00:05as beautiful as it is breathtaking. Many Canadians are discovering rural life
00:12and they're making the move. We are helping them find their perfect country
00:17house. I love how lush it is, like there's definitely a lot of greenery, kind of
00:24magical. It's amazing. I feel like I'm in Barbie's dream house.
00:35Today we're up in Vernon, British Columbia with Andrew and his good friend Marie
00:39who's stepping in to help while his wife had to shoot up to Alaska. They're looking
00:43for a home that has a little bit of extra room to grow fruits, vegetables, and of
00:47course they want that picturesque view of the lake. We've set up three homes and I
00:53think one of them might just do the trick. Let's go find out.
01:03Pleasure to finally meet you. You must be Andrew. Yes, Chuck. And that would make you
01:06Marie. Hi, Marie. Nice to meet you. Pleasure to meet you as well. Thank you so much for
01:09letting me join you on the house hunt. Yeah, this is exciting. I mean, this is the definition
01:13of country living, am I right? What I want to know, what is it that you really need in this
01:19perfect country home? Michelle and I live in Sioux Lookout and she's going to be retiring and so we're
01:29looking at moving a little bit closer to her home, which is Alaska. I met Marie several years ago
01:36down in Puerto Vallarta, actually. I host a Sangria Sunday party and some friends brought her along with
01:42her husband and when we started thinking about moving out here, we remembered Marie actually lived
01:48in the area. So she would be a great person to give us some insight. Well, I've got some insight
01:55into
01:55Michelle and her wants and needs for home and a bit of her taste. I know they love gardening,
02:02outdoor spaces, you know, room for a company to come. They like to entertain.
02:09My advice would be to try to find like a flat driveway, something that's easily accessible in
02:14the wintertime because that can become an issue. We'd like to have two bedrooms, two baths. Since
02:21we're coming from Northern Ontario, we'd really like to grow some of our own fruit and vegetables out here.
02:26So enough property to do some of that. Having a great outdoor space would be lovely. We'll go up to
02:33a
02:33maximum 700, but obviously we're hoping to come under that, especially if there has to be some
02:39renovations in that as well. Vernon is located just a few hours northeast of Vancouver in British
02:49Columbia's Okanagan region. Vernon offers a perfect mix of city life with world-class nature on its
02:56doorstep. There are more than 100 lakes within a one-hour drive, and not to mention the outstanding
03:01beaches, trails, and spectacular resorts nearby. I have a feeling Andrew and Michelle will certainly
03:07love the move to this vibrant community.
03:18So, for house number one, curb appeal, first impressions, what do we think?
03:23I think it's got great curb appeal, for sure. Wow, coming up the house was, I mean, great curb
03:29appeal. And I mean, just a different looking house for sure. It's kind of funky. It sort of fits my
03:38thing. Michelle, I know she always said she'd want to live in an A-frame, but you know, we'll see
03:42how it
03:42goes. I mean, we can't quite see it, but you can see the openness in the background. I can't wait
03:48to
03:48get in there and take a look at that view. Yeah, me too. I feel like it's going to be
03:51spectacular. Let's go.
04:03Here we are. What do we think? Wow, it's different. It's nice and bright. Yeah. It's so nice and open

04:10bright. It's like living in a canoe. It's got a little bit of that feel to it. I mean, personally,
04:16I love it. The woodwork's incredible. It is. Yeah. The way they've mixed the stone and the wood in,
04:21I mean, it's fantastic. Have you seen many homes like this around here? Is this common? No, not at all.
04:26This is the first one I've seen like this. It's beautiful. I mean, yeah, the lighting, everything
04:31looks fantastic. I mean, what about this kitchen? I mean, I can stand in the kitchen and that view
04:37is really jumping in. It's spectacular for sure. You know, the kitchen, I think the space itself
04:42is wonderful. Walking in the house, I say the first thing I kind of noticed was the
04:47three different types of flooring that were kind of happening. So I'm not really a big fan of that.
04:52The countertops, not a big fan of, but you know, they can be changed. And for me, I'm thinking for
04:59Michelle, the kitchen sink to be underneath the kitchen window would be ideal. Well, there's still a
05:04lot more to explore. So why don't I send you guys upstairs? You can check out the primary suite.

