Brian J. Esposito, CEO of Diamond Lake Minerals, Inc., and Galiano Tiramani, Founder of BOXABL, were recently guests on Benzinga's All-Access.

Diamond Lake Minerals specializes in the development and support of digital assets and SEC-registered security tokens. The company's goal is to responsibly innovate and develop valuable traditional businesses and successfully combine them with the future of money and digital assets.

Mr. Esposito was joined by Mr. Galiano to speak about their companies' exciting new partnership.

00:05This is great to see you again, pal.

00:09And I know you brought a friend.
00:10We'll dive into the partnership that you guys are cooking up, but let's go ahead and start
00:14with a softball before we dive in under the hood.
00:17Brian, man, give me some insight.
00:18What is it that your company does?
00:19Absolutely.
00:20And I'm disappointed that the nature boy is not here with us.
00:22I know.
00:23When I heard that, I got so excited.

00:33advances its announcements and all the different industries that we intend on being in.
00:38Very excited to announce our real estate division and what we're doing with Galliano and Boxable
00:42and teaming up to start rolling out identifying properties to build beautiful boxable village
00:47communities.
00:48So excited to make that announcement.
00:50Really excited to have made that announcement with Benzing and your great team.

00:57Yeah, absolutely.
00:58And, you know, I'd love to get insights from you, Galliano.
01:02What's the partnership mean for you and what you guys are looking to do here?
01:05Yeah.
01:06So actually, I'll just tell you a little bit about Boxable.
01:09We're actually a company based in Las Vegas and we manufacture housing in a factory.
01:15So the first product that we have is a 360 square foot apartment.
01:21We basically manufacture the whole thing at the factory and then ship it to site where
01:26it can set up in just a couple of days and be ready to be occupied.
01:30So that first product is basically kitchen, bathroom, bed, couch, and it's become super
01:37popular online.
01:38We've got lots of viral videos where people are really excited about it.
01:44We we're, you know, really pumped up to be able to do a project with Brian as a as a
01:51customer and, you know, hoping for a successful one.
01:55Yeah.
01:56You know, it's interesting.
01:57I'm so glad that you're on because I was literally telling our producers, we're always looking
02:00for different cool content ideas.
02:02And we ran into your company and I told them about two, three months ago, I was like, how
02:05cool would it be if we did a content piece where I am living in one of these?
02:09Right.
02:10And I am streaming.
02:11I am trading like I would do it out of my own apartment, out of my own house.
02:15So be on the lookout for an email because I'd love to kind of make that happen because
02:18I think that'd be kind of really cool.
02:20We are.
02:21We are based in Las Vegas.
02:22So if you want to come down for a trip, it's not a bad place to visit.
02:27We've got a few model houses set up right outside the factory, and we'd love to have
02:31you come over.
02:32And you can't actually stay the night in them because they're they're hooked up to plumbing
02:35and they're ready to go.
02:37I love it.
02:38I can just hear my CFO knowing that I'm about to ring the bell, ring his phone up.
02:43Let's kind of dive into the markets a little bit, Brian, in terms of your mission to bring
02:47back to market timeless business principles that are focused on healthy, sustainable growth,
02:52the tokenization aspect of it.
02:54Right.
02:55How's that looking, especially when it comes to sustainable growth itself?
02:58Thankfully, icons like Larry Fink and BlackRock making it more mainstream and giving it more
03:04credibility.
03:05You know, I've been preaching this over the last decade.
03:07So I'll let him take the lead now and I'll take a backseat to him.
03:10But we know this is the future and the way that we're looking at building businesses,
03:14especially as it relates to real estate and working with Boxable, is what a great asset
03:18for our balance sheet.
03:19What a great business model to bring wonderful customers across all different classes to
03:23have a beautiful residency inside of these and get them into a home much more quicker,
03:28much more efficiently and much more cost effective than traditional means of getting a home or
03:33getting an apartment or a condo.
03:35So we're excited about that.
03:36We're excited to identify really great properties coming to market that have the ability to
03:41be profitable in this type of business scenario.
03:43And for us, it's we build businesses across all different types of industries using all
03:47different traditional means of capital, whatever that may be.
03:51And oh, by the way, we also have a security token aspect of our business.
03:55And that's where it gets really exciting.
03:56And previously, we announced when you guys are 24 percent stake in Avrio.
04:00So we have in-house access to a broker dealer, a licensed exchange to actually put our offerings
04:06out into the market and create a demand.
04:09What's important about that is as tokenization and security tokens start to hit mainstream,
04:14there's only a handful of exchanges that can do these, the regulated and licenses.
04:17So you're going to start seeing a tremendous amount of projects go to market, which is
04:20great for the industry.
04:22But here at DLMI, we don't want to get behind any other project that may have a bigger ticket
04:26than ours.
04:27We want to go right to market with our own offerings.
04:28So also, there is a tremendous amount of people that love what Galeano and his team have done.
04:33The Boxable brand is amazing.
04:35It's on fire.
04:36It continues to grow.
04:37And here's a great way for people to also participate in the brand through DLMI.
