00:00In-house is here. Cottage number one and cottage number two. My daughter, Ella, the
00:06cottage is her little design project. This is what we ordered and their new
00:10tile is lighter green. Oh no. I was afraid to show you but I knew I had to. I have to see it. Steve's
00:16gonna be our connection point to get this project finished. I wanted to point
00:19out we had a visitor. Oh my gosh, it's a bear. Any major hiccup, what are you
00:25thinking? The fireplace has me up at night because it's in zoning. That's not what it's
00:29supposed to look like. The biggest variable is the fireplace. Other than that, I feel
00:34like it's smooth sailing from here but I shouldn't have said that out loud. Sounds
00:38like I get to keep both my fireplaces. You're gonna jinx yourself? I don't want to jinx myself.
00:51What makes the Mountain House so unique and perfect for our family is that it's
00:55got three distinct structures and it finally feels like we're getting close
00:58on all of them. It's got the main house which now has all of this beautiful wood
01:03that's blending perfectly. And then there's the large cottage which is looking
01:07great with the new plaster that we added. And then the tiny cottage. This is the
01:12cottage that really spoke to Ella. So she's designed it. The paint, the wallpaper,
01:17all of that is done. Now it's just the little things that are gonna really make it
01:22feel special. And today we're hoping to find some treasures at one of our
01:26favorite stores in Waco. LFCC art, trays for your coffee table, a holder for your
01:32soap, you know just like anything.
01:33I don't really use bar soap but... Oh well you should since you can use this plate.
01:41It's like the ruffle but do you think that's too much ruffle? No. We should change it up?
01:47That's why I'm saying both. Oh. So you have a pairing, you know? Mm-hmm. We found a lot of
01:52these really cool little treasures that are gonna be perfect in Ella's space.
01:55Since Ella's starting college in a month, today is a really important day to just nail down all of
02:06the final details to this little cottage. So we taped out the exact measurements. I wanted Ella to be
02:12able to see how the selections that she chose for the space work in it. So we have a plan to work off
02:17of. What made you go green and blue? That's so fun and unexpected and I love that. I wanted to feel
02:24like cozy and a little bit darker. Yeah. But then the kitchen to feel more like light. Yeah. So that's
02:29why we went with the cream. But then the green cabinets to tie it all together. You did a really
02:35good job. Ella has always been, from early on, very interested in design but also just has that
02:41natural instinct. Now that we've got all the dimensions, this is a lot smaller than I remember.
02:48Mm-hmm. Here's your settee. Thoughts on lamp and rug. I like the lamp. Okay. I like the little
02:56ruffly things. Okay. But it might be a little bit tall. That's what I'm nervous about. I do wonder if
03:01we get a plan B for the lamp. Trying to find one that's more the scale of the settee. How do you
03:07like the settee? I like it. I think it looks good. And then with your fireplace here, the little nook
03:12that you created here, this may be a little big. Let's see what this looks like. I just love the legs.
03:21I think that's cute. She has found a way to make the space feel so dreamy and cozy. When it's a small
03:28space, you always hear people say, paint it light to make it bigger. Well, you chose to go dark. You
03:34kind of bucked the rules and said, but this is what I want. It's fun to see her come into her own
03:40style. On your first design project, you really stepped out to kind of just teach me something,
03:48which is like, don't be afraid in a tiny space to go big. And I love it because I feel like it's you.
03:54It's the cutest little space. Thank you. And crew is going to love it.
04:12It's been about three weeks since our last trip to Colorado, and we've made a ton of progress.
04:17Most of the drywall is up.
04:18We started installing the oak paneling on the ceilings and the walls throughout the house.
04:26We added the trim in that primary bedroom, and the parquet floors went into the reading room.
04:33We're still waiting on those permits for the fireplaces, but we're really moving forward.
04:38It's just a fun day to be here and to see all of this activity. We got a lot going on,
04:43so get ready to enter the beehive. Oh, man.

05:06So we did this like a stair step install with the wood. I can't believe it. I love it.

05:12This feels special. How hard to do this downstairs. Like, I know we didn't plan for it, but anywhere
05:19where I'm doing this wood, this is going to feel dramatic. Because even looking up, but knowing
05:24the walls will be like that, there's almost no dimension.

