00:00You wanted land.
00:02What do we know about raising livestock?
00:04That's what internet research is for.
00:07So their agent has a bold plan to make the sale.
00:10I kind of want to use some scare tactics on them.
00:13So why did you bring us here?
00:30We had the charcuterie board there, wedding cake.
00:36I'm an architect.
00:37I'm a project manager for an architecture firm.
00:40We met working for the same architecture firm in California.
00:43And as of a few months ago.
00:46Yeah, so I proposed to Megan.
00:48We took a trip to London.
00:50She didn't really see it coming, which is the best part.
00:52We complete each other in many ways.
00:55Megan is a lot more organized.
00:57She gets what she wants.
00:58I mean, show me that ring.
01:02Is that what you wanted?
01:03Pretty close.
01:04OK, so then.
01:06I told him what I wanted, and he raised it, so.
01:08Yeah.
01:09Now we're making plans to get married.
01:11Please call me if you have any questions.
01:12For sure.
01:13Is it OK if we wander around?
01:14It is.
01:15Please help yourself.
01:16We moved to Tennessee three years ago,
01:18wanting to kind of find a little bit quieter lifestyle
01:22than California.
01:23We live in a two-bedroom apartment.
01:25This was a place that we wanted to put roots.
01:27We decided on the Columbia area because it's still
01:31got some of that older charm.
01:33Look how beautiful this is.
01:34It is gorgeous out here.
01:36I think the biggest challenge for us
01:38is trying to find a way that we, as design professionals,
01:41bring our opposing styles together.
01:44I want Southern charm.
01:45I want a Greek revival house.
01:46I want those big columns when you drive up
01:48and just something with that history behind it.
01:50No, I get that.
01:51But what I want is something a little bit more
01:53with craftsmanship.
01:54I want a craftsman style home because it tends
01:56to suggest quality.
01:58I want something I don't have to deal with maintenance.
02:00I don't want to be spending time working on the house.
02:02We don't agree on a lot of things.
02:04I mean, even our decorating styles are different.
02:07I love antiquing, where he's a lot more, I'd say,
02:10more in the modern.
02:12There's my other issues.
02:12Like, I really want a connected space
02:15where our kids can see our activities.
02:17I know, but having at least the kitchen, like, cordoned off,
02:20where, you know, if there's a lot of mess
02:22and all of a sudden people are coming over, they can't see it.
02:25It's by itself.
02:28I do have to say, it looks pretty great out here.
02:31To visit.
02:32But to own.
02:34But I mean, that gives us a chance for kids
02:36to, like, grow and run around and be able to, like,
02:38know where their food comes from and not say the answer.
02:41The grocery store, which we hear a lot of times.
02:44I mean, let's be real.
02:45Like, what do we know about raising livestock?
02:48That's what internet research is for.
02:51But that also means that we don't get a neighborhood.
02:54I want to be around neighbors,
02:55especially when you start thinking about having kids.
02:57And then four bedrooms.
02:59We don't need, OK, so how many kids are we having?
03:01Two.
03:02Two, OK, so then your bedroom, two kids' bedrooms.
03:05And a guest room.
03:05That is why I want three.
03:07Look, we don't need a guest room.
03:09If someone comes to visit us, we'll put them in a hotel.
03:11You know my mother.
03:12You know how that conversation's going to go.
03:14Well, you know what?
03:15The kids can learn to share.
03:17You know, my sisters are only two years younger than me.
03:18So growing up, we went through apartments.
03:21We went through houses.
03:22And so we had to learn to share.
03:23And growing up as an only child,
03:25I didn't have to share space until I went to college.
03:28Honestly, I think we could do $550.
03:30But we'll have to see what Christina comes up with.
03:34That's pushing it.
03:35I would much rather use some of that money towards our wedding
03:39or honeymoon.
03:40It's starting to get close to our wedding day.
03:43And in the middle of all this, we're
03:44going to try to find a house.
03:45Maybe slightly masochistic, but it's fine.
03:51Oh, the cows.
03:52Today, they're out in Cullioca, 15 minutes from Columbia,
03:56to see a place with the rural vibe and land
03:59that Megan says she wants.
04:01But Hector's not happy already.
04:04My concern is we started having kids.
04:07There's, God forbid, an emergency.
04:10And you're here all alone.
04:12Yeah, but I think that we're not that far from Columbia.
04:14I mean, we could really make it work.
04:16So the house that we're going to see today
04:18was built in 1795, Greek Revival.
04:21We are going full on historic here.
