00:19design project. It feels like this beautiful full circle moment. What fits through a window

00:59think we're missing four. Even though we have kids and all these puppies at the farm, it does feel like
01:05it's just a quieter season for us. I think the idea that the past 10 years has just felt so fast and
01:10furious with Fixer, Magnolia, the kids growing so fast. In a couple years, the oldest four will be
01:18out of the house and it's made Chip and I think more about the future and how do we keep this
01:26connection as a family. Obviously, the farm will always be our central place, but the thing that
01:31we have loved as a family is skiing. We started skiing, I think, 2016 with the family and now every
01:44year we've gone back to the mountains. It has become our thing. I wonder, is it the mountains
01:48that we love or is it just the nostalgia that I feel that I grew up doing it so I sort of want
01:53my family to? Yeah. Chip grew up skiing. I did not grow up skiing. Just that change of scenery is really nice. Yeah, and the snow. Yeah. We don't get a lot of snow in Texas. Every time we've gone on the mountains, Chip has always peeled out one day where we go look at real estate just for fun. He always, we always love dinner, no matter where we go. No matter where we're at. Yeah. I would say Chip's dream has always been perched high on the mountain with the view all around. My dream has always been at the bottom of the mountain. I want the little house above the clouds up on the hill. I'm a valley
02:23girl. I'm not a mountaintop person, but it would be a dream to have a place where we could all go together. Not only our immediate family, but our parents, our sisters, their families. You know, I think I found the house. Why this house? It's been on the market for a while, so it just feels like the timing is really right for me to potentially make a really good deal on this property. I like that you're excited about it. 07:28And I think it was more like, oh, now I'm trying to force something that may just not be right.
07:32On the lower level, there's another small sitting room, two bedrooms, and two bathrooms.
07:38Okay, so this is another bedroom, still no closet and no bathroom.
07:44So this really, technically speaking, isn't a bedroom, and it's small.
07:48So I've got two people here, two people up here.
07:51That's four.
07:52And then trying to figure out this bathroom situation.
07:58Feels like a really large bathroom.
08:00You have your toilet, really good shower, double vanity with a lot of countertop space.
08:05This is pretty, but I almost feel like the bathroom feels bigger than the bedroom.
08:10And then down here, there's a nice walk-in closet.

08:30Another massive bathroom.

08:34You have a soaking tub.
08:35You have a shower.
08:36You know, my kids are funny.

08:44I really can't get my head around a full bedroom because there's not really a bathroom or a closet in any of them.
08:50It's like everything feels hard, and I don't know how we'd function in this space because we're just a bigger family.

09:03I can only imagine the fireplace is right above it.

09:07Chip mentioned this room the couple used as their bedroom.

09:15This is where I see my family is like down here where we're playing games.

09:20So to me, this is a zero-bedroom house that Chip has found.

09:30So this closet is enormous, and this is where things start unlocking for me.

13:31It's been about a month since we first saw the Mountain House, and Chip has closed the
13:35deal.
13:36So we're back in Colorado.
13:37The kids are here with us, so we wanted to come straight to the house.
13:42They were seeing it for the first time.
13:44The kids love the river.
13:45A little tricky to get down.
13:47We got a rental nearby, and the kids did some skiing.
13:52Today, Chip and I wanted to come to the property and to walk through the final plans for how we're
13:57going to transform the main house, and our new local contractor is going to stop by.

14:02It looks and, like, feels different now that it's ours.
14:05I know.
14:05Things are starting to get real.
14:08I want to go into what's going to be the primary suite, but right now is the office.

14:22All this will kind of be pushed into the hallway and into the bathroom, so it just gives you

14:33But the guests, how do they have a restroom?

16:15So when you think about opening up that bedroom that we were just in, this wall.

16:21I mean, that's going to double the size of that space.

16:23I mean, the bathroom's going to be as big as the bedroom.

16:30And then basically our living room starts here.

16:44This is going to be a fridge, cabinetry, range, vent hood, countertops, and then your double
16:49ovens.
16:50Right down the middle, I'm thinking a long, beautiful table instead of an island.
16:54And then on the other side, there's sink, cabinets, dishwasher, so it'll feel balanced.