05:30So this is the tongue and groove that we were originally going to go with. Compare this to
05:34the stair step or the step entryway.
05:36I just feel like if you could add that little piece, it would just make it richer.
05:41So my question to Steve was, do we have enough material to accomplish this downstairs and in
05:45the main living and kitchen area? You just say you can or you can't and I'll just get over it.
05:49I can do it. How's that? Because the tongue and groove we can use as this. So we're not losing
05:54material and we're not going to have to buy new material. Perfect. Awesome. Steve is like,
05:59so nice. Love this guy. He's like, not only do I have enough material.
06:03Contractors are built to say no. You have to force a contractor to get to the yes.
06:08We'll get more bang for a buck doing it like this.
06:11Yeah. At the very beginning, I didn't know to say no. So when she asked for something,
06:16I said yes. And I was romantically involved with this woman. So in some ways I was trying
06:20to impress her every step of the way. But it was like, Steve is just kind of like that.
06:25He's like, let's do it.
06:26I do want to see the reading nook. Well, that's dramatic.

06:33This is that floor that you sent me.
06:36Yes. It's so beautiful. Wanted to get our eyes on the flooring in the little reading nook.
06:41It's this beautiful reclaimed parquet flooring. I really wanted to add texture and more story
06:46next to all the simpler paneling.
06:48Love this place. It's like, man, these old floors really look like you've stepped back in time.

07:01The trim in the primary, it felt like this beautiful reveal. I hadn't seen it fully installed.
07:07The goal was you see a little feminine, you see a little masculine detail.
07:11You've got the beams that are masculine, you have the wood that feels more textured,
07:14but then you have a little arch detail that makes it feel a little more cottage feminine.
07:18It's almost all masculine.
07:19You haven't seen it done. All you're looking at are the big shiny things.
07:23Are you going to screw it up from here out? Is that what you're trying to imply here?
07:26It's going to be a little balance of me and a little balance of the ginger right here.
07:29Joe, remember last time we were here and that artist was sitting there hand painting these beams?
07:34It was like unbelievable.
07:35He was so meticulous, giving it the illusion of cracks.
07:38This really was least expensive option.
07:41Yeah. It just looks super sharp, man.
07:43And the space, super tiny, and we always knew it was going to be tiny, but it's going to work.
07:48This wide-case opening gives you that illusion that it feels bigger.

07:54So we have three samples on the deck for you guys to look at, and plus we have your window box up.

09:06Today's the walkthrough of the kitchen.
09:09The more I started thinking about what this home would become, it was really around the kitchen.
09:13You know, 15 to 20 people could be here at one time.
09:16And so the existing kitchen was not conducive to what I knew we were wanting to create.
09:20The cabinets are halfway installed, and they look very lodgy.
09:24Like, I like the way that that's coming together.
09:26It's just finalizing the floor stain.

09:29That feels too orange.
09:31Wondering if they can come in with a bleach.
09:33So it just feels a little more natural.

09:35Because it's making that look green.
09:38It is.
09:39The backsplash is about to get installed because we finally received those hand-painted tiles.
09:43This is the new batch of tile.
09:45They did try to eliminate some of the variation and darken and friction the color.
09:50So I think it turned out good.

09:52The tile has been one of those things where the color variation has been a bit of an issue,
09:57but I saw the tile today.
09:58It's beautiful.
09:59It's a lighter green, but it's still going to be pretty.

10:07Moving that kitchen from where it was into this living room feels natural.

10:34We're back in Texas, and I'm on the hunt for some big furniture pieces for the main house
10:39and Round Top.
10:40I love this little detail.
10:43I love finding older pieces with tons of character and giving them new lives.
10:48Mixing new stuff with antique accents creates great design moments for almost any project.
10:53Good news, we found a dining table.
10:57I think out of everything we were looking for, the table was the thing we thought we were going
11:01to have to custom build.
11:04It's going to be right down the center of the kitchen.
11:07It's like over 40 inches wide, which is perfect.
11:10So I think this will seat about 12, and we love it.
11:15It's been a long day.
11:16I have no other words to say, except it's been very successful.
11:24So it's almost time for Ella to head off to college.
11:27We finished the styling plan for her cottage, but there's one last finishing touch I want
11:32to work on right before she leaves.
11:34I love this little shelf, Ella.
11:36The scallop, I think, is really sweet, and I also know you love mugs and cups.
11:39So we needed a place to put those on the walls.
11:43Today, Ella and I are doing a little makeover on a piece that will go in the kitchen pantry
11:48in our cottage.
11:49We found this cute little vintage scallop shelf, but she didn't love the color or the
11:53finish, and so today we're painting it.
11:55This is where I want you to decide, do you want to paint it green, the color of your cabinets,
11:59or do you want to paint it cream, the color of the wall?
12:02I think I like the cream.
12:04Perfect.
12:04Ella, this is what I used to do the early days of Magnolia, where I was painting everything
12:11and then sanding it.
12:13I loved that I could take an old piece and just put a little paint on it and a little,
12:18like I would say, the fairy dusting of the sanding and watching that fly off the shelves
12:22because I think that's what people love.
12:23They love that story and that character.
12:26I don't want it to be perfect, so I'm just kind of coming in.

