'm trying to dig through the surface layer where you're like, oh, yeah, yeah, we want a
13:33tenant.
13:33You want a tenant?
13:34Or a tenant would be a necessity?
13:36I've been going back and forth on what it is that we really, really want.
13:41You know, if we have an ADU with the way the real estate market is, and not just on buying
13:49homes, but on rentals,
13:51Karin's dad and my parents, all of them are getting old.
13:54Mm-hmm.
13:54And, you know, what it costs to be in assisted living.
13:59I haven't talked to you about this.
14:01Sorry.
14:04Um.
14:06If we have an ADU, I'd like to have a place, ideally, where my parents, her dad can have a
14:13place to stay.
14:13Even for, if it's six months, a year.
14:18Yeah, these are things you need to think about.
14:20The other house is set up with that downstairs space that could be its own thing,
14:23whether it's for family and friends or whether it's to rent out.
14:26But in here, you've got, you know, three bedrooms plus an office.
14:30Technically, it's got a closet, so it's like four bedrooms.
14:32Four bedrooms.
14:33Let's go to the office.
14:34It'll be your office.
14:34You go first.
14:35Or whose office?
14:37Are we going to?
14:37Yeah.
14:38Yeah.
14:39I think rental income would definitely help us out.
14:42We've got two more years of college to pay for.
14:46It's really, really expensive.
14:48The idea of having income, even if it's only $1,000 a month coming in, would definitely help us out.
14:56Check out your backyard.
14:58Wow.
15:01It's got the kitchen, lime tree.
15:05Now I'm hearing the freeway.
15:08Much like the other house where you have the train behind you, here you've got the freeway down below.
15:12It's not crazy.
15:13No.
15:13And you don't hear it inside, but you do hear it back here.
15:16Right.
15:17You had made a comment about how you wanted an outdoor kitchen for hosting or when the girls are home.
15:21This is a bonus.
15:23Check out this outdoor kitchen.
15:24Oh, wow.
15:25I like it.
15:26You've got a side burner, a grill.
15:29You can put an outdoor fridge here.
15:30Yeah.
15:31I like it.
15:31Now, one thing to consider, this house has been on the market for quite a while.
15:35They have done some reductions.
15:36I feel like if a player card's right, you could probably get this for around $1.15.
15:40Okay.
15:41Even with $50,000 in renovations, because there isn't much to do.
15:44They've already done everything.
15:45That would keep you under $1.2, which means you could have all of this for yourself.
15:48More square footage than the other house.
15:50Bigger yard than the other house.
15:53But you don't have to share with a stranger.
15:57It's a lot to think about.
15:58I don't think it's that bad.
15:59I like this setup.
16:00This totally works for us.
16:02Would you be able to?
16:02This bar doesn't totally work for me.
16:05It's a little high.
16:05Just get higher stools.
16:07Should do that.
16:08Yeah.
16:09It's definitely different than the other house.
16:11Drew's looking for another property to show you right now.
16:14Is that a competition between you two?
16:17We're twins.
16:18It's always a competition.
16:18Always a competition.
16:19Continue to poke around, kick the tires.
16:22I mean, while we're here, really check it out.
16:24Make sure this is a house that could or could not work for you.
16:27Okay.
16:27All right?
16:28Sounds good.
16:28Woo!
16:29I will mark it down as a possibility.
16:31Good.
16:32I'm just trying to be realistic because, you know, these days and with their budget, they're
16:37not going to get absolutely everything on their wish list, but they can get a house that
16:42they can grow into and make changes as they want.
16:44But right now, I mean, they could move in as is and be very happy here.
16:50It would be nice just to have our own space.
16:52Yeah.
16:53Yeah.
16:53If we're empty nesters with a renter, it's like, I don't know, it's like having another,
16:58it could be like having another teenager in the house again.
17:00No, no, no.
17:01Even if it is short term, there's going to be someone in our house.
17:11We are at the breaking point of compromise to an extent.
