00:13So we're going to do this.
00:15Think of how nice it will be to sit on a new deck and look at the ocean and sip a nice glass of wine and slow down for a change.

00:28We've been together now for close to 10 years.
00:31I think we're ready to make the move to get out of the congested downtown.

00:39Tristan and I met online about 10 years ago.
00:42We went for Vietnamese food and I think you had your first pho.

00:46We enjoyed the lunch.
00:48It was kind of, I was like, wow, he was a very handsome man.
00:51It's kind of worked ever since.
00:53I have two kids.
00:55Sam, who is going to be 16 in a few weeks.
00:58And Lucy, who just turned 19.
01:00The most amazing part about meeting Lane was that, you know, you don't just get one person.
01:05You actually get to meet three really wonderful people.
01:08We were very lucky to be able to grow up in rural Nova Scotia.
01:11I actually grew up in Chester, where boating is a way of life.
01:15I'm from Port Hawkesbury.
01:17My grandfather was a lobster fisherman.
01:19My uncles are lobster fishermen.
01:20It might be a reason why we click so well together.
01:23The ocean is in our blood and it's definitely something we want to get back to.
01:27We live in Halifax.
01:28Our business is running smooth after many years of working on it together.
01:32But we've decided that it's slow down the pace, get back to a rural setting.
01:36Chester's a pretty special place and it does offer more option for waterfront property or ocean dew, which is really what we're seeking.
01:44The wish list for the new house is ocean access.
01:47We've got to have three bedrooms at least.
01:48It's got to have, you know, an open kitchen.
01:50We entertain often.
01:52Tristan is a pretty accomplished cook.
01:55I enjoy what, let's call it the quintessential Chester house.
01:58Also, we really love privacy.
02:01If we can have trees around us, woods and a swimming pool.
02:05But again, I'd love the turnkey.
02:07I'd like to walk in the door and not even have to pick up a paintbrush.
02:11I think I've got enough going on in exterior projects now that we might be able to settle on a house that doesn't need work.
02:18But let's just say I don't want to have to get out of bed and go right into my work boots instead of my slippers.
02:23I think we'd be open to a little bit of gussying.
02:27We'll just see how it goes.
02:29Well, the budget for the house is $1.4 million and I kind of think we can get everything we want with that.
02:33So we're optimistic.
02:35We've probably been in six different locations in the past five years.
02:40I'd love for this to be our last move.
02:44Hopefully be our forever home.
02:45I think it's going to be a lot of fun.
02:48So our realtor, Susan, her mother and father are actually my godparents.
02:51So we've been very close since we were young.
02:53She's been a business partner in the past and now become a close friend.
02:58She reads us so well.
02:59She almost knows our house before we do.
03:01I'm pretty close to both Tristan and Lane.
03:04Tristan and I probably speak on the phone once a day.
03:07We have a lot of common interests, like especially in real estate.
03:10Lane is also real estate savvy.
03:12But he and I have more of like a fun-loving relationship.
03:15Today we are right in Chester.
03:22We're a stone's throw from the ocean.
03:24We're walkability to absolutely everything that is available in Chester.

03:38It's not on the water.
03:40However, I've seen this house a few times now.
03:42And every time I walk through it, all I can think about is what would Tristan and Lane do with this house?
03:49Today I'm taking Tristan and Lane to see a four-bedroom, two-and-a-half-bathroom home located right in the heart of Chester.
03:57There's 2,700 square feet of living space.
04:00The home is within walking distance of the ocean.
04:03It's well under their budget at $778,000.
04:09What are your first impressions?
04:11I think it's a canvas for sure.

04:13To be fair, I've never sold you guys anything turnkey.

05:11This might scare Lane, but I was thinking if we could move that kitchen over here, structure's not going to be, you know, not going to be ripping walls apart.

05:20So you could blow that out completely.
05:22You know what else you could do to make this kitchen even bigger is that right behind here, that's the mudroom entrance from the garage.
05:29So you could probably even blow that out.
05:32I mean, I'm kind of thinking if we concentrate on this area being, let's call it almost like a large picturesque window that's going to kind of give us this look into a pool area.

05:41We might want to look at reorienting the entryway over here.
05:44And I don't think that would be too difficult to do.

08:18It's definitely spacious and gives us lots of options for guests and entertaining and kids especially to have their own space.
08:25And a nice flat lot, there is opportunity for the pool that we mentioned.

