00:04is to say we drop stamp duty much, much lower, but everybody pays it.
00:11Every single person purchasing a house pays it, even if it starts at 0.5% on a house of 200.
00:20So you're in the camp of saying let's have a much lower rate on a much broader base.

00:25And that's less distorting to any individuals.
00:28It means that everybody knows what's going on.
00:31It's much simpler to calculate.
00:32It is actually much fairer.
00:34And we don't have this thing where you think, oh, I'm going to sit tight and I'm going to make my two-bed house into a three-bed house.
00:41Because what's happening now is we're altering the nature of our housing stock quite dramatically at the moment,
00:47which is really bad for first-time buyers.
