00:00I am top Orlando realtor Scott Garrison with Remax Town & Country, East Orlando's number one real estate company.
00:14And we are out at 2345 Bishop Avenue, Christmas, Florida 32709.
00:24Out here in East Orlando, vacant land, 10 acres, definitely unique opportunity, so unique I want to make this video so that you can see what we're looking at.
00:41So the purpose of this video is to give you what you can't see if you look at the best pictures online on realtor.com, Zillow, Truel, your Redfin, how do you know?
00:47Because if you've seen those pictures or videos, I'm the one who took and posted those.
00:54So the first thing we got to do is how to get here.
00:57So you have to follow the GPS, that's how remote this is.
01:01It's what you want for some privacy, you can't even get there by GPS.
01:04So here's how to get here by GPS.
01:06Important to know how to get to your land.
01:10If you can't follow the GPS instructions, if you do, you're going to go the wrong place.
01:15So we're at the corner of Taylor Creek and Sissler.
01:19If you go around that corner there straight, that is Colonial Drive.
01:25Colonial Drive straight to Sissler off of Taylor Creek Road.
01:32No outlet down there.
01:34That's the kind of land you want to buy where the major road going into it is a no outlet road.
01:43Now we're at Sissler and Roy Berry Road.
01:50We came from down there, down from our no outlet street.
01:55And now we're looking down Roy Berry Road.
01:59Why is it important to know this?
02:01I've been out here 30 times and I wasn't paying attention.
02:05I was following my GPS and even I went the wrong way.
02:08So way down at the end there.
02:10It's not that far down, just maybe 250 yards.
02:14At the very end is where we're going to go next.
02:16And that is Bishop Road.
02:18Let's go see.
02:20So this is the entrance.
02:24We're coming down Roy Berry Road.
02:27You can see this is country living at its finest.
02:30Yes, there are some houses back here, of course.
02:33But this is your drive into the land.
02:42Got some outbuildings.
02:47These red signs.
02:49Don't turn right.
02:51Turn left.
02:53And that's where we're going, right there.
02:55We were just down there by the stop sign.
02:57Our lot is on the other side of this.
03:03To give you a fear for what you're looking into.
03:06If I'm going to take a video into the sun.
03:10Quiet.
03:10Lots of pasture.
03:14Smells like farm animals.
03:19And looks like we got some trucks and construction things going on here as well.
03:25So when I say just on the other side of this, it is.
03:29But it's quite a ways on the other side of this, of course.
03:34We're talking an acre parcel.
03:36How do people want to live out here?
03:47Well, let's look through there.
03:51We got pasture.
03:54As far as you can see.
03:58Plenty of open land here.
04:00For sure.
04:00The idea.
04:12So quiet.
04:15Your animals would love to be out here.
04:18Or, of course, it's a great place to build a house.
04:21Obviously, there's no HOA.
04:23This is all raw land.
04:25Needing a well and septic, for sure.
04:27All right.
04:30That's the house.
04:31Right before yours.
04:33The driveway is, of course, where my flat car is.
04:38Need some extra tires.
04:40We have a few here.
04:43The owner here.
04:45That's him in the video.
04:46He's got some cows.
04:47That's why I smell the livestock.
04:50He's got a bunch of dogs.
04:52Just making some noise.
04:55You can do all that here.
04:58There's the cow.
04:59Wants to be in the video.
05:03So remember, what I'm trying to do is give you what you can't see if you look at all the best pictures and the video online.
05:09People want to know what's it really like.
05:13So there's our entrance.
05:14And then we're going to go down here.
05:20I actually sold this lot also, which had the same issues with the road.
05:25Ten-acre parcel that way.
05:28Sold it several years ago.
05:29It's the mirror image of the lot we're going to go see.
05:34Sold that for $170,000.
05:38He had the same issue with, you have to get a notice to vacate the right-of-way for Bishop here.
05:43Or he's got to pave it.
05:46And they bought it.
05:48I think they're just holding on to it for a little while.
05:51So because I sold that one, this is the mirror image.
05:54Both of them had one lot.
05:56And then the main ten acres.
06:02From what I understand, this is part of Desiree Ranch.
06:08And you'll see in the aerials, it is pretty much vacant.
