00:49We've got four dogs that are in line of sight, and we're missing a few dogs.

00:56Even though we have kids and all these puppies at the farm, it does feel like it's just a quieter season for us.
01:02I think the idea that the past 10 years has just felt so fast and furious with-
01:07Man, the business.
01:08Fixer, Magnolia, the kids growing so fast.
01:11In a couple years, the oldest four will be out of the house.
01:14And it's made Chip and I think more about the future and how do we keep this connection as a family.
01:22Obviously, the farm will always be our central place.
01:25But the thing that we have loved as a family is skiing.
01:36We started skiing, I think, 2016 with the family.
01:38And now every year we've gone back to the mountains.
01:40It has become our thing.
01:42I wonder, is it the mountains that we love?
01:44Or is it just the nostalgia that I feel that I grew up doing it so I sort of want my family to?
01:48Yeah.
01:49Chip grew up skiing.
01:50I did not grow up skiing.
01:52Just that change of scenery is really nice.
01:54Yeah, and the snow.
01:55Yeah.
01:56We don't get a lot of snow in Texas.
01:57Every time we've gone to the mountains, Chip has always peeled out one day where we go look at real estate just for fun.
02:02We always love dinner no matter where we go.
02:04No matter where we're at.

02:06I would say Chip's dream has always been perched high on the mountain with the view all around.
02:12My dream has always been at the bottom of the mountain tucked away.
02:15I want the little house above the clouds up on the hill.
02:18I'm a valley girl.
02:19I'm not a mountaintop person.
02:20But it would be a dream to have a place where we could all go together.
02:23Not only our immediate family, but our parents, our sisters, their families.
02:27You know, I think I found the house.
02:29Why this house?
02:30It's been on the market for a while.
02:32So it just feels like the timing is really right for me to potentially make a really good deal on this property.

03:40somewhere outside of Waco, I want it to feel like something that I put together for my family.
03:46So how do we tackle a renovation project outside of Texas?

04:51The main house has two bedrooms, two and a half baths, a wraparound deck, two additional guest cottages, plus access to the river.

05:17On this level, there's a sitting room off the entry, a galley kitchen, a giant living space, a deck, and an office.

05:45But for such a big space, the windows on that wall are tiny.

05:58I love this, but that's not going to be a big enough range.
06:02The way you build everything out of the kitchen, this would be tough.
06:06It feels like too small for our family and all the cooking that I love to do.
06:11So we would either have to go this way with this kitchen to give us the opportunity to really make this space work, or we've got to figure out another place in the house.

06:24I'm going to see the river, and you can do whatever you want.

06:33I mean, it's 12 by 12.
06:35So I was thinking this could be the primary, but there's no closet or bathroom.
06:40It's almost like built for a family with no kids, because you really have one or two bedrooms.

06:46And then they would use this as like a study situation.
06:48Would you be fine with this being the primary, this size?

06:53I feel like I just have to get creative, but I want to see what else is happening.

07:15So I felt like we had this like emotional high when we pulled in.
07:18But then we stepped into the house and I was like happy feeling feeling started leaving the room for sure.
07:23And I think it was more like, oh, now I'm trying to force something that may just not be right.
07:29On the lower level, there's another small sitting room, two bedrooms and two bathrooms.
07:34OK, so this is another bedroom, still no closet and no bathroom.
07:39So this really, technically speaking, isn't a bedroom and it's small.
07:44So I've got two people here, two folks here.
07:46That's four.
07:47And then trying to figure out this bathroom situation.
07:51Feels like a really large bathroom.
07:55You have your toilet, really good shower, double vanity with a lot of countertop space.
08:00This is pretty, but I almost feel like the bathroom feels bigger than the bedroom.
08:05And then down here, there's a nice walk-in closet.
08:09See what else we've got.
08:18That is almost straight up.
08:21This is Steve.
08:25Another massive bathroom.
08:27Double vanity.
08:29You have a soaking tub.
08:30You have a shower.
08:31You know, my kids are funny.
08:32They don't actually need this much space for a bathroom.
08:35So now I'm like, could this be a bedroom?

