00:00Carpet!
00:01I'm with a pair of newlyweds ready to add their own magic touch to their first home.
00:06It's a dream of mine to design her dream kitchen.
00:09Well there's a good reason to marry him.
00:11Yeah.
00:13And I'm with a mum and her adult kids embarking on a new phase.
00:17So whose room would this be?
00:18Looks a little bit more your size.
00:20They may have different needs.
00:22Big enough for a workshop?
00:24Wow.
00:25It would be fantastic to have two bathrooms.
00:27But what they have in common...
00:29Wow.
00:30This is so nice.
00:31...is a focus on a home with whānau at the centre.
00:34You know, these guys are my heart, they're my world.
00:36...now and into the future.
00:38House, dog, babies.
00:39Yeah.
00:40Got it.
00:41That's the one.
00:47This time I'm in Kirikiriroa.
00:48And I'm in Ta Maki Makaurau.
00:50I'm helping a young couple take the daunting first steps onto the property ladder,
00:54into a home where one day they can start a whānau.
00:57And I'm looking for a home big enough to house three adult children and mum, hoping to make a fresh start.
01:03Do you remember making the decision to start a family?
01:06Yeah.
01:07That idea that you're starting a family, you're buying your first home.
01:10They're really special moments.
01:12It takes me right back.
01:13It does me as well.
01:15And I don't know if it's the wind right now in my eye, or if it's me being partially emotional.
01:20It's definitely the wind.
01:21You okay?
01:22I'm okay.
01:23I'm okay.
01:24Oh, he's a sensitive soul.
01:26Whether you're just starting out or starting a new chapter, house hunting is a journey of the imagination.
01:32Picturing what's next for you and your family, and finding the home that can bring the dream to life.
01:37Because whether your family's growing, or all grown up, your home is the heart of the story.
01:42The place where your next adventure begins.
01:45And if anyone knows how to make that journey a good one, it's Rachel and her kids.
01:49With plenty of laughter along the way.
01:52What are we thinking guys?
01:53Am I a natural?
01:55The whānau have been living with Rachel's husband, whose job provided their accommodation.
01:59But since deciding to separate, it's time for a fresh start.
02:03And after a decade out of the property market, Rachel and her three kids are now searching for a new place to call home.
02:09Oh no, Jack.
02:10I feel like you're going to kill the fire.
02:12Trust me.
02:13I know what I'm doing alright?
02:1418-year-old Jack is the baby of the family.
02:16Caitlin's 20, and Rachel's eldest son Brandon is 27.
02:20Oh, look at that nice, eh?
02:22I just fixed it.
02:24I'm very blessed to have three amazing, very different children.
02:27I love living with them.
02:32Rachel's been house hunting for seven months.
02:34But finding something to fit the whole family hasn't been easy.
02:37Jack in the beginning said,
02:38Mum, if you can't afford a house for all of us, I'm pretty sure I can find somewhere to stay, like with one of my friends.
02:43Which was, yeah, a lovely offer.
02:45But no, I don't want any of them to feel they have to leave because of circumstance.
02:50You know, these guys are my heart.
02:52They're my world.
02:53And it's creating that home where they all feel if they ever want to come back, they can.
02:57If they ever leave.
03:00Alright, so we want to go to Auckland City, babe.
03:03Okay.
03:04What Rachel's really after is a new home base that will suit everyone, now and into the future.
03:08Yeah, it's hard trying to find something, I guess, to accommodate four adults.
03:12Ideally, we'd have something where there was maybe a little bit of separation for Brandon.
03:17If he could have his own space, that would be awesome.
03:19Two bathrooms would be amazing because we've lived with one bathroom forever.
03:22It's not a non-negotiable, but it would be fantastic to have two bathrooms.
03:27This one looks big enough.
03:29It'd just be nice to have an open-plan kitchen that sort of goes down into the lounge and maybe a deck so it kind of floors.
03:34Hey, Jack.
03:35Come and have a look at this, mate.
03:37Jack, though, insists his needs are simple.
03:40As long as everyone else is happy and I've got a room and a bed to sleep in, I'm pretty happy.
03:44Katelyn, on the other hand, thinks she should get the biggest room because she's been to the most open homes.
03:49I'm also the only girl with two boys. Mosta.
03:52I think I'm a larger person.
03:54I think, you know.
03:57When it comes to location, they don't want to stray too far from their current spot in Ipsum.
04:02My friends are here, their friends are here.
04:04So if we could get central suburbs, that would be awesome.
04:09Rachel's role as Facilitation Lead at Air New Zealand means commuting to the airport, so long travel times are also off the table.
04:18The challenge for Paul is going to be finding what we need for the budget we've got.
04:23It's not a big budget by Auckland standards.
04:27Especially considering it's his job, you know, he's probably a little bit better than we are at doing it.
04:32Atamari.
04:33My honour.
04:34No pressure, Paul.
04:37Thanks for helping us.
04:39Well, hopefully you're thanking me at the end.
04:42Look, I'm super amped and excited to be joining you as a family.
04:49Brandon couldn't make it.
04:50Yeah, Brandon's at work.
04:52Unlucky for him, he could have had a great adventure, but it's okay.
04:56Katelyn, Jack, are you on this journey? Are you going to all the open homes?
05:00I am admittedly a little bit more of a no-show than Katelyn at the open homes.
05:06I've been to like one or two.
05:08I think it was the one.
05:09You need to step up your game, buddy.
05:10Yeah, maybe.
05:11You're going to see more open homes in the next few days than you've seen in the last seven months.
05:16Buckle up.
05:17Buckle up.
05:18So I'm looking for four bedrooms.
05:20Four bedrooms, or if there's only three bedrooms, a little space, that's kind of semi-separate for Brandon,
05:25because he potentially is going to go in on the mortgage with me.
05:28What are we looking at budget-wise?
05:29If we're looking up to a million, I think I can service that by myself.
05:33If we go beyond that, then Brandon's going to look at coming in with me.
05:36So Brandon's on board.
05:38Probably 1.1.