12:36It's like a little bit cleaner strokes.

12:40I love that she's taking control, and she has no problem telling me this is what she wants.

13:10Getting to do this with her right before she goes off to college feels really meaningful,
13:14especially on a project like this that does feel so much about family and being together.

13:36We're in Colorado for just a few days to check on everything one last time before we come back for staging.

13:46Right before we left Waco, we got some really good news from Steve.
13:50Yeah, I wanted to let you know we were able to finally receive the permit for the fireplace.
13:54That is awesome.
13:56So now all the masonry for the fireplaces can start going in and the additional stair-step paneling I asked Steve for has gone up.
14:03In the small cottage, we added the arch openings Ella wanted for a more feminine feel to the space.
14:09And today, Chip is installing the cutie tile that Ella picked out.

16:42And we're hustling to get the foundation for both of these fireplaces completed on the
16:48exterior.

18:25So I just feel like I'm moving into every space, and I can see the finish line.

19:50Construction on the mountain house is almost finished, so I'm finalizing all the styling
19:55and everything we're going to be putting in the house.
19:58The thing I've kind of waited a little bit on are plants, which I wanted to source in
20:03Waco at one of my favorite greenhouses.
20:06I wanted Mikey to come with me today because she's the plant lady expert of America and
20:12Colorado and Texas, right?

21:36We finally finished all of our preparations in Waco, and over the last few weeks, trucks
21:47have made their way to Colorado for staging at the Mountain House.
21:50The distance has definitely been a challenge, but now that it's all ready to go, I can't
21:54wait to start bringing these spaces to life.
21:57So it's the first day of staging at the Mountain House.
22:00So exciting.
22:02I have been waiting for this day for, it feels like, a long time.
22:06This reminds me of every other fixer, where we're moving into rooms that are still not
22:10completely finished.
22:11There's still so many workers in the house.
22:13What we're trying to do just for our minds is maybe try to finish one room at a time as
22:19far as getting everything hung and all of the furniture placed.
22:23But I love the energy of just the hustle, the saw, everything about it.
22:28It's like, work is happening.

23:26You can overdo it and then it just feels a little too shabby or something.
23:32So we're going to go try this out.
23:34This is such a tight timeline on just trying to get everything in the house.
23:38And so we have so many Magnolia family members here with us.
23:43I just think this is like a fun party.

23:45Everyone's kind of tackling each room.
23:49We planned it pretty tight to where everything's like a map.
23:52Basically when everyone got here, it was like this goes in room one, this goes in room two.
23:55So it's so thought out.
23:58So they just cleaned out this portion of Ella's cottage and I'm wanting to get the bulk of
24:03her stuff in here.
24:04She actually comes tomorrow, which I'm so excited.
24:07I haven't seen her since I dropped her off at her dorm.
24:10Really trying to get everything buttoned up in there today and tomorrow before she gets
24:14here so she can just have full reign in there.
24:17You know, this project has been very personal as a family and an extended family.

29:45We repainted the siding a really beautiful green, added new shutters, and then the hand-hewn beams on the porch.
29:52Love that we've been able to refurbish those cool rocking chairs.

30:06As you step into the house, we added the fireplace, which I think is the biggest statement in that room.

30:25I was really thinking about our boys when I designed this cottage.
30:29This just feels like a more masculine-feeling space.
30:35We painted the ceiling and the trim a really pretty green.
30:39And then we plastered all of the walls and the main space, which is really, like, moody and earthy.
30:45And then added a few feminine touches.
30:48We added some gingham fabric to the window seat.
30:52I love that that was existing, so I wanted to really highlight that.
30:55Something about it is super charming, you know?
30:58The Dutch door that was in the existing kitchen in the main house is now here, and I feel like it feels just perfect in that spot.
31:06And we just galley-kitchened this by adding all new cabinets, because there's Root Shot.
31:12Added this cute little scallop vent hood, which I love scallop.