17:15I want to settle down somewhere and unpack the few things we have and start building
17:20back a life.
17:28This is the one.
17:29Wow.
17:30It's so cute.
17:31This is pretty cool.
17:32And it's close to my dad.
17:34Oh, I love it.
17:34Jonathan showed you the place that didn't have an ADU.
17:37I want to show you something that does have it.
17:39It's from 1910.
17:40It's five bedrooms, three bathrooms, including the ADU.
17:44The ADU is detached.
17:45So you could have a long-term tenant here with a dependable rental income.
17:48Easy access.
17:49That is a bonus.
17:50Yeah.
17:51You have this gorgeous little porch.
17:52You can sit out here and watch the sunset.
17:54Looks really cute.
17:55Look at the little rocking chairs.
17:57Oh, wow.
18:04It's nice.
18:05I like this.
18:06Yeah, this is the best we've seen so far.
18:08I like the size of the kitchen.
18:10This kitchen with an island is phenomenal.
18:13It's a small footprint.
18:14Actually, this sofa here, this sectional is making it feel smaller.
18:17This is too big.
18:19So you have laundry, which is nice, actually.
18:21A really big laundry room here.
18:24Bathroom, kids' room, another bedroom.
18:27Oh, this is nice.
18:28This is the primary?
18:30This is the primary, yeah.
18:31Okay.
18:31So access to the backyard through the primary.
18:37All right.
18:38It's a good size.
18:39Here we go.
18:39There's a lot of space back here.
18:40Your garage is the ADU.
18:42Okay.
18:42This is big.
18:43That's a big ADU.
18:46Oh, wow.
18:52This is large.
18:53I would almost move back here and rent out the front house.
18:57No, honestly, you could make a lot of money.
18:59What would a two-bedroom like this go for?
19:01At least $3,000 a month.
19:03And just imagine, too, if you did move back here comfortably and you rent out the main house,
19:06you could get over $5,000 for that.
19:08Yeah.
19:09This gives you options.
19:10Something like this is pretty cool.
19:11Look at this.
19:12That makes our mortgage payments much more manageable.
19:16What do you think about the difference between having to spend extra money to renovate a place to get it
19:22ready
19:23or to be able to start renting it out right away?
19:25That's really an attractive option.
19:27This place listed 1.39.
19:29Okay.
19:31But no renovation needed.
19:33Let's put in an offer.
19:34Oh.
19:35Oh, was that?
19:36Do you want to talk about it?
19:37Are you okay?
19:38Do you like it?
19:39I love it, but I think we need to discuss the numbers.
19:42Is it realistic?
19:43Can we talk about it for a second?
19:45Yeah.
19:45You want me to step out?
19:46Yeah.
19:46Yeah, yeah, sure.
19:47Go for it.
19:51Do you love it?
19:52I do.
19:54What's going on in that, Drew?
19:55This is a tricky one because they're going to have to add a lot more money, and that's a really
19:59tough pill to swallow.
20:00There's a lot that I love about this that could work for them.
20:03In fact, they could even live comfortably in that ADU, make a lot more money.
20:09Every month, they could make almost double off the main house.
20:11The idea of not having to deal with tenants like the house Jonathan showed them, that's awesome, but at the
20:17end of the day, I think this is the best bet.
20:19In my mind, this is the best bet.
20:21The numbers add up contingent on us being able to rent this out.
20:26You know, this is going to be really tight for us, but at the same time, I want to just
20:33grow roots and settle down and, you know.
20:38Let's make it happen.
20:42Oh, I'm feeling nervous for them.
20:46Am I good to come?
20:46Yeah.
20:47Yeah.
20:47Yeah.
20:51So, we think we want to put an offer in.
20:53Okay.
20:55Take a couple of deep breaths because this is going to move very, very fast.
21:00All right.
21:01This is a place that's move-in ready, and it's in a neighborhood that we want to be in.
21:05It's got the ADU.
21:06It's got a place for entertaining indoors and outdoors.
21:10You know, those were the things that we really wanted.
