How to get your house ready for the spring selling season

00:00It's still pretty cold and wet across the country, but spring is coming and with it,
00:04an inevitable boom to the property market. It's no secret that Aussies love selling
00:09their homes during spring. We've got plenty of foliage, things tend to look good and healthy.
00:14Most data suggests there's about a 35% increase in listings from June to October each year.
00:20So what can you do to really beat the property frenzy?
00:23The first step for prospective sellers is perhaps the most obvious one, and it's decluttering and
00:29cleaning your home. This can be a really good opportunity to evaluate what actually
00:32needs to be in the house and to start culling before you actually move.
00:36The second thing to do is repairs and maintenance on the house. Now, of course,
00:39you want to check that everything is working and in good order, but you may also consider
00:44repainting or updating the house to be somewhat in line with current trends, because that can
00:49alleviate the number of days that your place is on the market. The next thing you may consider doing
00:54is investing in a professional stylist. This can be expensive, but in really tight markets,
01:00it often reaps rewards. Having somebody come in, assess your space, see how you could use it better
01:05and perhaps change up the furniture can have huge knock on effects for being able to sell your house
01:10for the value that you want. And finally, finding an agent who understands you and understands the
01:17suburb or area that you're selling in is really important. They'll be able to assess whether to sell your
01:22house on market, whether to send it to auction, how the best way to kind of market and promote your
01:27house is, and they'll be able to work with you around what a reasonable value to expect for the