05:39We're definitely bringing Brandon into the mix.
05:41Okay.
05:42I need that extra $100,000.
05:43Okay.
05:44And also, it's going to be really nice to find your home that you can all hang together.
05:47It's going to be awesome.
05:48Yeah, I think so.
05:49Yeah.
05:50And the market's pretty good.
05:51This place is out there.
05:52I'm optimistic.
05:53Yeah, me too.
05:54Gotta be.
05:55I picked up on your optimism.
05:56I'm going to take it with me.
05:57Shall we go and find your house?
05:58Yeah, sounds good.
05:59Come on, let's go.
06:00Let's get it started, eh?
06:03Yeah, I know, right.
06:04Yeah, it's exciting.
06:05Look at this.
06:06He's amped.
06:07Yeah, I'm pretty.
06:08Rachel's looking for three to four bedrooms, so everyone fits in comfortably.
06:12She'd like a central location, good indoor-outdoor flow, and by banding together with Brandon,
06:17her budget could stretch to $1.1 million.
06:21With interest rates on the slide and more homes coming to the market, first home buyers
06:26are feeling a little more hopeful.
06:28For those shopping outside the major centres, the odds are even better.
06:32My House Hunters this week are in that exciting position and ready to get started on the property
06:38ladder.
06:39Gemma and Tain are a couple in their early 20s, searching for their first home in Kirikirua,
06:44Hamilton.
06:45And their love story is as sweet as they come.
06:48Here you go.
06:49That's your answer there.
06:51They first laid eyes on each other as teenagers at a youth group.
06:54He was like my first boyfriend, first kiss, first hug.
06:5918 months ago, they tied the knot.
07:02But that commitment came with a sacrifice for Gemma.
07:05Hello.
07:06How are you?
07:07Good.
07:08Hi.
07:09How's Simon come to see you?
07:10My first real love.
07:11I had to leave him behind.
07:13His name's Simon and he's a big fluff ball.
07:17Have you been good?
07:18I love him.
07:19I don't.
07:21He barks too much and he stinks and too much slobber going all over.
07:28It's just not my cup of tea.
07:30They may have different ideas about Simon, but when it comes to the humans in their lives,
07:35they're on the same page.
07:37Family's the most important thing to us.
07:40Oh, we've got some bordeaux.
07:42Oh, yeah.
07:43Tain, originally from South Africa, has his parents living nearby, while Jebba's parents,
07:48brother and both sets of grandparents are all within easy reach.
07:52We go to their house for dinner every week.
07:55We often hang out with them in the weekends.
07:58So when it comes to the perfect location, being their family on the east side of the Waikatoa River is a must.
08:05We want to stay close to you guys for when we come over for dinner.
08:08Oh, really?
08:09Yeah.
08:10We were hoping we'd be over the bridge.
08:13No.
08:14No.
08:15And that's not the only thing they're set on.
08:17When we got married, we decided on a life plan, really.
08:21House, dog, and then kids.
08:24Yay.
08:25He said dog.
08:28With Tain a qualified kitchen joiner and Gemma a passionate cook, they're a match made in heaven.
08:35So an older kitchen might be just what they're looking for.
08:38It's a dream of mine to design her dream kitchen.
08:42Despite the big dreams and careful planning, the search so far hasn't been easy.
08:47And we're quite fussy as well.
08:49So when we've found houses that we really do like and then we lose it, it's been hard.
08:54Very small lounge.
08:56Might fit the furniture.
08:57In the small kitchen.
08:59The self-confessed fusspots have a few more things on the wish list.
09:03First, the cladding.
09:04I try to look at a brick house because that's one of the better ones.
09:07Next, a separate laundry.
09:09Yeah, we don't like a laundry in the bathroom.
09:11It's an automatic no.
09:13Very small yard.
09:15Not very big for a dog.
09:17Are we being too fussy?
09:19I couldn't possibly say.
09:21I just think they need a little nudge to see what's truly within reach.
09:25Jane's got two very tough customers.
09:28Okay.
09:30I'm really excited.
09:32We've been waiting for a long time.
09:34Hi guys.
09:35Morning.
09:36Morning.
09:37Yeah.
09:38Can't wait.
09:39Right.
09:40You've got the most loveliest story.
09:43You were, what, 16 and 18 when you guys first met?
09:46Yeah.
09:47And you were married?
09:48Yeah.
09:49And now we need a house.
09:50Yes.
09:51Well, that's where I come in because I understand it's been a little bit frustrating.
09:56Yeah.
09:57Can you tell me about that?
09:58Yeah.
09:59We've had a few struggles with putting in offers and then multiple offers have come
10:03in.
10:04So we've lost at that.
10:05So we're looking for potentially a bit of a do-up because you're in the game, aren't
10:10you?
10:11Yeah.
10:12Dream to do my own kitchen.
10:13Well, that's a good reason to marry him.
10:15Yeah.
10:16Is there anything else I should know?
10:18Any non-negotiables?
10:19A garage.
10:20Yeah.
10:21A garage.
10:22So I can have a little workshop in there.
10:23A backyard as well.
10:25For a dog.
10:26Yeah.
10:27A dog or two?
10:28Start with one, please.
10:30And I guess children will be in the future for you guys?
10:34Yeah, they'll be after the dog.
10:36Yeah.
10:37It's a three-step process.
10:38House, dog, babies.
10:39Yeah.
10:40Got it.
10:41That's the one.
10:42What budget am I allowed to play with?
10:44Up to $650.
10:45Okay.
10:46To find everything on your wish list is going to be a bit tough but there's some good options
10:50out there so hopefully they will tick your boxes.
10:54Let's go and find your house.
10:55Yeah.
10:56Let's go.
10:57Let's go.
10:58Gemma and Tain are looking for a two to three bedroom home on the east side of the Waikatoa
11:02River.
11:03Gemma's after a yard big enough for a dog but for Tain it's all about a garage for his workshop
11:08and a kitchen he can transform.
11:10All for a budget of $650,000.
11:13Sounds easy but I have a feeling this might be a challenge.