06:12Land empty for as far as the eye can see.
06:26Okay, so we want to go down, give you the experience of looking at this vacant land.
06:37Which borders, as you'll see in the aerial footage.
06:42An amazing, empty land.
06:46I think that's Desiree Ranch there.
06:48As far as the eye can see.
06:52We've got chickens, cattle out here.
06:59Livestock, of course.
07:02This is perfect for horses, cows, chickens.
07:10The other lot on Bishop I sold right behind me.
07:13He had bees out here.
07:15People keep turkeys.
07:16In addition to the natural wildlife comes through wild white-tailed deer.
07:25We've got wild pigs, of course.
07:26Raccoons, possums, tortoises.
07:30All kinds of wildlife make this their home.
07:36And why wouldn't they?
07:38With this much empty land.
07:41Right in front of you.
07:42Now, the challenge with this land is you can't get a building permit on it as it is.
07:52This is Orange County.
07:54This is Bishop Road right here.
07:58In Orange County.
07:59It says there's two ways to do this.
08:02I'll give you the rough overview.
08:03One is you can build a paved road to Orange County specifications.
08:09Then they'll be responsible for it.
08:11Down this road here.
08:14That's about 350 feet to here.
08:22To the entrance to your land.
08:25And then you can get a building permit.
08:26The other way is there's something called a notice to vacate right-of-way.
08:32If you can get Orange County to do that, then you can keep that there.
08:35Put gravel down that.
08:37Build the road up to about here.
08:43And then you can get a building permit that way.
08:47It's not simple.
08:49But here's what I want you to imagine.
08:51Imagine there was a road or a notice to vacate down there.
08:54And you drive down here and you've got 10 acres.
08:58This goes farther than you can see.
09:00Out here bordering Desiree Ranch.
09:03In the middle of nowhere.
09:04How much would that be worth?
09:06Answer.
09:07Way more than the asking price.
09:10Way more.
09:13Do the work yourself.
09:15Figure it out.
09:17Eventually someone's gonna make a fortune out here.
09:20Not to be able to split this up.
09:22I think there is a rule that you have to build on the big land here.
09:27I don't think you can split it into two five-acre parcels.
09:29Although, of course, who knows what people end up doing.
09:33Now we've got a pond that you'll see here.
09:37There's another little pond over there.
09:39And then we've got all that uncleared land right there.
09:48And the uncleared land is mostly wetlands.
09:51Any lot out here that's 10 acres is gonna be some wetlands, some not.
09:56I think it's about three or four acres of wetlands.
09:59There's two ways that you're gonna build if you don't want to build in a flood zone or without doing wetlands mitigation credits.
10:17Got this nice pond here.
10:21One way is you're gonna build a driveway right down here.
10:25I think I've got the dogs all riled up.
10:29They're not used to people being back here.
10:31The other way is you can build on the other side of that pond.
10:38Build a driveway there.
10:41You'll also see that's not in a flood zone or wetlands.
10:50Depending on what you want to do.
10:51There's more than enough space to build.
10:54Do what you need to out here.
10:55And, of course, some people do want to clear some of the wetlands and get what's called the wetlands mitigation credit.
11:02It's roughly, approximately $90,000 an acre.
11:07Most people only need to do a small bit of that.
11:10You know, a third of an acre or something.
11:12You pay the state.
11:13You get clearance to do whatever part into the wetlands.
11:19They buy some other wetlands somewhere else, at least in theory.
11:23And then you can build.
11:24And that's how you see these beautiful lakefront houses right on the edges of the lakes.
11:29And you say, how did they do that?
11:31Well, they did the wetland mitigation.
11:33You probably won't need to do that for here.
11:38This is yours right here.
11:44You can see all of this is where you could build.
11:48Now you're in the western or you're facing the land upper left-hand corner of the lot.
12:00And, of course, since we're talking about such big acreage, it goes on for quite a ways.
12:07How big is this land?
12:17It's so big that you walk and walk and walk.
12:20And way back here in the corner, you've got your own storage container.
12:26I think the owner said he would move that.
12:30You don't want it.
12:32Chances are you might want it.
12:37Way out here.
12:38If you're looking north, you're back south.
12:54We're in the far upper left-hand corner of the land.
