00:00The reason why we're here today starting all of this ground works is to build a
00:05side of the future and it's like anything in retail it changes and what
00:10we need to develop today has to evolve to meet the needs of the consumer. So
00:14what you're going to see is a complete new forecourt, complete brand new large
00:18convenience store under the Spar brand. So this is really going to be very much
00:22building on the blueprint for the future of what modern-day roadside retail is
00:27going to look like. Fibrous convenience, fresh food on the go, it really is going
00:32to be what we would call a full facility roadside retail location of the future.
00:37The site is going to be significantly larger, the canopy, the forecourt, the
00:41building is going to be repositioned, the building itself will be much much larger.
00:47Our aspirations for the site really are to bring the site up to date to make it
00:51relevant for the consumers demands both now and in the future. So customers today
00:56want choice, convenience and quality both on the forecourt and in-store. So on the
01:01forecourt we're installing brand new car wash, premium fuels with regard to our
01:06fuel offer. In terms of car parking we're moving from 16 car parking spaces up to
01:11around 51. The actual footprint of the stores it's going to be increasing by
01:15more than double. We're installing a huge display of fresh food and the latest
01:20refrigeration that will enable fresh butchery, fresh bakery and fresh
01:26produce to be expanded significantly within store. Barista coffee will be a
01:30double barista coffee machine. Our food to go offer will be the delish deli and
01:34then with regard to technology for the customer again the convenience is very
01:38important. So we have self-checkout, ESCLs, electronic shelf-edge labels will
01:43also be employed. Maxwell have endeavoured to be as sustainable and
01:48efficient in our use of energy as we possibly can but it's also something
01:53that our customers are expecting. Sustainability and ESG is very much part
01:59of our DNA today. This particular location will have solar, it'll also have
02:03heat pumps, we're also going to be running the main store with an energy
02:06management system and we're also going to be recycling water as well. So
02:10everything we're trying to do is to reduce the amount of emissions and the
02:14amount of energy that we use within our particular developments.
