01:48I have nothing against any of that stuff, but you've asked me in to help me improve your business.

01:55And a partner being pushed to breaking point.

02:08A decade ago, 60-year-old scaffolding contractor Neil...
02:12He does tell me that I need to do as I'm told, which won't be happening.
02:18...and his partner of 11 years, Tracy, 57, a former restaurant manager...
02:23The drive needs sweeping with the storm last night.
02:26Is that a job for me or you?
02:28Well, obviously me.
02:30...made the life-changing decision to leave their old careers behind and gamble everything on transforming St. Anne's house.
02:36It had no running water. Electricity was, well, something from the dark ages.
02:43A dilapidated grade 2 listed former family home, which they bought for £850,000.
02:50I wasn't that keen, was I?
02:52Oh, okay. Yeah, well, it was my idea then.
02:55Creating a seven-bedroom exclusive holiday let and wedding venue.
02:59Well, we have the hen-do's here. They've all got fake tan on.
03:02So they go in the hot tub. When you come out the next day, it's like hot chocolate or frothy.
03:09Complete with bar, pool, hot tub and room for 30 guests.
03:13But thanks to Neil's obsession for purchasing the unusual...
03:19It doesn't end there.
03:22Because scattered throughout the two acres of grounds are his collection of vintage vehicles.
03:28This is a 1961 Scammell.
03:30My grandfather used to run one of these in the 60s.
03:34Used to do all the heavy haulage in the southwest.
03:37Tracy's the only one that doesn't like them.
03:39His four rustic glamping units...
03:41This is what they call a showman's wagon.
03:44And this would have been accommodation for, like, a travelling circus.
03:48And to boost business, he's even added some four-legged attractions.
03:53Neil just decided one day, like he does with everything, that he wanted alpacas.
03:58When he keeps coming home with a different truck or a different car or something,
04:04I just think, you know, where are we going to put it all?
04:06Would I have it on site?
04:07It's called engaging with your customers.
04:09Yeah, I understand that.
04:11But would I have it on site? No, I just think it all looks scruffy.
04:16But behind the quirky charm lies a much bigger problem.
04:20Between the massive renovations and Neil's impulsive purchases,
04:24they've poured over £650,000 into the business.
04:28Everything I've earned has gone into this place really now.
04:32Yeah, so my retirement is in this place.
04:35It's taken everything the couple have and given nothing in return.
04:41To run a site this big, the cost of everything is just, you know,
04:46we need to earn the money really to cover it.
04:50So it is a bit of a worry.
04:53And the financial stress isn't just hurting their pockets.
04:56I was diagnosed with a heart problem 12 years ago.
05:01I had a big operation.
05:03He's not allowed to get stressed.
05:06And obviously with everything that's going on here, you know,
05:09it has had an impact on him.
05:11But yeah, I do worry.
05:12Yeah.
05:13Yeah.
05:15With Neil's heart a constant concern,
05:17and any hope of a pension tied up in a profitless business,
05:21time is running out for them to turn things around.
05:27Tracy wants me to really give up and retire.
05:32But my work's not quite complete yet.
05:36Complete is when it's up and running as a profitable business,
05:40a successful business.
05:42I've got to multitask.
05:44I've got to have so many hats and,
05:46which was fine when I was 30 and when I was 40,
05:49but now I'm nearly 60.
05:50It's just too much.
05:51It becomes overwhelming.
05:53I think with Neil's health and both our ages,
05:57I think enough's enough.
05:59Give it up.

06:03But Neil won't let go.
06:05When you're halfway through a job,
06:07it's very difficult to stop, isn't it?
06:09Tucked away on the Devon Cornwall border,
06:13Plymouth is best known as the port from where, in 1588,
06:19Sir Francis Drake sailed to confront the Spanish Armada.
06:23I mean, look at the sea.
06:26The lovely, beautiful English sea.
06:29There's worse places to be.
06:31Today, over five million visitors a year flock here to soak up the history
06:36and the incredible scenery.
06:38Framed to the south by breathtaking sea views
06:41and to the north by the dramatic expanse of Dartmoor National Park.
06:46This area offers no shortage of stunning backdrops.
06:50Lots of people who live in cities dream of a location like this.
06:56They want something a little bit more in the country,
06:59looking out to see.
07:00And this seems to tick all the boxes.

09:28This sounds great, but I've done my research and at their current prices, a wedding brings
09:35in over a thousand pounds more in profit compared to a two night stay.
09:40So clearly developing this side of the business is where I need to start focusing my efforts.

10:28This really sad little fake flower posy and some of the grouting that also isn't good.
10:34I don't know, downstairs in the breakfast room they looked like they were really on top
10:39of everything, Neil and Tracy, but now I'm starting to wonder.
10:42Continuing the nautical theme along the corridor is the aptly named Ocean View Room.
10:51The problem is, in each of these rooms they've crammed in as many beds as possible,
10:56with no real thought to what it does to the design of the room.
10:59You know, here there's a fireplace cupboard.
11:01Here there is a row of furniture, whereas this has no side table.
11:07I don't know why I expected something rather different upstairs.
11:12I'm a bit disappointed, I must say.
11:15Alongside the 30 bed spaces in the house, there's another eight spread across Neil's four glamping units.