11:20Searching for a home that suits all of your needs can be a bit of trial and error but each
11:26step brings you closer to that perfect fit.
11:29Rachel's been searching all over Tamaki Makaurau, Auckland for a place where she can spread out
11:33with her grown up kids while staying together.
11:36And in Kirikirua, Hamilton, first home buyers Gemma and Tain have bounced back from a few
11:41near misses and they're determined to find a place where they can start their future.
11:46How are you going Jane?
11:48Great.
11:49I have the sweetest couple.
11:52Super young but they have got it all laid out.
11:55Really a three step plan.
11:57My first step is to find them a house.
12:00Yep.
12:01Then they're getting a dog and then they're having a baby.
12:03Right.
12:04It's the right order.
12:05You know you want to get the house then you need to get an animal or even plants.
12:10Keep them alive and then you can have children.
12:13Nice.
12:14What about you?
12:15Oh look, I'm working with a wonderful whānau.
12:17I don't have a three step plan like you do.
12:20Step one would be find them a house.
12:23Well step one is probably the most important thing because…
12:26Yeah.
12:27Well…
12:28That's the program as well.
12:29Yeah that's…
12:30Well it's a good thing you know why we're here Paul.
12:33It is.
12:34For once I even know where I'm headed.
12:37Mangere Bridge is a South Auckland suburb that's handy to the airport where Rachel works.
12:42And it's about 20 minutes to the CBD in light traffic.
12:45It's known for its vibrant cultural mix, Mangere Mountain and coastal walks along the Manukau harbour.
12:52With an average price of just over 1.1 million you can get a lot more house for your money here versus the central suburbs that Rachel's been eyeing up.
13:00Hopefully I haven't taken them too far out.
13:03But I've found a place that I think might just sell them on the south side of the city.
13:08Wanted a grand entrance.
13:10Yeah we like a grand entrance.
13:12Is that double glazing?
13:13It is double glazed and that's not the only feature that this home has in store for you.
13:18It's got lots of little surprises.
13:19Okay I'm excited.
13:20Yes.
13:21Shall we go and have a look inside?
13:22Yeah let's do it.
13:23After you.
13:25This sprawling weatherboard home tucked away in a quiet cul-de-sac has the indoor outdoor flow that Rachel's been craving.
13:32There's three bedrooms, two living areas, one and a half bathrooms plus a bonus room off the garage that could be perfect for Brandon.
13:39It's tailor-made for large families and with auction day fast approaching it could sneak into Rachel's budget.
13:48Oh yeah.
13:49Nice kitchen.
13:50Yeah.
13:51I like the granite worktops.
13:52I like the wooden floors.
13:54I like hard floors.
13:55You love hard floors.
13:56I was going to say it's concrete.
13:57Exposed aggregate.
13:58Yeah.
13:59Bed all soaking up the sun, north facing through there.
14:03Nice.
14:04And that view.
14:05Yeah.
14:06Yeah.
14:07It's pretty stunning.
14:08Oh my god a spa pool.
14:09Yeah a spa pool with a roof.
14:11It's pretty much the Kiwi dream to be honest.
14:14Absolutely.
14:15I like the house so far.
14:16Aren't you glad you've come shopping?
14:18I'm glad.
14:19I'm glad.
14:20You know this is better than the last one I went to.
14:23So.
14:24I'm surprised you remember the last one you went to.
14:26It was so long ago.
14:27Well that's probably my cue to leave.
14:29But come on.
14:30Well have a look around.
14:31Make yourselves at home.
14:32And I look forward to catching up with you and hearing your thoughts real soon.
14:34Awesome.
14:35Thanks so much Paul.
14:36Thanks.
14:37Thanks.
14:38I hope they leave this.
14:40Oh look at this.
14:42So nice.
14:43This is so nice.
14:44You can put your cocktails here.
14:46I knew they'd love the outside.
14:49Oh wow.
14:50Now time to check out the bedrooms.
14:54Oh nice.
14:55Oh yeah nice.
14:56This is a good sized room.
14:57Yeah.
14:58This is a very good sized room.
14:59So far so good.
15:04So it's not a massive room but it's still big enough.
15:06It's still a decent sized room.
15:08Is this a very good bedroom for you?
15:10I don't know I think it looks a little bit more your size but.
15:13I think it's perfect Jack.
15:14Let's hope there's a little less squabbling over the bathroom.
15:18Oh look at the bath.
15:21Wow.
15:22Paul's doing quite well.
15:23Got a bath.
15:24I agree.
15:25And a spa.
15:26He's checking off boxes we didn't even give him so.
15:30He's doing alright.
15:31Well first impressions.
15:34Beautiful home.
15:35This is like the garage.
15:37It is only a three bedroom home however.
15:39Is Brandon going to be happy enough in the garage?
15:42You could easily put a bed in here.
15:44Yeah but Brandon's dream because he could have his motorbike in the garage.
15:47Every part of his room.
15:49That's true actually.
15:50Big question for me.
15:52Location.
15:53It's good for you obviously for work because you're close to the airport.
15:56Yeah.
15:57But just in terms of getting into central Auckland it is a bit out the way.
16:02For being out the way though it is really close to the motorway.
16:05Yeah.
16:06You know what I mean.
16:07And the one thing that we haven't talked about yet is that auction is just a few days away.
16:14How did you feel the home was?
16:15Did you get the feels as you went through there?
16:17Out of even the houses we've looked at all year this is probably one of the nicest ones.
16:22Cool.
16:23Yeah you've done good.
16:24Kudos.
16:26Well.
16:27So what are we looking at price wise?
16:29Ooh.
16:30There's a couple of things we need to talk about.
16:32Okay.
16:33Alright.
16:34The home is up for auction.
16:35Yep.
16:36So really hard to get a price guide there.
16:37Yep.
16:38But it could easily stretch up to 1.1 or beyond.
16:40Yeah.
16:41So Brandon would definitely be a factor in the conversation for ownership of this one.
16:44Yep.
16:45The other thing is that the auction is two days away.
16:51No pressure at all.