08:31It's a modern foundation.
08:32I mean, we'd be dealing with a structure that would be easy to build off of.
08:36And let's circle back to that.
08:37The price point is $778.
08:39So there is a lot of budget to work with there to turn this into exactly what you want.
08:46Still isn't my turnkey house that I'm really striving for, but it's still on the list.

09:09The reason that people love it here is because they get that space and private water access, but they're only minutes from Chester.

09:53The house definitely sits nicely with the pool.
09:56I'm not too familiar with log, but it's quite attractive.

11:15The view of the ocean certainly reassures the value of the property.
11:19When you come in the door and even in the driveway, you don't get to experience it right away.
11:24Which is almost a great feature.
11:26You know, people would arrive and not realize what's actually back here.
11:29And it worked for us.
11:30And then, of course, you come right along into this gorgeous living room.

11:34The vaulted ceiling creates a larger space in here.
11:37More welcoming for sure.

11:40So you just take it all in.
11:42You've really checked one of my major boxes with this one, Susan.
11:45As much as the exterior of the house doesn't seem to have that classic seaside Chester vibe
11:50that we're looking for with those architectural features, I'm definitely getting it on the inside.
11:55One thing I do notice is maybe no spot for a television.
11:59So there's actually a family room on this level.

12:06As time goes on, you could use this room as a primary bedroom on the main level.

13:31That walkable feature in what we're looking for may make this one a bit difficult.
13:36But with the pool and the oceanfront, it's exactly what we were looking for.
13:41But it doesn't have a wharf.
13:42Because of the area, if you were to put a wharf in here, the return on that investment would be exceptional.

17:34Chester Life doesn't get much better than what this property offers.
17:38At a glance, I can see the lifestyle.
17:41The lot size is a little bit of a negative.
17:43It's not exactly turnkey, but it's really close.
17:46We're looking at a couple of projects there to make this work for us.
17:49You know, it is a little bit smaller than you were looking for.
17:52Maybe not as much privacy.
17:54But I guess ultimately, when you guys are looking at the other options, you need to decide what goals are most important to you.

18:14I'm excited and for selfish reasons, so happy that you're going to be in Chester more than part time.
18:21You showed us some spectacular properties and you're not making the decision easy, I'll tell you that.
18:26What did you think of the first house that we went to?
18:28Private potential has a lot of potential.
18:30You got 778, all of the things you guys could do with that house.
18:35That's right.
18:35It's a blank slate.
18:36$600,000 of a renovation budget.
18:39It seems to me we're going to renovate any of these houses.
18:42This one seems a little over-the-top renovation for me.
18:46Let's knock that one out.
18:47So right now it's between Cottage Cove and the Dockside.
18:50Cottage Cove was pretty special.
18:52That one was listed at $1.1 million.
18:55The interior, oh my golly, what a beautiful spot.
18:58It had all that charm, that pool, that entertaining space, the view.
19:03If we're going to be on the ocean, we want to have a boat and I think that's going to require-
19:06A dock at some point.
19:07Yeah, major expense.
19:08That 10-minute drive, a little bit out of town.
19:11It's not a killer for this property, but it is one of the things we're thinking about.
19:15So what about the last house, the dockside?
19:18I saw my boat sitting at that dock.
19:20It was on the water, and I mean on the water.

19:24For sure.

19:25Easy access to everything.
19:27So the list price on that one, $1.3 million.
19:29I get a little nervous with a kitchen change and to seclude off the upstairs bedroom.
19:34All these little upgrades at that $1.3 million, you know, bye-bye $1.4 million budget.
19:40I was a little bit concerned with the size of the house.
19:42I mean, we would be downsizing significantly from where we're at now.
19:45With this house, that privacy really disappears, so it's still a tough decision for me.
19:50At this point, it's kind of coming down to, like, privacy versus convenience.

20:26Well, we've been here for four weeks now,
20:28and it's just been such a nice change watching the boats go by.

20:35Sam can get to the golf course easily on his bicycle.
20:38We've met some really great neighbors.
20:40Now learning the lifestyles of Chester, we're kind of tossing up in the air.
20:44Do we lean on a kitchen or do we go for the boat?
20:46Over easy.
20:47Okay, perfect.
20:48We've had some good meals here so far, so I mean, like, we'll be all right.
20:51It's really coming together for us here,
20:54and I think we've made the right choice, I think, without question.
20:57We couldn't be happier to leaving City Lights behind
21:00for sunsets in our future.
