01:07Unbelievable. At the same time, we're building a house.
01:10And us, the Juries, in the Northern Rivers of New South Wales, are building a 3D concrete-printed home.

01:29But as you can imagine, three houses in three months?
01:32The system is ridiculous.
01:34Well, it's never going to be easy.

01:45Tonight, the Fox family get off to a flying start.

01:51But it's not all smooth sailing.
01:54It's kind of emotional still.
01:56After months of red tape and frustration, it's Geronimo at Sean's house.

02:32Our farm in the Northern Rivers is our little piece of paradise.
02:35And right now, it's a demolition site.
02:50My mate Dazza is finishing off taking down the old caretaker's cottage.
02:54So we can build a new 3D-printed concrete house in its place.
02:59I can't wait to get started.
03:03But first, we need to salvage everything that's worth saving.

03:09And there's always some gold nuggets to be found amongst the rust.
03:21After the cottage came down, I thought,
03:23well, I'm going to salvage all of that beautiful hardwood
03:27because it was at least 70 years old
03:30and it's in perfect condition.
03:32And hopefully, we're going to find ways to reuse that in the new building.

03:48for all the new windows and doors.

08:12We just went to bed and I said, look, I really don't want you having to move far away.

08:21We'll have all of our own kitchen, lounge room, dining, bathroom and laundry.
08:26And we'll actually have a room each for Caitlin.

11:06After months of back and forth, Nick from Contour 3D is here to show me what I hope will be the final designs for our new 3D printed concrete house.

11:22When we first met Nick, he inspired us with the capabilities of 3D concrete printing.
11:30And I want to use those capabilities to bring nature into our build.
11:35I love the idea of having these beautiful concrete trees mixed in with a real tree that might sit in the centre of the house.
11:44Would that work?
11:45It would.
11:45No, no, genuinely.
11:46You know, the printer doesn't care.
11:49It'll do whatever you put in there within reason.
11:52Nick claims that with 3D printing, almost anything is possible.
11:56And in our initial design session, I gave him a clear plan of exactly what I'm after.

12:28So here's the model, which I'm hoping we can still bring some of these beautiful, you know, tree-like columns back into the house.
12:35The challenge is, has Nick realised my vision?
12:41Well, this is the tree that started the whole conversation.
12:47Look at these buttress roots coming out.
12:49I love the way the roots come down, and it feels like it's just completely bedded into the landscape.

12:58And this is what we try to mimic, you know, in the 3D.

13:03I mean, I just love the shape, the contours.

13:52no post-finishing of the walls.

14:21Before this, you know, and all credit to you, I'd never thought of columnising a house,

14:27But I was sitting out here and I looked at the tree and I'm like, we should just print
14:31a tree.
14:32Yeah.
14:33And print many trees.
14:35And then put the roof on top of it.
14:38I'm excited.

14:39I mean, this is, this is revolutionary.
14:42There's never been a 3D concrete printed prefab house.

16:33While I'm still mucking around with concrete tree designs for our 3D printed house,
16:38in the Blue Mountains, the Fox's two modular homes are well on their way.

16:54Both houses, frames and crosses are up.
16:56And, you know, we are well ahead of time.
16:59Tomorrow, we'll build what we call rough-ins, so the electrical, plumbing and the aircon.
17:04I think, you know, we'll achieve lock-up in the next two weeks.
17:07Well ahead of time as well.

17:09We're going very well.

17:12They've chosen the Snowgum 60 design.
17:16Two bedrooms with built-in robes, separate bathroom and laundry, open-plan lounge and kitchen with an island bench.
17:23There's a lot packed into this 60 square metres.
17:26Oh, it's fantastic.
17:28It's, yeah, really good.
17:30Very happy with everything.