21:13And if they throw these chairs in with it, I think we did a good job.
21:23So, is this why you've been so stressed?
21:25This is going to be great.
21:26No, it's great.
21:27And I like that we didn't have to shift it too far in.
21:29We still have the space next to the pool.
21:30Over there is going to be a wet bar.
21:31Wait, is there a toilet over here, too?
21:33That's on the upper level over there.
21:35Oh, I see.
21:35Okay.
21:36Oh, this is the agent for AJ and Karin's offer.
21:39Ah, crap.
21:40They didn't get the house.
21:42Really?
21:43Yeah.
21:43They were outbid.
21:45I had a feeling.
21:46Yeah.
21:46Do you think it's feasible that you'll find something else?
21:49I've texted and asked if they want to look at some more houses.
21:51I see three dots.
21:53They're typing.
21:53Okay.
21:54All right.
21:56But it's taking a minute.
21:59Maybe I'm getting fired.
22:02Okay, no.
22:03We need to just make a move.
22:05Let's put in the offer on the first house.
22:07Well, the train house at least has been on the market for quite a while.
22:10So, I guarantee you we can get an even better price for them.
22:12I think that's what excites them.
22:13They like the neighborhood, and they know we can get a good price on it, so they have
22:16money for them.
22:17And I know I can make it beautiful.
22:18I will focus on the offer.
22:19You focus on the plan.
22:21Why don't you help me with this first before you leave?
22:32Disappointed.
22:33We didn't get the house with the detached ADU, but we got the train house.
22:38Super excited.
22:39Love the neighborhood.
22:40You know, not only is this going to generate income, it's also a great place for our kids
22:45to come and spend the night.
22:47Now we just have the renovation to tackle, and I have a lot of faith in the brothers that
22:51they are going to kill it.
22:52I feel like I'm celebrating a huge win right now.
22:55It's been a year full of L's, and it's nice to get a big dub, so.
23:02AJ and Karin have made a few big decisions on where their budget will work hardest.
23:06AJ's office, the ADU, and the backyard.
23:10For the ADU, they're keeping the kitchenette streamlined, but fully equipped for short-term
23:15rentals.
23:16A fridge, microwave, coffee maker, paired with a clean, modern aesthetic.
23:21And ultra-durable finishes that look great, photograph beautifully, and can stand up to
23:27high turnover.
23:28In the bedroom, it's all about looks and comfort.
23:31Whitewashed pine slats on the walls, generous bedroom storage, soft lighting, and a quality
23:37mattress for a good night's sleep will go a long way toward meeting these guest expectations
23:41and boosting rental appeal.
23:43And because so much of this home's footprint is devoted to the rental, the backyard becomes
23:48essential.
23:49This isn't a luxury add-on.
23:51It's functional and an extension of their everyday living space for their friends and
23:55family.
23:59Cabinets are all coming out.
24:00One, two, three.
24:02There we go.
24:02Woo!
24:03All these kitchen cabinets are coming out, but they're in good shape, so they'll be donated.
24:07What is holding it?
24:09There we go.
24:10Guys, some things are just not easy.
24:14Oh!
24:23Hello?
24:24Hey.
24:25I'm in creative mode.
24:27We've got dogger stuff.
24:28We've got rally towels.
24:30Woo!
24:31Hey.
24:32Kids are sleeping.
24:33Don't rally towel in the house.
24:35Can I just say, this is amazing.
24:39I know.
24:40I love it.
24:40Obviously, losing everything in the fire was pretty devastating.
24:43Yeah.
24:43But this will be the start to him rebuilding that collection.
24:47I feel we have a good grasp on the ADU, knowing what we could do with that space.
24:51It's the office.
24:52I'm just struggling to put my head around it because he wants to have a TV.
24:56He wants to have a desk.
24:57He asked for a sofa.
24:58There's no way that there's a sofa going in.
25:00We could do a chair.
25:01I'm trying to use this space as a reference because his is 10 by 10.
