01:09Not only are we running a business, raising three kids, but we are also trying to tackle
01:15our income property that we are living in.
01:17The end goal for us is to renovate our income property, sell it, and buy our forever home.

02:53I'm never going to pass up an opportunity to pick up free things.
02:56So I cannot wait to check it out and see what I'm going to find.
02:59We've got a lot on the go, but repurposing is at the heart of what I do.
03:04So anytime I have a spare moment, I'm hunting for pieces that could be perfect for someone.
03:08You never know when inspiration is going to find you.
03:11And sometimes you just have to stop and pick it up.

03:21These glasses have a cool shape, heavy base, and thick glass.

03:30So lesson today, never pass up a roadside find or a free ad online.
03:40And I actually think I could use some of these in my next client's house.
03:45Tracy and Jordan are a mother-daughter duo who have spent years renovating their house.
03:50Everything but the final three rooms.
03:52They want it to all feel like home.
03:54But Tracy's love for collecting has them a little lost in the mix.
03:57Their eclectic style isn't for everyone.
03:59And designing around pieces that have meaning takes a really thoughtful approach.
04:03That's where I come in.
04:04They have saved up $50,000 and are wondering if I am up to the challenge.

04:25She's 19, but she'll always be my baby.
04:28Our house, Jordan, was pretty much raised here.
04:31We picked it basically because of the location.
04:34There's a horse boarding stable kind of in the backyard.
04:37I have a thing with horses.
04:39I love horses.
04:40I had two.
04:41I'm down to one.
04:42But the house is odd.
04:44When we moved in, there was murals in the bathroom.
04:47They're just so quirky, like, and they've always been there.
04:51The shower is very dark.
04:53It's like a submarine.

04:55The piping wiggles and the plumbing have some issues.
05:00The countertop is very low and you have a scallop sink.

05:06It's kind of a bar room.
05:08For a big space, it feels very cramped and doesn't help us at all.
05:14My favourite room is the sunroom, but this has become kind of a drop zone.
05:19If we don't know what to do with something, it comes in this room.

05:27We just change things to make it work.
05:30It causes me stress.
05:31So it'd be a breath of fresh air just to walk in and have it done and have people over.
05:36I just want a home that kind of screams us.
05:41I can definitely see that Tracy has a lot of sentimental feelings towards a lot of the pieces
05:46that she has, and I can relate to that a lot.
05:48And of course, it makes me a little bit nervous, but I cannot wait to help them transform these
05:54spaces that clearly aren't being utilised the way they should be and incorporate all of those
05:59really cool sentimental pieces that they've collected over the years.

07:58However, your saving grace is definitely that you have a lot of stuff.
08:01So I feel like we're going to really be able to shop your home,
08:05which is my favorite thing to do, and really save on budget by utilizing
08:09a lot of the beautiful pieces that you already have.
08:11So I think that $50,000, we're going to get it done.

08:18She just wants it to feel like home, not just for her, but for her daughter as well,

08:36I think that the biggest challenge here is just mixing all of these dark,
08:40bulky, heavy pieces and making it feel a little bit more modernized and refreshed.
08:44And then taking all of their vintage pieces, their antiques and making this dated space more neutral.
08:50How do I breathe fresh air into a space that has been home to them for 17 years
08:57and still honor it and still make it quirky and beautiful and really be a representation of them?
09:03It's bridging the gap between my world, which I would say is neutral and a bit more minimal,
09:08and theirs, which is not.
09:10Yeah, it's going to be, it's going to be a hard one.

09:27To help this place feel more like home, I'm mixing the quirky style with some elevated neutrals.
09:32We're painting throughout and leaving the sunroom as is because the Venetian plaster is worth keeping.

09:51So number one issue is that this vanity, it needs to be raised.
09:55I feel like the fixtures in here are really dated and they're ready to say goodbye to a few of

10:03There's a seagull in the house.
10:04There is a seagull mural on the ceiling.

10:08They had an octopus on the wall and a fish as well.

10:11So they have said that we can remove the octopus and the fish as long as we figure out a
10:16way of kind of incorporating it in a different way.

10:22So for the bathroom, we're giving it a whole new look, replacing the tub, toilet and fixtures.
10:28But to save money, we'll reuse your vanity, give it a bit of a facelift and move it up to
10:32a more comfortable height.
10:34A new mirror and fixtures will elevate the space and so will quartz countertops.
10:40I'd like to incorporate a little bit of brush gold.
10:43I feel like that is kind of what gives it a ton of character and you don't need everything to
10:47be matchy-matchy.
10:48You can combine different elements, different metals as long as they work together, which this you can see.

10:58One of the biggest cost savers in this space is that we are not having to move around any of
11:04the plumbing,
11:04which is going to save us so much money.
11:07Before I select the bathroom fixtures, I want to lay the room out digitally so I know the spacing works
11:11and I'm not guessing once I get to the store.
11:14So now you have a 3D model and now I'm going to shop for accessories and it is so nice
11:22that it's going
11:22to be able to track my budget throughout the whole process.

11:30So next up is rec room.

11:32It's dark dated and was kind of put together piece by piece with no plan.
11:36And this big bar right now is making it feel much older.