31:15And then this really pretty tile for the backsplash.
31:19Use the existing butcher block countertops.

31:26We had these for Ella's cottage, and her ceilings were too low.

31:39Kept the existing vanity, added new countertops.
31:42And then we did a really pretty black and white tile on the wall.

31:52And last but not least, the bedroom.

36:30So it's like masculine, but then also charming and sweet.

36:41You won't believe how little it was.
36:42So this walked into the kitchen.
36:44It was cottagey.
36:45It was really sweet.
36:46But I thought for this amount of space, a cozy reading room would be perfect.
36:51This was the original range.
36:54So we just put this little stove here, added shelving.
36:58We created this little nook right here.
37:02These beautiful floors are antique.
37:05We added paneling on the walls, a darker color, but then vertical and horizontal.
37:09So it just felt super interesting.
37:12And then here, we created a cased opening to make this feel a little more defined.
37:18This is a tiny powder bath.
37:20Oh, it's so cute.
37:20Look at the tile.
37:23Fun little sink.
37:23Yeah.
37:24So pretty.

37:25Now we're walking into the primary.
37:28That is beautiful.
37:30This is another space where it's like, oh, if you could imagine it before, this was all
37:34walled off.
37:35There's no bathroom.
37:36There's no closet.
37:38So we opened that up, added wallpaper and a sweet scalloped trim.
37:41We added the light oak onto the ceiling, and then again, we faux painted these beams to
37:47match.
37:48That balcony was already there.
37:50These windows were there.
37:52I think the biggest thing here is I didn't want to do a door to the bathroom because I
37:55wanted this space to feel larger.
37:57And now you walk into the primary bath.
38:01And then again, there were no closets.
38:03So adding all of this closet space, water closet, shower, a tub by the windows, added the double
38:09vanity, all this beautiful wood.
38:12All the wood and all the detail looks original.
38:15That was the goal.
38:16Okay, so now I want to take you downstairs.
38:21Hey, Mikey.
38:22I love this gorgeous wood.
38:25Beautiful.
38:26Just kind of Swiss chalet inspiration.
38:30And then here, I want to show you another guest bedroom.
38:33So we just plastered the walls, painted this trim green, added new sconces here.
38:41There was no bathroom connected, and now we created a really pretty bathroom.
38:48With a double vanity in that same light oak, black countertops, these pretty mirrors, and
38:54a picture frame tile in the shower.
38:57That's amazing.
38:58Yeah.
38:58And then let's walk out into this hallway, just cut into the stairs, and created this
39:05little nook moment so it felt bigger.
39:08And then stepping in here, so this was their primary suite.
39:12Okay.
39:12But I turned it into living space.
39:15Wow.
39:17I can imagine all the kids.
39:20So this is kind of the game room, hot cocoa coffee bar.
39:24I love this hand-painted tile.
39:28If you look in here, this is the laundry room.
39:33This was actually their bathroom, but I felt like we needed a larger space for all of our
39:38winter clothes and boots.
39:40Added all of the paneling on the walls, washer, dryer, the sink, and then that vintage ski wallpaper.

39:48And then stepping into here, this was the primary bedroom, but now this is the den.

39:55I love that every room almost has a fireplace.
39:57Isn't that crazy?
39:59You know Chip loves wood-burning fireplaces, so we added that new fireplace, the French doors.
40:05I love this little nook right here with new fabric.

40:10I feel like this is like a cute moment to read a book.
40:14This is where we're all going to probably hang out.

40:19One thing I'm probably the most excited about, this was their closet.
40:25And now this is the bunk room.
40:28So four beds.
40:30These beams were there.
40:31I added some tongue and groove, added the pretty wallpaper, all the little sconces.
40:36This room was inspired by our girls.
40:39This is the space that they're going to be in.
40:41It's really sweet.
40:41All the stories.
40:42And then the bathroom for this space, but also for the guests out here, is right here.

40:48So we turned this part of the closet into a bathroom that ties into the design of the bunk room.
40:54But look at that plaid tile.
40:56And I love the mirror and these sweet little sconces.
40:59All the wallpaper and tile is still so special.