17:04We're going to add two chairs here, coffee table, sofa.
17:08We'll add floor-to-ceiling windows to bring in more light.

17:19But when you think about sitting around a beautiful fireplace, it's not a pot-belly stove.
17:24When I think about a room like this, I think about a big fireplace on the end of this wall.

17:31I thought the pot-belly stove was cute because it was minimal.

19:17You know, with us, with our business in Waco, obviously our family, everything that we're
19:21doing and managing there, the distance is going to be a huge challenge.
19:26We have to trust who's on the ground here.

19:30When we can come to kind of see it in person, we're going to maximize those times.
19:34We're aiming to finish the house by first snow, which usually happens in early fall.
19:39This gives us about six months.
19:41When we head back to Waco, I think the first thing I've got to tackle is I need to pick
19:45out flooring, tile, paint color.
19:47So that's the next step in finalizing this process.
19:50It's weird to think that the next time we stand right here, it will have been demoed.

20:21We're doing breakfast tacos to just fill up for the slopes.
20:24And then everyone's stressed.

20:28I'm terrified of most things in life, but this is the most scary thing.

20:52Today, I'm going to show you the final design on the mountain house.
21:07I'd say the hardest thing with this project has been we can't just jump over to the house
21:12to double check something or step in the space to imagine it.
21:16And so I want to show you today each of the spaces in the main house.
21:19So right when you step in, I'm excited about the entry just because I feel like it is that
21:25nod to mountain house.
21:26You've got light oak on the walls.
21:28It feels inviting.
21:30You go into the sitting room.
21:32We're going to add tongue and groove on the ceiling.
21:34And we're going to plaster the walls in a warm gray tone.
21:38The light oak wood is really the foundation of most of the spaces, whether that be the paneling
21:43on the walls or the existing flooring.
21:46The colors that we're going to contrast with are going to be a little darker.
21:49As you move into the main living space, we're going to add floor-to-ceiling windows, paneling
21:55on the walls and ceiling, and the bigger statement fireplace Chip's really wanting.
22:00And then leading into the new kitchen, you'll see the range, the vent hood, the paneled fridge,
22:05the double ovens, and a large dining table that can fit all the cousins and grandparents.
22:09But then I love this green tile that has, you know, a bit of a shimmer to it that will
22:15be a nice contrast to the wood.
22:18So I do feel like you're going to see this really beautiful blend of a mountain-style
22:23home that has all that beautiful oak wood and those harder surfaces, but then mixed with
22:29that more cottage vibe with the colors, the patterns, feeling masculine and feminine,
22:35cottage-y mountain house.
22:36So it's going to be a lot of kind of opposites attracting in this space.
22:40I want to show you what I'm doing with the space that the kitchen was in.
22:44Part of the space will be in the new primary bath, and then we're turning the other half
22:48into a reading room.
22:50So now as you step in, you'll see this nice little reading nook with custom fabric that
22:54feels kind of whimsical and fun.
22:56I'm going to do this antique parquet flooring.
22:59We're playing with paneling, some vertical, some horizontal, so that it just feels a little
23:03more interesting.
23:04It's a smaller space.
23:05As you move out of this little reading nook around the corner into the hallway, we're
23:10going to add this cutie powder bath.
23:12We're going to do an angled sink and a hand-painted towel backsplash.
23:15I love this tile.
23:16It's like this little scallop.
23:18There's some floral motifs on it that are hand-painted.
23:20Knowing I couldn't do this like in the main space because of the cost, I'm going to do
23:25this in the tiny powder bath so that we can get a lot of impact.
23:28So now we're moving into the primary.
23:30I'm going to add this beautiful light oak paneling that has a little bit of this feminine
23:35detail at the top with this curve.
23:37Adding wallpaper, opening up the entry into the bathroom, which extends all the way through
23:42the old half bath and part of the old kitchen.
23:45We'll add a darker backsplash and then bring in some character with some brass sconces.
23:51I feel like now what we've solved for is we've created this primary suite, which didn't exist
23:55before.
23:55And then right below the primary downstairs is a second bedroom.
24:01We're going to add a walk-in closet and a walk-in bathroom, trying to create practicality
24:06for both of these bedrooms because they didn't have that to begin with.
24:09And in that hallway downstairs, we're adding a recessed nook that I think the kids will love.
24:14And then the laundry was in a closet in the hallway, which is too small.
24:19We have seven people in our family.
24:21And then you think about all the stuff with skiing.
24:23So now I'm opening everything up, doing a burgundy backsplash, light oak paneling, and then
24:29a fun wallpaper.
24:31And then as you move into that den, I really want to cozy it up by adding a snack bar for
24:37the kids, more wood paneling on the walls, and then a fireplace to match the one upstairs.
24:41Since this was the primary and you went into this back room, it was their primary closet,
24:46which I feel like was the largest space in the entire house.
24:49So now we're transforming that huge space into a bunk room and a bath for the kids.
24:54We'll have a window here, four bunks with that same oak paneling, and a floral green
24:59wallpaper to bring in some color.
25:02Just these more saturated, earthy colors.
25:04And so that's really what you'll see on display is, you know, what would you find in nature?
25:09So it just feels like a beautiful reflection of what we're seeing outside.
25:14And then all of that plays well together.
25:16And now we're going to hand all of this over to Steve and then get rolling.
25:27Now that Joe's finalized the design, Demo is in full swing in Colorado.
25:33Upstairs, we're tearing out the walls in that living area, ripping out that old kitchen,
25:38which will now be the new reading room, taking down the wall between the office and the half
25:43bath, so we can turn that into the primary suite.
25:46Downstairs, we're really transforming that space, demoing one of the large bathrooms and
25:51connecting it to the bedroom, taking out what used to be the primary bath to make room for
25:57a new laundry room.
25:58And we're turning that massive closet into an awesome bunk room for the kids.
26:03We're getting to the point where this project can really take off and run.
26:06Joe and I are in Waco, so today we have a call with our contractor, Steve, to get an update.