25:04So his is pretty much the same as this.
25:06Where is the suit of armor going to go?
25:08Where are the swords going to go?
25:10These swords here, Jonathan and I got when we were 10 years old.
25:12That was what started the addiction.
25:14Traveling Scotland.
25:14And then we've collected more and more.
25:16I understand AJ's desire to replenish his Dodgers collection because you're the perfect example.
25:24You are obsessed with your collectibles and everything.
25:28So I'm like, I'm obsessed with one day using the code that I know for your front door and sneaking
25:33in and taking your stuff.
25:34I am leaving all of this here.
25:36Take good care.
25:37Oh, I will.
25:38I'll just add it to you in my collection.
25:55I mean, I don't know if I blindfold you guys or if I just drag you in.
25:59Let's see.
26:00Oh, wow.
26:06All right.
26:06I see a lot of cool changes.
26:09You actually have a great setup for a kitchenette.
26:11The challenge is the furniture placement is so tight.
26:15So we've got the electrical and everything run.
26:16You can see we've got the sconces, wall-mounted TV.
26:19We've got our seating and stuff as well.
26:21It's not normal that, you know, we would have to try and squeeze everything in.
26:24But we have a little bit more flexibility than if this was the main kitchen of a house.
26:28This would be challenging.
26:29Right.
26:30When I'm in a hotel room, what's the most that I usually need?
26:34Coffee maker, microwave, TV, and a small fridge.
26:38You don't want a second kitchen with, like, full appliances.
26:40I think it's going to feel really good once it's all said and done.
26:43Okay.
26:44Sounds good.
26:44Take a peek over here.
26:45You can just see the bathroom.
26:47Again, a very, very tricky space.
26:50Adding a half sink allows for a larger shower.
26:54Darker tiles and accents give the space this visual interest and contrast.
26:58It'll not only look great, but it's also easy to maintain for the next rental.
27:03Oh, I like this use of space.
27:05It was very claustrophobic.
27:06Yeah.
27:06Bedroom is actually coming along.
27:09We've got paneling going up.
27:12Once it's all painted out, it's going to be really cute, really comfy.
27:14And this will be a whole wall of storage.
27:16So far, no disastrous fines.
27:19No.
27:20However, we've seen some real signs of lacking maintenance.
27:25HVAC is a problem.
27:26It has not been maintained at all.
27:30This is what a filter should look like.
27:32Okay.
27:33This is the filter I took out of it.
27:35Much different.
27:36This is choking out your furnace.
27:38So you literally are not getting any airflow through this at all.
27:41It should be like this.
27:42But it's not even just this.
27:43The condenser on the side is pretty bad, too.
27:46Normally, you would service your HVAC unit once a year, especially with how hot it gets.
27:51I mean, you can look at this and you can notice there's a problem.
27:54Oh, that's disgusting.
27:54Yeah, you've got like a sweater on your condenser.
27:56So I don't think this has been done in years.
27:59Okay.
27:59If the motor's struggling to get the airflow that it needs, then it just means the motor's
28:04going to burn out quicker and it costs you more money.
28:06Yes.
28:07No, we don't want that.
28:08No, we don't.
28:09Nope.
28:10There's so many things within a house that if you don't maintain it properly, it's going
28:13to cost you even more money because you're going to have bigger problems.
28:15You have to have someone come at least once a year to check out your HVAC.
28:19But I think homeowners can do a great job of most of those things.
28:34Obviously, important space for you guys.
28:36You were saying you wanted something that's going to be like an extension of the indoor
28:39entertaining space for when your daughters are home or when you have friends over.
28:42Exactly.
28:43You need to figure out what all are you looking to put out here?
28:45A smoker, a grill, and a pizza oven.
28:48Oh, wow.
28:48So you've got a lot.
28:49Are we being too ambitious?
28:50I mean, you guys are asking for a lot of things that are expensive.
28:53So in order to have this space fit your budget, you're going to need to put in some sweat
28:56equity.
28:57I'm all for that.