08:39I really can't get my head around a full bedroom because there's not really a bathroom or a closet in any of them.
08:46It's like everything feels hard and I don't know how we'd function in this space because we're just a bigger family.
08:52Okay, another sitting room off a fireplace.
08:54It's like this now reminds me of right when you walked into the house, you see that fireplace.
08:58I can only imagine the fireplace is right above it.
09:00It's literally like a copy and paste.
09:02Chip mentioned this room the couple used as their bedroom.
09:07So I think this is what they were calling the primary.
09:09This is where I see my family is like down here where we're playing games.
09:13You have that beautiful view.
09:15So to me, this is a zero bedroom house that Chip has found.
09:21This is their closet.
09:23Oh my goodness.
09:26So this closet is enormous and this is where things start unlocking for me.
09:33I have all this space to work with.
09:35What else can I create?
09:36So this is where I'm thinking this is where most of my kids could sleep.
09:40So this can then become the bunk room, a bathroom.
09:43They step out into the living room.
09:46So let me do my math.
09:47I've got four down here now.
09:49Two can sleep in that bedroom.
09:51That's six people can be down here.
09:52Two people upstairs.
09:53That's eight.
09:54There's seven people in our family.

12:42I think we've landed on the idea of partnering with someone here in this local ecosystem that knows the greatest plumbers and knows the best electricians and they can kind of be our eyes and ears while we're, you know, headquartered out of Waco, Texas.

13:26It's been about a month since we first saw the mountain house and Chip has closed the deal.
13:31So we're back in Colorado.
13:33The kids are here with us.
13:35So we wanted to come straight to the house.
13:37They were seeing it for the first time.
13:39The kids love the river.
13:40A little tricky to get down.
13:42We got a rental nearby and the kids did some skiing.
13:47Today, Chip and I wanted to come to the property and to walk through the final plans for how we're going to transform the main house.
13:53And our new local contractor is going to stop by.

13:58It looks and feels different now that it's ours.

14:01Things are starting to get real.
14:03I want to go into what's going to be the primary suite, but right now is the office.

14:17All this will kind of be pushed into the hallway and into the bathroom.
14:21So it just gives you a little more breathing room in here.

14:28But the guests, how do they have a restroom?

14:38We're taking that all out and adding a much larger kitchen in the living room.

15:29I mean, a lot of the things that she does with a project happens on a screen or in an office.
15:34It's kind of me that's getting left out of the process to some extent.

16:05And this is our bathroom.
16:06We'll add a wall here, tub by the windows, and a double vanity.
16:10So when you think about opening up that bedroom that we were just in, this wall.
16:14This is all for the primary bath.
16:16I mean, that's going to double the size of that space.
16:18I know.
16:19I mean, the bathroom's going to be as big as the bedroom.
16:21Right.

16:24This is like a little sitting room.
16:25And then basically our living room starts here.
16:28I would not touch these floors.

16:31What's going to happen in here is this whole space is going to become a large open kitchen
16:36that will fit all of our kids plus the extended family.
16:39This is going to be a fridge, cabinetry, range, vent hood, countertops, and then your double ovens.
16:45Right down the middle, I'm thinking a long, beautiful table instead of an island.
16:50And then on the other side, there's sink, cabinets, dishwasher, so it'll feel balanced.
16:54Awesome.
16:55While I'm cooking or whatever, I want y'all to be like off the kitchen.
16:58Y'all are playing a game.
16:59We're going to add two chairs here, coffee table, sofa.
17:04We'll add floor to ceiling windows to bring in more light.
17:07And then where you're standing, moving those French doors over and adding a small little wood-burning stove.
17:14But when you think about sitting around a beautiful fireplace, it's not a pot-belly stove.
17:19When I think about a room like this, I think about a big fireplace on the end of this wall.
17:24Yeah.
17:25You want a focal point.