04:24It is on over 2 1⁄2 acres, just under 500.
04:28OK.
04:29That could be a problem.
04:30I think it really complicates things.
04:32That is it.
04:33OK.
04:33Massive columns.
04:35OK.
04:35This is awesome.
04:36This is pretty cool.
04:39Where are your, we have one neighbor.
04:42Hey, we have a neighbor.
04:44I'm not sure that she's really thought about,
04:45what is it like at night?
04:47It's just quiet.
04:49It does give me a little bit of the creeps.
04:52This is perfect.
04:53This is amazing.
04:54Whoa, whoa, whoa, slow down.
04:55Right off the bat.
04:56OK, we haven't even been inside.
04:58Slow your roll.
04:59Kolioka is not on most Tennessee buyers' radars.
05:03I think it's a hidden gem.
05:05It's just not totally built out yet.
05:07But it's going that direction.
05:09This house won a historic preservation award in 2018.
05:13That's amazing.
05:14That's great.
05:15Is it though?
05:15I mean, uh...
05:16Let's see what's inside.
05:17We don't know.
05:18It could be already where we're happy.
05:20This house is priced just under $500,000.
05:23Hector's a little bit overwhelmed.
05:26Considering the amount of land that you get
05:28and the historic value, it is priced pretty well.
05:32Go take a look.
05:33Drum roll.
05:34Oh, my goodness.
05:35This is perfect.
05:36This is amazing.
05:37Oh, wow.
05:39Let's hit this room first.
05:40OK.
05:41OK, I love this.
05:43This feels like an old-fashioned sitting room or parlor room.
05:46Exactly.
05:46And it's got a fireplace.
05:48Something that stands out right away is just how quiet this room is.
05:50There's just a little too much separation right now.
05:53There definitely is.
05:54This house is not that modern open feel.
05:57Sure.
05:58But you know what I'm also starting to hear?
06:00More work.
06:01Project.
06:02I can be a project manager at work.
06:06I don't want to be a project manager in my house.
06:08That's fair.
06:09I get that.
06:12OK.
06:14So they've obviously redone the kitchen.
06:16Yes.
06:16I like that there's a window.
06:18Yes.
06:19To your little sunroom, which is just super cool.
06:23I could actually put plants out here.
06:25Go on out.
06:27Oh, this is really nice.
06:29You wanted land.
06:31You got land.
06:33All the way back there.
06:34Oh, my goodness.
06:34Wow.
06:35Yeah.
06:35Get some cows.
06:36You absolutely could.
06:38I know.
06:39I know.
06:40I do have a lot of friends with agricultural livestock,
06:43and it's a full-time job.
06:44It is a full-
06:45Thank you, Chris.
06:46It's a full-time job.
06:47It is.
06:47You got to wake up early to feed them all.
06:51I know Megan talks about having livestock and et cetera,
06:54but we are modern people at the end of the day.
06:56We don't know how to do any of that.
06:57I've got so many other things in my life to worry about,
07:00like being a husband, you know, being a father.
07:03And I'm excited to show you this.
07:06The primary is tucked back here.
07:08Okay.
07:08Kind of tucked away.
07:10Okay.
07:10Okay.
07:10The little pillars.
07:12Okay.
07:12You're coming off the dining, which is a little, I mean, look,
07:16it's great for those late-night snacks, but I'm-
07:19Maybe we need to ban him from the kitchen.
07:23That's it.
07:24What exactly are you trying to say?
07:26We've got a wedding coming up.
07:27Yeah, yes.
07:28Shredding for the wedding.
07:29Shredding for the wedding, yeah.
07:30I think there's a lot of space to have some fun with this.
07:41This is nice, but do you feel that?
07:43Yeah, there is bounce.
07:44There's a little bounce.
07:45There is definitely bounce.
07:46Ooh.
07:47Well, you guys, think about it.
07:481790 spot.
07:50Yeah, yeah.
07:51And that comes with the territory.
07:52That's insane.
07:52It definitely does.
07:54I know Meghan and Hector want to see something old,
07:57but they're a little bit naive to what that entails.
08:00Honestly, I kind of want to use some scare tactics on them.
08:04So my strategy is show them something old,
08:06show them the work that that's going to require,
08:09and then show them something more realistic.
08:11The fireplace did not have heaters and AC back in the day,
08:15so I don't know if I want a kid in a room with that.
08:18I think the only thing for me that it's three bedrooms,
08:21so there's no fourth.
08:22I'm cool with having more like a three bedroom.