16:52Plus that's quite class.
16:53It is.
16:54Because we're not auction ready.
16:55You're not yet.
16:57If you can't make it to auction.
16:59Yep.
17:00Then you can always submit a conditional offer.
17:02And if it doesn't exceed that at auction of course they're going to come and talk with
17:05you right?
17:06Cool.
17:07That's not the only home that we're looking at.
17:08Thank goodness.
17:10You've set a good bar so we're expecting big things Paul.
17:12Yeah you have.
17:13Onward and upward?
17:14Yes.
17:15Let's do it.
17:16Two days till auction isn't long to prepare.
17:18But I couldn't let Rachel miss this opportunity.
17:21Sometimes you have to move fast when the right place comes along.
17:25One of the secrets to success in the property market is spotting a great investment.
17:30And first impressions can be deceiving.
17:32With the right know-how and a bit of time, a do-up with plenty of potential can become
17:37the home you've been dreaming of.
17:39My house hunters are ready to roll up their sleeves and renovate.
17:43To where we're headed, there's no shortage of character homes, just waiting for a new
17:47lease on life.
17:49Just across the river from the heart of the city, Hamilton East is a vibrant, character-filled
17:54suburb that's bursting with life.
17:56It's home to the iconic Hamilton Gardens and boasts a buzzing mix of cafes and restaurants.
18:02The average house price sits just over $700,000.
18:05And I've found a lovely old bungalow that's super handy to Gemma and Tane's close-knit family.
18:11Well, here she is.
18:14Property number one.
18:15Wow.
18:16Yeah.
18:17Does look like a homey home.
18:19Yeah.
18:20The bones are amazing.
18:21But it is a bit of a visual symphony when we get inside.
18:25Have your vision.
18:26Goggles on, okay?
18:27Yeah.
18:28We'll do that.
18:29Let's go.
18:30This charming weatherboard home down a long driveway is brimming with history and character,
18:36with three generous bedrooms, a separate living area and a lovely front lawn that's just waiting
18:41for a future pup.
18:42There's plenty of potential here for a modern upgrade and a large garage perfect for Tane's
18:48workshop.
18:49It's for sale by negotiation, so there's a real opportunity for Gemma and Tane to make
18:54an offer that's within their budget and possibly leave enough room to do some renos.
19:00Wow.
19:01The carpet.
19:03Yeah.
19:04Yeah.
19:05You said you were up for a project.
19:07Yeah.
19:08Who knows, there might be some nice wooden floors under there.
19:11Yeah.
19:12So now we're at your specialty of the house, the kitchen.
19:16Nice and old.
19:19Wow.
19:20She's original.
19:21Yeah.
19:22Definitely.
19:23I don't think the vintage vibes will last long.
19:26Tane's already mapping out that dream kitchen.
19:29Take out all the cabinets, definitely, and then maybe knock down the wall and push it
19:35out.
19:36Island.
19:37Yeah.
19:38On this wall we can have some more cupboards, have a fridge cabinet here, and some more bench
19:44space over here.
19:45New bench top.
19:46Lucky you're just the couple for the job.
19:48Yeah.
19:51This is great size.
19:52It is.
19:53Double wardrobe.
19:56This old girl has got fantastic bones.
20:00This is the perfect blank canvas for them, especially with their skills in the building
20:05industry.
20:06Some new paint, take the wallpaper off.
20:08Is there too much to do?
20:09I don't think so.
20:10Oh wow.
20:11Nice big carriage.
20:12Yeah.
20:13They said they were fussy.
20:14Interesting.
20:15Yeah.
20:16I'm probably about to find out just how fussy they are.
20:17No toilet though.
20:18Yeah.
20:19Must be in the laundry.
20:20Yeah.
20:21Yeah.
20:22Yeah.
20:23Yeah.
20:24Yeah.
20:25So is this the one?
20:26Possibly.
20:27Oh.
20:28It's okay.
20:29Yeah.
20:30Yeah.
20:31Yeah.
20:32Very good stuff.
20:33Yeah.
20:34The feeling that we both got when we walked in, it felt like home already.
20:49Yeah.
20:50Even though the carpet's a bit out there, but we can see through that.
20:55Carpet shmarpet, you know.
20:56Yeah.
20:57We can rip that up.
20:58Our vendors would like something in the later sixes.
21:01Yeah.
21:02But a good clean offer in the mid sixes.
21:05Who knows?
21:06But we've got two more.
21:07Yeah.
21:08So let's go and check out number two.
21:10Okay.
21:11Let's go.
21:12This has got off to an impressive start.
21:14Exactly.
21:15And I'm just getting warmed up.
21:17Wait till you see what's next.
21:20Newlyweds Gemma and Tane are ready for the next big step.
21:27Finding a home where they can settle down and potentially put Tane's joinery skills to work.
21:33House One was within reach and ready for a makeover.
21:36You said you were up for a project.
21:38Yeah.
21:39Next I'm changing tack and taking them slightly out of their comfort zone one suburb over from their ideal spot in Hamilton East.
21:47Silverdale is a well established suburb with a community feel.
21:51Plenty of homes from the 60s and a main road lined with handy shops and cafes.
21:56With an average sale price of just under $730,000, it's a touch more accessible than some of the other areas Gemma and Tane have looked at.
22:04And I've got a contender that might just fit the bill.
22:08Ta-da.
22:09Oh wow.
22:10I like it.
22:11Break home.
22:12Yeah.
22:13Garage attached which is good.
22:15Got some nice trees going around.
22:17I like the shape of the roof as well.
22:19Wow, that's a good start.
22:21Yeah.
22:22We're not even in the driveway yet.
22:23Yeah, so far so good.
22:25Shall we take a look?
22:26Let's go.
22:27Let's go.
22:28This three bedroom brick beauty is a true classic of the era.
22:33The pitch roof frames striking geometric glazing that floods the home with natural light.
22:39Inside, it's had a fresh makeover perfect for starting that next chapter straight away.
22:44The weather that suits kitchen renovator Tane is another story.