28:58Can you deal with the spiders while you rip out some of the old vines?
29:01Yes.
29:02And just yank the whole thing like this.
29:03Oh, okay.
29:04You don't even need to cut it.
29:05Anybody who wants spiders, come over here and do this part.
29:08Oh, yeah.
29:08Look at this.
29:12For the wall.
29:13Okay.
29:13You obviously can't just paint over top of this, so you're going to take a little bit
29:16of sweat equity to get rid of all the little bits of the vinesh.
29:20All right.
29:20Sounds good.
29:21All righty.
29:21Have a good one.
29:22Spider.
29:24Oh, look.
29:27We only have the rest of this whole thing to do.
29:29That's terrible.
29:31This sucks.
29:33Well, you know, we said we were willing to get our hands dirty.
29:37Oh, that color is going to look so nice.
29:44You know, the smile I have on my face isn't indicative of how I feel about the work.
29:48It's more of like, okay, God, I'm done for the day and I can go get a taco or something
29:54right now.
29:55But you're not done.
29:56Not done, but we see progress.
30:00We see progress.
30:01We put a dent.
30:01We put a dent in the work and it feels good.
30:22When it comes to having a place where you have people coming through, a lot of foot traffic,
30:27everything, though it looks good, should be bulletproof.
30:31I agree.
30:32So a rug or some carpet does break up the sound, so it doesn't sound like a hollow box.
30:37What I think we could do is get a rug that's going to be a low profile, something that's
30:43got commercial durability.
30:44So all of this will wear better with high traffic.
30:48But we need to talk about your furniture for the living area.
30:52It does always worry me about maintenance.
30:54You know, if you have somebody who comes in and really scuffs it up, but this is a performance
30:57fabric, so it's designed to stand up to whatever a renter is going to throw at it.
31:02So I personally would get something in this realm.
31:07I mean, we could go fully dark, but then I think it is going to start to feel dark in
31:10there.
31:11I'm not the expert.
31:12I will defer to you.
31:15I wish I could say.
31:15You're not the expert, so you'll defer to me.
31:17I'll defer to you.
31:18And then I'll just pick the s***.
31:19Okay, perfect.
31:20I think the design stuff that Jonathan's showing us is great, but I'm not a designer, so I like
31:28it.
31:28I never know what it's going to look like until it's all put together, so.
31:32Trust the process.
31:33Trust the process.
31:46Trust the process.
31:50Did you hit the wall?
31:51No.
31:52What?
31:53What are you talking about?
31:54No, it's fine.
31:56I would have moited you.
31:59By the way, tile looks sweet.
32:03Oh, you wore your matching the tile shirt.
32:05Yeah, exactly.
32:06I think this is actually going to be great.
32:08I will say, from my perspective, I still think we should have done a plan where it would
32:12have been a full kitchen.
32:13I know it would have cost them a little bit more money.
32:15Without a range or a cooktop, it's not a fully-fledged kitchen.
32:18And so this is only going to cater to people for short-term now.
32:29I think with this layout, they will get cash flow positive faster than if they spent all
32:38that extra money to do a larger kitchen.
32:42That would have affected the furniture placement.
32:43No, don't get me wrong.
32:44I think as a hotel room layout for short-term rental, it's perfect.
32:48Anyway, it looks great.
32:49You don't always get everything.
32:50You got to work with your budget.
32:54Yeah.
32:58Little things.
32:59Yeah.
33:01Sweet.
33:02All right.
33:02Perfect.
33:12We've been in limbo for over nine months, and it's a pain in the neck, and it's sad,
33:17and it's aggravating.
33:18I just want to get settled.
33:21You know, this process has been so daunting and so long.
33:25I am finally going to be able to refocus my energy in my photography and in my art.
33:30And B camera marking.
33:33Being a photographer, it's been my passion.
33:36A few days after the fire, we drove by our place and said, let's go check out the garage
33:44because the garage was underneath our townhouse.