17:27I thought the pot-belly stove was cute because it was minimal.
17:30I was doing the wood-burning.
17:31Is it strange at all to have that big of a focal point right next to that big of a focal point?

17:58so he's going to be our connection point in partnering with us to get this project finished.

18:05It's just almost like we've decided on a fireplace that points in this direction.
18:08I mean, does this seem complicated and problematic?

18:16If we're already doing that work, then to go down to the bottom floor, could we add a fireplace in the downstairs den right below the one in this room?

18:51This is our first out of Central Texas project.
18:53So partnering with you, it's like a new step in our little journey.
18:56We've been doing this for 25 plus years.

18:59But the fact that you're local and you're going to be here on our behalf means a lot, man.

19:13You know, with us, with our business in Waco, obviously our family, everything that
19:16we're doing and managing there, the distance is going to be a huge challenge.
19:21We have to trust who's on the ground here.
19:23We're going to see a lot of photos, video.
19:25When we can come to kind of see it in person, we're going to maximize those times.
19:30We're aiming to finish the house by first snow, which usually happens in early fall.
19:35This gives us about six months.
19:37When we head back to Waco, I think the first thing I've got to tackle is I need to pick
19:40out flooring, tile, paint color.
19:42So that's the next step in finalizing this process.
19:45It's weird to think that the next time we stand right here-
19:48I mean, everything's going to have changed.
19:50It will have been demoed and-
19:51Oh, that's sad.

20:08So the rest of the week, we're going to just spend time as a family, hunker down.
20:13We're going to do some skiing, sitting by the fire.
20:15We're doing breakfast tacos to just fill up for the slopes.
20:19And then everyone's stressed, and we're leaving in 10 minutes.

20:26I am terrified of most things in life, but this is the most scary thing.