22:48There is a garage for his workshop though and with auction day approaching, this $650,000 could be right on budget.
22:58Wow.
22:59I love the front door.
23:00Oh wow.
23:01It's nice.
23:02Over that brick feature wall.
23:04Yeah, I love the feature wall.
23:06Nice walls as well.
23:07Alright, should we see the rest of it?
23:09Yes please.
23:10Let's go.
23:13Ooh.
23:14Look at this.
23:17I'm very interested to see what you're going to say about this kitchen.
23:21Definitely a changer from the last house.
23:24Just a smidge.
23:25Just a smidge.
23:27But how do you feel the fact that you can't actually do it yourself though?
23:31Probably not a plus point.
23:32As you do your own kitchen, that adds value to your home.
23:35Especially the deals that you can get.
23:37Yeah, especially.
23:38But you can just move in, unpack.
23:40Yeah.
23:41Yeah.
23:42And settle down.
23:43Things to think about.
23:44Yeah.
23:45Yeah.
23:47Oh wow.
23:49Nice.
23:50The windows.
23:52So I completely switched it up this time.
23:54Bought them to a suburb that they haven't looked at.
23:57And showed them through a house that's already been renovated.
24:01Wow.
24:02Ooh.
24:03Nice in there.
24:05That means that Tane won't be able to use his kitchen skills.
24:08But the trade off is, it's a similar price point to the home I showed them that needs a full renovation.
24:15This could be an easier option.
24:17It's a pretty good size.
24:18No grass.
24:19Well, not a lot of grass.
24:20It's nothing to me.
24:22Yes.
24:23Got a workbench already.
24:24Yeah.
24:26Not too bad.
24:29How do you feel about this one?
24:30I love the inside, but I don't really like the backyard.
24:34It's not much grass or anything for a dog.
24:36No.
24:40Right.
24:41Time for a little recap.
24:42What are your thoughts on this one?
24:44Different.
24:46Yeah, everything's done.
24:48There's not much for us to do.
24:50Not a big backyard for a dog or anything like that.
24:53Which one are you leaning towards at this point?
24:55Probably leaning towards number one.
24:57Number one.
24:58Yeah.
24:59Alright, we'll bring on property number three tomorrow.
25:01Soit.
25:03Soit.
25:06After you.
25:07Smart move, Jane.
25:08I think it's great you're showing them all the possibilities.
25:10You know me, Paul.
25:11You never know which option might strike the right chord.
25:14You're spot on there.
25:17While Jane's heading further out, I'm taking my house hunters closer in.
25:21Somewhere Rachel can create a new home base after a separation
25:24and allows her kids to stay near the heart of the city.
25:28That said, they did love the sanctuary like feel of the first home in Māngeri Bridge.
25:33It's pretty much the Kiwi dream to be honest.
25:36But this time we're in Linfield on the city side of the Manukau Harbour.
25:41It's a family friendly area in the Central West that offers nature reserves,
25:44a huge skate park and plenty of eateries.
25:47So there's something for everyone.
25:50The average house price sits at around 1.3 million.
25:53So it's a little more accessible than some of Auckland's other inner suburbs.
25:56And I've found a place that might just suit Rachel down to the ground.
26:02Bit closer?
26:03Yeah, it's a little bit closer.
26:04I haven't looked in this area but it was on my radar.
26:07Not so keen on that thing.
26:10Power pylon?
26:11What are you worried about? I love those.
26:14Free wireless charging.
26:16We have got a really nice home beyond us and I just wanted to get you closer to the city.
26:21Yeah, pylon's not ideal but would still like to see the house.
26:24So yeah, I'd be keen to have a look inside and see what you've got for us.
26:28There's no pylon inside.
26:29At the end of this quiet little street sits this classic 1960s whare which has been given a fresh revamp.
26:37There's three double bedrooms upstairs, plus a separate space downstairs for Rachel's eldest son Brandon.
26:43At a sun-drenched conservatory, polished rimu floors and a generous backyard, there's a lot to love here.
26:48It's going to auction in a couple of weeks and I'm expecting it'll reach a similar price point to property one, around the 1.1 million mark.
26:56All in all, it's a very attractive option for them.
26:59That wooden wall actually looks quite cool.
27:02And I really like this glass space. It really makes this room feel huge.
27:08Yeah. It's nice and bright and light.
27:11I probably should let you have a look around the house. I'll just go and wait outside. See you in a minute.
27:15Awesome. Cheers. Thanks Paul.
27:19Good sized backyard as well. Yeah, it's nice and flat.
27:24It's a nice kitchen. Yeah, it's nice. I like the bench tops again. I really like the granite bench tops.
27:29Oh, and it's got gas.
27:31I can't move the pylon, but I've brought them closer to the city.
27:35There's rooms for the whole family. There's loads of positives about this home.
27:39Nice size room, nice view. Look at that outlook. It's beautiful.
27:42And I actually like that. It looks almost like a picture frame window.
27:45All the bedrooms are a decent size.
27:48Yeah, this is me.
27:50Which should stop any squabbling over who gets which room.
27:53This isn't even like a bad little view here.
27:56If you make good enough friends with the neighbours, you can say hi to them from your bedroom window.
28:00So whose room would this be?
28:02Caitlin's, I think. But you know.
28:04Jack, we know this is yours.
28:05This is yours.
28:06The siblings will always find something to argue about, but I wonder how the house measures up overall.
28:12There's a couple of things that I definitely like more about the first house by quite a big margin.
28:18I think that checks more boxes in terms of a house I'd really want to live in.
28:22I think location wise is potentially better.
28:24Yeah, for sure.
28:25But I definitely think from us living there and living together, the other place is just worlds ahead.
28:31Yeah, I think so too.
28:32A little excited to hear how you got on.
28:37Yeah, nice, light, bright place.
28:39But we don't really think it's for us.
28:40The first one has so many other positives for us as a family.
28:45I just like the overall layout of that house just a whole lot more.
28:49I like all the living spaces.
28:50I like the backyard space.
28:52The good thing is that you've seen the balance.
