00:00Welcome to Unified Consulting Solutions.
00:02In the construction world, we all know projects can get complicated fast.
00:07But what if there was a way to cut through that complexity
00:09and seriously amplify your project's performance?
00:12Well, that's exactly what we're here to talk about today.
00:15All right, today we are diving deep into a really transformative approach
00:19called Integrated Project Delivery, or IPD for short.
00:23And we're not just going to talk about what it is.
00:25We're going to get into the nitty-gritty of how you actually implement it.
00:29So, here's how we're going to break it down.
00:31First, we'll look at the problem, then introduce IPD as the solution.
00:35After that, we'll unpack the legal side of things,
00:37how to execute a project, and finally, why it's all worth it.
00:42Look, by the time we're done here, our goal is for you to have some real, actionable knowledge.
00:46You're not just going to know what IPD is.
00:48You're going to have a solid feel for how it works
00:50and how you can start thinking about it for your own projects.
00:53Okay, so, first things first.
00:55To really appreciate why IPD is such a game-changer,
00:58you have to understand the mess it was created to fix.
01:02And trust me, it's a big one.
01:04Yeah, this quote, it just hits the nail on the head, doesn't it?
01:07A game of mutual destruction.
01:09That's a pretty intense way to describe it,
01:12but honestly, for anyone who's been in the trenches of a traditional project,
01:16it can feel pretty accurate.
01:18And here's the root of the problem, right here.
01:21You've got the owner on one side.
01:23They want the absolute best quality, a predictable schedule,
01:26and of course, the lowest cost.
01:28Makes sense.
01:29But then you have the contractor.
01:31Their goal?
01:31Maximize their profit.
01:33Which means keeping their costs low and shifting risk wherever they can.
01:37You see how those two things are just fundamentally opposed?
01:41It's a recipe for conflict.
01:42So, there has to be a better way, right?
01:45How do we get out of this cycle?
01:47Well, that's exactly where integrated project delivery comes into the picture.
01:51Now, IPD is not just a new contract template.
01:54Think of it as a whole new operating system for a project.
01:57It's a complete shift designed to get everyone,
02:00the owner, the architect, the builder,
02:03all pointed in the exact same direction,
02:05chasing the exact same goal,
02:06a successful project for everyone.
02:08And it all stands on these four pillars.
02:11First, one single contract.
02:13No more us versus them.
02:15Second, everybody shares the risk and the reward.
02:18You win together or you lose together.
02:20This naturally builds a collaborative culture,
02:22which is the third pillar.
02:24And finally, you run the whole thing on a lean operating system,
02:27constantly hunting for waste.
02:29Okay, so let's talk about the contract.
02:32Because this is where the rubber really meets the road.
02:35This isn't just legal jargon.
02:36This is the very foundation that makes all this collaboration possible.
02:41So, how does it change things?
02:43Well, it completely flips the script.
02:46Instead of being a document that tells you who to blame when things go wrong,
02:50the IPD contract is a roadmap for how to work together to make sure things go right.
02:56And this structure is pretty radical compared to the old way.
02:59You have one contract signed by the owner, designer, and builder.
03:03That's your core.
03:04Then, you create a joint leadership team, a core group, that makes decisions collectively.
03:09And here's the kicker.
03:10Their primary allegiance isn't to their own company's profit margin.
03:14It's to the project.
03:15That's a huge mental shift.
03:17All right, and this is probably the most powerful part.
03:20The risk and reward plan.
03:22Here's how it works.
03:23Everybody puts their profit on the line into one big pot.
03:26Now, if the project comes in under budget, everyone shares in those savings.
03:31But if it goes over budget, that overage comes out of that shared profit pool first.
03:36So, the incentive to cut corners or create change orders for your own gain is just gone.
03:42Your success is now completely tied to everyone else's.
03:45Okay, so that's the what and the why.
03:47Now, let's get into the how.
03:48With this new contract in place, what does a project actually look like day to day?
03:53Well, the biggest change happens right up front.
03:56In the concept phase, you're bringing builders and key trade partners to the table from day one.
04:00That means during design, you have the people who will actually build it, giving real-time feedback on cost and
04:06constructability.
04:07Can you imagine how many headaches that prevents?
04:09It's huge.
04:10And, you know, this really gets to the human side of things.
04:13It's not always easy.
04:14You've just competed to get on the team, and now you have to collaborate.
04:18But what IPD does so brilliantly is it creates a structure that helps you navigate those paradoxes.
04:24It makes collaboration the logical, most profitable choice for everyone involved.
04:29The system itself builds trust.
04:32So, what tools make this happen?
04:34Well, first, you have the big room.
04:35You get the key decision makers in the same physical space.
04:38An issue that could take a week of emails gets solved in a 10-minute chat.
04:42You use tools like BIM as your central source of truth.
04:45And you use lean tools like the Last Planner system to create reliable workflow.
04:49Finally, there's target value delivery.
04:51Instead of designing something and then seeing what it costs, you start with the target cost and then design to
04:57that target.
04:58All right.
04:58So, we've talked about the process, the contracts, the culture shift.
05:02It sounds like a lot of work, right?
05:03So, what's the payoff?
05:04Why does this matter to your bottom line?
05:06Let's look at the results.
05:08All right.
05:0915%.
05:0915%.
05:10That's the average cost savings on IPD projects compared to the market price.
05:14Let that sink in.
05:15We're not talking about shaving off a few percentage points.
05:18This is a significant chunk of value that gets captured and shared by the team.
05:22And it's not just the money.
05:24Look at the performance across the board.
05:26Cost, schedule, quality.
05:29IPD just consistently knocks it out of the park compared to traditional methods.
05:33You get a better product, you get it faster, and you get it for less.
05:36It's really that simple.
05:37So, to wrap it all up, IPD is designed to fix the built-in conflicts of old-school contracting.
05:44It gets the whole team on the same page with shared incentives.
05:47Getting builders involved early is absolutely critical.
05:51And the result?
05:52Lower costs, faster schedules, and way, way fewer disputes.
06:24So, we've covered a ton of ground.