17:32It's brilliant to come and see what stage they're at.
17:35They're moving along really fast.
17:36It's incredible the amount of work these guys have put together in less than a week.
17:40The modular building process is not unlike building a lightweight house.
17:46The only difference is it takes place indoors.
17:49Last week, it was just raining cats and dogs, okay, but then our factory was just busy as, you know, we were still continuing to build and, you know, we didn't have any issues.
17:59We didn't have to stop because of the inclement weather, okay?
18:03That's one of the biggest advantages that we take with the modular.
18:06With Michael and Helen's house construction forging ahead, they're keen to decide on their flooring.
18:14And Carpet Court has made an on-site visit with their mobile showroom to help them choose.
18:20So this particular range here is the Parky Collection.
18:24A feature that I think is really important with this product, it's got the wood shield top coating on it.
18:30So you're going to find it's going to be really hard and sturdy for you.
18:34With their daughter Caitlin in mind, the Parky floor is the perfect option, as it's resilient and easy to maintain.
18:42The other thing that I love about this product is it's sustainable.
18:46So it actually uses 25% less wood than other standard timber floors.
18:53So it's really a matter of choosing what sort of colorings we're thinking for both the homes.
19:00Yeah, I like probably a lighter color because I'm going to have dark walls.
19:06Okay.
19:07But also a natural looking timber.
19:10It was an opportunity to choose different ones so we could be, you know, as we're splitting it up, it's one of the advantages.
19:17We can choose whatever we want, blow up the other ones and do our own thing, you know.

19:23I was thinking originally going for something a bit darker, but I've actually come back to the natural oak.

19:44Because I liked its warmth and lighter tone.

20:04In Canberra, the Quachinis have knocked down their house.
20:08But now, Builder Mick and owner Sean have hit a major red tape hurdle.
20:15Do you know much about the solar encroachment?
20:17As much as any layman's person can.
20:20My understanding is it's about preventing my house blocking the solar effect on the neighbour's house.
20:27That's right.
20:28So you don't want to block the neighbour's house.
20:29Yeah, which kind of makes sense.
20:30Yeah.
20:30Because I'm designing this house to maximise the solar effect.
20:33We want to let everybody else do the same thing.
20:35In Sean's case, the solar encroachment rules require his house to be built two metres from the neighbour's fence to a wall height of just 1.8 metres.
20:44So this has to go down another 900 to reach the finished floor level.
20:51I mean, look, I'm about two metres tall.
20:54Oh, yeah.
20:55Two metres out.
20:57There's a shadow there.
20:58It doesn't even hit the neighbour's yard.
21:00And we're in the middle of...
21:01It doesn't even make it up my fence.
21:02My fence is doing more damage to their solar envelope than the house will.
21:06Well, true, isn't it?
21:07This really is red tape gone mad.
21:11So really, half a metre down will be your finished floor.
21:14You're going to be down in a hole, mate.
21:15Yeah.
21:16And what you're saying is I could probably bring the house up and change that, but I'd have to go through a DA.

21:24Sean now faces some difficult choices.
21:27Endure the long delay of applying for a DA or lower the level of his house and cop the extra cost of excavating hundreds of tonnes of additional soil.
21:42I'm just going to spend the money and not wait.
21:45Well, it's cheaper for you to spend the money than wait.

21:50It's not even day one, and we're already 20 grand in the hole, which is not even a hole yet.

22:13I'm heading to Queensland to see how another modular construction business, Ollie Homes, is growing to meet demand.
22:22CEO Dale Funston explains how far they've come since he joined 15 years ago.
22:29So back then, how long did it take to build one of these?
22:32A small one of these, about eight months.

22:38Probably the four-piece one, eight weeks.

23:09Yeah, I mean, first thing is we wanted to do something about Australia's housing crisis.
23:13And then what we also have discovered is that manufacturing is alive and well in Australia in this segment.
23:21CommBank's funding is enabling Ollie Homes to expand their operations.
23:26You're now helping him build a second facility, is that right?

23:41So we feel very privileged to be a part of that.
23:50Having seen the designs for my 3D concrete printed house, I'm visiting the factory where all the magic happens.

26:10So this really is the very first 3D printed prefabricated house in Australia, if not the world, as far as I know.

26:32Nick and his team at 3D Contour spend months pouring over concrete chemistry to get their mix exactly right.
26:41It's a high performance mortar.
26:42Almost 50% recycled.
26:43We've got a lot of herbs and spices in there.
26:45It dries to 60 MPa almost.

26:48So it's really, really tough.

28:01So the moment I saw all of that 3D material fall into a pile of cow manure, I just felt like
28:10this is never going to work.
28:12Because, you know, we couldn't even get up 500 millimetres and we need to get 3.1 metres

28:22So the layers below weren't cured enough yet.
28:22So this was always going to fail?
28:23I thought I'd get to a metre but I was 500 millimetres short.

28:27Well, I guess that's why we do tests, right?