04:41For when we start announcing and rolling out these Boxable villages to do a tokenized offering,
04:47it's another great piece for people to feel connected to a great brand like Boxable.
04:51And Galeano, when it comes to, you know, I've seen conversations so much on FinTwin.
04:54Sometimes I struggle with it as well.
04:55It's like, hey, do you, should you rent?
04:58Should you own?
04:59What should you do?
05:00But now you're kind of like, hey, here's another option.
05:02Right.
05:03So you're kind of like a disruptor, in my opinion, in the space.
05:05Let me know if you agree with that.
05:07But also, where do you kind of see yourself fitting into the average consumer who might
05:11want to use your product?
05:13Yeah.
05:14One of the cool things about our product is because it's fully finished in the factory,
05:18it can dramatically speed up the development cycle for a real estate project.
05:22So usually you're going to have, you know, one, two, three years to do real estate development.
05:28And a portion of that is getting the ground ready.
05:30So building roads and infrastructure.
05:32And the other portion is actually building up the building.
05:35And the cool thing with doing it in the factory is you can actually get it done at the same
05:40time.
05:41So you're going to be able to really speed up that project, bring it to market sooner,
05:46get it rented, get people moved in and living there.
05:50And you know, with our company, the idea was that we're creating a building system where
05:54we would mass produce different size room modules with different configurations in our
05:58factory.
05:59Maybe we would have a kitchen box, a bedroom box, a living room box, and then you would
06:04stick those boxes together to create larger houses.
06:07But we are starting out with the initial product, which is the Casita.
06:11So that's just that small box, little studio apartment.
06:15And the original idea there was to actually deploy those in backyards in places like California,
06:20where they've, you know, changed the laws to make it easier to deploy those backyard
06:25houses.
06:26And we're getting a lot of interest from that.
06:27But then we can also do other projects like hopefully we can do with Brian, which might
06:31be like a little village.
06:33Let's talk about the village aspect, Brian.
06:35What's your vision there?
06:37The master planning in my mind and, you know, working with Galeano's team to make sure we're
06:41on brand with Boxable is everything is a Boxable.
06:45So it would be obviously all the homes and residencies that people could either own or
06:48hopefully at some point we can even announce some sort of tokenization mortgage aspect
06:52of being able to get into these properties.
06:54But I also see the main entrance being a Boxable.
06:57So if you ever went into a gated community, you got the security officer sitting there
07:01checking people in.
07:02And I also see retail being in Boxable units.
07:05So I would anticipate the whole village as much of its possibility being a Boxable, but
07:10retrofitted to whatever brand that may want to be experiencing inside of that village.
07:14Even the clubhouse be a bunch of different Boxables put together, strategically working
07:18out new designs for future iterations of here's a village concept.
07:22What does every community need and how does Boxable fulfill 99 to 100 percent of those
07:26needs?
07:27Yeah.
07:28Galeano, you know, they say the NFL is a copycat league.
07:30I would say just about anything is.
07:32And so is the business industry as well.
07:34What are your thoughts on any of your competitors, but more so I care about what kind of gives
07:37you the advantage that folks should kind of use y'all's product and have that in their
07:42arsenal?
07:43Well, when it comes to building construction, it's a really big market and a huge amount
07:48of demand for housing all around the world and not really enough supply.
07:54So, you know, we don't we don't see a big issue with competition at the time because
07:59I believe there's a housing shortage in the U.S. of over five million houses that are
08:04needed.
08:05So really, we just need new ways and new products that can fix that problem.
08:10So we're trying to do that by by building in the factory with this this great new product.
08:15And, you know, we have a lot of a lot of interest in that and excited to start seeing deployments
08:20of the of the product popping up online with like interest rates.
08:25Right.
08:26That's been such a hot topic, especially with mortgage rates.
08:28I think they're around 6 percent, give or take now.
08:31Shout out to the people that got it in 2020, 2021 at 3 percent.
08:34But does that is that something that you kind of take a look at in terms of, hey, where's
08:38inflation going?
08:39How do we adjust our prices to make sure that this is still something that is worthy for
08:42folks that are worried about that when they're buying a house?
08:45Yeah, well, you know, definitely real estate is affected by the interest rates in a really
08:53big way.
08:55starts that are created.
08:57But with our first product, I think it's a perfect fit for that kind of problem.
09:01So it's not just different because of the way we're building it and the fact that it's
09:05done in the factory and it's more rapidly deployable, but it's also just a small house.
09:10So you're looking at affordability.
09:12You know, there's a number of ways to try and get that.
09:14But one of them is just to have a smaller living space.
09:17And a lot of people are interested in doing that and downsizing and having a more kind
09:21of simpler life with a lower overhead.
09:25That makes perfect sense, Brian.
09:28Your final thoughts on the partnership, what you're hoping to achieve?
09:30Any topics that you wanted to bring up that I didn't get a chance to?