05:42there's no closet space. I don't know how comfortable Michelle would be with her clothes hanging for
05:47everybody to see. And the thing though, I'm thinking too is, you know, I have lots of, there's not a

05:53wall space for that. So I don't know anything here on the walls. It's shaped like a canoe. There's not
05:58a lot of flat wall space to even hang stuff. You can get inventive. I imagine. Yeah. I love the

06:06and a little patio outside. Yeah. Very nice. It is. You know, speaking of the view, let's go and find
06:13Jeff and see what else we can see. That'd be wonderful. Okay. Wow. I mean, you can tell why
06:28I've been out here the whole time. This is beautiful. Wonderful. Absolutely gorgeous, isn't it?
06:32It sure is. I like the idea that, you know, and I noticed there isn't curtains and stuff like that.
06:38Like there's no one looking in. Yeah. It's like a private little oasis in the mountains. It's
06:43almost like the perfect country home, would you say? It is. I would say. I had to.
06:49What do we think the listing price is for this one? Hmm. Marie's probably got a better guess than I,
06:55because, but I would say 600. Oh, and I'd say around 650. This one is actually listed at...

07:26I guess I'm a little surprised, even though I guessed it on, on, on Mark, it does fit our budget.

07:49The second house I've picked for our tour today is a little bigger and more of a cozy cabin style.

08:06Rustic. Rustic. Initial thoughts. Yeah. That was going through my mind.
08:09Yeah. It looks quite large. It does. Yeah.
08:13I think first thing from my impression was just how huge it was. And I think Marie said rustic.

08:22So a little bigger than the last one. It's almost 3,800 square feet. Wow.
08:27Yeah. So you've got a little more room to work with. Probably a little more room to take care of.
08:31But I mean, the lot size is just about half an acre. Oh, nice.
08:34So you've got the long driveway coming up. And then there's a little room in the back as well.
08:38Obviously room for the gardens. Okay. Get the vegetables and the fruits and everything going.

08:43I can't wait to see what the inside looks like. And I want to get a look at that huge

09:20parties. Yeah. You can invite the whole neighbourhood. Yeah. Yeah. Yeah.
09:23Yeah. Again, you can't complain about the amount of space there is. Maybe a little bit more room than
09:31we require. I was surprised actually walking into the home compared to the outside. The upgrades that
09:37they did do in the house, you know, painting, flooring. It was a surprise. I mean, hey, there's some walls

09:43hang my artwork and stuff like that. That's for sure. And you know, it's unique in its own way too,
09:50the home. So yeah, exactly. Yeah. Should we check out the most important room? Yes. The kitchen? The
09:55kitchen. Okay. Let's go ahead. Okay.
10:05We have found the kitchen. Yes. It's very bright. Very bright. Yeah. I mean, I love that you've got
10:12the windows all the way through and the high ceilings, but again, it's not for me. What do you
10:16think? I don't know sure what that room is, but maybe they could expand it even further into there,
10:22open it up even a little bit more. I know. And the high ceilings are really nice too. Plus,
10:26we have the sink. The sink with the window. Perfect. Yeah. That's what we wanted. That was
10:30missing in the first house. See, I've been taking notes. No, see that. Yeah. Kitchen needs some work.
10:36You know, like you said, I would open it up, put an island in there. There's that, you know, that
10:42hallway. I would maybe take that out, see if you could take that out. Yeah. Just to open up that
10:47area.
10:49What do you say we go take a look at that huge patio and see what the view looks like?

11:04Wow. Yeah. We made it. It's a lot bigger than I was expecting. I mean, it goes the whole width

11:10the property. Yeah, it is. It's huge. It's huge. And it looks like it's new. This does look new. This
11:16looks like they've spent some time on this part of the house. I mean, what do we think about the
11:20outlook? How about the view? The mountains there, you know, the trees all around. I don't know if
11:25it's quite up to part of the house number one. There's no lake view. Yeah. That's true. I mean,
11:31I'm looking for it. I don't know if I can quite see the water through the trees, but I mean,
11:35the backdrop is gorgeous. It is. It's like a painting. It is. It is lovely. That's one area you've got

11:43is quite nice. The front deck is pretty amazing and amazing views from there. You know, I really
11:49like that. It'd be good for cocktail hour and, you know, get togethers with everyone. Yeah, certainly.
11:55What do you think this one's listed for? I mean, I guess based on the size of this home,
12:01I'd say it's got to be a little bit more than the last home we looked at. I'd say 625.