28:54You've gone, hey look, we're a bit further out and we get a whole lot of home.
28:58Coming close to the city and you know your money doesn't necessarily go as far.
29:00Yeah, absolutely.
29:02For me at least it's good, you know, with my lack of experience at open homes to see that kind of both sides of the coin.
29:09See, I don't know, Jack. I almost feel like I'm talking to another realtor.
29:12You're putting me through my paces anyway.
29:15I'm going to make sure that we scour every last inch of Auckland to find the right home for you, Jack.
29:24And hopefully you both like it as well.
29:26Yeah, that'd be good.
29:27And Brandon, if you really exist, we're actually doing this for you as well, mate.
29:32I can't wait to show you the final property.
29:34Yeah, sounds good.
29:35Thanks, Paul.
29:36I'm just glad we're still talking, to be fair.
29:38Sure, Paul.
29:39You've got your work cut out for you there, Paul.
29:44You're not wrong.
29:45Fingers crossed the next one gets the tick of approval from the whole whānau.
29:48Thanks for coming, Nancy.
29:49No worries.
29:50We're looking at buying our first home.
29:51So how would we find out how much the house needs to be insured for?
29:54What you'll need to do is calculate everything it would take to rebuild your home from the ground up to inform the level of cover you need.
30:00This will give you your sum insured.
30:01Your sum insured is completely different to your purchase price, appraisal value or rateable value figure.
30:06It's important that you accurately estimate your sum insured to ensure you've got enough cover in the event that you need to make a claim.
30:13So how do we come up with the estimate for the sum insured?
30:16There are a few options available to you.
30:19You could engage an expert, such as a builder, architect or quantity surgeon.
30:23and they can help give you an estimate for your rebuild cost.
30:26There are also calculators available online through many insurers, which rely on you accurately inputting your details.
30:29These calculators estimate the typical building costs for a standard residential home.
30:33So it's important to consider what would be the best to ensure you've got enough cover in the event that you need to make a claim.
30:36So how do we come up with the estimate for the sum insured?
30:38There are a few options available to you.
30:40You could engage an expert, such as a builder, architect or quantity surveyor, and they can help give you an estimate for your rebuild cost.
30:47There are also calculators available online through many insurers, which rely on you accurately inputting your details.
30:52It's important to consider what would sit outside of standard for your home.
30:55And over time, I guess that figure changes?
30:58It can.
30:59The cost to rebuild your home can be influenced by many factors, such as increases to building costs.
31:04So it's helpful to regularly review your rebuild cost.
31:07A good time to do that is upon renewal.
31:09If you're looking to do any DIY or renovations with your first home, that would also be a great opportunity to look at that sum insured to make sure it's up to date.
31:18That's really good to know.
31:19It is.
31:20Thanks for coming out, Nancy.
31:21You've really helped us out.
31:22All the best with the house hunt.
31:23I'm trying to find the perfect spot for Rachel and her grown up kids.
31:29A home that keeps them together, but gives everyone a little breathing room.
31:33House two didn't quite hit the mark.
31:35The first one is just worlds ahead.
31:37Yeah, I think so too.
31:39I'm confident my third option will win them all over.
31:42This time, I'm taking them closer to the heart of the city.
31:45Waterview sits in the Central West and is about 15 minutes from the CBD.
31:50There's good access to motorways, lovely parks, cafes and character homes from every era, so it's ticking a lot of boxes.
31:59The average house price nudges just over the one million mark, and I've found a large home down the end of a right of way that pretty much has everything Rachel's looking for.
32:09And here to sprinkle her stardust all over this one is my lucky charm.
32:13Jane.
32:14Here he is.
32:15Good to see you.
32:16Hello.
32:17Thank you so much for coming.
32:18Hello.
32:19Nice to meet you.
32:20Nice to meet you.
32:21Nice to meet you.
32:22Nice to meet you.
32:23Jack.
32:24I've heard I miss you.
32:25Caitlin.
32:26Caitlin.
32:27I'm glad you all look alike.
32:28They're family.
32:29We're excited to see what you've got for us today.
32:30I'm all so excited.
32:31Should we take our excitement and go and have a look at the house?
32:33Yeah, let's do it.
32:34I think so.
32:35Come on.
32:36Wow.
32:37The sleep out.
32:38Oh, wow.
32:39No.
32:40This looks awesome.
32:41There's a whole lot of home here.
32:42It's oozing character.
32:43Yeah.
32:44And it's just waiting for a new family.
32:46Let's have a look then.
32:47After you.
32:49This gorgeous two-story classic is full of historical grace, while offering all the comforts of modern
32:55living.
32:56There's three bedrooms, two bathrooms and two living areas in the main house.
33:00Plus, a self-contained studio for Rachel's eldest son, Brandon.
33:04It's another auction, but this time Rachel has a fortnight to get organised.
33:08And in this market, you just never know.
33:10Rachel might just have a chance at a good price.
33:14Wow.
33:15Oh, this is cute.
33:17Like the windows and the original features.
33:20Lots of character.
33:22You've got a budget of 1 to 1.1.
33:24Yeah.
33:25With a home like this that's going to auction, it would be advisable to give Brandon a call
33:29if he exists.
33:30Yeah.
33:31And see if you can talk to your broker and get yourself into a stronger position just
33:36in case you needed some flexibility on your upper numbers to make it work.
33:40Cool.
33:41Awesome.
33:42You should see the rest of the house.
33:43Yeah.
33:44When we look at the rest of it.
33:45Yeah.
33:46Why don't you come with me and you take these lovely young whippersnappers through that
33:52way.
33:54Awesome.
33:55Wow.
33:56This is massive.
33:57I've always wanted a kitchen with an island.
34:02I could definitely see myself baking and cooking all sorts in here.
34:06It's a whim.
34:07Especially with the island.
34:08While Paul's winning points in the kitchen, Rachel's smitten with the upstairs bedrooms.
34:13I do love that window.
34:14It's beautiful.
34:15It's got a heat pump in here too, which is quite nice.
34:18I think I'd fit my giant bed in here.