08:24We don't want our kids, like, wandering off in a room.
08:28If they're anything like their father,
08:30they're probably up to no good.
08:32And, uh...
08:32I only had to write on the wall in crayon once
08:34before I had the living daylight scared out of me by my mother.
08:37Well, that's the thing.
08:38You give them more walls, you give them more drawing surface.
08:40I think this is amazing.
08:43It holds true to a lot of history.
08:45There's also thinking about how are you going to maintain all this land?
08:48This house just makes me happy.
08:52It makes me joyful and a little bit kind of giddy.
08:55I can see that she's excited about this house.
08:57There's work involved, but the price is higher than what I'm looking for.
09:00It's scary to think that this is one more thing to deal with on top of a wedding,
09:04on top of starting a family.
09:05I like it a lot.
09:07I know you love it.
09:08Like, did you not feel like the disconnect between the kitchen and your living room?
09:13I mean, like, let's say we have guests.
09:15How do we have those two spaces talk to each other?
09:19So Christina's next move is a place with an updated interior
09:22that's a little less scary, or so she hopes.
09:25Look behind you.
09:26With a wedding around the corner, today their agent's trying a 1930s craftsman for Hector
09:40that's located in their target area near downtown Columbia, Tennessee.
09:44This one is listed at just under $525.
09:48Oof, okay.
09:49The price is a little higher, but again, it's close to downtown.
09:53Given the wedding, it would be wise for us to be a little bit more conservative about our spending.
09:59A neighborhood.
10:00I see houses.
10:02These lots, they look larger than your average home.
10:06Okay, well, it's got nice stone on the front and brick.
10:10We are in Columbia, Tennessee.
10:12It's known for local markets, local boutiques, kind of that historic small town charm.
10:19It was built in 1930.
10:21Okay.
10:21They told me they really want to see something historic.
10:24So I think that this house is a lot of charm, but this home is almost fully remodeled,
10:29so I do think they'll both find compromise in it.
10:32Okay.
10:33What do you think?
10:34I love the columns.
10:35Awesome.
10:36They are great.
10:36It gives that separation.
10:38And look behind you.
10:40That's my fireplace.
10:41It looks like a hobbit hole.
10:42This is amazing.
10:43I like the fact that there's actually detail in the ceiling.
10:45Mm-hmm.
10:46It's just that the longer you look at it, I see a lot of the trim needing repairs.
10:52You like woodworking, though.
10:54No, I absolutely love it, but then it starts to become an issue of cost and time and effort.
10:58Mm-hmm.
10:59That is true.
11:00I know this one is a little bit over where they're comfortable spending, but there's still work that
11:05needs to be done, so that leaves room for negotiating the price down.
11:09The kitchen.
11:10The kitchen looks a lot newer.
11:11Uh-huh.
11:12Okay.
11:12They definitely updated the kitchen.
11:15Yeah.
11:15I like the layout.
11:16I like the fact that it feels a little bit sectioned off because you like that open feel.
11:22I do, and that's something that this house has is while things are very sort of sectioned off,
11:28you still have a line of sight to things.
11:30And then through here, you have bedroom number one.
11:33This is a nice-sized bedroom.
11:34Because only three bedrooms, and this is one.
11:36Yeah.
11:36Just given the size of this bedroom alone, you could fit three kids in here.
11:40Well, that's true.
11:42It's a pretty neat layout.
11:43I do like the layout, and it does scream like 1930s craftsmen.
11:48We have a larger bedroom right here.
11:50This is nice.
11:52And then a large bathroom.
11:55Nice.
11:55I do have to admit, I like the rain shower.
11:57That was definitely a nice upgrade.
11:59And then through here, I would call this flexible space your office.
12:06Okay.
12:07Okay.
12:08So if you want to take a peek out here.
12:10Okay.
12:11Okay.
12:12So I mean, it's a good amount of yard, like running space for kids, dogs.
12:16But for animals, there's not much back or side yard to speak of.
12:20So what are some of the things you're like in here?
12:22I love all the windows, the originalness to this.
12:25I mean, we're missing that fourth bedroom.
12:27I don't know.
12:28I like the detail.
12:28I understand it's work, but.
12:30And that's what I'm going to get to, is I appreciate a lot of these things.
12:34And I can see where Megan's coming from, but I can start adding up a lot of the money effort involved.
12:40Look, I'm looking for a craftsman home.
12:42This house is pretty darn close to what I'm looking for, but it's had a lot of wear and tear.
12:47In reality, is this really what you want?