11:23This could be amazing, but it's just like, you know, let's just chuck them in a field and hope for the best, shall we?
11:35And it doesn't work like that.
11:36People have really high expectations, people are very careful about how they spend their money.
11:41And by God, do they want value for it.
11:44I knew she was going to pick up on it.
11:47It's just a lot of stuff here.

11:55But it's a lot of stuff, and there's no point to it, it's just there.

12:09Another space where Neil's clearly spared no expense, indulging his obsession with collecting.

12:29I mean, all these people that I advise would have a lot more money if they didn't fritter it all away.
12:46I'm on a mission to help Neil and Tracy transform their seven-bedroom holiday lesson wedding venue
12:52from a money pit that strained their savings, worn them down and damaged Neil's health,
12:59into a nest egg for their future.
13:02It's stress that we have to go through to just run this as a business.
13:08You know, we just can't seem to win. It's just constant battling.
13:12Having discovered a motor museum come farmyard on the front lawn,
13:17and a bridal suite that screams anything but happiest day of my life,
13:21I think it's time for the couple to face some hard truths.
13:23So, first impressions are that you've had a lot of fun buying all this stuff that's everywhere.
13:33And every man is allowed a folly. I would go to the stake for that.
13:37But 20 or 30, really? I mean...

13:45There's all these trucks and cars.

13:59And that is the only attitude that I am taking.
14:02With that solid dose of reality delivered, it's time to get on with turning things round.
14:08Before I get to work on improving their core holiday let business,
14:12I want to focus on growing them as a wedding venue.
14:16Because with the average couple now spending over £23,000 on their big day,
14:20it's this that's going to bring them the profit they need for their retirement.
14:26So I'm keen to see how the couple are selling their venue online.
14:32I'm looking at their current St Anne's wedding page.
14:36Nowhere does it sound like what it is.
14:40So, you know, St Anne's house has been hailed as Plymouth's premier new wedding venue.
14:44Seamlessly blending, timeless tradition with contemporary elegance.
14:53Every detail has been meticulously curated to create an exclusive and unforgettable experience.
15:02I mean...
15:06It's now becoming clear why they only have six weddings booked all year.
15:10I just want to make sure that people come here who don't just want the kind of little girl's dream wedding.
15:20And who possibly are looking for something more quirky and unusual that involves alpacas and a miniature pony, for example.
15:27The way Neil and Tracy are selling their venue online clearly isn't working.
15:33What I need to ascertain next is if they're any better at it in person.
15:37And to do that, I'm springing a surprise on them.
15:43I've asked two prospective couples and I've asked a celebrant down this afternoon.

17:30So what did you think you've seen a lot of venues? I have so when we were talking to the couple earlier
17:35Yeah, you quoted them for the house and then a thousand pound on top to have the wedding
17:40So where does that thousand pound fit? It's not actually for the wedding. It's for the higher of the whole venue
17:47For the days that they hire it for it's the exclusivity of the whole site for them to I think
17:52I think it's a good question though because I think we're gonna have to find a frame find a better word

18:43Removing Neal's vehicle collection from the lawn will allow wedding guests to sip champagne while they admire that amazing view without feeling like they're at a junkyard
18:53And a transparent pricing structure means couples can focus more on the party and less on the pennies
18:59But there's still one last piece of the puzzle. I want to tackle I

20:56To get that gone however before he's able to finish the job Neil's health takes an unexpected turn for the worse
21:06He was taken ill over the weekend. He heart rate went up to 160 which is dangerous
21:14So yeah, he need to go into hospital really and be monitored because there is you know a chance you can have a stroke
21:22So that was fun anyway, we're back home and he's good and everything's all right so far
21:37With Neil given the go-ahead to continue working with me. I'm heading back to Plymouth. I only have three days

25:17To prove they shouldn't be wasting money on Mongolian barbecues, vintage trucks or alpacas, but instead focus on the basics, the essential comforts and thoughtful touches that every good holiday let should get right.
25:32Price wise, it's about the same as yours. I think they're doing this really, really well and I think you should be aspiring to this to make it more personalised.

25:58And there's a very personalised experience, which I think really elevates the whole thing. So, for example, everybody gets a fresh cake, everybody gets a hamper.

26:27The bedrooms at St Anne's currently leave a lot to be desired. So, I want them to see that by making some small affordable tweaks, it will make a huge improvement to their offering.

28:49And if that wasn't enough, I then have a family group arriving this afternoon who's going to road test it for me.

29:03We've already cleared Neil's clutter from the lawn, revealing those gorgeous views.
29:08So next on my list is tackling that overwhelmingly pink bridal suite.

29:42For under £100, we've totally transformed the look of the room, creating a space that works as a bridal suite or a comfortable bedroom for guests on a break.
29:53What's nice about this is it's either a bridal suite or just a nice bedroom in the countryside.