34:21And look at this area.
34:23Yeah, I know.
34:24It's amazing.
34:25I could fit my share lounge in here too.
34:26I've actually got a share lounge.
34:28Do I think we're moving in somehow?
34:31Meanwhile, we're checking out the downstairs bedroom wing, which includes its own bathroom.
34:36Oh, wow.
34:37This bathroom is really nice.
34:39Yeah.
34:40I love the shower and the mirror.
34:43Maybe this should just be my bedroom then.
34:45That's where he'll check himself out all day.
34:46Have my own ensuite.
34:47I'm not even going to start to negotiate that with you guys.
34:51Wow.
34:52I'm not the hugest fan of the blue walls.
34:56Well, if you get this room, Jack, you can paint the walls white and you can do everybody's
35:02laundry because it's right there.
35:04You know, now that I think about it, I don't think there's rooms for me.
35:07Caitlin's going to love it here, I think.
35:11Look at this place.
35:12This is brilliant.
35:14So this is the little icing on the cake, right?
35:16Yeah.
35:17Brandon would, yeah.
35:18Love this.
35:19It's got its own ensuite.
35:20En suite.
35:21Nice.
35:22I feel like I should just move in here, actually.
35:23Put the kids in the house.
35:25That was another suggestion I was thinking.
35:28Or, hey, Airbnb.
35:30I don't think the kids are ever leaving home.
35:33Well, you're obviously taking far too good care of them because they don't want to go anywhere.
35:37Clearly this is it.
35:38But, you know, it's nice of you to have them at home.
35:41Oh, yeah.
35:42I love it.
35:43They mean everything to me.
35:44For me, it's providing a home and having that space for them.
35:47And, yeah, knowing they've got somewhere safe to come if they need it.
35:50Yeah.
35:51That's what parents do, isn't it?
35:52Yeah.
35:53Yeah.
35:54I hear you.
35:55Happy smiley faces.
35:56I know.
35:57Yeah, no, you've ticked pretty much all the boxes on this one.
36:00And you've got enough time, if this is the home for you and your family, to get in front of it.
36:09Yeah.
36:10We just need, I think, to go and talk to your brother.
36:12The Elusive Brandon.
36:13Yeah, absolutely.
36:14Awesome.
36:15Looking forward to catching up with you soon.
36:17Yeah.
36:18Likewise.
36:19Thank you guys so much for the help.
36:20Lots of loss to think about.
36:21Yeah, there is.
36:22Yes, absolutely.
36:23Hopefully the house doesn't go over 1.1 million.
36:25Yeah, that's enough.
36:26I'm only joking, Paul.
36:28I'm only joking.
36:29Okay.
36:30No pressure, Paul.
36:31You know me, Jane.
36:32Cool as a cucumber, not sweating at all.
36:36Well, I'm glad you've got it under control because I'm heading back to Kirikirua Hamilton
36:41with Tane and Gemma to find them a home where they can settle down, renovate the kitchen and start their family.
36:47Okay.
36:48We're on that magical mystery tour again.
36:50Yeah.
36:51We're returning to Hamilton East, just a stone's throw from their extended family.
36:56The average house price is just over 700,000, but I've found a cute little bungalow down
37:01the laneway that might just sneak into their budget.
37:04The biggest surprise in store here is the familiar face already waiting to greet us.
37:09Here he is.
37:10Hello.
37:11G'day, I'm Paul.
37:12G'day, I'm Paul.
37:13Lovely to meet you, Gemma.
37:14Tane.
37:15Good to meet you.
37:16Good to see you both.
37:17First impressions.
37:18What do you think?
37:19I'm loving it.
37:20I love the character that it has.
37:22Oh, looks good.
37:23Looks sturdy.
37:24Yeah, I love the carrots from the outside so far.
37:26Yeah.
37:27Big enough for a workshop.
37:28Ooh.
37:29Ticking some boxes already.
37:30Yeah.
37:31Shall we get inside where it's nice and warm?
37:32Absolutely.
37:33All right.
37:34Let's go.
37:35This three-bedroom 1930s charmer is as solid as they come, with plenty of character still
37:41shining throughout.
37:42The kitchen may be waiting for Tane's magic touch, but the rest of the house needs little
37:47immediate work.
37:48Add in a proper laundry, a north-facing deck, and a garage you could get lost in, it ticks
37:53more than a few boxes.
37:55With an auction approaching, it's worth showing Tane and Gemma what they could achieve if
38:00they're open to it.
38:01Wow.
38:02Wow.
38:03So nice.
38:04Good size lounge.
38:05Yeah.
38:06I love the ceiling.
38:07Look at the beams.
38:08The beams.
38:09Yeah.
38:10Doors opening up to the deck over there.
38:11Yeah.
38:12Good feeling so far.
38:13Yeah.
38:14Yeah.
38:15Time for Tane and I to check out the kitchen.
38:17This is where you come into your own, isn't it?
38:19Yeah.
38:20And one feature's got his tick of approval already.
38:23I like the halberd floors.
38:24It's beautiful, isn't it?
38:25It is.
38:26As for the rest, he's already sketching out a vision in his head.
38:30Just maybe a bit more free-flowing space if you take the wall out here.
38:34A small pantry, a bit more bench space.
38:36What's your favourite kind of bench top?
38:38I do like a stone bench top.
38:39Stone.
38:40Now Tane's talking my language.
38:42You've got a nice flow through here as well, out to the deck.
38:48Yeah.
38:49Meanwhile, I'm showing Gemma the other essentials.
38:52Ooh.
38:53That's a big shower.
38:56And there's a toilet in here, which is good.
38:59You've got a separate laundry as well.
39:01Yay.
39:02Mm.
39:05Look at that.
39:06Big enough for a car.
39:07Big enough for a workshop.
39:09Best of both worlds.
39:10Yeah, mate.
39:12Oh.
39:13That's different.
39:15All part of the charm.
39:17Good size room though.
39:18Yeah.
39:19Good for a kid's room.
39:20Yeah.
39:22So how are you feeling about the whole journey so far?