12:06Well, and I'm going to stay with the 650. Okay. Just go 650 across the board. It's good. Consistency.
12:11I like it. Uh, this one is actually listed at 599. Oh, so just a hair under six.
12:19That is something to keep in mind because that does give us a little bit more money, right? To do
12:24any improvements we'd like. We're excited to see the third. I'm excited. Yeah.
12:31I know the views weren't quite up to par with the first house,
12:34but I have a feeling the size of property number three will be exactly what Michelle and Andrew
12:39are looking for today. I'm helping Andrew find the perfect house in Vernon for him and his wife,
12:58Michelle. Michelle unfortunately couldn't make it along today. So one of their good friends, Marie,
13:02is coming along to help. So far, we've had a look at a house that has an amazing outlook on
13:08the water
13:08and one that was a little more private. This last option I have in store certainly has the most yard
13:15space of the three, which I think Andrew will love. We made it. Yes. Last house on the hunt,
13:22house number three. What do we think? Initial thoughts as we walk up that driveway?
13:26It's pretty. It's a nice house. I like the flatness of the yard. It's got a pretty nice curb appeal,
13:33I'd say. I liked the house when we, you know, first approached it. I mean, you know, it adds good
13:37curb
13:38appeal, the flat driveway, the flat property, and the house is very appealing. A little different from
13:45the last driveway we had to trek up to get into the house. Landscaping's nice. Yeah, yeah. Yard's nice.
13:50I think I saw a bit of a vegetable garden around the side. We'll definitely check that out in a
13:54bit,
13:54but overall, yeah, it's, it's, it's inviting. And I see the nice big garage in the back,
14:00which is always a bonus. I mean, yeah, you can hide all the toys in there when the winter comes
14:03around. What do you say we go inside and take a look? Let's do it. Let's go.
14:16Yeah, this is nice. Oh, okay. We have a bathroom right here off the main floor.
14:21Kids bedroom. Yep. Is that some bright?
14:25Oh, wow. Yeah, look at this. Wow. Nice. That is pretty spectacular. That is a lot of natural light.
14:32It is. Yeah. I mean, I love, you got to love the brightness and, you know, I do like the
14:37openness of it.
14:38I like the first impression walking in, um, those big windows. Um, my only concern with that is I just
14:45kind of wonder how warm it might get in the home in the summer, because I don't think any of
14:49those
14:50windows opened. And the kitchen, it's nice and you could redo it a little bit, but you can't make the
14:55kitchen any bigger than what it is there. That's, you know, definitely a con for me. I don't know how

15:00I would feel about that. You know, you'd want a little bit more room because you guys do a lot
15:04of entertaining. I really want to go check out the garden, but why don't you guys check out the
15:08primary bedroom upstairs first, and then we can meet in five, 10 minutes? Sure. All right. After you.

15:31There's some closet space. A bit of closet space behind us here. Um, hers, his, I guess, is there, but
15:40it's small. Yeah. I mean, it was the, the, just the, the top floor, it was on the smaller side
15:47for sure. Again, could it work? Yes, it could work. There's no bathroom. That's a definite con. Can
15:52you imagine having to walk down to the bathroom in the middle of the night? Yeah. Yeah. Yeah. No.

16:13What did you guys think about the rest of the house? I quite like the house. It's a, you know,
16:16it's a, it's a better size and house number two. Yeah. The property, you know, is, is nice and flat.
16:21Yep. To be able to do some things. I mean, the, the garage is just a huge, a huge bonus.