26:16We made a mess of your house.
26:19We're about 95% done with our demo.
26:22Oh my gosh, I was jealous.
26:23We're going to do a little bit of frame.
26:25So this is where your new primary bathroom is going to be.
26:28So we've got this wall between the old kitchen and the old bathroom that we're going to have
26:33to do another header beam up here to carry the ridge.

26:37In order to make that open primary suite happen, we've got to take out that wall that's currently
26:41bearing a ton of weight.
26:43Yeah, we'll have to take this header all the way down to the floor and put in a footing
26:47down below so we have structural support here as well.
26:49So this was a bit of an unknown until we opened it up.
26:53We'll have to make some adjustments.
26:55Because I know you want to have an eight-foot ceiling in the primary, and that's what our
26:59goal is.

34:07We basically just have a very small amount of time to make a lot of decisions.

37:06On the main level, we added a new cased opening leading into the primary hallway.
37:10The supporting beam for the expanded primary bath went in.

37:18And we removed the wrap on the beams to expose that original wood.
37:22We started installing the new electrical and plumbing.
37:26And outside, the guys had been crushing it on that updated river path.
37:30And here in Waco, Ella has been working on the design for her tiny cottage.

38:08It's always fun when you tackle these projects and as you are peeling back layers, you see

38:20Any way we leave it and kind of bring it back to life or would that screw you up, Joe?

38:34house, maybe on the back porch, down by the river, we do hooks on it and it's, for
38:40me, practical for drying flowers, hanging them upside down.
38:42For the kids, it's the rods, the fishing rods, it's chips, waders.
38:46We can hook squirrels upside down from it.
38:48We won't do that.
38:50Maybe it'll be a bear deterrent.
38:51She only wants to do things that were decorative and logical, and I only want to do things
38:56that are illogical and sort of, like, dangerous.
38:59If it's not hard to remove, remove it, Steve, and then we'll figure out a fun place to kind
39:04of honor the history and the art.
39:06It should come down as one big piece, and then you guys can decide what you want to
39:09do with it.