12:57You can see it's all high and dry here.
13:11Plenty of room to expand that way.
13:17If you're going to keep livestock out here, you probably would want something like this for some kind of storage.
13:27And, of course, for your livestock, you already have a pond out here as well.
13:36No HOA.
13:37Raw land.
13:39Bring your own well and septic.
13:46You can certainly drive back here.
13:49First time you come out, I'd recommend you walking.
13:52So we're on the northern side of the pond there.
13:55You can see we've got a huge pad here if you wanted to build just right here.
14:01And then we're going to walk to the other side of the pond and see what that would look like as well.
14:12When you look at the survey, it's easy to say, oh, half of it is wetland.
14:16Well, yeah, but you could build a huge house out here and never come close to wanting to build when you actually get out here and start looking at the land.
14:26Gives you that nice buffer that people want.
14:37And, of course, the taxes on the extra lot, which is that way, just a couple hundred dollars a year.
14:43And there's your pond, which your animals would love, or you would love.
14:55I wish you could clean it up and make it cuter if you wanted.
14:58This is all still high and dry.
15:12You can tell right here from the pine trees, pine trees, pine trees, and then just on the other side of that, 150 feet is where the wetlands start.
15:27Now, it doesn't look like this would make a good driveway, because it hasn't been mowed.
15:37So visually, from the ground, it doesn't look like much.
15:42But just like you got all that mowed there, it could mow all down here, too.
15:47And you can see that it was mowed in the last couple of years.
15:52We were just over there.
15:54Go along the edge of the pond.
16:00Hasn't mowed, but it's been several years.
16:03Of course, you're going to do any clearing.
16:05This would be a breeze to come through and clear this part out, still keep some of those nice trees.
16:10And you can see, if you didn't want to go up against that property, you could drive way up here, in between.
16:25Another little pond there we're trying to get to.
16:29You can see the ground looks good.
16:31There we go.
16:40All right, so it's walking south between the ponds.
16:48And that one there, more like the little depression.
16:57You can see the cattails there.
16:58So two-axis, or the world's largest circular driveway, if you wanted.
17:16Leave it just like it is.
17:17If you want to build a road, you can build it to about there.
17:24And then you've got on the other side of the pond, or between here and there, right up that way.
17:34Again, to get to that big open area this way.
17:38Now, when we start walking down here, of course, we're getting progressively wetter and wetter.
17:48It's definitely buildable with the wetlands mitigation credits.
17:53I don't know why you would need that when you've got all this land that is good.
17:58Let's get a little wetter here.
18:03Talk about beautiful land.
18:04Why do you want to live here?
18:05If you build a house, this is what you're going to have every day.
18:26This will be your life.
18:27So anyone who buys this is going to want the animals, the wildlife, the privacy.
18:39If you look on the map, the plat map, Bishop Road, technically, would go straight down here.
18:47And it does for quite a while.
18:50I just didn't mow it.
18:59And it goes straight.
19:02You just walk farther and farther into the woods.
19:05I walked quite a ways back there the other day.
19:08And you start to get to where you can see the alligator trails.
19:17Because that is definitely wet right in there.
19:20I cross across the driveway here.
19:23I was out there walking, and I thought, you know, I probably, not that scared of alligators,
19:31but I probably shouldn't be out here videoing, walking across too much.
19:35This may document my demise.
19:38See that?
19:38That's an animal trail right there.
19:40That part's your land.
19:52The other side, it's not.
19:55You can see right there.
19:57That is an alligator trail right going through there.
20:03Hopefully this video will make it back to civilization.
20:06And they're going up there someplace.
20:11So that's about as far as I'm going to go, about as far as I need to go.
20:14You can see the rest with the aerial view as we fly over.
20:24You want to be a place that's on a no-outlet road,
20:30at the end of a paved road,
20:33at the end of an unpaved road,
20:36so much at the end of the end of the end of the end of the end right here.
20:46This is the place you want to be.
20:48You want to bring your animals out to.
20:50Want to build a house.
20:52Want to buy it.
20:53Wait for the inevitable appreciation.
20:56Taxes are only around $1,800 a year.
20:58It's almost a miracle that there's places like this still left out here in East Orlando.
21:19And you can get your share for this low, low price.