16:28area. They've got the whole garden area over there. I mean, obviously it's just the beginning
16:32of the season right now, but you know, you can definitely take advantage of that. What do we

16:57Yeah. I was a little shocked. I think at the price, just after the, the other two homes,
17:03it doesn't leave any room to do any upgrades. So that, that might be a factor, but you know,

18:06Tell me everything about it. So La Casa Lakeside Resort would be similar to what you'd find in an
18:10all-inclusive in Mexico. We have everything here. We have a wine tours, golf tours. We can take people
18:17to water slides in Vernon. Where do I sign? Yeah. It's, it's amazing. We have ATV trails and ATV tours.
18:23We have boat rentals, city rentals. We have a kids club. We have two outdoor pools, four hot tubs.
18:33What really drives people to this part of the Okanagan? The nature, the views, all of the amenities
18:41we have is incredible out this way. We have, um, Fintree Provincial Park right down the road. There's
18:47waterfalls, adventure seekers. Yeah. There's pretty much something here for everybody. A lot of people
18:53move out here to kind of get away from the city. Yeah. So you still are, you know, about a
18:56half an
18:57hour away from town, but you have that feeling like you, you're not, you're not tight in a, in a
19:01downtown area. It feels like we're just right out in the countryside, but if you really do need
19:05something, it's not too far away. You're 30 minutes away. Yeah. I just want to go jump in the lake

19:10now. Me too. And if that's too far, we got two pools. Exactly. Perfect. I will definitely be staying
19:15here soon. Awesome, buddy. Appreciate it. Now that Andrew has had some time to discuss all the options
19:27from our house hunt with his wife, Michelle, I'm meeting up once again with him and Marie to hear
19:32if they came to a decision. Well, you two look familiar. Yeah. Long time no see. Last time we were
19:40together, we, uh, we saw three pretty spectacular homes. So house number one, incredible up in the
19:47trees. I really felt like had an incredible ocean or lake view. I mean, what did you guys think about
19:52the first home? The landscaping was gorgeous. Yeah. Um, I liked the openness, the kitchen living room
19:58concept. That was nice and open. Yeah. Herb appeal was great. Yeah. Lots of room for, for the gardens,
20:04for sure. Yeah. I mean, it's a little steep, the property, but I, I think, I think it might be
20:10doable. Yeah. And I mean, you're up high. Looks like you're above the trees. Yeah. I mean, obviously,
20:14bonus is the great lake view. Yes. Now house number two was a little out of the way, uh, bigger
20:21property,
20:21you know, almost half an acre there, huge house, um, different type of curb appeal. Yeah. Actually,
20:28it was one of the funny things Marie said about the, the steepness of the driveway. Yeah. Coming up,
20:32you know, and how it could be in the winter time. And we do get some snow here. The deck
20:36was wonderful.
20:37It still had some decent views. Yeah. Probably a lot more house than we need. And I think a lot

20:42work to be done in that home. It could definitely be opened up. Yeah. But work and time and the
20:48landscaping needs to be done. Yeah. And I mean, you've got the space to do it, which is always nice.
20:52Yeah. Yeah. You're not going to be adding anything onto it. You're just going to be reconfiguring.
20:57So house number three, really nice flat, open yard, A-frame style. It was beautiful. I love the
21:04flatness of the property. Yeah. That's one thing. Um, you know, a little bit more updated than the
21:08other homes. Yep. Um, huge work garage. Yeah. And storage. Lots of extra space. Personally,
21:15I liked all the outside vegetables, vegetable garden, you've got the fruits there. Yeah. And there's
21:21also room to add even more to make the choice a little easier. What if we eliminated one from the
21:26mix? Marie and I've had some wine and talking with Michelle, um, you know, we decided to take number
21:33two off the list. Okay. So we can remove number two from the list and now we've narrowed it down
21:38to two.
21:38So we've got house one and house three. So, I mean, both great properties. I mean, personally,
21:43I'd be happy with either, but it's not my choice. You can't make a view. That's true. And so I
21:50think it
21:50has to be house number one. I think if you're going to go with house number one, we have to
21:54get you a
21:54portrait that says you can't make a view and you're going to hang it right beside the view because that
21:59would be perfect. We should give the realtor a call and see if we can snag it for a good
22:04price.