11:42So my goal for this space is to lighten it up.
11:44This is currently the fridge and it's angled.
11:47I would love to straighten this out, have some millwork done.
11:50We'll cover upper and lower countertops with quartz, which will just modernize the space a whole lot.
11:55So there's nothing major happening in here structurally.
11:58But we want it to feel more like a welcoming hangout space.
12:01We'll add wood stain to their bar that's a cooler, more neutral tone.
12:05And all of this wainscoting here, we'll paint it and lighten it up a bit.
12:09We'll add texture with pillows made from natural fibers.
12:12And of course, we'll add just the right amount of horse accents that are tasteful and intentional.
12:19And then we enter into the sunroom, which it's just filled with windows.
12:23It's beautiful.
12:24But it's filled with quirky items that are kind of getting lost.
12:28The plan here is to keep the floors and walls as is,
12:30but remove some of the chairs and give the room some space.

12:37I feel like there's a lot of things going on,
12:40but I think it's really going to highlight their personalities,
12:43which is what is the most important thing.

13:18Colors can shift in different lighting,
13:20so seeing them in person makes such a difference.
13:23One of my biggest tips is I make sure I have a sample of everything,
13:27so I can really see the undertones and see how the colors are all working together,
13:31so that you can really see where the direction is going.
13:35This faucet pulls the warmth out of the tile perfectly.
13:40When picking a tub, my biggest thing is, if you can, sit in it.

16:01and unfortunately they were not able to find them.
16:04So I'm a little bit stressed.
16:06You do this thing that makes my eye twitch.

16:10So this part of the house was built in the early 90s.
16:13So tracking down this floor is not going to happen.
16:16Tiling would cost a lot of money and patching it is not going to work either
16:21because it's never going to look identical.
16:23You obviously are going to see the front when the fridge goes in.

21:24We did a very large renovation.
21:26It was all full service.
21:27I was physically there to help put the whole project together.
21:30This time, we are taking the virtual design route
21:34so that she'll be able to put the whole project together herself,
21:37but with my assistance.
21:38So during COVID, we weren't able to leave our homes.
21:41So we decided to do these virtual consultations,
21:45and it turned into a really great business,
21:48something that we still do years later.
21:51This is something I love doing with clients worldwide.

22:15So what I'm thinking for the basement is just to make it warm,
22:19and cozy and comfortable as possible,
22:22and really family-friendly.

22:30It was being used as a playroom,

22:44and then refreshing some furniture.

22:48Not everybody wants to hire a designer,
22:51and have them come into their home.
22:53And also, it's not something that everyone can afford.
22:55So that is exactly why I started doing virtual design,
22:58because it makes things affordable,
23:00and it's a great way to kind of jump into a designer's eye,
23:02and then be able to kind of put things together yourself,
23:05which is really, really satisfying.
23:06And you said he's coming in about three weeks?

23:10So basically, all I need from you is your want list.

23:15And along with some measurements.
23:17And then what I can start doing is putting together a package,
23:20and a virtual mood board, and send that over,
23:23and you can start approving those designs.

23:26It's going to be perfect for when they move in for those five months,
23:29which you are very brave to have them all in your house for that long.
23:33One project like this is great, but it is not going to cover the whole thing.
23:37The leak at our income property is going to cost us a big chunk of change,

27:59My virtual client Carrie's basement is dated, it's dark,
28:03and it's not really inviting.
28:04I've put together a whole package for her based on her budget and her
28:08timeline.
28:08It has my full vision, a shopping list.
28:11It gives her everything she needs right down to the paint colors.
28:15We're adding fresh paint throughout using a mix of neutrals,
28:18and new trim, as well as wood and metal accents.
28:21Finally, we'll add in some softer furniture and family photos to warm up the space.
28:25The goal is to turn it into a brighter, more elevated, beautiful space that her son and his family
28:31are going to want to stay.
28:48Now I get to add in those animal elements they love, while still keeping the space elevated and sophisticated.
28:56I may have just found the perfect piece for Tracy and Jordan's home as a DIY.
29:00So fingers crossed it's going to turn out, but for $10, I'm willing to take that risk.
29:10I'm doing kind of like a decoupage.
29:12My goal is to cover it up so I can create a quirky moment for them, but in a neutral
29:18way.
29:18Yes, silver can definitely be considered a neutral, but I'm going for more of a brushed brass wood and cream
29:25palette in this space.
29:27And by toning it down a little bit, it's going to match and blend in so perfectly and be more
29:31of like an art piece.
29:33So I'm going to start off by just watering down my glue.
29:37It's kind of just a texture thing, but you want it to be pretty liquidy.
29:42I'm just going to work in sections.
29:44The goal is to just layer on the tissue paper.
29:48And then you're going to kind of go back over and just gently press down and go into all the
29:54grooves.
29:54You're essentially melting the tissue paper into the object.
30:02The other nice thing about this is that if you were to buy this anywhere else,
30:07you'd be looking at hundreds of dollars for something that is a large size object or sculpture.
30:12So I feel like it is just such a great way to save some money,
30:16but also still add a special customized touch to your space.
30:21And honestly, it's fun.

43:13So this was just an unbelievable transformation and not having to make the decisions myself was incredible.