12:50It's a little scary.
12:54So their agent finally lines up what she thinks they've needed all along.
12:58Even if Hector and Megan don't see it coming.
13:01I'm going to help them get to that realization.
13:04Today, Megan and Hector are heading to see a home back in their target area of Columbia, Tennessee.
13:17But their agent's taking a risk because these California transplants want Tennessee history.
13:22And this house is anything but.
13:26From the pictures, it's a new build.
13:28I don't know exactly how we're going to feel about that one.
13:31I mean, it's worth looking at it.
13:32Christina must have had a reason for us to see this.
13:35We have neighbors, right?
13:36Yes.
13:37Which is what I want.
13:38It's listed at 480.
13:39I think we can pull that off.
13:41It's four bedroom, two and a half bath.
13:42Ooh, that's a lot of house.
13:44But it gives us the chance to grow.
13:46That's a lot of construction behind.
13:48It's not the craftsman that you were looking for, but it's contemporary version.
13:52It's like a neo-craftsman home.
13:54It doesn't really have southern charm or the big columns, but there's something.
13:58I'm curious to see what the inside looks like.
14:02Okay.
14:04All right.
14:05Good morning, you guys.
14:06Hey, Chris.
14:07Good morning.
14:07Good to see you.
14:08Good.
14:08How are you?
14:09Good to see you.
14:10Hi.
14:10Hi.
14:11So why did you bring us here?
14:13New construction.
14:14Turnkey.
14:15Perfect.
14:16Both Megan and Hector work in the fields of building and architecture.
14:21So they have big dreams and plans.
14:25And this is a young couple, first-time home buyers, who don't realize how much maintenance
14:30and work can go into buying a home.
14:32I've been there.
14:32I've done that.
14:34Honestly, trust me.
14:35It's a great way to go.
14:36Just get new construction.
14:37I'm going to help them get to that realization.
14:40Okay.
14:41Well, it's bright.
14:43You really don't have to do anything.
14:45This is pretty turnkey.
14:46Okay.
14:48I love that there's a transition between your entryway and your maintenance.
14:52Fireplace is not what I was expecting.
14:54It's not, like, a fireplace showpiece.
14:58Megan loves Christmas.
14:59That is her thing.
15:00Okay.
15:00Yeah.
15:00She actually got voted, like, best Christmas.
15:04Most obsessed with Christmas decorations in the office.
15:06Are you kidding?
15:06I love that.
15:08I have a little plaque sitting on my desk that they gave me at the Christmas party.
15:11Put it right there.
15:12Okay.
15:12I love it.
15:13That'd be kind of fun.
15:14I love that there is lots of connected space here.
15:18Like, the way I picture it is, one of us is cooking.
15:22Someone could be doing homework.
15:24The only thing I got to say is, kitchen can't have dirty dishes left in it,
15:29because there's no way to close it off.
15:30There's no way to hide it.
15:31You're just going to have to come up with the system.
15:33Second you rinse it, it goes right away.
15:35There's just that we can work with that.
15:37Mm-hmm.
15:37I like the color of the cabinets.
15:39I like the countertop.
15:40I've got enough space to actually cook and bake and spread out.
15:43Tucked away.
15:43Either dining room or, like, a sitting room.
15:46And I'm so excited to show you outside.
15:49Okay.
15:50This is definitely a lot smaller.
15:52The backyard's really teeny tiny.
15:54As far as the idea of having some animals, that isn't able to be done.
15:58It's also a low-maintenance site.
16:01Amen to that.
16:02Because let me tell you, you're not going to mow the lawn.
16:04I'm going to mow the lawn.
16:06We have four bedrooms upstairs.
16:09Two more bedrooms here.
16:10Okay.
16:10Bing, bang, boom.
16:11Third bedroom through here.
16:13It looks like it's very similar size.
16:15She's concerned that one of the kids is going to feel like they're the favorite.
16:19Oh, my gosh.
16:20Okay.
16:21Yeah.
16:22Again, single child.
16:23Like, the room was the same.
16:24I have an idea.
16:25The one with the better grades gets the larger room and larger closet.
16:29Okay.
16:30I mean, I just...
16:30Done, done, done.
16:31I can get on board with that.
16:33Yes.
16:35Ta-da.
16:36Okay, I like the ceilings.
16:37Yeah.
16:39There's double sinks.
16:40Dual vanity.
16:41We don't need double sinks, but, you know, it's a nice thing to have.
16:44We don't need double sinks, really?
16:45No.
16:46Look, whatever happened to, like, learning to share a sink, I mean...