33:47We wanted to grab something, you know, anything, and 80, 90% of it went into the dumpster.
33:53But I was able to recover a couple bins of photos that were sealed that didn't get water in it.
34:00That just made me smile because it was the bin with my children's pictures when they were younger
34:05before I went to fully digital.
34:08It was those little moments to help you get through the hard things.
34:27I had a thought yesterday that everything will be okay as long as I make it home.
34:55I was concerned that it's not going to feel comfortable, livable, and stylish enough.
34:59But this is absolutely phenomenal.
35:02Sometimes you've got to kind of find a creative solution to an awkward space.
35:07They're going to be making money on this right away.
35:15You think we should open all of these and play with them a little bit before we...
35:19No.
35:20This is pretty cool.
35:21Not only does AJ collect incredible Dodgers paraphernalia,
35:25but he also collects incredibly cute family photos.
35:27They are pretty cute.
35:33Got the goodies.
35:34Yes.
35:35Everything they could want is right here.
35:37This says welcome.
35:38Information on the area, some dark chocolate, some pumpkin spice espresso, even a loofah.
35:43When your guests see everything beautifully curated, it puts them at ease.
35:49It makes for a better stay.
35:50It also feels unique.
35:51So I think it's going to photograph better, and I think it's going to rent better.
35:54This is going to be a home run.
35:56Nicely done with a basket.
36:10Are you guys ready to get into a real home?
36:13Oh my gosh, yes.
36:14It's been nine months of temporary housing.
36:17I'm ready to settle down.
36:18Me too.
36:19And I just can't wait to have a place that we have friends over.
36:22High five.
36:23High five.
36:24All right.
36:24Yes.
36:25Moving back and forth.
36:26Hey guys.
36:27Oh, look at this.
36:27What's happening?
36:29Hello.
36:30The big day.
36:30Oh my goodness.
36:31I'm excited and nervous, and I know I've said excited a lot.
36:34I can see it in your eyes.
36:35Your brain is sort of not sure what to expect.
36:38Yes.
36:38Well, this has also been a journey for you guys.
36:40It has.
36:41Yeah.
36:41It has.
36:42Every day you think of something like, oh yeah, that burned in the fire.
36:46Yeah.
36:46The big thing is having a place.
36:49Having a place to call home is going to be huge.
36:53You're being positive.
36:53You're looking at your future.
36:54But I think once you get in here, you can start getting that short-term rental going.
37:00I think you're going to start to see light at the end of the tunnel.
37:02Very cool.
37:03I'm excited for you.
37:05Awesome.
37:05Let's go.
37:05Let's look.
37:06I keep saying excited.
37:08Guys, let's say one more time together.
37:09Okay.
37:10Excited.
37:11All right.
37:11Let's get inside.
37:13All right.
37:14Check out your office.
37:16Okay.
37:17Here we go.
37:17All right.
37:22Here we go.
37:22Oh, yes.
37:24Look at this.
37:25Oh, my gosh.
37:35Oh, look at the pictures.
37:38This is incredible.
37:40Oh, we even got Ollie.
37:42See, favorite child.
37:43Yeah.
37:43It's not a big space.
37:45We were trying to cram a lot into a small area without it feeling cramped.
37:49And I feel it's still pretty spacious.
37:51I love how big the desk is.
37:53Let me just start off by saying, obviously, you've been through a lot, lost all of your memorabilia.
38:00This is fantastic.
38:01This is way more than I could have ever asked for.
38:04Yeah.
38:05Not meant to replace, obviously, the important collection you had.
38:10But hopefully this will spur a new collection.
38:13This is a great, great, great start.
38:15And looking at some, I'm just like, oh, this is fantastic.
38:18This is so cool.
38:19Would you say that this is a home run?
38:21Grand slam.
38:22Grand slam.
38:23Do you want to see your rental suite?
38:24I do.
38:25Oh.
38:26This looks great.
38:27Look at this.
38:37Oh, my gosh.
38:38There's my artwork.
38:40Not shy, but I never really display my work.
