00:02I'm a fifth generation farmer here. My family settled the place in 1878 and where we are now
00:09was my grandfather's favorite spot to come up and just look out over the farm. It gives a really
00:15great perspective up here. Illawarra and Coonunga Hill represent a truly unique asset to the South
00:27Australian rural property market. Six and a half thousand acres or more across 42 titles. Offered
00:34only to the public for the first time in five generations, this is an outstanding asset to hold
00:42in South Australia. I think it's a perfect mixed enterprise farm so we've spent a lot of time and
00:50effort over many years improving infrastructure such as fences and water points so that
00:57livestock can run right across the farm. There's also really great soil types for broadacre cropping.
01:05We run wheat, barley, canola, faber beans and we do oat and hay.
01:12I've been really proud to look after Illawarra for the last 10 years. We've done extensive mapping of
01:16the property and the results have shown that our processes over the last 10 years has helped
01:21maintain a very nice level of nutrition across all the paddocks. The soils here are quite deep,
01:28they're red brown earth with some heavy clays and they hold a lot of water so we can maximise our
01:32yields going into spring. Overall it's been a really consistent performer even through the dry years.
01:40Illawarra is an easy property to manage for livestock given the sheer size of the property, laneways that
01:45connect up a lot of paddocks, access into the yards, very easy flow yards as well.
01:53A one man and a one dog workforce, you know it's also low stress on stock as well,
01:58not as many people, not as many dogs. It definitely does make for a calmer flock absolutely.
02:04So in the last 12 months the shearing was quite a success here. The volume of wool that gets cutty
02:08but
02:08also the cleanliness of the clip, it is a very very good article that they produce here at Illawarra
02:13with those bungaree types. Being such a special place with so much family history here, we will
02:20obviously miss it but the time is right for us now as a family to move on and look for
02:25another opportunity
02:26but it will always hold a special place in my heart. Don't miss the opportunity to buy Illawarra and
02:33Coonunga Hill. A generational, transformational opportunity that never comes to market.
