12:27I think it's a natural thing, something that we thought that, you know, in 9-10 years this is what we'd do.
12:32Everyone was saying like, oh you're so brave and we thought, yeah, it's not brave, it's something we'd want to do.
12:36How long between you taking over and kind of moving in yourselves and opening it?
12:41So we moved here last year on the 21st of August and we opened on the 1st of April.