16:49You're marrying an only child.
16:50Looking for a house together has been a little bit of an up and down,
16:55especially going into a new marriage in a few months.
16:58There's a lot of give and take that's having to happen.
17:00I'd say this is possibly a contender, but there's just definitely a few things that are,
17:05like, kind of missing on the historic side.
17:08A lot to mill over, so I'm excited.
17:10I will wait for your call.
17:14But there may be no time to wait.
17:16In Tennessee's hot market, Hector and Megan need to put their differences aside.
17:20Fast.
17:21We've got to come to a decision together.
17:30Christina did text me again.
17:32Oh, boy.
17:32Um, she's a little worried that there's a good chance that some of them may be
17:36disappearing with the way the market's been going.
17:38Yes.
17:38We've got to come to a decision together.
17:40Okay, let's talk that classic Greek revival from 1795.
17:45I mean, we're talking a piece of history.
17:47Which is great.
17:49The craftsmanship that you like so much, it does have that.
17:51Yeah, it does, but it needs a little work.
17:54It didn't have the fourth bedroom.
17:56It's three bedroom, three bath.
17:58I love that.
17:59This had the separation of rooms that I was looking for.
18:01But just the flow is a little bizarre.
18:03It is listed just under 500,000.
18:06You know, when we start thinking about everything else, the wedding's coming up.
18:10That's a great concern.
18:11We won't have any neighbors if we decide to go that route.
18:14I mean, we could get you a ride on lawnmower.
18:16Yeah, I think we need more than that.
18:18For two and a half acres, I think we need more than that.
18:20I really like the craftsmen.
18:22We have some neighbors.
18:23It's just a little over half an acre, which I can work with.
18:26That house does have a lot of character.
18:28And that fireplace, that hobbit hole.
18:30That was really exciting.
18:31I'm not going to lie.
18:32That is so unique.
18:33The rooms were segregated.
18:34It still had a sense of openness.
18:37But you know what?
18:37With that price point, I mean, it's more than I want to spend.
18:41I do appreciate the fact that they went through and updated the restrooms.
18:44But you saw some of the stuff that was going on.
18:46Absolutely, absolutely.
18:48It was just covered up by white paint and hope for the best.
18:49Okay, so then why not consider a newer build?
18:52There's no charm in it.
18:53It looks like every other house in the neighborhood.
18:55Yeah, but then we don't have to be concerned about
18:57all of the repairs that you're talking about, right?
18:59I do have to give you the new build has four bedrooms.
19:01Like, that is something that I was really wanting.
19:03Yeah, and you know what?
19:04It's at the price point that I'm comfortable with.
19:06I wish there was a little bit more separation.
19:09That was a little rough for me, I'm going to be honest.
19:11Also, the lack of yard space.
19:13I mean, our neighbors are right there.
19:15You are up close and personal.
19:16Look, it's low maintenance year-round.
19:18You and I get really busy.
19:20So we're limited to a smaller yard.
19:22That's okay.
19:33You know what I'm wondering is if we could do like a, kind of like a barn door.
19:38We bought a house.
19:39It's the contemporary new build.
19:42Christina was right to steer us new construction.
19:44With everything that's going on in life,
19:46between getting married and wanting to start a family soon,
19:49and the idea of being able to move in day one was a big deal.
19:53Yes.
19:53I would love some sort of tile surround to kind of give it,
19:56I mean, that could make this a little bit more of a focal point.
19:59More of a focal point, right.
20:00So the listing price was $480.
20:02We got the house for $475, and we're really happy about it.
20:06Absolutely.
20:07The house surprised me with the fact of how much I liked it.
20:10There's so many ways we can add little charm here and there,
20:12or even just bringing in our own furniture that no one else has.
20:16The way this house is designed, it's intended for us to live with each other.
20:19We got the one big space, right, between the kitchen,
20:22dining, living, kind of an intimate space.
20:25You don't really want to leave it.
20:26We get the four bedrooms that I was really wanting,
20:28and I think there's a chance my mom may be out here at least a little bit more than
20:32she originally had thought.
20:34I would have loved to have more land, but being honestly pragmatic about the fact of
20:38the upkeep and the amount of cost that comes with that, it didn't make sense.
20:42Kids are not cheap.
20:43Buying a house is one of the biggest milestones other than marriage and kids,
20:48and to be able to say that we're going to be knocking off two in one year
20:52is a little crazy, I'm not going to lie.
20:55We're a little ambitious, but it's a big deal.