38:43And to see them up just, um, it's making me tear up.
38:47This is, yeah, these are, these are all your pictures.
38:48What is it that makes you tear up?
38:51This is beautiful.
38:53It's incredible.
38:54It just brings me so much joy.
38:57You're so talented.
38:58And to be able to see it up is awesome.
39:04I mean, what you did with the space, because I was wondering, how are you going to have
39:08a seating and a dining area?
39:10Why don't you check out the bench?
39:11I mean, here we have four of us can easily sit around this table comfortably.
39:16You wouldn't think that you could get a kitchenette, a built-in banquette, a living area with a TV,
39:22all of this stuff into this space.
39:24When I was trying to envision it, I couldn't without it being awkward.
39:29And you guys really nailed it with still having everything that you need and it not being overwhelming anywhere.
39:36It's perfect.
39:37This is going to just wow.
39:39Anybody who comes here and stays here.
39:41Yeah.
39:41And even the bathroom.
39:43I mean, you remember the size of it, right?
39:45The size of the shower.
39:46Wow.
39:47Oh my gosh.
39:48How did you guys do this?
39:51I mean, it's gorgeous.
39:55And this tile is so pretty.
39:57This looks great.
39:59This looks fantastic.
39:59And functional.
40:01Could it get any better than this?
40:03No.
40:04Check out the better.
40:07Oh my gosh.
40:07Wow.
40:08This is awesome.
40:15Oh my gosh.
40:16It's so pretty.
40:18These people get a lot of closet space.
40:20I'm jealous right now.
40:21They have more closet space than I do.
40:23This is a room that's going to photograph so beautifully for your rentals.
40:28And this whole rental suite is helping you offset some of your expenses for the property,
40:32which is allowing you to get back on your feet.
40:34This did take away from the space that you could use for yourselves.
40:37And so that's why we were talking about that back patio area.
40:41Let's check it out.
40:42That's our space.
40:42Yeah.
40:43Let's check it out.
40:49Oh wow.
40:50Look at the kitchen.
40:54I thought I'd been waiting for it.
40:56Yes.
40:56Yes.
41:04This was the dream.
41:06This is the dream.
41:06AJ, a smoker.
41:09Oh, look at the pizza oven.
41:10I'm jealous.
41:11This is way nicer than my pizza oven.
41:14Wow.
41:15Anything you could possibly want.
41:17Storage.
41:18Beverage fridge.
41:19A refrigerator.
41:21We can watch the games.
41:25This is incredible.
41:27Just being able to be in community with our friends and family.
41:31And this is a space that I can see us doing that.
41:33And you know what's great?
41:35He's going to cook because he's such a good cook.
41:37So I'm going to get fed really, really, really well for a long time.
41:41I want to point out.
41:42When we looked at your office, you were beaming.
41:44Then we looked at your rental space, you were beaming more.
41:47Now you've come out here.
41:48You look like you're alive.
41:50You're like, oh, this is incredible in a seating area.
41:54You're losing an interior space because you're not going to have that suite downstairs, but
41:58you're gaining this as an actual functional, livable space.
42:01Our ultimate goal here was to set you up for success.
42:04Mentally, emotionally, but also financially.
42:06And I think you have the whole package here.
42:08I think so.
42:09We appreciate all of the help, the design.
42:12It's more than what we imagined.
42:15You found a great home here.
42:17And now you just need to fill it with some of those memories.
42:20We'll get out of here.
42:21We'll let you guys explore.
42:22But if you have.
42:23Congratulations again.
42:24Enjoy the space.
42:26Can we be invited to at least one of the parties?
42:28Absolutely.
42:29See you at a Dodgers game.
42:30Remember, I clean if you cook.
42:32All right.
42:33Perfect.
42:36We have now moved six times since the fires.
42:40To call this home, generate some income, host parties.
42:46I mean, it's just a nice silver lining on a really crappy thing.
42:53It is a direct reflection of things I love.
42:58I think we're set up for success.
