00:27Here, we have a complete renovation with a reprocessing of the interior volume and a real reflection on the load-bearing structure.
00:34The idea is to merge several spaces: the entrance, the hallway, the staircase, and even part of the garage.
00:40to create a large open-plan living area with kitchen and dining room.
00:45And of course, we're going to integrate the load-bearing column directly into the central island.
00:49to make it both a technical and aesthetic element.
00:53Here is the removal plan where the parts in red are the parts that will be removed.
00:59So, as Mathieu said, the load-bearing walls here are going to be removed.
01:04to have a post here that will be preserved.
01:10And since the owner wants the kitchen to be near the entrance,
01:14Inevitably, we will need to position it either on one side or the other.
01:19since we have two large openings that will be maintained.
01:22That section is far too deep to accommodate the linear layout of a conventional kitchen.
01:28So the linear space that is immediately a little more interesting to exploit is necessarily this one.
01:32That's why there are openings that are positioned opposite
01:35And that gives us a kitchen in an I shape, which we then install like this.
01:40The island should therefore be a somewhat centrally located piece of furniture.
01:45So it should be located more or less here.
01:49But as Claire pointed out, we end up with a post in the middle.
01:53The idea is therefore to work on the project, to structure it in order to integrate this reinforcement.
01:58this load recovery directly at the center of our island.
02:02So if we take a sheet of paper to draw a little bit,

02:09In elevation, for example?
02:10In elevation, it can be very good.

02:12What we're going to offer our client is simply to have your photo
02:16that we are currently presenting to you,
02:17which can be left unfinished or with plasterboard around it,
02:20and have our island which will actually come with the worktop going all the way around
02:24and the furniture is put in place.

02:30What we're going to do is we're going to clean it up
02:32and we're going to present it to him and see what happens.
02:35to create an exchange to define the different trade-offs.
02:38We are therefore left with a clean version of our elevation and our cut
02:42to get a projection on the architectural software.
02:46And it's starting to take on a rather nice and coherent form.
02:49That's interesting.
02:50There, we recognize our post, which is encased in plasterboard.
02:54and indeed it is central to the island, on one part of it of course.
02:59We manage to install kitchen cabinets around it, and of course a countertop section.
03:04to let this post breathe a little.
03:08The idea is to position different boxes all around
03:11and to unify with the work plan.
03:14The worktop, in this case, which can be made of wood or stone,
03:16Here, we've applied coatings to give it a shape.
03:19rather than remaining on a white cut or elevation.
03:22which we developed using actually different styles, since we incorporated elements of inspiration
03:27which allowed us to define a trend.
03:30We had a second one that also came and positioned itself.
03:33It was more industrial, more raw.
03:35Yes, where the IPN is indeed left raw, untreated or really varnished, very simple.
03:42Or the worktop also comes around and the island as well.
03:46The only thing is that here, in terms of the finish, we'll have to see with the marble.
03:52since we're thinking of going with a worktop made of stone, granite or marble
03:58to actually see the finish here at the post.
04:01That's precisely because of the exchange that took place with the owner.
04:05This indicates that for the moment, this is the trend he is starting from.
04:09Why? Because we're also going to have a finishing parameter.
04:12which will be at the level of the rougher part of the IPN if we keep it in its current state.
04:17We therefore developed two mood boards in parallel to define a general trend.
04:24One with cement tiles and another with a bit of color.
04:28We didn't just wing it; we based it on a conversation we had.
04:32through several rounds of discussions to gain inspiration and an overall trend for the project.
04:37Yes, because the trend is actually either, as we saw with the island proposals,
04:42either a more traditional trend in design, or a more industrial one.
04:48And in terms of materials, we're talking about a type of honey-oak wood.
04:53Rather matte black, why not for the facade or for the finishing panels?
05:00and also a matte white that would come in to create an atmosphere
05:07around the actual cement tiles that would be installed on the floor,
05:11Why not use it as a floor mat around the island?
05:14At this stage, it's this mood board that has been shortlisted.
05:18There was a small discussion about the color blue, whether it was of interest to us or not.
05:22We'll see that in later phases.
05:24We have nevertheless developed a projection to allow us to grasp the volumetrics for the air.
05:31We can see that our post is there, following the opening of the carrier, and that it is positioned inside.
05:34and our islet which would come to be positioned around it.
05:37We actually have a very pretty view with a tiled carpet as well.
05:41The layout needs to be stopped, therefore the positioning, the color, the quantity.
05:46There, we were, let's say, a little extravagant,
05:49but it is very likely that in later phases, we will be led to reversion.
05:53So, in the next steps, what we're going to do is, as you've understood,
05:56This project is being developed within a broader framework, as it involves the opening of a project leader.
06:00an addition of a story and also an extension, a complete and comprehensive renovation.
06:05So, we have other parameters to finalize, including the structural engineering studies.
06:09for the load transfer with the concrete engineer,
06:11This will allow us to gradually move towards the site monitoring phase.
06:15which we will show you later.
06:20After a few weeks of technical studies, we get to the heart of the matter.
06:24The first two weeks were entirely dedicated to the complete dismantling of the construction site.
06:28dismantling, opening of the carriers and removal of all old networks.
06:32And now for the big projects.
06:33The IPN beams are integrated to ensure load transfer.
06:36We then move on to laying the slabs, cement, tiles,
06:40cement tiles installed, according to what we had originally envisioned.
06:43Then come the plasterboards for insulation, wall correction and lining of the networks.
06:48In short, this is the moment when the project takes shape.
06:51where the old disappears to make way for the new,
06:53with the furniture being assembled around the island and the central post.
06:58For this project, the paint was applied using a spray gun to all the walls.
07:01except for decorative colors.
07:03So, everything is meticulously patched.
07:07After more than three months of work and a good week of protection,
07:10The result is starting to become apparent.
07:12Removal of tarpaulins, installation of the last elements, thorough cleaning.
07:16We are slowly moving towards the final delivery.
07:22After more than a month of adventures and a real period of reflection,
07:25The result speaks for itself.
07:27The island has become a centerpiece and our supporting post a real asset.