20:57Today, I'm going to show you the final design on the mountain house.
21:02I'd say the hardest thing with this project has been we can't just jump over to the house
21:07to double-check something or step in the space to imagine it.
21:11And so I want to show you today each of the spaces in the main house.
21:14So right when you step in, I'm excited about the entry just because I feel like it is that nod to mountain house.
21:21You've got light oak on the walls.
21:23Feels inviting.
21:24You go into the sitting room.
21:27We're going to add tongue and groove on the ceiling, and we're going to plaster the walls in a warm gray tone.
21:33The light oak wood is really the foundation of most of the spaces, whether that be the paneling on the walls or the existing flooring.
21:41The colors that we're going to contrast with are going to be a little darker.
21:45As you move into the main living space, we're going to add floor-to-ceiling windows, paneling on the walls and ceiling, and the bigger statement fireplace Chip's really wanting.
21:54And then leading into the new kitchen, you'll see the range, the vent hood, the paneled fridge, the double ovens, and a large dining table that can fit all the cousins and grandparents.
22:04But then I love this green tile that has, you know, a bit of a shimmer to it that will be a nice contrast to the wood.
22:13So I do feel like you're going to see this really beautiful blend of a mountain-style home that has all that beautiful oak wood and those harder surfaces.
22:23But then mixed with that more cottage vibe with the colors, the patterns, feeling masculine and feminine, cottagey, mountain house.
22:31There's going to be a lot of kind of opposites attracting in this space.
22:35I want to show you what I'm doing with the space that the kitchen was in.
22:39Part of the space will be in the new primary bath, and then we're turning the other half into a reading room.
22:45So now as you step in, you'll see this nice little reading nook with custom fabric that feels kind of whimsical and fun.
22:51I'm going to do this antique parquet flooring.
22:54We're playing with paneling, some vertical, some horizontal, so that it just feels a little more interesting.
22:59It's a smaller space.
23:00As you move out of this little reading nook around the corner into the hallway, we're going to add this cutie powder bath.
23:07We're going to do an angled sink and a hand-painted towel backsplash.
23:10I love this tile. It's like this little scallop. There's some floral motifs on it that are hand-painted.
23:15Knowing I couldn't do this like in the main space because of the cost,
23:19I'm going to do this in the tiny powder bath so that we can get a lot of impact.
23:23So now we're moving into the primary.
23:26I'm going to add this beautiful light oak paneling that has a little bit of this feminine detail at the top with this curve.
23:32Adding wallpaper, opening up the entry into the bathroom, which extends all the way through the old half bath and part of the old kitchen.
23:40We'll add a darker backsplash and then bring in some character with some brass sconces.
23:46I feel like now what we've solved for is we've created this primary suite, which didn't exist before.
23:50And then right below the primary, downstairs, is a second bedroom.
23:56We're going to add a walk-in closet and a walk-in bathroom, trying to create practicality for both of these bedrooms,
24:02because they didn't have that to begin with.
24:04And in that hallway downstairs, we're adding a recessed nook that I think the kids will love.
24:09And then the laundry was in a closet in the hallway, which is too small.
24:14We have seven people in our family, and then you think about all the stuff with skiing.
24:18So now I'm opening everything up, doing a burgundy backsplash, light oak paneling, and then a fun wallpaper.
24:25And then as you move into that den, I really want to cozy it up by adding a snack bar for the kids,
24:32more wood paneling on the walls, and then a fireplace to match the one upstairs.
24:36Since this was the primary and you went into this back room, it was their primary closet,
24:41which I feel like was the largest space in the entire house.
24:44So now we're transforming that huge space into a bunk room and a bath for the kids.
24:49We'll have a window here, four bunks with that same oak paneling,
24:53and a floral green wallpaper to bring in some color.
24:56Just these more saturated, earthy colors.
24:59And so that's really what you'll see on display is, you know, what would you find in nature?
25:04So it just feels like a beautiful reflection of what we're seeing outside.
25:08And then all of that plays well together.
25:10And now we're going to hand all of this over to Steve and then get rolling.
25:14Now that Joe's finalized the design, Demo is in full swing in Colorado.
25:28Upstairs, we're tearing out the walls in that living area, ripping out that old kitchen,
25:33which will now be the new reading room, taking down the wall between the office and the half bath,
25:38so we can turn that into the primary suite.
25:41Downstairs, we're really transforming that space,
25:44demoing one of the large bathrooms and connecting it to the bedroom,
25:48taking out what used to be the primary bath to make room for a new laundry room.
25:53And we're turning that massive closet into an awesome bunk room for the kids.
25:57We're getting to the point where this project can really take off and run.
26:01Joe and I are in Waco, so today we have a call with our contractor, Steve, to get an update.

26:11We made a mess of your house.
26:14We're about 95% done with our demo.
26:17Oh my gosh, I was jealous.
26:18We're trying to do a little bit of frame.
26:20So this is where your new primary bathroom is going to be.
26:23So we've got this wall between the old kitchen and the old bathroom
26:27that we're going to have to do another header beam up here to carry the ridge.
26:30Okay.
26:31In order to make that open primary suite happen,
26:34we've got to take out that wall that's currently bearing a ton of weight.
26:37Yeah, we'll have to take this header all the way down to the floor
26:40and put in a footing down below so we have structural support here as well.
26:44So this was a bit of an unknown until we opened it up.
26:47We'll have to make some adjustments.
26:50I know you want to have an eight-foot ceiling in the primary,
26:53and that's what our goal is.
26:55How tall is it currently?
26:56Seven foot six.

26:58So we really have to do something to raise it.

27:03The idea that it's seven-and-a-half-foot ceilings
27:06versus eight-foot ceilings, you know, in so many ways,
27:08you're like, why would you spend the extra money for that extra six inches?
27:12But in the same token, I think it's going to be important that we do that.
27:16And so I love the way he's optimistic and addressing these issues.
27:20I mean, this is why we hired Steve.