39:26Yeah, as you see it in more and more homes, you get excited thinking, oh, this will be my home one day.
39:30You think it's the one.
39:32Yeah.
39:33Put the offer in.
39:34Didn't quite get it.
39:35Break you down a little bit.
39:36Mm.
39:37Just keeping the chin up.
39:38The right one will come.
39:43What do you reckon?
39:44Have you got the feels for this place?
39:45Yeah.
39:46Yeah.
39:47We both really like all the character that it has.
39:48Yeah.
39:49The garage is pretty good size.
39:50Yeah.
39:51And the kitchen needs some work, which is ideal.
39:54When are you moving in?
39:55Yeah.
39:56We'll be going to auction later on in the month.
39:59Realistically, probably around that mid-sixes.
40:02It's an auction, so you just don't know.
40:04A few things to think about.
40:06Just a couple.
40:07Yeah.
40:08We'll catch up soon, right?
40:09Yeah.
40:10Looking forward to it.
40:11Let's go.
40:12Ooh.
40:14All the signs are there, Jane.
40:16Let's hope the next sign has sold written on it.
40:25Choosing the right home is often about gut instinct.
40:28But it's also a balance of head and heart.
40:30And, sometimes, it's only when the dust settles that you can see clearly if this is the one to make your move on.
40:38Are you excited?
40:39Yeah.
40:40I am, actually.
40:41Super excited.
40:42Yeah, I'm pretty excited, too.
40:43Yeah.
40:44The house hunter Rachel and her kids don't have long to make a move on house number one.
40:48Oh, my God.
40:49A spa pool.
40:50A spa pool with a roof.
40:51But they were equally enthusiastic about house three.
40:54I could fit my share lounge in there, too.
40:56Do I think we're moving in somehow?
40:58So, I'm excited to hear what they've decided.
41:03We made it.
41:04We did.
41:05We did.
41:06It's been an exciting journey.
41:07Absolutely.
41:08It's been a lot of fun.
41:09He showed us some amazing houses.
41:10And it's been really good to get Jack to some open homes, finally.
41:13We just need to work on Brandon now, don't we?
41:14Yeah.
41:16Tell me, how did you feel about property number one?
41:22It was a great property.
41:23The indoor, outdoor space just ticks all the boxes.
41:28And I love the way they've converted the garage, because you could really easily turn that into
41:31somewhere for Brandon to live.
41:32And so then, how did you feel about property number two?
41:36Not as good as property one, I have to say.
41:40Location-wise, it was reasonably a good property.
41:42Yeah.
41:43Probably a little less suited to our family needs.
41:45Probably a little bit on the smaller side.
41:47Okay.
41:48Talk me through property three.
41:51Beautiful property.
41:52The sleep out's perfect.
41:53And I'm a big fan that all the rooms are a similar size.
41:57The kitchen, very, very, very beautiful.
42:00And the whole house is just put together really, really well.
42:02Out of the three homes, was there an outright property that you felt you'd like to proceed
42:08with?
42:09I think probably property three.
42:11We could absolutely see ourselves living in there.
42:13It's a great location.
42:14And it had three bathrooms, which for us is, like, amazing.
42:18It would be, like, life-changing.
42:21So, would you like me to reach out to the agent and see if we can get the paperwork for you?
42:26Yeah, absolutely.
42:28I didn't know that we were going to do it.
42:30You did it, Paul.
42:31You're a professional for a reason.
42:33Call Paul.
42:34Better call Paul.
42:35Better call Paul.
42:36Cheers.
42:37Here's to the next adventure.
42:39I'm thrilled for Rachel and her whānau that they've found a place that works for everyone.
42:44Now it's time to get everything in order for auction day.
42:48Let's do this.
42:49Let's do it.
42:50My house hunters Gemma and Tain saw plenty of potential in house one, even if the decor
42:55was a little on the vintage side.
42:57Wow.
42:58The carpet.
43:00But house three had them falling for a few features, too.
43:04I love the ceiling.
43:05I can't wait to hear which way they've decided to go.
43:10You guys have got to put me out of my misery.
43:13I don't have any idea which house you are going to go for.
43:19It's good keeping you guessing.
43:21Okay, let's start with house number one.
43:23I loved the location of house one.
43:27It was a good start seeing all the grass there.
43:30Nice big garage.
43:31We were initially shocked seeing all the work that needed doing.
43:35We just wanted to do the kitchen.
43:37Yeah.
43:38Okay.
43:39House number two.
43:41I did love that house.
43:42I loved the shape of the roof and the trees.
43:46Probably not going for it.
43:47It's the backyard.
43:49Seeing all the concrete, no grass.
43:51Okay, so property number two, definitely park it up.
43:54Yeah.
43:55Okay.
43:56Property number three.
43:58I loved the outside.
43:59I fell in love as soon as I walked up the drive and saw it.
44:04Kitchen that needs updating as well.
44:06And then the outside area was great for entertaining.
44:09Just not much grass as well.
44:12So what's it going to be?
44:13Are we going to make a move on any of these properties?
44:17Yes.
44:19Okay.
44:21Which one?
44:24Property number one.
44:26One.
44:27Well, I think that's a really good decision.
44:30Even up with all the work that we need to do, I feel like we can make it our own.
44:33That's exciting.
44:35Yes, indeed.
44:36The plan is unfolding.
44:38Cheers.
44:40A good journey.
44:41Now it's over to the vendors to see if Gemma and Tane's offer hits the right mark.
44:45In the end, Rachel realised her budget wouldn't quite stretch to the likely reserve of House 3.
44:52So she's back on the hunt.
44:54But the journey so far has opened her eyes to new possibilities.
44:58Here's hoping the perfect place for her whanau is just ahead.
45:03Gemma and Tane's offer didn't quite land, but there's a happy twist.
45:07They went ahead and adopted their new pup, Sunny,
45:09and then snapped up a three-vision brick home with a garage on the same street as House 1.
45:16Plus, the new kitchen's already on order.
45:19It's wonderful to see them taking those big steps toward building their future together.