27:30Demos now almost complete, and with that, we've got to go and look at the space,
27:35make sure that the next steps that we plan for from a design standpoint actually make sense.
27:49We're back in Colorado for the week, and Steve's crew has started framing out the spaces downstairs
27:54and prepping for the plumbing we'll need for the new bathroom next to the bunk room.
27:58And then upstairs, the new entryway to the primary has been framed.

28:04He's going to show us some of the things that he found during demo.
28:07We're also going to finalize paint color for the exterior.
28:10But first, Steve wanted to show us something in the reading room.
28:13We had a visitor over the weekend.

28:17And you can see he left his little paw prints on the wall.

28:22You know, he was a pretty good-sized bear to fit through that window.

28:27So he came in from the outside, wandered around the house, and then he went back out the window.
28:31As I come out the front door, he's coming down the front steps.

28:38And then he just kind of wanders off like I didn't even bother him.

28:41What he doesn't know is he's, like, touched on a very deep-seated fear in my heart and soul.

29:21that bear was climbing through that little window into this house.

33:48They've been with us for almost 14 years and I'm just so grateful they wanted to be a
33:52part of this.
33:53A lot of our decision making has been in Waco, getting a good idea for colors and textures.
33:58So this is the first time we're together walking the space.
34:02We basically just have a very small amount of time to make a lot of decisions.
34:07While we're doing that, Chip and crew are down by the river trying to catch some fish.
34:11What's the biggest fish you've ever caught in your whole life?

37:01On the main level, we added a new cased opening leading into the primary hallway.
37:06The supporting beam for the expanded primary bath went in.
37:10The living room walls had to be open for the larger windows.
37:14And we removed the wrap on the beams to expose that original wood.
37:17We started installing the new electrical and plumbing.
37:21And outside, the guys had been crushing it on that updated river path.
37:25And here in Waco, Ella has been working on the design for her tiny cottage.
37:30Today, Joe and I are checking in with Steve to hear the latest.

37:38So we always love connecting with Steve.
37:40It's fun to see him there at the property giving us these, you know, weekly updates.
37:45Do you remember that main beam that was going between the kitchen and the great room?
37:49Yep.
37:50Well, as we opened it up and we unboxed it, we found this steel artist work done around this ivy.
37:55Wow.
37:57Wait. No kidding.
37:58That's crazy.
38:00It was wrapped with an oak plywood, so we never knew it was in there.
38:04It's always fun when you tackle these projects and as you are peeling back layers, you see story, whether that's wallpaper, metal art.
38:11I always think, you know, that's part of the history of the house.
38:13So how do we play that up and honor it?
38:15Any way we leave it and kind of bring it back to life or would that screw you up, Joe?
38:20I don't think it's screw me up.
38:21I think it just, it doesn't feel like the vibe.
38:24I think I wanted it pretty simple up there.
38:26So I am trying to think, like, do you put it, you know, somewhere on the side of the house?
38:30Maybe on the back porch down by the river, we do hooks on it.
38:34And it's, for me, practical for drying flowers, hanging them upside down.
38:38For the kids, it's the rods, the fishing rods.
38:41It's Chip's waders.
38:42We could hook squirrels upside down from it?
38:43We won't do that.
38:45Maybe it'll be a bear deterrent.
38:46She only wants to do things that were decorative and logical, and I only want to do things that are illogical and sort of, like, dangerous.
38:54If it's not hard to remove, remove it, Steve, and then we'll figure out a fun place to kind of honor the history and the art.

41:58surprise myself so who knows look at the workout we could be getting yeah I could
42:02become a mountain biker we're dual single kayakers but like racing one another you
42:08never know Steve was like Joe you gotta quickly make a decision every project
42:19we've done there's always that one thing that likes to taunt me the fireplace has
42:24me up at night there's a lot of components come together on that these
42:28hand-painted tile take the color differently each time they do a new batch oh
42:33no it's already looks night and day different my little bear can climb in
42:38and oh my gosh it's a bear
